$413 Carpet REPLACEMENT fee for "dirty" carpet

0/10 experience here. I was charged $750+ upon leaving in repair/cleaning fees for an overall very clean apartment with normal wear and tear. We were charged a total of $900 total to REPLACE our carpet, because it was "dirty"... again normal wear and tear of a college apartment. INSANE The common hall ways and floors were always disgusting with throw up and trash. And always smelled awful. If you don't want to spend nearly 1000 when you leave for cleaning fees, literally do not move in.

WARNING!! Where should I even begun....An absurd and absolutely disgusting building and unprofessional staff members. They sent an email: they have dropped prices. We browse and look at website that said $1015 for a for shared apartment, (see screenshot) upon arrival a young girl with None ethic of been a professional, dress attire awful for an office setting. She mentioned starting would be $1550 plus app fee $30 Adm fee $200. I made her aware of what the site said and she smiled, made random excuses as to why it said different. She basically mocked me with her smug smile....attic to draw you in and see if you will be sucker to pay such high fees for ZERO value, here is a list of the following observations. Place is filthy dirty...they only take care of the entrance beyond there its smell weed, pee, cigarettes, skunk and all other you can possibly think of. Other fees are Trash fee $130, Green fee$110 NoT so green if you ask me....it's ridiculous. Nothing SPECIAL. Don't waste your money here it's NOT worth it!! They do this to up their fees and lock you in for a whole year. RUN THE ORHER WAY AS QUICKLY.

1 Star because 0 isn't an option. My daughter moved into Nine20 2 years ago and generally had a good experience. The problem came at move out (due to graduating). When she requested a walkthrough at move out she was told it wasn't necessary just leave the key. FYI the state of Arizona requires the landlord to do an in person walk through when requested (do not move out without one) unfortunately we did not know this so didn't do one. However as soon as she brought it up they were required by law to offer it which they did not. After her move out she was charged for a light cleaning, damaged sofa cushions and a missed utility payment. 1. Her utilities were on autopay through their company. No invoice was sent for May (also required by Arizona law). They subsequently added it to the July bill and it was paid. Apparently they didn't bill many tenants for May that were also on autopay and they reconciled those in July as well. To further this the May payment was 46.00 however on the move-out they charged her 75.00 and in addition a 50.00 late fee. 2. The light cleaning was so light that it was a 40.00 charge. Shouldn't all complexes do their own light cleaning before moving in a new tenant. She and her mother cleaned it to spotless before move out. 3. the sofa cushions. The sofas are low grade synthetic leather. Hers was at least 2 years old at move in (previous tenants lease term). While the fabric at move in looked good after 2 more years it began to fall apart (think cheap synthetic gaming/office chair). The charge for this was 650.00. The live expectancy of PU/Synthetic leather is 3-5 yrs. The depreciated charge of 650.00 would imply that even if this was actual damage, the sofa would be about 3k new, at best this is a 700-1000k sofa (loveseat). Normal wear and tear is also illegal to charge in the state of Arizona. Every lessee we know of at Nine20 were charged similar things. It would seem they try to pass all routine costs on to exiting tenants. Be very aware of this if considering this complex. Also make sure to demand an exit walkthrough. I would advise asking the age of all furniture at move in and having them put in writing what their policy on normal wear and tear is as well as actual damages (should they occur) with regards to depreciation. Also getting an up front value on the furniture would be advised also. Finally be aware it is likely that the previous tenant did the cleaning (so don't expect it to be sanitary, concerning to say the least) This company has some very shady business practices and might be best to avoid all together. After appealing they agreed to wave the cleaning fee. They however did not remove the electric even though they were provided with their own statements showing it paid on time. below are some representative photos of the wear of the couch cushions. Hers was more extensive (more like first photo) but only on the seating area. It was actually covered with a fabric cover for the entire 2 years she lived there and was discovered when removing the cover at move out.

Filthy, overflowing rotting garbage, constant crime, can take a week to get repairs. Completely nonresponsive incompetent staff. Elevator lobbies on each floor are overflowing with rotting garbage on a regular basis drooling ooze across the floor. Dumpsters on each parking garage floor go unemptied and trash is piled on the ground in 108-degree temps for days creating a health hazard and an odor beyond belief. Floors and hallways are filthy. There was vomit spewed down an inner hallway that sat for over a week. Try walking past that each day. One of 2 elevators is routinely out of service. It took a week to fix a water heater, we had only cold water for a week. Same service to fix leaking fridge which ended up ruining the floor. 3 calls to place a repair order, when the guy finally showed up a week later, he didn't even have the problem reported correctly. I overheard the maintenance guy saying he had so many repair orders backlogged he didn't even know where to begin. Homeless sleep on the sidewalk outside and can walk right into the parking garage. The so called secure inside bike storage is routinely vandalized. THIS IS INSIDE the building behind security entry. If they can't take the whole bike, they cut off parts. You must keep a bike in the room. They stole my roommate's front wheel, and I lost my entire bike at Nine 20 storage. So much for security. There is none! LOL 1 bike has had it parts cut off and locked to the bike storage rack for 3 months. Upon lease termination they falsely charge for non-contractual routine wear items like carpet. They will charge you for carpet ($400) or threaten legal action in 5 days. I got a " pay in 5 days for new carpet or you will face legal action"! The apt was perfectly clean on exit and there was normal use only on carpet. Apparently, they do this routinely using scare tactics and a short timeline to scare you into paying and ruin innocent young adults credit if you protest. THIS PLACE IS HORRIBLE HORRIBLE. DO NOT be taken in by the lobby, pool, gym, phony tour and web pictures. DO NOT let your child stay here! For a year the excuse has been we are understaffed but the same issues continue day in and day out. My pictures aren't even the bad ones, they are just what was snapped on the way out the door trying not to puke due to the smell.

Trash in the hallways always

Boy do I have a lot to say! Is it possible to give less than a one star rating? First I want to start by saying that before you sign at Sterling Nine20 take a look at these photos of what the apartment complex looks like constantly. For $1000 (or more) a month you can get a much better deal at a better apartment with a communicative staff, better amenities and more. These photos are an accurate representation of what the experience is like living here. I am aware college apartments are hard to keep up with but this is inexcusable and if the staff made up for it in other areas, it might be better- but they don't. The staff at the front is beyond rude. Always. Even if something is going wrong with the apartment that is their fault. They have little to no follow up and everyone I know that lives here at Nine20 either has a leak or bugs in their room, a disgusting smell coming from their dish washer/hallway or WORSE. The staff does not take responsibility for their mistakes and will probably make you pay for something that is their fault. I could honestly go on and on about the issues living here will cause but you should take my honest word for it...

The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!

Ewelina is the leasing agent and she's super approachable. I think I'm getting spoiled here idk if I could ever stand another complex like the others I've lived in

The apartment is in a great location and close to airport, shopping, movie theaters, restaurants and anything else you could imagine by stepping outside your front door. The apartment is well maintained and love the interior hallways and security access as well as the many amenities such as the pool, outdoor grills and fire pit area, gym, pool table, movie theater, conference room and so much more. This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. I will be renewing my lease for years to come.

This is my last month here & it would be dead wrong of me to not leave a very very long overdue shoutout. No matter the situation, day, whatever excuse can be applied to having a bad attitude at work, Don came to help with a positive & kind demeanor. As two girls in an apartment alone, it can be intimidating to have a man you aren't familiar with in your apartment. Don's presence made it an incredibly comfortable and safe experience for us. Never worried when appliances would poop out, as these things do, because I knew Don would have it handled impressively quick. It might be easy for some to overlook the people that are paid to service them, but he makes it insanely difficult to ignore his performance. It made a tremendously positive impact on our stay here, thank you Don.

I wanted to move…read morehere for about 6 months and walk by it every weekday about 3x (when I'm on my daily walks during my work breaks/lunch right next door) and dreamt what it would be like. It wasn't at all what I expected. It was so much more. Paradise, if I may. The staff, top to bottom, have been extremely courteous, friendly, funny, helpful, giving and real. I have only encountered a cheerful and willing-to-help group here. To say they've truly made me feel at home and ease is an understatement. While I've only lived here a couple of days, my life has drastically improved. I love my apartment and my view of the mountains, Salt River and North Valley. It's truly breathtaking. VERY high ceilings with HUGE doors - so tall, this 6'1" dude can't reach the tops. It even came with speakers to Bluetooth my music to - which I didn't find out until I moved in. Special shout out to Shirae Pryor who originally gave me a tour and months later remembered me without having to reintroduce myself. She is extremely professional, helpful, goes out of her way, funny and put up with my enormous enthusiasm during my first few days of excitement to live here. The place is gorgeous, VERY well kept up, modern, with a lot of space/storage - like SOOO much storage space/cabinets/closets, even in my studio and the management team hosts parties, it seems like 2x a month free for residents that includes food, music and even alcoholic beverages, if you drink. Additionally, they gave me an extremely nice welcome package that included a cute little bottle of wine, two glasses and a bag of wonderful snacks. (Pictured.) Heck, even the lobby rivals many Las Vegas resorts I've stayed at. It's the definition of luxury. As you can tell, I cannot recommend this place enough. You're a 3-5 minutes' WALK to a ginormous outdoor mall including many bars, restaurants, entertainment, movies, Target, Ross, etc. Plus, a Sam's Club is coming very soon and just as close. Not to mention, you're a quick Lyft/Waymo ride to many, many more attractions, beach, restaurants and entertainment down/around Mill Ave. Even the Cubs Spring training games are an all-but a short walk. If you decide to make the right move and become a resident here, might I suggest three places you should try out: 1. Spinato's Pizzeria and Family Kitchens - about a 6-7-minute walk. Being obsessed with pizza since I was a kid, and while only eating here 3x now, I'm absolutely convinced it's in my top 5 favorite pizza joints of all-time. 2. RoadHouse Cinemas. I'm also a movie-lover and this is, BY FAR, my favorite cinema. It's just a quick drive up Loop 101. Make sure you try out their Screening Rooms theatres. They make the experience the best you can have. 3. The Arena Poker Room at Talking Stick Casino, which, coincidentally, is less than a mile from RoadHouse. It also rivals any/all Las Vegas poker rooms. Great games there. So, what are you waiting for? Move here as soon as you can.

If I could give no stars, I would. I lived here for almost four years and I literally hated every…read moreminute of it. There was I don't even know how many employee/manager turnovers in the four years we were there- I lost count. We almost went a full year without a maintenance person and so nothing got fixed unless management deemed it important or an emergency. Every year that we were here, we had a major leak or something break; i.e. backup of pipes underneath us causing a major leak of sewer water on Thanksgiving, shower leaking and causing mold in the bathroom (twice in two separate units), spare bedroom leak causing carpet to smell and have mold, closet shelves falling down in the middle of the night; and so many other things. All of this was like pulling teeth to get fixed or to get anything from them at all. Robbie was the manager for the first two leaks and to be honest; I don't even know how he got to a manager position. He had no customer service abilities at all and was downright just an A** to deal with. Now let's talk about safety and security. When we first moved in, in 2019, there was security who patrolled all the time. That was not in affect for very long before they got rid of them. When the pandemic hit, everything went downhill and fast and Camden did not do anything about it. There were homeless people sleeping in the pool cabanas, bathing in the hot tub, lying unconscious with needles sticking out of their arms in the stairwells... we reported it all and all they told us was to call the police and I mean the police had better things to do understandably so they could never really do anything. Packages constantly being stolen, we were told to get them mailed somewhere else, crazy homeless people fighting in the streets every night at 3am, nothing done, drunk drivers crashing into the gate, nothing done. Someone even killed themself in the parking garage by hanging themself and they didn't even feel the need to let us know. They force you to pay for Valet Trash and they hardly ever pick up the trash when they're supposed to, and when they do they are lazy and refuse to pick up broken down boxes, etc. like they are supposed to. Oh and god forbid you accidentally leave your empty trashcan outside in the morning because they are quick to try to fine you for it. I mean the place is literally falling apart and their is crime everywhere, but you know the trash can is important. They advertise luxury living, there was nothing luxury about it. A month before we moved out, we had already given 60 day notice, I received an email from Lisa, (who I guess was the manager now, IDK) stating that one of the maintenance people had reported that we had an unauthorized pet in our home and we were going to be fined $500. We had our dog who is an ESA certified pet since we moved in, in 2019. I called right away, so upset stating we had an ESA letter on file and I couldn't understand why they were just saying this when we've had our dog there for four years. Lisa said whoever did the paperwork didn't do it properly but she could see that we had the ESA letter on file so she would let it slide since we were moving out in a month anyways. 1. it's not my fault the person did not do the paperwork correctly on their end and 2. they didn't bother checking for the ESA letter before they sent a threatening letter about fining us $500? Insane customer service. A couple of weeks after that we had a power outage and all the refrigerators in the complex basically blew up because they were so old and we were lucky because I called quickly and they gave us an old one from a vacant apartment; but we had to throw out a ton of food and it was leaking everywhere and it was a disaster. The maintenance guy just dumped water everywhere, rolled the fridge out; crashing into several walls on the way; and was like make sure you take pics of these marks that I crashed into so they don't fine you when you move out and left us to clean everything up. Bottom line- I don't recommend it.

This place runs an unethical business…read more While moving out, they charged me about $150 "broken door handle". The was a bottom screw that came undone on the patio door handle. I never made a maintenance request to fix it cuz it never really bothered me. Had no idea they would charge me if I didn't get it fixed. I asked them for a refund as I found this highly unethical as they wouldn't have charged me if I had made a request. They told me no! Read the lease agreement carefully as they will scam you further more with bs fees like carpet and cleaning. Even if you cleaned and the carpet is fine. Additionally and probably most importantly, the parking here is a disaster. I'm telling you, you will get towed if you sign a lease here. They hire a tow truck twice a week to just come through and pick residents out of THEIR OWN spots. Emily, please reach out to me if you would like to make things right. Apt 4017. UNETHICAL!! Don't live here.

I moved here in early 2022 when the previous management team was attentive, communicative, and…read moreactually cared about residents. Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns
