When it gets to 90F and above the AC cannot keep up and your room temp will be in the high 80s.They recommend your thermostat be set between 75 to 78, which is just ridiculous in Louisiana. Your AC bill gets extremely high during the summer as the AC is old and inefficient. Every month you have to go to management to get a filter for your AC. There is a gate, but it works 3 months out of the year. Finally, there is a problem with crows cawing right outside your window between 5am-7am. It is LOUD enough to wake you up every morning. To quote their response "Unfortunately, we do not have bird deterrents, and we do not offer such measures as part of our building management services. That said, we encourage you to explore temporary, non-invasive solutions that may help minimize the noise within your unit." Therefore, if you don't enjoy having your sleep disrupted in the early hours of 5am-7am I do not recommend staying here. Apart from the 2 treadmills, the equipment in the gym is all extremely old or broken. There is no AC in the gym. When you walk in you can immediately feel the air is stagnant there is NO air circulation. Extremely disappointing as we are paying more because of their gym but the gym is awful.

Dumpsters are constantly overloaded with garbage spilling out of them. Trash is all over the stairwells. Neighbors are grilling in the parking lot. It took two weeks for my maintenance requests to be completed as they stated they were not staffed. The complex is filthy. They stated that I changed my locks that were in fact never changed. Upon me calling the office Emily was very dismissive and rude.

The apartments themselves were large and spacious. With that being said, over the past year there were definitely changes in who was coming and going/leasing the apartments. Noticeable differences in a higher police presence (I saw cop cars within the property gates four of five times in the six months up to leaving), random people walking around, being let in the gate who clearly did not live there, parking spots being taken by non-residents etc. Unfortunately my husband's car was stolen right from outside the apartment, on the top floor of the parking garage and several of our neighbors cars were broken into over an extended period of time. While, understandably not First Lake's fault directly, I feel like better measures could have been taken to provide a safer and more secure atmosphere, up to and including, cameras on every floor of the garage (not just where you enter) and better measures on securing the property for non-residents. When addressing the issue with corporate leadership the attitude was dismissive and very much "Not our problem" instead of "Hey, you've been a valued resident for x amount of years, we care about your business, these are the measures we are taking to improve". We had to follow-up several times not only with corporate but also with the "courtesy officer" on site, who I don't even know is a real person because he or she never reached out or contacted police. This is less about physical property and more about the attitude of the business/management and caring about resident safety. If people will steal in that close of proximity so brazenly it will probably escalate shortly into apartment break-ins. Overall, they have some major safety issues to work through.

The Bella Ridge North apartments used to be great but not any more. I have lived there for over 10…read moreyears and the people in the office have become intolerable. I got a notice saying that my automatic rent payment was cancelled with no reason given. I called the office from 830 to 10 and nobody answered the phone. This has become common every time I have to contact them. Usually I have to go there in person to talk to someone. This time I could not do that and so I kept calling and leaving messages. Finally a woman picked up and basically told me that they had sent out email and sms about system changes that would require me to change the automatic payment. The mail never came and I asked her to resend it to me and she told me she would not talk to me because she had some other people there and had already sent the notice. She then rudely hung up on me! That is how they treat a resident who has lived there for over 10 years and has always paid rent on time. This is not the first time this has happened. Last year, they changed the system and again the automatic payment did not go through. Nobody bothered to call me or contact me in any way. I arrived home and found they had started eviction procedures. They fixed it but It was really a terrible experience. There is no way to contact them when you have a problem unless you go to the office in person. They don't answer voice messages nor do they reply to SMS or email. The service has gone from excellent to abysmal. I do not expect to be treated so rudely when I do finally talk to someone as just happened. The other issue is the maintenance. It used to be great. But lately they take longer and longer to send a technician. My latest experience was a few months ago when one day, black rusty water started coming out of the faucets. The water was so dirty I couldn't drink, wash or bathe with it. It took almost a week for them to send a maintenance man to fix it. They have one guy covering the complex and several others so when there is a problem they take forever to fix it. Proceed with Caution -- Worst Rental Experience I've Ever Had…read more Out of many years of renting across different states and cities, this has truly been the worst nightmare of an experience. I do not recommend Clearcreek Water to anyone considering making this location home. From the beginning, there were constant red flags. The person now acting as "the head" of this property is cruel, dismissive, and unprofessional, often behaving as though she has a personal issue with tenants. Heal that, "ma'am".. Her demeanor made the environment feel hostile and unwelcoming--definitely not a good fit nor look for residential leadership. For context, I've lived at other 1st Lake communities and never had an issue until I came here. Complaints from myself and other tenants about loud music, suspicious visitors, dog feces, and even strangers knocking on doors were routinely ignored. Even more concerning, weed smoke in the buildings was never addressed, despite repeated complaints. Contrary to being told that "weed is in", there are definitely complexes that enforce NO SMOKING or one may face eviction --to add, for someone with asthma, I was forced to use a prescribed (Dec '24) ventilator nightly just to breathe--this alone should have warranted urgent attention, but it never did. At move-out, my family and movers discovered visible mold on the air vents, which I later found had already been reported in previous online reviews. It was disturbing to see that this issue has been repeatedly overlooked. To top it off, I confirmed my final rent payment amount in advance--both in person and via email well ahead of move out --yet I later found out there was a mysterious, unexplained charge added to my account. I was also contacted by clearcreek for a forwarding address which was written on the move out notice, that I HAVE A COPY OF .. you have my phone number but not my file? So, where did you retrieve the # from?! Stop it. This kind of shady, unethical behavior is unacceptable, and when I contacted corporate, they had no record of an issue or even a reason for why my forwarding address had been requested. How is that so? How couldn't corporate (the entity that the "head" stated NEEDED the forwarding address) locate a concern by my name or phone number? This is wild and low, wow. Y'all dropped the ball--anywho, I was advised by corporate to reach out to Cindy Hart, the Regional Vice President. If anyone else needs to do the same, the corporate number is +1 (504) 455-5059. She should be back in office on Monday 6/30! She's also on LinkedIn. Thankfully, I've since relocated to a much better complex, where the leasing agents are professional, kind, and genuinely invested in the upkeep of the property and us, as a community (they recently facilitated a pizza party for us, a pool party, and meet and greet, all in ONE month; next events are slated for next month ) well after the lease is signed. It's a night-and-day difference, and a reminder of how poorly managed Clearcreek Water really is. Please consider THIS your warning: save yourself the stress, health risk, and frustration. This property may carry the 1st Lake name and "appear" to be the one, but it doesn't reflect the standards they use abide by. & remember this, "person in charge", you will never win when you play dirty--shame on you. With that, I recommend none of the properties based on who they hire to serve the community! ***No need to say, "reach out", I did that. Oh, (prospective tenants) when you reference my review and others, there won't be any accountability or honesty, they'll tell you what you WANT to hear so that you can sign! Citrus Creek Apartment West came up among many. I chose this apartment complex because of word of mouth reviews. I work for one of the biggest companies in the world and it turns out many of my colleagues have stayed here at one time or the other and they all gave Citrus Creek West five stars. I went with their recommendation and I have never regretted it. I have renewed my lease four times now because they just keep getting better. Let me list some specific things I love about this amazing place: 1. Proximity to New Orleans - French Quarters, CBD, City Park, Audobon Zoo etc are between 15 - 20 minutes away. Even on bad traffic days, which are rare, it's never taken me more than 30 minutes to get back from the CBD. 2. Walkability. You can survive without a car! There are restaurants, coffee shops, and many other stores within walking distance. The Post Office is within walking distance as well. I've not tried to walk it before but even Walmart isn't too far. It's walkable if you have the time. 3. Fitness. There is a 24-hr fitness center within the complex. Again, you don't have to drive to the gym. You can just walk there and it's open round the clock! The fitness center has the basics. Unless you are an Olympic athlete or an NFL player, the fitness center is OK. There's also a 1.6 mile walking trail that wraps around the apartment complex. I am lazy but seeing people on the walking trail motivates me to do a few laps a couple of times a week. I attribute my being in shape - I'm handsome and athletic - to staying here because the place kinda forces you to be physically active. Oh, the aesthetics of the lawn and general surrounding too has its own salubrious effects. (NOTE: "Fitness" alone should make you try out this place. Your health will receive a boost.) 4. Management. I have talked about the hardware - proximity to work, walkability, fitness center, beautiful lawns and buildings. Let me end my review by talking about the software - the management process that brings all these together. The manager, Tiffany, is great. Tiffany is the best of an impressive cast of managers I have seen come and go in the few years I have spent here. She and her two wonderful office staff are responsive, caring and the best housing professionals I have ever met. I recommend Citrus Creek West apartments without reservation.

So I appreciate all the lizards that quite literally slide through the front door. The wasps that I find INSIDE everyday and I don't know how they get in. I think it's through the ac vents so if you like wasps in your apartment then this is the place for you. I also have to spray them and run every time I go outside because every door on every level has a nest on it :). The AC units sucks, your apartment will not stay cool, pack a couple fans and superb blackout curtains. Last but not least the dumpsters, it sucks that the community can't seem to put their trash inside of the dump. Also the dump by the entrance gives any and every body the opportunity to dump their stuff in it. It would probably be less messy if it were behind the gated community. The only perk is that it has been a quiet complex so far. I can't wait until I never have to deal with this again. I can't deal with the lizards, wasps inside of the unit and lack of urgency when it comes to maintenance requests.

The people…read morewho lived here before had a dog chewed up a lot of the trim that they didn't replace there was holes in the bathroom where the trim was eaten up I finally got them to come put some foam in to make me feel better as far as bugs and mice and stuff getting in. There was hair literally painted into the windowsills because they didn't clean it and they just went ahead and painted the hair into the windowsills. They didn't bring the refrigerator out or the dryer to clean and it was absolutely not just a little bit of field it was completely filthy and it still is because I'm not dragging a dryer out and will probably break it anyway. The refrigerator I drag it out and clean some it just kind of irks me out clean in other peoples like nasty gunk of many years. Something went wrong and the maintenance guy just told me that at least I don't have to pay for it have it done that you know. And then I was like well that's a part of the rent is maintenance and he was like no it's not and I was like yes it is. Part of your rent is the maintenance. There's a bigger gap where it's already late one time it was already sagging we had a water heater bust and now it's sagging even worse worried about mold and they're like telling me there's no mold up there you don't have to worry about it it's not yours like basically that I just pay rent and I'm a tenant. Reported my refrigerator at the beginning of the week almost the weekend almost 4 o'clock I go down there and I'm like hey it's the weekend asking are they not gonna fix it and the guy was like i was about to come fix it. He was like I got other stuff to do and I have to get around to it it's a bunch of apartments well obviously they need more people here and I'm like well I'm upset because it's almost the weekend but it's really expensive well there's other people that don't have food as what he told me even though I work and I go to school and bust my butt to pay for what little food I can afford literally. Which I have to work this weekend so my refrigerator goes out I would have to go bye and ice chess but ice put the food in there and wait till Monday to see if they were going to come fix it. And there's constantly dog poop everywhere like nobody cleans up the dog poop around here half the time there's dog poop in the walkway which I have to go tell him hey there's a big old pile at all. Could you please like spray it off or get them to do something and all they do is blow it to the side so especially during summer all you can smell is hot dog poo everywhere. School is about to be up and I'm fixing to make myself get on lazy and find somewhere else to live it may not be any better than this the only reason we live here is because it is in a safe neighborhood and the commute to some other areas is a little bit better but that is the only advantage to living in this place for this amount or rent. These apartments are dated they smell bad and musty these old central air and heat stink they're like old and musty and those like if you can afford it go somewhere else and if you're not scared of crime go somewhere else I would not live here. The walls are thin you can hear everything through it. And if you're not a smoker well you better get used to smelling the smoke from the other apartments because it's gonna come in to yours. Also you can smell the lovely marijuana through the walls and I'm not a smoker so it is not delightful to me at all makes my head hurt and makes me nauseated. And people have a right to live their lives if they smoke that's the right smoke I'm just saying these apartments are not insulated well whatsoever all the nooks and crannies everybody else's mail comes right into your house. All the noise people have a right to go and live their lives and make noise you know but it's so bad insulated that you can hear the other peoples conversations right through your bedroom wall you can hear them sneeze literallyThe landscaped is not kept up very well and it's not cleaned around here on the outside very well at all it's a lot of light black mold growing on the little walkways up to the apartments. And if things aren't spelled correctly it's because I'm voice texting because I hate to type on the phone. And one of the only other reasons I'm leaving here is because my obsessed safety boyfriend is obsessed basically with safety and it's a safe neighborhood again. And he's too lazy to to get his butt up and pack stuff up and move somewhere else but we're fixing to get our butt up and move somewhere else. But after the little thing today with the maintenance guy and not having something like my refrigerator that I feel was not fixed in a timely manner everything's done built up and like I said this is not the best place to live. As my boyfriend put it we're about to step up from Soviet era Union Public housing.
