This luxury bed & breakfast was absolutely amazing!! The owner greeted us upon our early arrival. She was so adorable, polite, and warm welcoming. She even allowed us to check in 1hr early. Also Heather did an outstanding job with cleaning the suite for check-in ready. I suffer from obsessive control disorders. The way Heather cleaned the suite actually helped me cope with my disorder. The entire suite passed my white glove cleanliness ritual. The smell was so delightful. It was almost like smelling fresh air inside lol. This place was so calming & relaxing. I didn't want my little getaway stay to end. This place is definitely a 10 out of 10.

    A relaxing getaway in the South Boston…read more After a trip to Montreal and NYC, we were seeking a little solitude from our typical trip to Boston. In most cases, we would stay in the heart of the city. This is a great side trip outside of summer, when the rates are great and you don't want to go as far out as Cape Cod. This trip took us from plane to city, from train to boat, from taxi to city and from car to village. In Hull, we were 30 minutes or less from everything we needed to access; Plymouth (the rock), Milton (the grand babes) and the towns of Cohasset and Hingham (for coffee, food, and shopping). The owner of the Beacon Luxury Waterfront Inn greeted us, as we arrived before dark, with easy upfront parking. Into the Atlantic suite, with water views (and although fall, the weather was temperate, not hot, but not too cold yet). We selected this room, as it was on the corner with water views. The suite itself was huge with a private bath, jacuzzi tub, fireplace and I must admit they were both used nightly to not only to slow down from all the traveling but also after sightseeing, outings and spending time with family. Each morning a simple continental breakfast is served. This is probably the thing we liked the least, but we knew what to expect. We prefer a bed and breakfast with a full breakfast, but we did enjoy our room and slept comfortably with the amenities available. If anything, not being food focused got us going earlier in the morning for a new adventure. I highly recommend stepping outside the city sometime and exploring the smaller places. The B&B is just large enough for about three couples: with three rooms and three parking spaces. Each room is on a different floor of the three story house, so you feel as though you have a quiet area all to yourself, but still get to meet interesting people and socialize with the proprietor at breakfast. The room we stayed in (M&M) was very homey, clean, and comfortable. It was quiet at night despite being off a busy street. I can't say enough good things about Josephine's: it was an easy location to find, right near the beach/bay and wonderful hiking at World's End. One of the only minor things was that mini shampoos were not provided (only aromatherapy body scrub), not that I expected any, so that doesn't take away any stars in my mind. Highly recommend!

Josephine's is extremely clean, comfortable, and charming, decorated with antiques, old family photos, rocking chairs, desks, and an abundance of books. It's in a scenic area with easy access to the ferry (if you're headed to Boston or the airport) and other pretty areas to explore. Annmarie generously shared recommendations of her favorite restaurants, printed out directions for our destinations, and was also eager to investigate special areas of interest to us. We look forward to returning!

    It genuinely saddens me to write this. As a former local who supported this hotel for weddings and…read morepast visits, I am appalled by management's complete lack of ethics. During a terminal family medical crisis, the front desk explicitly instructed us to cancel first and "work it out with the GM" for a refund. Relying entirely on their guidance, I canceled. Had they been upfront about a strict no-refund policy, I would have kept the active reservation so family could utilize the room. Instead, the moment the room was back in their inventory, the GM, Lynda, denied any resolution. To make matters worse, the GM emailed telling me to refrain from calling because her staff has "other responsibilities," even though I had only called a single time to seek clarity. Her own staff had explicitly prompted my mother to tell me to cancel while I was traveling home and unable to call myself. Dismissing customers for simply following her team's directives is a complete failure of customer service and a glaring reflection of her poor leadership. Because over a third of their 29 rooms sat vacant, the hotel suffered absolutely no financial loss from my cancellation. This was pure opportunism during an already difficult time.

Unfortunately, the experience didn't reflect that at all. The biggest issue started at check-in. The bride herself was left standing in the parking lot with all of her belongings because staff would not allow early check-in -- even by a small margin. One employee had told us 3:00 PM would be okay, but when we arrived, we were turned away and told to wait until exactly 4:00 PM. There was no flexibility or effort to accommodate the bride, even just to let her store her things inside, which felt pretty disappointing given the circumstances. Later that evening, the lack of understanding continued. The majority of guests at the hotel were there for the same wedding, yet staff enforced quiet hours at 10:00 PM very aggressively. A small group of us (about seven people) were simply sitting in a room listening to music at a reasonable level, and we were immediately warned that the police would be called if we didn't disperse. It felt excessive, especially considering nearly the entire hotel was part of the same event. Overall, while the property itself may be nice, the service and rigidity of the policies made the experience frustrating. A little flexibility and awareness -- especially for a large group event like a wedding -- would have gone a long way.

They even text you when your room is available and to check in with you during your stay if you need anything. Comfort & cleanliness- Very clean and comfortable rooms.     Pros: - very comfy bed…read more- cruelty free toiletries available in the shower and bathroom, various herbal / fresh citrus scents that were not too strong - very friendly front desk staff that accommodated our needs around check out - we were able to keep luggage with them for many hours after check out and extend our parking time for no fee. The woman who checked us in was very friendly and gave us a tour of the common areas - entrances are locked to the public and secured with a password for extra safety - our room was big - I was pleasantly surprised to see that they offer Nespresso coffees with lots of fix ins available (even dairy free milk in the fridges!), grab and go snacks like Himalayan Gold popcorn and flavored almond mixes, and fresh made more substantial snacks like a chia seed pudding with coconut flakes and pineapple that was so good, I had it twice! Also available at any time in the fridges were Apple streussel yogurt parfaits and hard boiled eggs. Chocolate chip cookies are baked throughout the day. - nicely decorated lounge area on first floor and deck patio space - you are able to leave items in a designated shared refrigerator space in the kitchenette on the first floor, a clever solution to no fridges in the rooms (at least not in mine). The thought of a communal, unmentioned fridge with strangers did give me pause though, but it's nice they offer it. Room for improvement: - I understand I came in a heat wave and summer is not prime season in Salem, but the room was so warm. The air conditioning would not go below 67° setting, but the real room temp was always much higher according to the thermostat (this morning it was 76!) I was sweating and had a hard time sleeping. They gave us a box fan when we asked if the AC could go any lower...I wasn't even sure it was on....and that helped a little but still wasn't enough. Please let people turn down the temp so they can sleep without waking up sweaty! The AC units also made a decently loud bubbling noise - this seems to be in a part of town near where an unhoused group of people hangs out. To walk to the off site parking lot, which was not far away at all thankfully, you have to walk through a big park full of many unhoused people, some begging or shouting. It made me feel a bit unsafe and I wasn't thrilled to leave my car in an area of town like that. Head's up. On our last day here, there was also a seemingly unhoused woman hanging out on the front steps of the hotel's (beautiful!) lawn for many hours. At one point when we walked by, she was starting to get aggressive and shout at people walking by. - the bar in the lounge area, prominently featured on their website, is non functional as they do not have a liquor license, which would have been a nice place to enjoy a cocktail - the tvs have lots of streaming apps advertised on the TV main screen, but none are logged in to the hotel's account. I guess that's standard in some cases, but it felt frustrating to not be able to watch a lot of what was shown to us. - not the hotel's fault, just a product of the location (which was otherwise very convenient and centrally located!), but there were loud cars with booming stereos driving by at all hours of the night on a weekday that occasionally woke me up. - the lot they let you park in temporarily while you unload luggage, while a nice gesture and made moving bags much easier, is very tight and took quite a few maneuvers to be able to get out of. - there's really only one heavy duty lock on the door, but overall the closing mechanism felt very lightweight and I didn't have a ton of confidence in it. We were only given one key for two people staying in one room. Overall, the location and service were nice, but the temp issue was pretty hard to get past since it made me feel so stifled. The snacks came in handy more than once, but for the price, I'd look around at other locations before automatically coming back here, I imagine you could find something cheaper that isn't on the fringes of a sketchy neighborhood. It is right next to Hauswitch, which was one of my favorite shops in all of the many, many options in town, so that's a plus, but they really need a better AC system for summer guests. The drive to Plumb Island through Newburyport was the perfect introduction to our romantic, north shore getaway. Being from Phoenix, we look forward to our cold, winter adventure each year and neither of us had been anywhere north of Boston before. Before our arrival, communication with the Blue was informative and hand a personal feel. Obviously, the Blue caters to summer beach-goers, and the reserved parking area near the hotel would definitely be a huge plus for folks competing for parking spots, but in winter, there are very few people or cars on the entire island. The Blue is a quaint little hotel nestled on the beach in a neighborhood of New England beach homes. We were happily greeted at the front desk by Blue staff and the General Manager. They tendered to our every need and surprised us with a fabulous fruit and chocolate anniversary gift waiting for us in the room. The room was beautiful with a classic and modern beach feel. Sliding glass doors open up to a wooden deck with a fabulous view of the Atlantic Ocean. We could hear the crashing waves while sitting inside beside the gas fireplace to read. It was magical! Also magical was the bed! We haven't slept that well in years! The bed was so comfortable and my wife loved the pillows so much that she bought the very same ones for home the day we returned. And don't forget the two hot tubs! There is nothing quite as enjoyable as relaxing in a steaming, bubbling hot tub while it's snowing all around you. Honestly, the "hot tubs available" filter was probably what highlighted the Blue to me during my search for this trip. One hot tub is on the second floor deck, overlooking the beach and the second is hidden under the pine trees at the end of a short sidewalk across the street from the main building. Both were large enough for probably 6 people, clean and well maintained. Again, it was February so we had them all to our crazy selves the whole week. The beach is beautiful! There is direct, private access from the second floor of the Blue, via a wooden boardwalk. The beach is sandy with very few rocks. I didn't see any seaweed or anything washing up on shore, but it was February, so I didn't expect to see a whole lot of anything living coming out of the water. Every morning we enjoyed a beautiful sunrise over the ocean while we drank some local coffee delivered direct to the room. Oh yeah, breakfast! Each morning the staff dropped off and adorable wicker basket with fresh, local breakfast offerings plus that wonderful carafe of coffee. We had different breakfast each day, to include quiche, overnight oats, fresh fruit, biscuits, and bacon. Just the right amount for the two of us and we couldn't wait to see what breakfast surprise would arrive each morning. Although Plumb Island may feel remote from the business of the Boston-metro area, the location was great for dipping down to Salem without hitting any traffic, or popping up to New Hampshire for a sleighride through the forest. One morning, after a small nor'easter blew through, our SUV got stuck in the parking lot snow. No worries! The General Manager of the Blue came out to hail down a plow and personally helped push us out. Now that's service! Overall, I would wholeheartedly recommend the Blue -Inn on the Beach to anyone looking for a romantic beach getaway. If you're looking for a less Metropolitan vacation with the proximity to get to Boston in under an hour, the Blue can't be beat. We will definitely be coming back. Maybe even in the summer next time!

Some…read morekind of membership or college affiliation is required in order to stay here or host meetings in the space, and I'm not sure of the cost. But i am sure that this was a truly beautiful facility! The brutalist mid-century architecture was stunning, and I found a few buildings with a similar style across the beautiful campus. Half of the rooms had lake views, and all rooms had views of the beautiful fall foliage. The Club was right on the path through campus and around the lake, which took about an hour to walk [briskly] around. The rooms themselves retained their original mid-century charm, including a brick interior wall, a built-in wood shelving/closet feature, period accurate furniture (I'm a bit of a mid century design snob), and some original 50s/60s style bathroom tile. The room had plenty of space and a comfortable king sized bed, although many of the people I was with mentioned having small, twin sized beds in their rooms. The meeting facilities were also beautiful, with incredible views from the floor-to-ceiling windows. There were multiple room options of varying sizes, in addition to numerous service packages, from beer/wine, to buffet, to snacks and drinks. We had several meals in the Club, all of which were excellent. The New England fare included clams, mussels, and clam chowder, which I particularly enjoyed. Even the lunch sandwich buffets were excellent. I found breakfast to be a bit lacking, but I'm not a big hot breakfast person anyways, so just a bagel was sufficient for me. Staff in the Club were beyond friendly and professional. I truly felt like I was staying in a 5* resort due to the staff's hospitality. I can't say anything about value for the cost because I'm not sure how much the space costs to rent or stay overnight, but rest assured you will get a beautiful space with top-notch service when using the facilities at this Club.
