The impact to me is that I need to keep paying $160 a month for 6 years because of his mistake. If this guy is your appraiser, cancel the appointment, refuse to use him and take your changes with someone else. Q) How can you esitmate value of a property less than it was valued 3 years prior, when there has been growth in the market? Q) How can you compare a 4 BR to 3 BR's? Q) How can you state there are improvements to the home, but not consider the value in the appraisal? Here are some facts: 1) Home was originally purchased in December 2009, coming off one of the worst housing crashes ever. Home was appraised at $276k w hen purchase. 2) When Matt appraised it 3 years later, in October 2012, he valued it at $265k .(11k) less 3) Home was remodeled completely 7 years prior, making it stand out from other homes in the area 4) Home has RV parking which does not appear to be considered as part of the valuation 5) Home is a 4 BR, however he used 3BR comparables, which brought the comparable value down 6) Home has been remodeled with a new tile shower and travertine floors in the bathroom, all homes in my area were built with fiberglass and have linoleum floors. 7) Kitchen and bathroom were noted as remodeled within 1-5 years, however the value of these have not been adjusted in the appraisal price matthewMjones@gmail.com

I'm writing this after giving Mario multiple chances over several projects. We've hired him two…read moretimes for three patios now -- and every single job has had the same pattern: great communication at the start, quick to collect payment, and then a slow and frustrating decline in responsiveness and reliability. First and Second Patios (2023-2024) Mario initially quoted well and seemed easy to work with. But both projects ran behind schedule. He measured wrong on the first patio cover, used visible conduit without asking, and talked us out of gutters that later caused drainage issues. On the second patio, even after giving him a two-month lead time before a big event at our house, the job was only half finished when guests arrived. He did eventually complete them, but only after multiple calls, texts, and follow-ups. Third Patio (2025) This one has been a nightmare. We paid him a deposit in early June 2025 for what was supposed to be a simple project. From there, it was endless chasing -- days, then weeks, of messages like "tomorrow," "let you know soon," and "2 or 3 days." He stopped taking calls, ignored texts, and pushed the project off repeatedly. When he finally resurfaced, he said he couldn't get the material and the price had suddenly doubled from $4,000 to $8,000 without explanation. When we refused and asked for a refund, he promised to return the deposit in 30 business days -- that deadline passed long ago. Still no refund, only excuses about being "stuck with material" or "waiting on the company." Mario is personable and friendly at first, but once he has your money, everything slows down. His pricing looks attractive, but the delays, errors, and lack of accountability make it costly in the end. I wanted to give him the benefit of the doubt -- three times -- but after this last experience, I can't recommend MG Awning Services to anyone. I know people reading this will ask then why did you go back to him and as I stated, we wanted to give him a chance and he was very convincing that the issues wouldn't repeat themselves. My goal was to get him to come in and also correct the issues w/ the existing patios that we have noticed but nothing. His address here says San Jacinto but his invoices states that he is in Stanton California. Mario, if you're reading this -- please do the right thing and return our payment.
