I was a renter through NPP 5 years ago, and now that I paid off the collection from the sleazy practices they pulled I feel free to give my perspective. When we initially rented the house it was noted the lawn needed fixing, the back deck had no railing and was not to code, and the furnace was improperly installed. None of this was fixed by the owner, vague promises were made. NPP did not paint the house before we moved in and we told them the blemishes were fine. Fast forward 2 years of putting up with the dead yard, deck that we couldn't have people out on, a furnace that rattled the bedroom wall, and going through a separation with my wife we opted out of renewing anything further with the owner and NPP. With the vacancy, NPP decided that the entire house needed repainting and hung the bill on my wife, whom refused to pay it. NPP proceeded to file it as debt and sent it to court where my wife no showed. my wife and i kind of reconciled and I found out about the debt and approached them and was told we trashed the walls and it was our fault, and claimed they repainted the house before we moved in (blatant lies) After arguing for 6 months they started charging me interest through the collection agency and I finally agreed to pay because there was no choice after the court no show. The agents are utterly and totally untruthful, I dealt with 3 at this one house and always felt slimy afterwards. So they rent out houses not to code, not to spec, blame you as the renter for everything and will file a lawsuit against you in a heartbeat. read more

Found a listing for a 3br house for a rental in my area and decided to give the listed agent, Debbie Smith, a call for a viewing. It's been two weeks of numerous voice mails and not one call back. I even went as far as to call the main office only to have the front desk treat me just as bad. No call backs after being promised there would be, being given incorrect information about an open house that was for another property listing, and being hung up on not even two minutes ago for no apparent reason. Please do not rent from this company! They just want your money, and don't care about being fair or legal! I'm currently undergoing negotiations with Joshua Frant of NPP about return of our deposit. This should not be an issue that need negotiation, as Landlord-Tenant laws are clear about when a deposit can be withheld. We lived in a townhouse for nine monthes and left it in similar condtion to when we moved in. We did not cause damage above normal wear and tear. Due to miscommunication bewteen roommates, there were a few items left in the apartment, but thats all. They are charging us nearly $1,700 for paint, and over $200 for misc. maintanence. First of all, we did not damage the paint above normal wear and tear. I've never had a deposit withheld before, and I wasn't expecting this one to be withheld this time. We are ok with paying the non-refundable carpet cleaning fee, and the non-refundable cleaning fee, and of course the last monthes utilities. We are not ok with paying for the whole place to be repainted. They have not defined what misc. maintenance is, but maintaining a property is the landlords job, and we are not responsible for that either. They did not provide us with a move-in checklist or a signed copy of the lease upon move-in. They are now claiming that they did, but we do not have it and they so far cannot provide another copy. They directly violated section RCW 59.18.260 of landlord tenant laws. It also means that they collected the deposit illegally. The law states "No deposit may be collected by a landlord unless the rental agreement is in writing and a written checklist or statement specifically describing the condition and cleanliness of or existing damages to the premises" Unfortunatley, we did not forsee any of this happening, and did not understand the law regarding the move-in checklist and copy of the lease until after we moved out. Now they are completely refusing to fallow the law, and we plan to take this to small claims court. We just cannot afford to be nice and just pay them, although I'm really looking forward to this being done with, hopefully soon. Also, during the time we lived there, they did not consistently respond to maintenance requests, and they entered without giving 24 hours notice. They also advertised that we would have a gas fireplace, but it was broken the entire time that we lived there (on of our maintenance requests). We never made a big deal about these things, but it's worth noting that they were not doing a good job the whole time. read more

A few weeks after my last 1-star review on North Pacific (NP), their account manager who handled my case called me wanted to know why I was unsatisfied with their service. However, the static noise in her cellphone was really loud and I couldn't hear her clearly. Then the phone just dropped. And when she called again, I got no voice at her side. I expected an email from her but I haven't got any. Well, I already have all my comments here so I figured they can always read it here. Then last week, the owner of NP, Joshua called me again asking about the 1-star review. I had good experience with Joshua 7 yrs ago when we started using NP, and he's very polite on the phone so I told him in detail why I gave NP only 1 star, which is pretty much the detailed version of my online review here...delayed reply from account manager, dodging and avoiding answering my questions about annual property inspection...He apologized and admitted that he lost track of feedback from customers. Considering Joshua's professional attitude about customer's feedback, I update the review to 3 stars. For the past seven years this company has been doing a great job managing my properties. A major reason is due to my property manager for the past five years, Ashley Johnson. She has been excellent. I have been living overseas for most of that time and Ashley was always in communication with me about any issues. Over the years, I have dealt with such things as basement flooding, break ins, gas leaks on top of all the usual maintenance issues. Ashley has always gotten the problem fixed and kept me up to date throughout the process. She has always found me good tenants and the tenants like her, too. I have never had any lengthly vacancies and she manages the turnovers with military precision. I would highly recommend her to manage your properties. read more

Awful experience with this company. I connected with one of the brokers, set up a time to see the apartment, showed up the day of, and was left waiting for nearly 45 minutes before deciding to leave. I contacted the broker by phone and email and never heard back. Maybe I was just unlucky but I'm happy I avoided this company given my experience. read more

As a tenant, particularly one relocating from New York to Seattle, working with these guys has been great. Even when our landlord's been unresponsive, North Pacific Property Management has held our hands through dishwashers breaking, tubs leaking, &c. A totally different world from NYC, where, if your buzzer breaks, your landlord doesn't hesitate to imply that you're clearly a prostitute for having too many people over. Debbie, in particular, is AMAZINGLY responsive. Their handy man is great. Convenientely, they take payment over the internet. Lived in our apartment for 3 years. We had constant flooding issues from (first) the dishwasher (twice) and then finally from the ceiling in our bedroom. We were forced to couch hop with friends and then finally get a hotel. We were told that if our renters insurance did not reimburse us, the owner of the home would. We were also asked to move out early and end our lease because the damage was more extensive than they anticipated. We agreed to move on. Months go by with no communication and we are still out a few thousand dollars. Finally, we are denied. This was due to what was found to be owner and management negligence in the upkeep of the building. The next step was to reach out for reimbursement from the owner, as was promised. It took further months for anybody at North Pacific to give us any information. Finally, we were told to expect a check for rent abatement (as we paid rent and then got flooded out of the apartment) and a check for food/hotel/expenses. That response was followed by a quick retraction saying that we were out of luck and wouldn't be reimbursed for the expenses. We went out of our way to help the owner and North Pacific work to make the apartment livable for future tenants. We only asked for the money we were entitles to and promised. North Pacific drug their feet and it took 5 months from the flooding just for them to reverse course and hold onto our money. I'd highly advise that you not rent from them if possible. They are unwilling and unable to help with a very low standard of building they will rent you. Renters are not the priority.​ read more

I've been satisfied with working with NPPM. My wife and I live in one of the duplexes they manage and recently decided to to extend our lease to two years after living in the space for ~4 months. I'm in my second home with North Pacific Properties and in general they have been the best of my previous four landlords. One thing I always worry about when moving out is, will I be over-billed and lose all of my deposit on top of the cleaning fee. This happened every time in Bellingham, so it was a nice change of pace to see that the majority of my deposit was able to be refunded. They're pretty responsive and always enjoyable to talk too. when we moved into our second resident, we noticed the exterior windows were grimy. keep in mind this is a 3 story townhouse on the west slope of Queen Anne, but they had someone out there the following Sunday cleaning the windows inside and out. As with any contract/lease/addendum you sign, read it first! I have not received any hidden fee's or additional costs surpassing the amount I signed for in the lease. Keep in mind that everything is negotiable up until your name is in ink. negotiate with the property manager and they will act as the go-between between you and the owners. read more

Ashley Johnson is the property manager you have been looking for! We interviewed several people, and while they all looked pretty similar on paper, Ashley was the clear winner and we feel very fortunate to be able to work with her. We suddenly found ourselves needing to rent out our home and Ashley got us up to speed very quickly with all we needed to do to prepare the property. She is very easy to talk to, and responds quickly to all communucation. She is very familiar with the area and has many contacts with vendors and contractors for property maintenence and repair. Ashley truly went above and beyond the call of duty in our very quick conversion of our home into a rental property and I would not hesitate for a second to recommend her! This review is ONLY for an attempt to see one of their properties. The property manager/landlord that I never met was Angelo Nelson. He failed to return my calls twice just to even get a tour, failed to tell me he was going to be late to the tour I had finally setup, and then was so late that he never even showed up. To his credit, he was able to let me inside the apartment to check it out. His reason for being late was that his last showing was late....but somehow couldn't pick up a phone to let me know this. Terrible customer service and certainly not someone I want being my landlord. I'm quite glad he never showed up because I was able to chat with the current tenants and both are leaving due to a now-fired North Pacific Property manager. read more

Searching for a rental in Seattle is exhausting and extremely competitive yet once we found our house, NPP has made it a dream from there. Unbelievable service from the start. Our account manager, Becca Fraiman, was able to ask all my questions before moving in, was extremely organized with the paperwork and setting up utility accounts, and promptly scheduled repairs for those that we needed. She also did a great job coordinating with the owner when we wanted to repaint the walls, which was a huge bonus. She is a really warm and friendly person who wants to be sure we're happy in our new place. I also love that we can pay rent and put in maintenance requests online. read more

Having used several property management companies there and in Tucson where we live now I wanted to put a good review in for NPP as they are, by far, the best management company we've used for any property we've owned in either state. Meeting with us and explaining the process and options, quickly renting the home within two weeks of us moving out, handling issues big and small quickly and with excellent communication throughout. After making the decision to move and rent out our gorgeous North Seattle house, we were naturally apprehensive about becoming landlords and having strangers living in our home. As a result, we spent a lot of time researching property managers before committing to one. We came across North Pacific Properties on Yelp, and scoured Craigslist and their website to see their current listings, etc. We were very impressed with the quality of the listings; the pictures and layout were very professional and high quality, and made the properties show really well. So we gave Becca a call and ultimately selected her and North Pacific Properties from a good half dozen management companies that we interviewed. We made the right choice. Becca Fraiman is incredibly professional, and really worked hard on our behalf to get our property on the market and rented quickly to stellar tenants. She did a great job walking us through the process, and was very responsive to both us and the potential tenants. She really made the process easy. However, The property manager named Lori Bannister still wanted to help us! She provided guidance, information, and advice on getting our home in the best hands possible. She is beyond amazing. I'm a home owner and have been with north pacific property management since 2015. They were great at the beginning but get worse and worse. Darla was the first lady I met, who became director later. She gave me a great first impression, which is why I chose this company. It was great working with her for the first couple years. Then she became so busy. It took weeks to hear back from her for a simple question. After a while, she passed my property over to Chris. He is a very nice guy. I appreciated his professional view on things when making judgement and timely communication. Until recently, things changed again. I understand the market is not as good as before and Chris did a good job to get me a new tenant. However, after the tenant moved in for 2 weeks, I still don't know how much he agreed with the tenant on rent and term. All communication we had is the new rent for previous tenant. I tried to reach out multiple times but didn't hear back anything. Timely communication on important information is a must-have. I will change the rating if it gets better. read more

Everything was fine, stellar actually, until we moved out. Then they lied to us about items that affected our security deposit to the extent that they kept much more than we expected. We asked them nearly a dozen times to respond to the situation and to support the bogus charges with actual receipts. Our agent, Anne Marie, the managing broker Cynthia Malone and Joshua Fant never replied to any of our questions. Please do not rent from this company. I intend to leave a review here in the most factual way possible. Rented a house that is shared with a roommate. I found this house/company through the existing roommate who had lived there for many years. Here are the facts: - Upon moving in, I was asked to pay $900 security deposit. Becca F. entered that money in combination with my roommate who paid less $ amount. Becca did not made a note that I contributed $900, until I asked her. - There was no walk through of house condition from landlord. Blinds were dirty and dusty. I had to clean when moving in. - Upon moving out (in my case, I had to break a lease), Property Manager, Jenna refused to refund the security deposit. She admit that "security deposit will not be taken out as long as there are tenants there." She admit that there is no paperwork trail of how much my roommate and I had contributed, but in our contract we had upper/downstair written with our names. - I had to get my security deposit back from the next kind tenant that is moving in. - Jenna refused to contribute in any details of moving in and out, no walkthrough, cleanliness check, etc etc. - Jenna arranged a roof cleaner without communicating the date to us. It would be nice to know when our house will be visited by strange men. - During my stay, I had not met with the landlord personally. - The company is typically responsive on repairs and maintenance. Conclusion: Document everything. This company will push their action on things that are not documented: security deposit amount, house condition. Overall, be ready to be defensive and protective of your rights, since their current paperwork don't justify that. UPDATE (01/15/2016) Darla M., the Director of Operation called me this morning about the review. She was professional, systematic and accurate. She apologized on behalf of the company and agreed with me that there was disorganization in a way the security deposit was handled. She listened to all of my concerns and made plans on how to improve the situation. I learned that Jenna was new to the industry and needed more oversight from her. The owner of the company Josh F. (whom I've never met), had expressed his dissatisfaction about this review to the current tenants in that house. Darla and I agreed that any negotiation/ concern towards this review should be directed to me, and not the current tenant of the house. Especially since Darla is the Director of Operation that handled day-to-day operation. UPDATE (01/29/2016) I was not surprised to find an email from Darla to ask me to remove Jenna's name from the review due to a client loss. Her email confirms all my views about the company. Instead of driving conflict resolution, Darla tried to relieved Jenna's responsibility by mentioning excuses that Darla had apologized for earlier. This is the reason the yelp review must stand as is, the culture of bully and neglect need to stop. Professionally, I feel bad for Jenna who hadn't been set up for success, but it doesn't justify how she had neglected me multiple times during my stay. Personally, I'm only sorry to not see this yelp page before renting at NPP. The company is more reactive than proactive. Additionally, the company had violated section RCW.59.18.260 of landlord tenant laws. I was never provided with a checklist upon move in, and was given hard time to get my security deposit out directly from the company. "No deposit may be collected by a landlord unless the rental agreement is in writing and a written checklist or statement specifically describing the condition and cleanliness of or existing damages to the premises and furnishings, including, but not limited to, walls, floors, countertops, carpets, drapes, furniture, and appliances, is provided by the landlord to the tenant at the commencement of the tenancy. The checklist or statement shall be signed and dated by the landlord and the tenant, and the tenant shall be provided with a copy of the signed checklist or statement." UPDATE 05/12/2017 Just saw the response to this Yelp review. That is correct, i had to track down my $900 security deposit personally via the new tenant. If the tenant was unkind as this company, i would not get my money. I did not ask for the utility bribe money. It was appreciated but i see that it has been used to try guilt tripping me. I agree with one thing: Jenna was a victim of your horrible management. This review is not intended for her specifically but for the owner of this company and how his lack of management caused trouble for myself and Jenna. As a tenant this company is a nightmare. Totally unresponsive to service requests, deals unfairly violating Fair Housing laws and tries to jack up the rent at every turn. Angelo was assigned to my property, promised me I could move into another unit and then rented it to a family of another ethnicity without telling me. Discrimination and bad business all around. They only care about making a buck from their landlord clients, do not care at all about tenant service. Notice the other negative review was removed, they must have paid Yelp to remove it. The owner has the customer service industry backwards. He thinks we work for him. He handled our first condo fine, as it was no problem, took on our 2nd home that had some issues, which is really why we all hire these companies, right?...., so poorly that I had to gasp at some of his responses. I will post some of his responses, but don't expect help from him on weekends, he'll tell you it can wait, and he'll tell you also "it was all ok, ,the all at once it was a mess". Yeah, well when you don't deal with issues, that is what happens. Save yourself the headache, don't bother. I took off my first negative comment about him, as he tried to call back and get on board. My husband and I had a terrible experience with North Pacific Properties. We leased a unit managed by them to find it in a very dirty condition and a sopping wet carpet from the carpet cleaning done a couple of days before. This concerned me because of possible mold issues. The owner of NPP told us to put 2x4s on the ground and put our furniture on that! This circus just continued for the next year of our tenancy: Cleaning discrepancies, poor paint job, bad property management, poor book keeping skills and illegal withholding of our deposit. We are so grateful to be out of there! Now, we are in a battle for our deposit -- a lawyer we have consulted with says we are 100% in the right! I wouldn't use them and have deterred many people away from their services. UPDATE (11/29/11): NPP agreed to refund the withheld funds on November 8th, 2011 in an email to me, but has yet to follow through. They are calling and emailing us to remove our negative, yet honest reviews. They have shot themselves in the foot by not following through with their word once again and have left us hanging. This continues to be a disappointment. Their words on the 8th: "We can send you a check for $25 today..." still nothing. RESPONSE TO NPP's COMMENT: I have experience first hand that they are dishonest and will say anything to cover their butts. The carpets weren't damp, they were sopping wet. The condo was dirty and I have over 100 photos of the mess and we paid someone $200 out of our own pocket to clean up. The unit was not remodeled right before our move in, maybe before the previous tenant who left it filthy with hair (animal and human), crumbs, bugs, dust, etc. And the agent who helped us with the keys, Sean, even said it needed repainting, but it was never done. The care of our property changed hands three times during our stay and each time we had to reexplain that the painting need to be done, but we got no where. So yes, one penny was too much to be withheld since we left the unit very clean and I asked for photos from NPP to prove other wise, but they provided none. All I asked was for them to prove their damages, but they ignored my request. They can toot the "late rent" horn all they want, the truth is lost on them and their horrible book keeping skills. What is funny is that since day one we have had the same complaints and haven't changed our tune, but depending on what day it is NPP says and does something completely different with their policies and their protocol. We finally received our funds back after weeks of back and forth and are happy to be through with them. I am working with a friend who had terrible renting experience with NPP to find others and post their experiences here as well. It's interesting how anything negative is filtered or miraculously disappears.
