Finishing up my 2 year lease with NBP! Experience was so much better than my previous place. Employees (shoutout to Ethan!) are super quick with responses. They were able to work with us to give a slight discount when covid first started. Maintenance requests are handled through a resident portal and they usually have someone come in to fix it within 2 days. Regularly see people come clean common walkways. Management is also good about notifying residents about construction or cleaning. Definitely agree with the pros and cons of a lot of the other reviewers! We fortunately had no issues with noise during my 2 years here. read more

During a move-out at one of the north Berkeley properties there was confusion about furniture disposal rules at this property. We were under the impression that dismantled furniture could be placed in the designated disposal area, but management later cited CCTV footage and sent a community-wide email regarding the issue. It was more like a threat to take away the whole deposit that was paid. While residents should absolutely follow disposal policies, the property could do a better job clearly communicating what is and isn't allowed during move-outs to avoid misunderstandings and unnecessary issues when families help tenants move out. I'd recommend future residents get written confirmation from this management before disposing of any large items. Have the rules clearly printed out and pasted properly not just for residents but also for outsiders. read more

I would totally recommend North Berkeley Properties to everyone, as it is the best property management company I had ever experienced. North Berkeley Properties made my stay (1 year-long lease) more pleasant than ever. All the maintenance requests were resolved right away, and the North Berkeley Properties Online Portal made everything easier, from payment, to submitting maintenance requests and etc. They were also very accommodating and flexible with the tenant's requests. Do NOT rent 2607 Ellsworth st, apartment 104, Berkeley-- unless the landlords can prove that they found a solution to the mold problem. Perhaps knocking out and investigating the wall or around the only built in closet in the unit & also the wall under the window in the bedroom. I lived there from 2015 until the end of August 2024 and I could not use the built in closet because my clothes would become covered in mold. If I put anything that could become moldy (clothes etc) on the floor of the bedroom including in the bottom drawer of a dresser, those clothes would also become covered in mold. I do not use the term gaslighting when it is not accurate, and the head landlord of north Berkeley properties Ethan Cheng would regularly condescend & gaslight when I sought a solution to this and other issues. I did not overstuff the closet, put wet clothes into the closet, and I always kept my bathroom vent fan running, the bathroom door closed, and bathroom window fully open for over 15 minutes after showering. I was also careful about running the kitchen vent fan if needed during cooking. Thus I was not causing the mold. The source of the mold in the bedroom early into my lease there was found to be the water heater under the bedroom window leaking water, which is why I thought adding insulation to the area under the window could help, because the temperature contrast between the cold of the cement patio & the humidity of the bathroom from showering seemed like it could contribute to the issue. I had city of Berkeley housing inspectors come regularly to check the unit, but unless there is mold on the actual property not your personal belongings, they cannot force the landlord to change anything. At the new apartment I found, I told the building owner, who is on the Board of Directors of the East Bay Rental Housing Association & he said it makes sense that a north facing back unit above cement (the parking garage underneath cement at Ellsworth st) would just have a persistent mold problem. It's also worth noting that there was black mold on the living room windows when I first moved in. That problem seems to have been solved but the mold in the big hallway closet and in the bedroom would always come back. Additionally, although north Berkeley properties does have a good online maintenance portal where you can see all the mantainence requests you have put in, some will not be attended to for a long time with no communication. When this began to occur often & I asked about those requests, Ethan stated to me last Fall 2023, "if you know anyone who does mantainence please let us know", because he claimed they were short on workers and doing the best they can. Consistently soon after north Berkeley took over as landlords of the building, when I would speak to him about a problem, I came to expect to be condescended to & told extraneous reasons that something was not resolved, which felt unprofessional & did not make me feel like a paying customer. Once when requesting help on an issue caused during a repair by NBP, Ethan stated to me in email that "we've done enough voluntary items for your unit" when there was only one voluntary aka not legally required adjustment that was ever made to my unit, and all the other adjustments I would need to cite city law and this would cause them to agree to what I was requesting. I read emails from Ethan to a housing counselor with the city of Berkeley, and they stated that landlords cannot hold it against you for filling out housing inspections (in my case for mold), and yet this would be brought up against me by NBP, which caused me to feel that I was being treated as the pain who was always complaining, when there was a legitimate serious mold issue. The sound control is not good, if your upstairs neighbors are noisy especially above the bedroom, you will hear it. The tenant in the north facing unit on the second floor drops his cigarette butts all over the walkway & the apartment patio underneath & north Berkeley told me I would need to take him to court if I want it to stop because all they can do is remind him to stop. The mailbox key to the entire mailbox structure for all tenants was stolen by someone & for some reason north Berkeley did not get a new mailbox so now all mail is at risk of being stolen. Sometimes I would come home to the entire mailbox unit fully open. I am sure I have permanent health damage from the mold, do NOT rent this unit unless they can provide documentation proving they renovated the areas I mentioned in the unit in a way that will solve the mold problem. Although according to the source I mentioned who works for the East Bay Rental Housing Association, the mold may just be an issue due to the location & cement underneath of that unit. read more

Our daughter is attending UC Berkeley and is so fortunate to have moved into a North Berkeley Properties apartment. As first-time apartment dwellers, they have been welcomed by a safe building, clean apartment, updated kitchen, and a responsive manager. The maintenance staff has been very helpful, friendly, and effective. We look forward to hearing that all the apartment dwellers have access to fire emergency equipment, especially those on upper floors. read more

My husband and I lived in an attached bungalow managed by North Berkeley Properties for 5.5 years and had a very easy and nice time renting from them! The property had appx 11 bungalow units and my neighbors were all wonderful. Any problems were fixed in a super quick and timely manner. They have an easy online system to pay rent, and they allow cats! In particular at NBP, Ethan was a pleasure to deal with. He's on top of things, friendly, and is very responsive to any emails or inquiries. We also accidentally sent our rent for the month we moved out with the autopay but it was returned without delay along with the security deposit after we moved out. They don't try to cheat you like that. We also want to give a shout-out to Steve, who helped manage our property and fixed things/ landscaped the area. He always made it look great and was super nice to boot (he was our neighbor)! read more

First I want to say that whether my issue was repairs, billing, or general questions, the property management office has always been responsive in a very timely manner, usually same day. Recently I reached out to request that the carpet (that had a decade of wear) be replaced with flooring. Ethan was great! He sent his guy out to to a survey and give an estimate. There were several email exchanges regarding getting quotes and approval but he finally got the go ahead. "Steve and His Guys" were the crew contracted to do the work. They were incredible! The team work fairly quickly but did not sacrifice quality. They did an exceptional job, my place was transformed. They are diligent about every little detail and they check in to make sure it's to your satisfaction. They wiped everything down, swept, removing all visible dust. And the guys are so cheerful! This crew is outstanding, ask for Steve and His Guys when or if you ever need work done on your apartment. They are versatile so they can do just about anything read more

Completely unprofessional staff who obviously only care about making a buck. Our apartment was completely dilapidated and they didn't give a s***. Water was leaking in through the windows every time it rained (which is a lot in Berkeley) and they refused to do anything about it - even though it was obviously causing mold. We would bleach it and it would be back the next day. There's a complete nut-job who lives at 1930 Vine St who is verbally abusive to numerous neighbors, including me. North Berkeley Properties won't do anything about it despite receiving several complaints. There was also a break-in during my tenancy where people ripped apart the on-site washers for the change inside. On that note, one washer or dryer is always broken (though it rotates on a weekly basis). The only plus side was the proximity to Cheeseboard Pizza. Stay away from this company. read more

The first apartment I rented was with NBP. Now that I'm on my second, I understand how great NBP, specifically Ethan, was. Not trying to be weird but I really miss Ethan now... Okay, but to the point: they're very professional, Ethan was very responsive and both fast and thorough (not like those email chains where it just gets more and more confusing as you try to explain), they manage repairs through a website so you just have to submit a form, and they actually get to them fast. Everyone I interacted with at the office was nice and helpful, and very flexible and understanding which was good for my forgetfulness (I have memory loss...). I never thought I'd be singing the praises of a rental company, but seriously they're all nice and professional and that makes renting much less stressful. Neutral/negatives: pricing was ok, wasn't like a "deal" but not a ripoff either. Just standard. But there was construction next to my bedroom ever morning for about 3 months. Starting at 8am. That was hell. I was too socially anxious to say anything about it, but maybe ask. I think I have bad luck because I'm also waking up to the sound of hammers at my new apartment (different renter). Another plus, they're not owned by the sex trafficker who owns Raj and Everest properties so you won't be supporting that at least. :) read more

Just completed a three year lease with North Berkeley Properties! My unit at 2117 Haste was newly renovated right before I moved in, so everything was beautiful and clean. I thought my rent price was pretty decent/average, and with rent control in Berkeley the price never increased too much year to year as well. // PROS // - Repairs are done within a business day. The pole in my bathroom fell off a few times so I would complete the maintenance request form on their website and it would be fixed before I return from class the next day. - Friendly building manager, Greg!! Always there for help when I accidentally lock myself out!! (only happened once, whew) - Credit card operated laundry machines. Also, if you're really lazy like me, you can check online to see if laundry machines are available LOL. - I really like the elevator actually. In Berkeley apartments there are these clunky elevators that people not from Berkeley are always stunned to see, but I found ours in 2117 Haste really nice: well-lit, good speed, good size, didn't smell, etc. - Call box is actually functional so I can let my guests in on my phone & without having to walk all the way downstairs :) - Management is awesome. Ethan and Julia are the best! Once my roommate gave me her parking payment to turn in...and I forgot to do it on time. I dropped them a note not to blame her for the late payment when I finally ended up turning in the check and they wrote back to me not to worry!! Just one example of the many great experiences I've had with them!! - Good security camera system set up at their properties. Mail theft is common in Berkeley, and we've been hit a few times. NBP is quick to respond to mail theft crimes, and will post photos of suspects on the building and send out email reminders for us not to let people follow us into the building!! In my three years, my package was stolen one time (my friend shipped me something while I was away on Thanksgiving break), but I ended up finding the package a few days later opened, in the laundry room!! weird... // CONS // - They are constantly remodeling other units in my complex, so I am often awoken by the loud noise in the morning. But in a sense, that's a good thing because they are constantly keeping the units refreshed and up-to-date! - It is filled with college students, so there are loud parties once in a while on Friday, Saturday nights. The thing about 2117 Haste is that all the units are facing/sharing a common courtyard, so sound inside the courtyard travels. Sometimes people have partygoers that spill out onto the courtyard and I get pissed because that's the only time it's unbearably loud, even when I close all my windows. But I think I've only gotten pissed maybe like 2-3 times in the 3 years of me living there so that's not bad at all. Also, I've had my fair share of parties so I can't complain :P read more

Give me a supersized jack and cut me off at the knees, and I could have made this situation right. Scouting an apartment from the right coast for a shotgun move out here, I found the NBP website easy to navigate and full of pictures. Correspondence was quick and easy, and they were more than obliged to rent me an apartment sight unseen. It was against my better judgment, of course. But life doesn't wait for nobody, right? So I got there, all giddy for my return to the Yay Area, flung open the door of my new "1 bedroom" and proceeded explore every pore of the place. First off, a kitchen/living room/dining room, bedroom and bath is a junior 1 bed. False advertising! And let me tell you, gorgeous hardwood floors and an expert paint job are about as effective as a layer of honey on a radish. Every room of the apartment sank towards the outside wall. I noticed this when dropping my water bottle and watching it roll, gathering speed towards the corner. That's just the beginning of the laundry list of issues: windows askew, mini-person sized appliances, a sink so low that I could kneel at, warped mirrors. My very own carnival house! Extra star for not asking any questions and returning my deposit promptly when I broke my lease. read more

Their prices are acutally a comparatively lower than most of the other management companies in the area. I've changed my review after watching NBP go downhill. I tend to check out what is for rent at least once a week and go to a few open houses and I was shocked to see what NBP is allowing to be rented. One extra star for not being lakireddy. Also based on other reviews they have violated Berkeley Rent laws. All these complaints need to be filed with rent control. read more

By far the worst landlord I have ever had. Some of the lowlights: 1) NBP towed my vehicle from the spot I paid for in my parking garage, but refused to pay the $200 tow fee and threatened to take it out my security deposit 2) NBP called PG&E and changed the recipient of gas and utility bills from us as tenants to NBP. Two months later, NBP tried to charge us $70 for the two months that it received the PG&E bill. 3) Employees are disrespectful, unfriendly, and refuse to identify themselves on the phone? NBP is a solid property management compared to the other terrible scams in the area (Raj Properties, I'm glaring at you). The apartment I live in is recently renovated, with general grounds well kept. A lot of construction is going on in the complex though, because they're upgrading the rest of the units. Security is better than most of the older apartments in Berkeley, with security cameras, gates, and a lot of locks between the outside/garage and your unit (although annoying when your hands are full, but practical in this area). Any complaints I've had were resolved quickly and efficiently to my satisfaction. Signing the lease was quick and easy. For the most part, they are pretty quick to respond to e-mails and/or phone calls. Their generous grace period for accepting rent is helpful for procrastinators like me, and they also have a set up to receive payment online through your bank. read more

Never, EVER sign a contract with North Berkeley Properties unless you have no other choice. I've had to experience pounding on the doors at 9am to fix a nonexistent shower door and a broken closet pole (sound familiar?). Not only that, but this by far takes the top award for incompetence. Apparently, NBP does not know how to read money amounts on checks, as they apparently have 'records' that I have not paid the full amount of my rent for two months. But let me tell you this: if that was the case, then why does it say that the full amount was deducted from my bank account? The irresponsibility of NBP time and time again has left me VERY dissatisfied and VERY angry, especially now that they are accusing me of not paying the full amount of rent. Not only that, but they are apparently going to charge me 'late fees.' In that case, they are about to experience the anger of a 5'2" petite Asian girl when I have a word with them about this matter. read more

SO AFTER WAITING A MONTH AND TWO WEEKS, they finally changed my closet pole. BUT LET ME TELL YOU EXACTLY HOW HIGH MY BLOOD PRESSURE MUST BE, STILL, FROM THIS FRUSTRATION. They basically put in a SHOWER pole as my closet pole. After hanging about 5 articles of clothing, the WHOLE THING COLLAPSED. There wasn't even anything SECURING OR HOLDING the pole to the wall, just lodged there VERY unsuccessfully. This is ridiculous and COMPLETELY UNACCEPTABLE. SERIOUSLY?! So pissed right now. read more

North Berkeley Properties has managed my building for the past 12 years. They are frequently horrible at communication. For example, they often want to use space I rent from them for staging work at any of the buildings they have in my neighborhood (there are 6 within 1 block). We have agreed that they will let me know a day in advance (so that I can plan) and will credit me the time. But they have not done either, and they do this repeatedly. They simply "take back" the space whenever they want, even though I pay rent on it. Credits haven't happened in well over a year, even though they owe me for no less than 6 instances of use ranging from 3 days to two months. Second, they have a problem with heat in my building. Bay area weather fluctuates, where one week, its 80s and there's no need for heat, and the next it's 50s outside. Their heating system is about 10 days behind in adjusting to what is happening, where if the temperatures drop, the heat comes on 10 days later. If you call them, they don't call you back. They may or may not send someone to check the heating system. But they won't let you know about it either way. This has been a consistent problem for 20 months, for all units in the building. At one point, 6 months into this problem, their office person told me they were keeping heat at a lower level, to keep the boiler from making noise which would disturb the basement tenants whom they didn't want to move out. This was after 6 months of winter temperatures with little or no heat, where my apartment was at 55-60 degrees inside (there is no insulation) consistently for the whole six months. The NBP person said, "well, I guess we should turn up the heat now that XXX tenants are moving out." In other words, NBP listened more to the tenant who didn't like hearing the boiler, in one unit, than to the many apartment dwellers who were without adequate heat. Since then, the same NBP woman recently told me that maybe I should take the 20 months of email and notes to them about this problem, and get the rest of the tenants and go to the city to get the 10% per month credit for all our units x20, since the property manager we have is not listening regarding this problem. Recently, with fluctuating temperatures, we have a week of cold, where it's 58 degrees inside, and then a week of warm, where the heat comes on full blast unnecessarily. NBP's lack of communication, cheapness in providing basic required amenities, and cynical remarks all lead me to conclude they are borderline slumlords who are just in it for the money and will get away with whatever they can to save money. The folks at North Berkeley Properties are professional, efficient, and honest. We went to an open house of theirs in Elmwood (Berkeley) in April before signing a lease with them in May. At the open house, we chatted with the current tenants who spoke very highly of NBP, and, if 2821 Hillegass is any indication of their other units, they take a lot of pride in their properties-- beautiful, manicured, safe. In our interactions with them, they were both pleasant and concise-- a combo that makes interactions run very smoothly. My fiancé and I have met a lot of rude, dodgy, and even duplicitous property companies during our apartment hunt-- I guess we weren't really surprised with the market the way it is-- but NBP has been nothing but professional. They also very clearly went out of their way to help us navigate a bit of a tricky situation with our lease. Next time I'm in the market for an apartment, I will definitely start with them. I think real estate yelp reviews are not to be trusted in general since most people don't give yelp reviews to property managers... unless they are feeling hopeless and super angry. You don't just recommend a real estate manager being like "oh yeah you should try this" to someone. But especially because of this, I feel compelled to write a review for all the property managers I've had a good experience with, and North Berkeley Properties is definitely one of them: professional, reliable, and tech-savvy. I just signed another lease with them and they were very efficient. (Got almost everything done online), and they manage all of their properties very well -- I've had no complaints with the previous apartment. North Berkeley Properties makes sure that it's customers are happy. They have an affinity to detail and the management is kind & respectful. Also, the construction staff is great and willing to work on your schedule in the event something breaks. Steve Castro of the construction staff is great, respectful, and professional and if you live in any North Berkeley complex, be sure to request him or his team when something breaks. I've lived at more expensive apartments such as the Metropolitan, only to be disappointed with their response time (except for the exceptional service from Aurelia) leading me to discontinue my stay under their management. You won't have similar issues with North Berkeley Properties and you'll save money. Overall 5/5. read more

Thank god I got out of my apartment without having to bring it back to its original state. So much bullshit, and so much wrong with our apartment. Maintenance calls take FOREVER to be responded to, and problems take forever to fix. Service is horrible. If you need a place in Berkeley that you want to cram hella people into to have a cheap place to live, and you don't mind it being of super low - quality and having property managers who aren't there when you need them, then go to North Berkeley Properties. read more

NBP is a poor property management company and I did not feel safe renting from them after our apt was broken into and they wouldn't replace the door locks. Its ironic that the workers for NBP are responding to Yelp reviews/feedback, 3-5 years after they were given, pretty much sums up the company. Best of luck to anybody who rents from them. read more

my personal experience with nbp was disappointing and frustrating. while the actual apartment was quite lovely, no one at nbp ever went out of their way for me and in fact, after my apt was burglarized, they nearly went out of their way to address the issue. if nbp bends over backwards for the next person, good for them. but personally speaking, they were the worst property management company i've ever had to work with (including my apts in new york - now that should tell you something). i'm not sleep deprived or depressed and leave positive feedback when it's due. you can have a neat apt in a cool ass neighborhood, but if the management company treats you as if you - the tenant - is their last concern, it isn't worth it. in my opinion (since yelp IS an opinion-based website), one can find a better place to live managed by a company that actually gives a crap. like all opinions on yelp, decide for yourself. read more

Here is a summary of my BBB complaint against them. In general, do yourself a favor and stay away, no matter how nice and accommodating they may seem at first. I should probably have filed a complaint with Berkeley rent control, but it's far past the time for that and I simply don't want to deal with the scum that work at this company any more. Without further ado: My main problems with North Berkeley Properties: 1. They have lied to me. First, we were promised that there would be no lead paint in the apartment by the agent we were signing a lease with. This turned out to be incorrect - lead paint was found on the first day. Second, when I informed the receptionist that I would be filing a BBB complaint due to another issue, she told me that they were already listed with positive comments. I could not find a listing for them and thus had to create a new one, so this was another lie. 2. Most of the employees I have had contact with are very rude. Before the lease was signed, everything went smoothly and they were helpful. However, as soon as problems and questions arose after signing, they were very difficult to talk to. The receptionist, Lia, always has an attitude when asked questions about anything. When I told her about something broken in the apartment and called it a "problem," she responded that she did not like my negative attitude. When I called her to ask if they had received my payment, her response was "it's too hard to find out, we receive too many checks." I believe it is her job to help me, so these responses are simply rude and unsatisfactory. I have had them hang up on me and transfer me to other employees that were probably not even there because they did not pick up the phone. Often times they don't pick up the phone after you call them back after these episodes. I found it nearly impossible to get anything out of them without physically coming to their office, which is of course a hassle. I have also not received responses to voice messages and emails from several other employees including the agent we signed the lease with and the manager. 3. The apartment is in poor condition, it takes too long for them to come to make repairs, and they perform maintenance outside too often. Firstly, our apartment has paint peeling, doors that do not close (and one that needs considerable force to close), and issues with the bathroom faucet making noise when the water is not turned on full blast. These are all issues that should have been fixed before the apartment was rented out. Second, maintenance requests take too long. We have been without power in our apartment for a full day before, had issues with the heater that were not resolved for a long time, had a faulty stove which took about a week to replace, etc. On each occasion I had to call them several times before anyone would come, and repairs have never been completed in a reasonable amount of time. Third, we have water turned off for hours at a time once or twice just about every month for them to do repairs. This is completely unacceptable. The repairs should be done once and quickly, so that residents are not left without running water. The repairmen are also often outside of the building working on something else at relatively early hours (8am and sometimes earlier), often making noise. I have found North Berkeley Properties to be rude and unhelpful, and a very poor property management company. I will not be doing business with them again and recommend that others avoid them as well. read more

Used to rent from these guys in what is considered a nice part of Berkeley until recently. Used to be pretty good...not sure what happened. They didn't consider any repairs an "extreeeeeme emergency", including not having heat or a hot shower in the dead of winter. It typically takes a week for them to fix anything at all...even if you have to take your showers at the Y for two weeks. Also, units are way overpriced. read more

We have been living in a North Berkeley Properties building for about a year now. We plan to move out soon to find a larger apartment and we wanted to take our time finding a place so we get the right place. Our lease that we signed specifically states on the first page that after the one year lease is up it will then switch to month to month. We just met with our property manager and he said that we can't go month to month as the property owner will only allow another year lease to be signed. He then told us that this was common procedure as they want tenants to stay in their apartments for two years to account for the cost of turning the space over. After two years then the tenants could go on a month to month lease. This is ridiculous! The entire reason we signed the lease in the first place ws because it would go month to month after a year. We knew we wouldn't be staying here longer than that and we wanted the flexibility to be able to apartment shop at the end. We are very disappointed with this company. As for the building, we were told when we moved in that it is a building that they had recently bought and that they were going to be remodeling the outside as well as the inside of the place. In the year that we've been here they have only touched the insides of the apartments in between tenants and have done nothing to the outside of the building. There are 18 units and only one coin-op washer dryer for the entire building. Homeless people sleep in the stairwells and pee on the walls. The building has needed a new coat of paint and new windows since well before we moved in and the Heating system is so dangerous. They are gas wall furnaces that are individually managed by each tenant and the flues for the heaters run up through the walls of each apartment. We had to call the fire department one night because our wall was incredibly hot to the touch. They found out that it was the flue of the tenants below us and that the wall was actually over 100 degrees. The firemen said that we would need to be very careful about putting things next to that wall and also to get renters insurance in case the building burnt down. When I notified NBP of the problem they were completely unconcerned and have done nothing about it whatsoever to this day. We will be moving out soon and we most certainly will not be renting from NBP again. read more

Don't use them. Units are way overpriced for the Berkeley market, descriptions often are not accurate of the units, they are rude and generally don't care about wasting your time or your money. Truly not even worth a star. Just don't. read more
