I worked with Carrie Westfall as the preferred lender for a Meritage Homes purchase using a VA loan, and unfortunately the experience was very disappointing. Communication was consistently poor throughout the process. It often took multiple days to receive a response, and when I did, it was usually late in the day with minimal or vague information. During a critical stage of underwriting, Carrie took a week off without notifying me in advance or providing an alternate contact. This left me completely in the dark during an already stressful time. We also missed our scheduled closing date, and again there was little to no proactive communication explaining what was happening or what the next steps were. Ultimately, my loan was denied due to a single account in collections. Had this been communicated to me in a timely manner, I could have very easily settled the account and resolved the issue before it led to a denial. Instead, I was not given the opportunity to address the issue because it was not clearly communicated. This was a VA loan, and as a veteran I expected better communication and guidance through the process. A loan officer's role has a major impact on people's lives, and unfortunately this experience felt like that responsibility was not taken seriously. I would strongly encourage others, especially veterans, to carefully consider their options before working with this lender. read more

MTH Mortgage is an absolute nightmare. Even with 700+ credit, $200,000 cash, and an incredible job it is like pulling teeth to get anything done. If you want to be treated like a number and not a person if you wanted to be treated with disrespect unprofessionalism, bad work, ethics, etc. then this is definitely the place for you! An absolute shit show. They will try and get you to use them with all of the "free things" they offer you at the sales office, but none of it is worth the pain and suffering they will put you through for weeks on end Take your business anywhere else, but MTH Mortgage . read more

I had a horrible experience with Meritage Home Lending. I was more interested to purchase Meritage home as they are offering incentives and 2% lender credit if I move forward with MTH lender. I thought I could use 2% credit towards closing costs. When I submitted an application for pre-approval, I was told the current rate is 7.5% but if I can get better quotes from other lenders, they would rate match. When I started working on the home purchase contract sign and lending rates, I was told that they apply a total 2% ($8300) credit toward buying points which gives me a rate as 6.6%. When I asked for rate match with an outside lender of 6.5% without points; they said without applying their 2% credit incentive I won't get rate match with an outside lender. literally, they give nothing and I have to pay for closing cost extra. read more

My husband and I recently purchased a Meritage Home in Rocklin, CA. We were told the best way to ensure an on time close was to use Meritage's in-house lender, MTH Mortgage. We had been scheduled to close on 11/21 for months. This was the date dictated to us by Meritage and we planned our lives around that date (e.g., selling our existing home, scheduling time off work, etc.). Even though we provided MTH will all of the paperwork they requested in mid-October, they waited until 11/15 (5 business days before our scheduled close) to ask for additional documents (nothing had changed on our application - they should have identified their need for these documents well in advance). We provided all of those additional documents within 24 hours of the request. After providing the additional documents, MTH went silent. We were persistently following up, multiple times each day and our calls and emails were largely going unreturned. On the scheduled close date, we drove up to Rocklin to sign the papers and get the keys to our new home as had been planned for months. The papers were to be signed at Stewart Title, but when we spoke to Stewart Title, they said MTH still had not sent them the papers. MTH continued not to respond to our calls or emails. Finally, at 4:50 PM on 11/21, MTH sent the papers to Stewart Title, but we were told that it was too late in the day to close. We were stuck in our car all day with our 3 year old daughter and 11 month old twins, who were crying and exhausted the entire time. We then had nowhere to go and were, essentially homeless on the day before Thanksgiving. We scrambled to find a hotel room and the day after Thanksgiving, Stewart Title graciously opened up their office and met us there to sign the papers (even though they weren't the ones who screwed up!). Even though MTH had not done their job and prepared the papers on time, they didn't even care enough to come into the office the day after Thanksgiving (which is NOT a bank holiday) to complete the transaction so we could occupy our home. This forced us to be in a hotel for an additional 3 nights. For those of you with little kids, you will understand how hard it is to stay at a hotel. The kids were all crying and upset. The twins' hands were tangled with other peoples' body hair and blackened from all the dirt on the floor. My 3 year old cried because she did not get to have Thanksgiving with her family at her new home. Moreover, we had to incur $1,180.90 in hotel stay costs, which MTH had refused to help us with because "it is not policy for MTH to reimburse buyers for hotel stays." It was a truly awful experience. MTH Mortgage seems to take zero pride in what they do and were completely unsympathetic and unwilling to take responsibility for the large financial and emotional hardship they caused us. read more

I'll be honest. I was really skeptical of using MTH in the beginning due to some of the negative reviews online. I was already working with several mortgage lenders, but MTH came in with a really good closing costs credit as I was buying a Meritage home. Whilst their rate was a tad higher (.15%), for the amount I was borrowing it made little difference. My other lenders even suggested going for MTH because of that closing credit. Now maybe I just got lucky, but my experience with MTH was great. I'm wondering if a lot of the bad reviews were bad because of individual staff issues in the past. Anyway, i had a very positive experience. I dealt with Jennifer Kelly. She is absolutely superb. She was super responsive by email and phone at any time of day and even night. I was pushing for a very quick close and Jennifer made it happen. Becuase I have only lived in the US for a few years, there were some complications and challenges along the way. Jennifer made it work, worked tirelessly for me and helped me every step of the way. All in all, thoroughly impressed with MTH and Jennifer. If you are buying a Meritage home and have a good offer with MTH, go with it. read more

If I could give zero stars I would. MTH mortgage is the absolute worst company to work with for active communication on what's going on with your loan. For a company that stands to make about $500k in loan repayment from me in the next 30 years, you think they would be more responsive. When you first start the loan process everything is rosy with lots of back and forth between you and the loan consultant. One you get close to closing however, the request for more documentation comes. Requests for info that should have been collected and or reviewed long ago starts to become an issue. It makes me wonder if the company is even reviewing the docs received. Long story short, in order to buy our new home, it was contingent on the sale of our existing home. Our home sold on November 23, and now we have been waiting nine days for our new home to close even though the loan paperwork has been done for more than a month. We have been living in a hotel for the last two weeks with all of our possessions scattered among many places. My wife, mother-in-law, and baby girl 11 months old are all feeling extremely displaced. After multiple calls and emails on a daily basis asking for an update, it's extremely rare to get any sort of response from the company. At this point we feel trapped because we have no home left to return to and it would be almost impossible to stop this process at this time. Even though they are the preferred lender for meritage homes, from our perspective it's worth giving up the $10,000 buyer incentive for not having to work with them. I see that we are not the first family to experience this as another yelped put it so eloquently. Just hoping this will end soon. read more

I'm buying a house in San Antonio, TX from MTH. If you want your home buying experience to be great then dont finance or refinance with MTH mortgage.Very poor customer service by the loan officer and the team. Delay in processing the loan, which goes beyond the closing date and they have no courtesy to respond to emails or phone call. They make you feel like they r doing a favor by giving you a loan. They care less for you. Home buying should be a good experience but they make it worse by frustrating you asking the same documents again n again. They dont know what they r doing. Please dont waste your time here. though they promise to pay your closing cost but eventually you have to pay from your pocket. You have to pay over and above the $10000 that MTH offers towards closing. read more

As an update to my original review, I wanted to add that we had no problems with our home closing on time. The entire closing process went smoothly, loan documents were turned in on time, and we were able to receive our keys exactly when we expected to. We are in our home with a fantastic interest rate and a lower payment than we expected when we started this whole process. Had a great experience with MTH Mortgage - Kathy and Garbiela made our loan process and painless as possible. Great communication, kept us up to date on the loan process, very helpful in helping understand estimated fees (got a little confusing with the points and builder credits, etc). In the end; they secured a great 30 year fixed Jumbo loan and worked seamlessly with the lender and builder on a rate extension when our original close date was moved out. Great team! read more

I cannot say enough good things about MTH Mortgage! My husband and I were selling our home in Antioch and looking to move to Vacaville. The contigency of the sale of our Antioch home made us lose out on a home with another new development, so when we started the process with MTH, we were skeptical. But, I knew the day I walked into MTH (specifically Lauren Gabriel) that we had made the right decision. Everything was clearly explained, I knew exactly what was needed. Lauren worked quickly getting us locked in to the lowest interest rate, and moved quickly getting our loan approved and funded very close to our close on our Antioch home.
