First my husband and I call Jim (about a month ago) and ask him to stop by our rental property and give us a QUOTE for the repairs we need. A few days later we get an invoice for work that he completed. He completed 2 of the 4 repairs we needed. He charged more than I would have been willing to pay; if he had given me the estimate/quote as we asked, I would have declined. Now of the 4 repairs needing to be done, he completed two of them, the other two he said this of: 1. the dishwasher wasn't working because it was installed incorrectly and 2. The sink was getting clogged because it's a modern design and that's how it works. So we had a sears kenmore expert come by today, he told us the dishwasher is missing 8 parts! The tentant's actually threw away parts to my dishwasher. Basically they were rough with it and over time a roller and different plastic pieces broke off. Some could have been clipped back in. The problems with the dishwasher had nothing to do with installation as far as the expert could tell. As for the "modern" sink, like every other sink, the water was draining just fine until recently. Now the plunger has to be pulled up to release the water into the pipe. I hardly think anyone in their right mind would design or purchase a sink in which you had to put your hand in dirty sink water to pull up the stopper and drain the water. Not only that, but as for the work completed, one of the repairs is falling apart. I contacted Jim today to let him know. His reply, "there is no warranty." Unreal. So much for trying to do right by your customer and have any sense of work pride and dignity.

Julian works very hard to please his customers. He custom mixed my floor stain because I was fussy about the shade. Then I did not think the satin finish was shiny enough so he buffed and put a second finish on the floor in semigloss. The floor was beautiful and he would not let me pay for the extra work. He also replaced the wood spindles on my staircase to metal ones at less than any quotes I had gotten. The staircase looks exquisite! You can NOT go wrong with Julian who is a friendly, honest and hard working contractor to deal with.
