I got bids, and was the most impressed with Danny L at Signature Windows. We had a tight deadline because the home was going on the market and access to the window, especially in the rain, was really challenging. Meeting the deadline, and the safety of the installers, were non-negotiable. Danny came out the very next day to measure the Window From Hell and, not only did he give me the best price, but his company was the only one that had all the scaffolding equipment readily available at no extra charge. The window arrived sooner than expected, and installation was quickly scheduled to meet the deadline. Then we hit a snag: some epic rain made the cedar roof too slippery for safe conditions. Brent and his crew of expert (and very brave) installers rigged up a safe way to haul this brand-new Mother of ALL Windows up to the second floor and install it using very long ladders, secure scaffolding, and harnesses. I think we had 4 or 5 installers for this job. It took all day to get the old Window From Hell out and the new Mother of All Windows installed. But what a job! Perfect caulk lines, perfect cleaning of the glass, perfect clean-up of the job site, indoors and out. Job done ON TIME, SAFELY, and at an excellent price. If Signature can handle my Window From Hell, I am very confident they can install ordinary double-hung windows that exceed your expectations for quality, price, timeliness, and workmanship. The quote given was honoured when I was ready to go forward with the installation. The windows were installed yesterday, and the crew did an amazing job. They managed to complete the whole house install in 1 day, versus 2. They were efficient, clean, and so, so kind. My initial contact was with Ireland Wood. She had initially dealt with my husband and was SO kind when she found out he had died. Summer Schertz coordinated the install, and Phillip led the install team. I cannot speak highly enough about the team at Lake Washington Windows. I love my new windows! Thank you everyone on the team.

I ordered a single sliding glass door, and it took approximately 178 days--nearly six months--to have it correctly installed. The original installation included the wrong door, and the installers also damaged the fixed panel. What made the experience even more frustrating was the repeated failure to honor scheduled appointments. Multiple times, the company scheduled and confirmed service visits, only to never show up or communicate that they weren't coming. Each time, I had to move furniture, remove window coverings, clear access to the door, and rearrange my schedule, only to do it all over again for the next appointment. This level of service is simply unacceptable. If you're looking for Milgard products, I would recommend Sound View Windows or Lundgren Enterprises instead. Based on my experience, they offer much better customer service, often at the same or even a lower price.

    Update: Since…read moreposting this review the company has continued to threaten me by emailing me directly. I understand the company disagrees with my review, but I was disappointed by the tone of their response and the implied pressure to remove it. Being told they would publicly respond and report the review to Yelp and Google if I didn't remove it felt unnecessarily aggressive and intimidating. Also in response to their comments below Thank you for confirming the exact root of the problem: you looked at a three-pane window, saw that only the middle section was currently foggy, and assumed I only wanted that single section replaced. As a professional window company, it was your responsibility to clearly state: "We see only the middle pane is failing, so this quote is strictly for one pane of glass, not the entire window unit you asked for." You didn't do that. You just wrote "1 glass replacement" on a quote for a "window replacement" request and expected a regular homeowner to know the technical difference. The fact remains: I asked for a window replacement. I provided a photo of the entire window. Other companies looked at the exact same information and managed to quote the entire three-pane unit for a price comparable to what you charged me for just the middle section. You can keep calling a customer's genuine financial frustration "deceptive" to protect your online rating, but your own responses show a complete lack of accountability. You made an assumption, failed to communicate it clearly upfront, and I had to pay the premium for it. Prospective clients can read this back-and-forth and decide for themselves if they want to risk dealing with a company that hides behind ambiguous quote terminology instead of practicing transparent communication. I am done repeating myself. ----------------------------------------------------------------------------------------------------- I recently had a foggy/failing window repaired that consisted of 3 separate sections. Unfortunately, due to some miscommunication during the quoting process, only the middle section was replaced. That was really frustrating because it made the overall cost much higher compared to other companies I had received quotes from. To their credit, they did offer to replace the remaining sections at a discount after I brought up the issue. However, even with the discount, the final price still ends up being significantly more expensive than competitors. Had everything been communicated more clearly upfront, I likely would have chosen a different company. The biggest issue for me was the lack of clarity during the quoting process. It felt misleading to realize afterward that the quote only covered one section instead of the full window I thought we had discussed. That said, I do want to give credit to the installation crew because they were excellent. They were respectful, worked quickly, kept everything clean, and did quality work. My frustration is mainly with the communication and quoting side of the experience, not the installers themselves.

Enter FDC Glass, cape flapping in the wind (okay, maybe not literally, but you get the vibe). Not only was their quote actually reasonable, but they didn't hit me with the classic contractor combo of upsells and surprise charges. They even sealed up my entrance while working on the door - no extra fee, no fuss, just good old-fashioned service. The result? My door looks fantastic, my wallet isn't crying, and I'm singing their praises louder than carolers in December. I've already told my HOA about them, and you bet I'll be calling them for my other properties. TL;DR: FDC Glass = Christmas miracle workers who actually fix what's broken instead of trying to sell you a whole new house. 10/10 would recommend!

My house had original 30 year-old Milgard window's and I prioritize quality over price. Oleg was able to get out to me right away, he sent me a quote and we initiated the order. When the windows arrived and weather permitted, his team came out to replace the cheap windows and slider my GC put in and they did a fantastic job. Everyone at Kot's was so great we requested a quote for replacing the rest of the windows in the original structure which were installed last week. The whole team was fantastic to work with from start to finish. I had a lot of quotes, some cheaper but none with the level of integrity and pride in their service that I found at Kot's. They were very honest, respectful and professional throughout all of our interactions, and they were on time and had the glass replaced with in the amount of time that they said it would take. They weren't the cheapest but very competitive. I am not only paying for a price of replacement glass but service as well, they are professional, responsive, honest and knowledgeable, and that's what I'm paying for. I will be keeping there number for future service and I recommend you do the same.

I told him you made the appointment I agreed as far as I am concerned it was set. I did that when I set the appointment up 2 days prior. I called Joe he said he would be out in a couple of hours. 3pm I called and he asked if I could send him photos, which I did and yet no response. Now whose waste of time was it? Mine on all accounts. I do not recommend them.

    Lost 40k. Had them come out for a siding quote in August of 2024. Contracted them for an addition…read more Payed 10 k to do engineering and submit permit. Supposed to start October but didnt get permit submitted till November, they asked for 40k down to submit permit and start building. I decided at the end of November to walk away from the project, the permit was not approved yet and the city was asking for measurements. They told me they needed to come in and measure for permitting and ordering. I told them I didn't want to do the project, the next day I was informed that the 40 k down would not be returned because I signed a contract. I tried to work with them to maybe do other work on the house and they refused, either the addition gets built or I forfeit that money. So they kept all 40 k. They also pushed forward to do my siding early on, and honestly I should have been paying more attention and put a hold on the project. They left the top row of siding off because they intended on finishing siding later after completion of the addition. They did paint so they could say that the 18k siding project was complete, but not only was I missing the top row of siding but they didn't caulk any joint. I went all winter with out my house weather proofed. UPDATE: The owner called me july 9th. He started out with letting me know that he didn't know about what was going on. I informed him that I tried multiple times to contact him. He wanted to make things right in return for taking down the review. His offer was to finish up the siding, I couldn't agree to that. We talked about what he may owe me. He didn't think that I was owed anything, as my 40 k deposit was all spent on administrative costs for my project, before we even break ground on my addition. I informed him that I gave him 10k in the beginning to cover administrative costs. But he still insisted these were all costs they took. My records show that I withdrew the 40k deposit Oct 25, and I cancelled the project Nov 22, 40k gone in 30 days? He also slightly touched on how legally he probably didn't owe me anything. I agreed with him, he may legally owe me nothing. But I brought up that morally it may be the wrong thing to do. He has been trusted with my home, and morality is pretty important for me to trust him. After our talk I went through my contract again, the total contract was 105k*. 10k plus 40k was used on administrative fees, that's half the contract. If you factor in the siding cost, I'm in 70k. That math only leaves 35k to buy materials, pay labor, and make a profit on my second story addition. None of this made sense to me. Update: There you go public. As can be seen from their response, 2FL is justified and in the right..... Although there contract numbers seem different than mine. And yes a personal issue was part of me cancelling as I explained to the sales man, I was and still am in parenting litigation and it was taking an unexpected turn. This litigation was going to now eat some serious cash flow so I can have visitation with my 3 year old. And yes parenting litigation may put reviewing a company on the back burner. What I cant understand is I don't believe the owner said anything about material in our last call, just administrative cost. They never entered my house for final measurements. UPDATE: while working on finishing up my siding myself, found rot in a spot that now I have to un do their work to fix. The contract said they would repair rot, it looks like they just sided over it instead. UPDATE: I have wrapped up the siding on my house. Almost a year later and its finally weather proofed. I just cant beleive 2fl left me hanging like this, they kept every bit of money and couldn't even offer to finish the siding that I had paid in full. They left my house to rot in the weather after I had given them a total of 70k.

The Rheem estimate from the big box store was ridiculous; the teaser price went up by 50% once they actually itemized the install. Emerald City's came in comparable to our usual plumber, but with the added benefit of getting another Rheem instead of a different brand and adding an automatic shut-off in case of leaks. Emerald City partners with McClendon Home Services for the water heater installs. Jesse and Aaron were on time and professional. Jesse checked our meter at the street and explained why we didn't need an expansion tank and, in fact, why having one could unnecessarily increase our water bill. We now have a 10-year parts-and-labor warranty and peace of mind. We also got an estimate for windows, but unfortunately Emerald City doesn't currently provide exterior painting services. We still might loop back with them in the future for first-floor windows where we could paint the trim ourselves. Overall, we're happy with the communication, customer service, and value.

We found him to be very friendly and seemingly honest and dedicated to quality from his workers. What we experienced afterward was a very different story. He had indicated this would be a 1-2 day project. It ended up being 8-10 days, and there were still issues that they have yet to follow up on. After at least 5 separate attempts on our part to get things fixed and finalized. Every time we call, they commit to a follow up, and then we are completely ghosted. We were also promised proof that they register the 50-year warranty paperwork with Trex, for us. But we have yet to see any evidence of this. The workers, most days, didn't show up, gave no notice that they weren't coming, and required us to constantly call, email, text, to try and find out what was going on. It has been over a month now, since the project was supposedly "completed". And still, even after another phone call this past week, no one has called us back to fix or even schedule anything for the remaining issues. Very disappointed in this company!!!
