Greg Bourscheid did my home inspection on 4/30/10 for an 100 year old wooden house in Arlington. I feel compelled to write him up because I felt his service was exceptional. While his rates are a bit higher than the average, I believe it was worth it because: 1. He was personable and not at all condescending as I followed him around and peppered him with questions. 2. He answered those questions in a way that made sense to me and increased my understanding of the house. 3. He was very thorough and detailed in uncovering issues. 4. His documentation was amazing- I basically have a 90 page book that breaks down everything that needs repair and includes pictures so it is easily referenced and makes a great checklist for a homeowner. 5. Finally, Greg was accessible after the fact for questions and to discuss priorities. I was warned not to go with the inspector recommended by my realtor but I'm glad I did. I believe that Greg was my advocate in the process. Greg is the real deal. we hired him to inspect our new town home in Alexandria, and he was very accomodating to our schedule. Some say he is slightly on the pricier side, but he is well worth the money. He inspected the home with us, gave us lots of teaching about home maintainence. He was honest in his inspections, and felt he was our advocate all the way. he gave a detailed report with pictures, and we even had follow up calls with him, and he clarified everything, and gave some very sound advice, which he didn't have to. he was enthusiastic in his work, and knew what he was talking about, and what to look for in a house. My husband and I hired Greg to do an inspection prior to submitting our 1-year warranty checklist for our new-construction townhome. There was no inspection done prior to settling. Greg was extremely thorough in both the home inspection and his explanations to us, the homeowners. He not only pointed out things that were wrong, he educated us about general maintenance that should be done regularly in order to ensure maximum lifespan of appliances, etc. Some of it was known already, but most of it was news to us. Luckily, Greg did not find anything too bad, but very happy we had the inspection done "just in case". If you are looking for a home inspector in the Northern Virginia area, call Greg. I have to heartily agree with the first reviewer, 5 big stars. Greg Bourscheid inspected 2 houses for me, and I can't imagine being any happier with a home inspector, exceptional service. In fact, I had to have 2 additional independent inspections due to my lender's requirements, and Greg's inspection and report were far and away more detailed, thorough and comprehensive than the others. The information I learned about my home from walking through the house with Greg sharing his expertise has been invaluable. The first house I had inspected Greg determined there was an underground oil tank in the back yard, despite the seller's agent insisting otherwise, and in fact the county found one there. I found Greg very professional, easy to talk to, knowledgeable, and I agree, a real advocate for the buyer. This was particularly valuable to me, as it enabled me to make informed decisions with all of the straight up, unbiased information I needed as a first time buyer. Greg was very knowledgeable on all systems and construction of my house, accurately identifying issues with my roof, furnace, and water leakage. Did I expect him to be an expert roofer, HVAC guy or plumber? No, he's there to identify issues, and went well beyond that by telling me how to fix small things myself, and what type of contractor to get for bigger items. I was referred to an expert when larger issues were identified that warranted it. I asked about a re-inspection of the electrical system after some repairs, expecting to be charged for Greg's time as with all professional services, and found his rate very reasonable. When we discussed the electrical work/re-inspection, Greg also told me to make sure to check x, y and z - more than I expected, completely helpful to a newbie like me, and one example of great customer care. NovaSpect's prices are in the normal range for this area, and I feel it was a great value for the money, as I said, far more comprehensive than the other two. You do get what you pay for. My husband and I don't know much about homes since we're first time homebuyers. Greg inspected a home we were about to buy in September. Luckily for us, we found some things that we just didn't want to deal with so we walked on the house. Greg is quite thorough and I'd call him an expert at doing home inspections. He is very methodical, which I think means he won't miss anything. During the whole process Greg made sure that we saw what he was seeing and explained to us what he was looking for. He answered all our questions and took the time to explain things to us. He's not condescending and you never feel like you are being talked down to. Greg is very down-to-earth. His job isn't to tell you to buy or not buy a house, but rather point out all the issues and let you decide. At the end of the inspection, my fiance and I decided that we didn't want to live in that house, and for good reason. Mold, some problems with the electrical system, etc; all things we would not have known to look for, and a lesser inspector may have overlooked. We received a detailed copy of Greg's report with pictures, explanations, and solutions. I feel like I know so much more about houses now and when we go to look at houses now, my fiance and I have a much more critical eye; looking for tells that there is a problem with a house. This is my first-ever Yelp review and I am writing it because I am absolutely dumbfounded by the positive reviews for Greg Bourscheid with Novaspect Home Inspections. Greg was contracted to inspect our home. However, the inspection report included MANY issues that were fabricated and/or completely incorrect. Based on misinformation from his inspection, we were forced to complete additional mold, electrical, and plumbing inspections that were proven not only to be extremely stressful and costly to us but COMPLETELY unnecessary. In fact, the contractor that was brought in to evaluate his plumbing concern even suggested that the invoice should be paid by the home inspector because if he had taken the time to actually read the information on the pipe he would have realized that the pipe was appropriate for plumbing, not electrical conduit as he suggested. He also stated that our attic space was covered in black mold, causing us a great deal of worry and money. Not a trace of mold was found in our attic - he simply didn't realize that old nails often cause staining in plywood and didn't bother to look into it any further. A home inspection should not be a way to scare the sellers into submission and cause undo stress and financial worry. A home inspection should determine whether the home is solid, safe, and well constructed. Greg's report was factually incorrect in many aspects, and both buyer and seller should beware. read more
