Kyle was suggested by my realtor. I was in the process of relocating and couldn't be present. Multiple obvious issues were missed at a huge cost to us. There was no follow through, and subsequent attempts to reach out have yielded nothing. Kyle called me before the inspection and promised to call me with the findings after. That second call never happened. Two days later, I received an emailed copy of the report. Fine I guess- just don't say you're going to call and fill in the client directly. The bigger issue is what was missed. When we walked into the home, we could look straight out into the backyard and see multiple large holes in the back fence. Large enough for our Australian Shepherd to actually fit through. Even if he wasn't inspecting the fence, a common courtesy would have been to mention this to us. What definitely should have been included in the report was the issues with both the front door and garage entrance. Both have doors that are badly sagging- we are now completely unsure of this is a foundation issue or just a framing problem. It would have been great if there'd been any mention of this with a summary of his believed cause. I've emailed three times and called the office to leave a message. Nothing. read more

Pretty good experience. Jeff came out to do the inspection, he was thorough and well versed in building codes. I called him several times after the inspection with questions and he was very responsive and took the time to answer my questions as well as provide recommendations on the most cost effective way to fix certain issues on the property. The report contained alot of pictures, so it was very easy to understand for unintelligent people like me. The only compliant I have is that they charge a 2% fee for using your credit card. I have had Nunnallee inspections conduct at least half a dozen inspections, including 2 homes I have lived in and several investment properties. Their inspection reports are very thorough. With the homes I lived in, I was able to negotiate with the sellers to fix the issues or provide me with a credit. We used Nunnallee Inspections for a third party inspection on new construction (residential) performed before the buyers walkthrough. The inspection was performed by Chad Nunez. Nunnallee Inspections wasted my time and money, and failed to identifiy plainly obvious, high dollar liabilities before I purchased my home. I feel scammed by both Nunnallee as well as my realtor (Realty Austin) who arranged and oversaw the inspections. Nunnallee inspections did a home inspection and a hot tub inspection for me. My realtor oversaw the inspections because I was out of town. The overall inspection seemed OK. There were a variety of electrical issues that weren't identified in the inspection - like outlets that didn't work, switches that didn't connect to anything, improperly wired HVAC blower. On the whole, I would not say they did a good job - but I don't feel as though I was scammed. The hot tub inspection was nothing more than a look-over. The inspector did not test the heating equipment "because the heater is on a timer." I expect a hot tub inspector to inspect the heating equipment of a hot tub and make sure it functions as expected. After 5 minutes of a pool technician looking over the system, we discovered that both the water heater thermocouple and water heater gas valve don't function, creating a large fire and explosion hazard in the heater closet, as well tens of thousands of dollars to replace the equipment with an up-to-code solution. This type of finding in an inspection would have been enough to make us walk away from the home purchase. I feel scammed by both the inspector and our realtor (Realty Austin). read more

We used Mr. Nunnallee's service to inspect a home prior to purchase. The sellers of the property also used Nunnallee. Both inspections failed to note that the electrical panel was within an unsafe distance from the pool. Electricians have told us it is unsafe to use the pool. It will cost us roughly $20,000 to have the panel moved to a safe location. TREC, the governing body of home inspectors require that this type of safety issue be covered in the inspection. Phone calls to Mr. Nunnallee yielded this response: 'It's not our fault. We're not responsible.' We hired this guy to warn us about dangerous situations like this and he failed. We are now stuck paying for his mistake, and his unwillingness to take responsibility. Think carefully before hiring them. If they screw up you'll be the one who pays for it. read more

This is a professional business? I think not. Don't expect anything more than a casual once over. Save yourself the dough and note everything on your own walk through because that's all these inspectors will do. They won't pull out 'heavy stoves' to look at the connections behind them or bother to tell you that your furnace vent is leaking, or that any of your plumbing fixtures are hosed because they're only required to perform a 'visual inspection' of the property. Save your money for the myriad of problems that will surely somehow miss the inspection report but will become a serious problem after you move in. It is also worth mentioning that the address listed for this place is actually a legal studio that specializes in real estate law. Knowing the quality of service I received it seems likely that they're buried in legal problems. Update: Recently received an email stating that the address listed for this place is a default address in google maps. Clearly, a web 2.0 expert that did not agree with my assessment of this company. Great Experience! Bill was fantastic - I'd ask for him personally again and again. We got our soon-to-be new home inspected on Friday. He was incredibly thorough and let me follow him all over the house asking questions and "seeing for myself," without getting frustrated when I asked dumb questions or needed things explained. He took lots of pictures and used a small recorder to make notes so he wouldn't miss a thing. He also pointed out things that he wasn't required to report on, just to be thorough. He also helped to prioritize things that needed fixing in a " this needed to be done yesterday, this can wait a few weeks, or this isn't necessary, but would be a good idea to take care of eventually." He also pointed out good quality/ bad quality HVAC units, appliances, etc. so we'd know exactly what we were paying for. Also, if I had issues or questions about his report later on, he offered to come back anytime or talk over the phone to go over it again. The last reviewer mentioned a lot of things that are pretty standard for an inspection contract - you can google it - most inspectors will go above and beyond the contract, but it's to cover their asses if they break something or get hurt trying to move big things, damage your house, or turn on your heater to test it in the middle of the summer. read more
