Went under contract on a Thursday and started making calls that day. Tim was able to squeeze us in on Saturday afternoon. I narrowed it down to Bluebonnet and another local inspector and I asked them both if they were willing to meet me at the house. The other inspector said he preferred not to but was willing to mask up and meet up afterwards if I wanted to. Bluebonnet was not only willing to meet me there, Tim invited me to be there for the entire inspection! I took him up on his offer and will never hire another inspector unless this is offered. With a short notice after our offer was accepted, Tim made himself available to inspect the home. I was able to meet with him for a two hour period to discuss his findings. If you want any inspection at all you better pay him AFTER he completes all he agreed to do. He will NOT return to confirm that his findings were addressed by the home builder and repeatedly stood me up or didn't even return calls. Yes there was extenuating circumstances like covid but seeing as how he has had 7 months to respond appropriately and his response is none or lie to me and not show up, I can only assume that since he's been paid he has little to no interest to honor his agreement. Additionally, speaking from a background in construction, go with someone who is old enough to have the experience necessary to know what they are looking at instead of taking a few pics inside the house, pasting it into a word doc and printing something that makes it look like he really did something for the hundreds he stole from his client. read more
