Review of Modul Pools, by OC Poolscapes 4 1/2 Stars Overall, Modul substantially delivered on its "6 Weeks or Less" promise. I intentionally waited until the project was complete before updating this review because I wanted it to reflect the entire experience. Sales - 5 Stars Jaiden was outstanding throughout the process--transparent, responsive, friendly, and never pushy. We negotiated flexible pricing and several upgrades, and I always felt he treated me fairly. Five stars to Jaiden. Permitting - 5 Stars The permitting team knew my city's requirements, handled everything professionally, and moved quickly. I never had to chase anyone down. Five stars to the permitting team. Construction - Beautiful Pool, Minor Project Management Issues The finished product is beautiful. My family absolutely loves it, and Modul and their subcontractors did quality work throughout the project. Modul also handled several things well. They replaced a porcelain coping tile that my hardscape contractor accidentally cracked and rebuilt a brick planter that had to be demolished when excavator access proved tighter than expected. My only meaningful criticism relates to project management and communication. During the major construction milestones--excavation, plumbing, electrical, shotcrete, tile, and pebble--communication and scheduling were excellent. However, when the work shifted to punch-list items, cleanup, warranty coordination, or other items that didn't require another payment from me, responsiveness became less consistent and often required additional follow-up on my part. Construction projects are rarely perfect, and I never expected this one to be. My expectation was simply that the same sense of urgency shown during the primary construction phases would continue through project closeout. I also want to recognize Sam, the project manager's assistant, who was consistently responsive and instrumental in helping move many outstanding items forward. Five stars to Sam. Chemical Startup The startup process was probably the weakest part of my experience. I would have appreciated a more thorough startup walkthrough or pool school, and there were a couple of missed startup appointments that resulted in some unnecessary frustration. Salt System The most significant issue on my project was that the salt cell had inadvertently not been installed. Fortunately, my independent pool professional discovered the omission during a routine visit. Initially, the replacement part was backordered through the distributor. To Modul's credit, management ultimately stepped in, sourced the salt cell through a different distributor, and completed the installation rather than continuing to wait on the original backorder. I appreciated that they took ownership of the issue and found a solution. Automation & Warranty We also experienced an issue with communication between the AquaLink automation system and the Jandy VersaTemp heat pump. The only frustration was determining who would ultimately handle the repair, as there was some back-and-forth over whether it was an installation issue or a manufacturer warranty issue. Once it was routed through Jandy's warranty process, the problem was resolved and everything is now functioning properly. Final Thoughts No construction project is perfect, and this one certainly had its share of punch-list items and follow-up. That said, Modul delivered a beautiful pool at what I believe was a competitive price. My family has already created incredible memories and that's ultimately what this project was about. I genuinely believe Modul has talented people throughout the company. While I think there is room to improve communication and follow-through on punch-list and warranty items, management ultimately stepped in, addressed the significant issues, and delivered a finished product that we're extremely happy with. If I had one piece of advice for future customers, it would simply be to negotiate a reasonable punch-list retention and not release it until every remaining item has been completed and verified. It's a simple way to ensure the final details receive the same attention as the major phases of construction. read more

Don't fall for their instagram presence like I did. They will over promise, over charge, and under deliver. A simple 9x18 pool will take them over 7 months to fully complete from excavation (Nov 2025). Your project will not be a priority because all their resources go to their other company, Modul Pools, that claims to "build a pool in 6 weeks or less". If you hire OC Poolscapes, you will have to project manage their project managers to get them to do anything. If not, communication will be nonexistent. But even with me being on top of them, they don't answer calls, return calls, or even respond to texts. Not the owner (Malkiel), not the managers (Michael, Brandon, Jason, Brendan) , not even their assistants (Ulysses, Sam, Bernardo). With 5+ employees in the group chat they set up, it's hard to get a hold of them for any updates. For some reason they also switched project managers on us 3 times due to "company structure changes". First it was Brandon, then Jason, then Brendan. This caused months of delay because no one knew what was going on with our project. Multiple times, I had to walk them through what still needed to get done. There was no handoff or communication internally. Each time a new project manager contacted us for the first time, they would promise to be in constant communication and move things forward. But, the project eventually was put on the back burner again. There have been many missed construction deadlines and tons of issues with them getting permits approved. They tore down two walls in my backyard for access that they have yet to rebuild because whatever they submitted in the permit caused the city to think it was a build to require extra engineering, soils reports, and OSHA permits as well. To this day they are still trying to figure out the permit. Not even the pool build itself needed extra clearances and reports. They say workers will be here on a certain date and then no one shows up. But honestly they don't have anyone scheduled to come at all and just say things to stall and buy time. When you call them out on anything, there is always some sort of excuse. This has literally caused 3 months of delays on their part. No weather issues, no permit issues, just them dropping the ball on scheduling. They also do not take pride in their work. They constantly leave the job site a mess until you ask them to clean up. The tile and grout finish was a rushed and left messy and has since started falling apart (see pictures). Managers do not care to pay attention to the details, despite claiming they build luxury pools. They do not send their in-house workers. They contract the job out to others. For example, I have included a photo of how "their plumbers" ran our new gas line to the pool equipment. It isn't even secured to the wall. There is no way they can be proud of this and put their name on it. I had to call them out on it to have it fixed and secured. Oh and guess who came to fix it? Plumbers in a Modul Pools truck. They best communicate when a payment is due. They will gladly send someone over to pick up the check same day, no problems. But getting someone out here to do work? To them, it can wait. They are also quick to get back to you when you tell them that you are going to fire them and take legal action or file a complaint with the Contractors State License Board. But they immediately go back to not caring about your project after they do a little bit of work to appease you. Look, I know it's a miracle anything gets built in Los Angeles, but it's a miracle OC Poolscapes have built a pool at all. There's a lot more I could go into detail about but hopefully this review has painted a good picture. But with everything said and done, DO NOT hire OC Poolscapes or Modul Pools. I am posting this review before our project is fully completed and final inspections passed. I will not be taking this down. I will be submitting a complaint to the CSLB and will likely pursue legal action as they have practically built us a Modul pool for twice the cost. read more

DO NOT USE MODUL POOLS!!! Be warned. Their contract said 6 weeks. Water did not make it into my pool for 12 weeks and even now (14 weeks) they forgot to install the automatic pool filler. The tile grout is falling out. The system set up guy was a no call no show so I still don't know how to run the heater. The project manager Brandon needs a project manager. He never had any idea of what was happening on the job site. If I was not constantly asking for updates and when workers were coming nothing would happen. The list of excuses I received on this job: my assistant quit, we only have one trash guy for all of Southern California, my office didn't place the order, the distributor didn't get the equipment on the truck, my boss moved the schedule around, I have a family emergency, etc.... They tell you people will be there Monday to Wednesday, Thursday rolls around no workers, no communication. The only thing that happens on time and without fail is them collecting your payment. Someone will be at your door collecting a check any time of day. Do yourself a favor and go elsewhere! read more

Extremely disappointing experience with Modul by OC Poolscapes (formerly/also operating as OC Poolscapes), located at 15020 Desman Rd., La Mirada, CA 90638. We started this backyard pool project in June 2025. The contract estimated approximately 18 weeks from excavation to interior finish, subject to reasonable inspection and City delays. It is now August 2026, more than a year later, and the project is still unfinished. The biggest issue has not simply been the delay, but the project management and construction sequence. Serious problems developed around the excavation and retaining-wall area, requiring involvement from the City of Tustin, additional engineering, inspections, and corrective work. City inspectors have repeatedly followed up on required corrections, yet progress has continued to be extremely slow. Because of the ongoing problems and lack of satisfactory progress, I also filed a complaint with the California Contractors State License Board (CSLB). CSLB has been involved in following up on this matter. Throughout this project, I have repeatedly had to contact the contractor myself to ask when workers would return, when corrections would be completed, when plans would be submitted, and when inspections would occur. There have been long periods with little meaningful progress. As of today, my backyard is still an active construction site with exposed soil, unfinished retaining-wall work, construction debris, and an incomplete pool. I am attaching current photos the actual condition after more than a year. Construction delays can happen, and I understand that inspections and engineering take time. But after more than a year, the repeated delays, corrective work, lack of consistent progress, and the need for City and CSLB involvement have made this experience extremely frustrating. I hope Modul by OC Poolscapes will finally complete the required corrections and finish the project professionally. Project Took Nearly a Year Instead of Five Months We hired OC Poolscapes to build our pool and backyard project. The project was estimated to take approximately 20 weeks from excavation. Instead, it took roughly 54 weeks from start to finish. The most difficult part of the experience was communication. Throughout the project, we often struggled to get timely updates regarding schedules, timelines, and project status. There were extended periods where little visible progress appeared to be taking place, which made the process frustrating and stressful. We also experienced several issues after construction that required additional follow-up and attention. As homeowners making a significant investment in our property, we expected a smoother process and more consistent communication. What should have been an exciting backyard project became a lengthy and exhausting experience for our family. The extended timeline meant living with an active construction zone for much longer than anticipated and significantly delayed our ability to enjoy the finished space. Updating my review again because unfortunately the problems with scheduling, communication, and follow-through are continuing. After I posted my original review, the company suddenly became responsive and immediately scheduled the mini pebble installation, which has now been completed. Overall, the finish looks good, although there are still issues I am monitoring and additional corrections that remain outstanding. However, despite repeated assurances that the remaining work would move quickly and despite being told that our pool cover was ready for installation, we are again experiencing delays, lack of communication, tentative dates followed by no-shows, and difficulty getting meaningful status updates. The project is still incomplete. Remaining items include installation of the automatic pool cover, completion of the pool cover vault finish work and tile/caps, replacement of damaged turf, installation of step lighting, correction of broken and damaged tile pieces, additional punch list repairs, and getting outdoor appliances and gas lines fully operational, including the barbecue and fire features. One of the most frustrating parts of this process has been the lack of organization and project management. We have repeatedly had to keep track of punch list items ourselves, follow up incessantly for updates, and even answer questions on site about details that were already contained in the approved plans. It is also difficult to watch constant advertising and marketing from OC Poolscapes's spinoff company Modul about how quickly projects are completed while our project remains unfinished month after month. Neighbors who used other contractors that we had considered hiring completed their entire yards nearly a year before us. These delays have affected our ability to enjoy our home and we have had to cancel events we intended to host because our backyard remains in an incomplete construction state. When I posted my original review, one of the first responses I received was not a concrete completion schedule, but a conversation focused on what could be done to get the review removed. What I want is not a discussion about reviews. I want professional contract performance, accountability, communication, and completion of the work we were promised contractually. I wish the project was being handled with the same care, urgency, and attention to detail that the company/staff/owners would give if it were their own home/property. Extremely disappointing experience. I dealt with 4 project managers ; one of them Micheal has no business acumen and continues to contradict himself and blames us. I'm extremely disappointed. Our hard earned money going to this destroyes me. This company is very aggressive about collecting payment, yet consistently under-delivers on execution. Communication is poor, follow-through is unreliable, and basic project coordination is lacking. On our project, required safety devices--which must be installed before water goes into the pool--were delayed despite being clearly discussed in advance. This caused unnecessary setbacks that should never happen with a competent operation. There is no effective project management. Tasks are not tracked properly, timelines are missed, and the client is left chasing updates instead of being informed proactively. The lack of organization and accountability is concerning for a project of this size. If you're considering this company, be aware: they will pursue payment quickly, but delivery, coordination, and standards do not match that urgency. I'm writing this to try to help people because I got burned by my housing and pool contractor initially and never got any good advice. If I first used OC Poolscapes from the start I probably would have given them less than 5 stars because there are so many aspects that take time and coordination I wouldn't have realized. If you don't want to read all this, make sure you get a pool company that has over 50 employees, has been in business for 3+ years and they have many active jobs. Many smaller contractors just shut down the business if something goes wrong and open up a new one. Long story short, my housing contractor 5 starts yelp and houzz took off on me, 1st pool contractor lied about who they were, didn't call dig alert, hit an electrical wire, stole 70k and bailed on the project also 5 stars on houzz. I didn't think someone 70 years old would lie about their contracting license. A large company can cover losses if something happens. First off, I see people trying to get someone local. The city inspector who checked our house said we should hire a local pool builder. I'm in Palos Verdes and while we were doing the engineering design, revisions, plans, the city even told me they were very impressed with OC as most pool companies couldn't do turn arounds on plans as quickly and as well. They also passed everything on the first inspection with the hardest inspector of the city. This was a complex design with many slopes. A smaller pool company probably wouldn't have been able to do the job. The city told me they tried to explain to the previous contractor like 10 times what had to be done, but she couldn't understand the complexity of the retaining wall and the slope. OC has their own engineers and if something is super complex they have engineers, soil specialists they can contract and lawyers if there are issues with the city. We faced a lot of hurdles with the city and engineering plans and after interviewing and working with about 10 other contractors, none of them could have done this. Before OC, we've personally met with the city at least 50 times on construction items (house and pool) and inspections, so we can really appreciate the job they did. Every GC will say they can do it for less, they'll say anything to get a large contract and try to figure it out later, after getting ripped off we talked with about 10 contractors, when we pressed, most didn't have the civil engineers to do the job. Also many of these smaller companies can't make your pool and backyard pop. The coping, equipment, lighting, tiles... Look at their instagram page, make sure it pops and it's not a pool from the 90s. If your contractor says they're so busy they don't have time for an IG page, move on, with large contracts they need to know how to run a business. OC did things like make a flush transition from family room to outside, other contractors couldn't do and said the city wouldn't allow, they just didn't know how to make a linear drain. The wait time between crews is a pain, but they send 20-30 people and actually it's a little better to have the concrete settle and find possible issues. My housing contractor was super impressed by the way they did it and the size of their crew. While I waited for Edison to move my electrical line I interviewed many other companies, I thought I might go with another large one, but they took 2 months to finalize the design and doubled the original estimate. With OC pools I was always able to contact them, even after hours. Anytime I wanted a call, they get back to me soon, even after the sales process and after hours. There are some things they could have improved on and with anyone you do need to follow what they're doing and make sure everything is going as planned. You need to make sure anything said verbally is reflected on the plans and the plans are updated. They're working on a lot of projects and they'll forget. Any contracting company will be like that Lighting and Landscaping I wish they would have pushed me to get that done and planned instead of last minute. They would good on the suggestions on the lights we needed though. Also wish they would have written instructions on how to adjust the pool/spa water levels. We did mini-pebble - even after the sanding it's a bit rough to walk and sit on for the kids. For me it wasn't much of an issue, but for some people it is rough. There are many other options. The arch and swing are well worth it, I'd add that if you can. The tiles they budget for are great, I thought I'd go over the allowance for tiles from the quote because we're very picky, but no. I'd suggest doing tiles. Also the turf they use is top quality and you can pick the style. Overall Jose got the pool ready for the summer, still some things left, but any other company wouldn't have gotten it done. They have a problem with too many customers and they'll probably figure it out, but it's better than working with a company that could go bankrupt on a mistake. read more

Loved a few aspects of our backyard remodel. Upfront discussions on design with Jose were great...nice guy, great designs, open to feedback and making changes. We are very happy with the finished product. These guys know how to build pools. They worked quickly to demo and get concrete in there. All aspects of the pool build were fast and high quality. I appreciate all of the post-startup support from them and Hayward. Turf selection was easy, looks amazing, installed well. Patio cover and free-standing wall were delayed due to permits, inspections, and 3rd party scheduling. Great quality, looks amazing, 4K and alumawood. We signed in January, pool complete July, islands and cover in August. Suggestions: Perform a detailed design on patio cover and outdoor kitchen. Be very detailed with your desires, including where you need water lines and electrical capability (before pouring concrete). Be prepared to monitor progress and make any decisions that are not explicitly called out in the plans. read more

Stay away from this business!! We contracted with OC Pools one year ago to have two areas of our backyard remodeled. In the beginning the communication was great, however after the initial large progress payments were made, they disappeared and completely left the job site. They would not respond to our emails or text messages even though the owner Makiel was on the group text. We were given excuse after excuse as to why there were delays - city permits, scope change or weather were not factors in the delays. The initial timeline was five months for the complete backyard, only half was partially completed. After nearly nine months, they finally sent a crew to finish the extensive list of open items. Initially we were left with: chipped tiles, uneven transitions between flooring materials, sinking decks, pool leak, non-functioning water heater, a fountain leak, malfunctioning lights, a dying palm, large trash pile, stained fence railings, deck boards that were damaged or scratched and inoperable LED candles, no safety cover on the suction line and no weir flap to prevent debris from flowing back into the pool. It took nearly three months to determine the caused of the pol and fountain leaks. The pool leak was due to someone putting duct tape on a water line before the cement was poured and the fountain leak was due to them not waterproofing the basin and cement. In the middle of their work, they crashed into one of our cars which we have not been reimbursed for although we submitted the body shop estimate to them. They also broke our fascia boards, broke our mailbox and damaged our metal railings which nobody seemed to have knowledge about- these were only repaired after it was brought to their attention multiple times. We had to continually reach out to them to get someone to come out and see all of the remaining issues. The owner Makiel came out as well to see the problems. Only some of the issues were ultimately fixed. It has been one year, and we still have significant issues that have not been addressed - several pool drains do not function, pool pump cycles on and off, exposed electrical wires, pool lights flicker and change color and the water fountain feature shoots water out onto the tile at initial start-up. The last communication we received from Johnny was at the beginning of June 2025 acknowledging that there were open issues and was supposedly working on a plan to correct them. We have patiently given OC Poolscapes plenty of opportunities to correct these issues to no avail. read more

The entire process was seamless, fast and stress-free. We meet with Jose and Marlon within a couple of days of our initial contact. They listened to our general idea of what we wanted and were able to exceed our expectations with bringing our vision to life and adding all the details that really made the end result special. The project started ahead of time and moved very quickly. We were kept updated as to each phase of the project and who would be working at our home each day. They most likely had people remove negative reviews because I've talked to the people on the team and I know for a fact that there were negative reviews and now they are gone. I've seen them with my own eyes too. I will post more later but in a nutshell, they promise you a timeline and it's all BS. Nothing is currently operating and we have paid so much for this project. They give you lip service and they have turn over after turn over and they all say the same thing to you. They have people working for them that have no clue about plumping or electricity or pools. We had Jose and team redo our entire backyard in 2023. Though they came in higher in price to other estimates, we went with them ultimately due to confidence we had in them to deliver on the "promise". Further their contract was much more thorough and detailed so we had greater confidence there would be fewer unexpected "expenses" which there were none. I would break out the review across: Build: The ultimate build itself had a few stops and starts - understandably due to scheduling but they could have had better communication at points. At times it felt like we had to "push" to be next in line which I think they will improve on how to communicate/manage flow. That said they were always responsive to me when I was frustrated. Further there were some mistakes (which they corrected) but I believe these could have been avoided w better communication between their working teams. I attribute some of this to "growth pains" of the company but good to inquire on. Quality: The final product is excellent. We are extremely pleased with the overall quality. I think this is a testament to them doing most of the work all in house. They have a foreman named German who is a clear ace and commands his entire team well, he also was able to improvise on small design decisions when they came up and always had a great attitude. He was the clear MVP throughout. Design: The design also was excellent which while we had a few ideas, Jose and his brother came up with a design that really leverages our yard and space well. The others that bid didn't suggest what they did and I'm really glad Jose and his brother recognized how to use the space best. Do not underestimate this part of the bidding process. Service: The team was always responsive and always made things "right" correcting any small mistakes and repairs. They never took shortcuts and always wanted us to be happy. Construction inevitably has curveballs and I think they do a good job dealing with those and being there for customer. Overall, we went with them because I had confidence in them and believe they are building out a long term business focused on customer and quality long term, along with clear passion to create a great company. OC Poolscapes was difficult to work with and did shoddy work. They put a "sports court" in our yard. The contract stated 6 weeks for completion. To this day they have not completed the work and tell us they won't show up to finish for over 6 more weeks. The grass they installed died within a day as they put a cheap sprinkler system in and the sprinklers didn't work. The cement pad, as that's all they put in and called it a sports court, is not even close to level. There was zero communication between the three different people overseeing the project. Intro In early 2021, my wife and I decided to invest in our home by adding a swimming pool. Our primary motivating factor was spending time as a family in a backyard swimming pool. Secondarily, we knew this investment would be a good value. Selection In selecting a pool contractor, we had a few primary decision criteria. Could we "work" with the contractor (e.g. were they easy to work with, understand, and were they communicative), were their plans/ideas in line with what we were thinking, and were their costs reasonable for what was being proposed. Of the four contractors we interviewed, we believed OC Poolscapes hit all of these marks up front. This isn't to suggest the other three were any less professional, but the juxtaposition of a local family owned business that was large enough to have a good share of the market in Orange County was very appealing to us. Further, we had received OC Poolscapes as a recommendation from a trusted resource. Design Initial concepts were delivered during COVID, so we didn't get to experience a full immersive "3D-walkthru" as one normally would during the "before days". That said, OC Poolscapes delivered 3D drawings that visually represented what our yard would look like with a pool. The initial plans were amazing. We made some stylistic changes to the initial plans, which OC Poolscapes applied perfectly. Their team has the vision to interpret our high level guidance and direction into plans that would ultimately become our pool. Construction Construction began and ended largely without incident. If there were hiccups, OC Poolscapes was remarkably communicative, and addressed the issues right away. Their staff and their subcontractors were professional, courteous, and safe. Having the opportunity to watch the construction happen, day by day, was like watching a piece of art getting constructed. The precision operation during the excavation process was remarkable. Even more amazing was the metal work in bending the rebar to expertly shape the pool. The angles, curves, and lines of the rebar themselves were done at a master level, full stop. Communication Throughout the entire process, OC Poolscapes kept a persistent line of communication open to my wife and I, primarily via text message, but also over the phone when we needed something explained (or we needed to make a decision). Their team guided us through each decision point we had, and what the overall impact of that decision was (both to timeline and budget). Changes We did make one large change to the construction surrounding the pool, a retaining wall. OC Poolscapes accommodated this change into their schedule with minimal impact to the overall delivery of the finished products. Delivery The final delivery came with challenges imposed by the City of Mission Viejo's inspector, through a fence replacement. While clearly not on OC Poolscapes' cut list of things, it was an unexpected delay and cost that, in hindsight, we could have been better prepared for. Not entirely on OC Poolsacpes here, as this would have been a great heads-up from the City Inspector during his prior visits. That item aside, the pool was delivered and "turned on" by OC Poolscapes. It exceeded our expectations by both design and function. The pool and spa are an amazing treat for my family. Our cutlist of "things to fix" included exactly ONE tile. That's it. They fixed that tile the very next day. Summary OC Poolscapes is the way to go. These people are a great organization with amazing people who are remarkably talented. They've built a pool, spa, retaining wall, and most importantly, trust. This review is long overdue. We recently had the pleasure of completing a large home project with Jose, Malkiel, and the entire team at OC Poolscapes. When we met with Jose and Malkiel, we had a series of meetings to brainstorm, discuss, and plan our dream home project. Jose and Malkiel were able to take our ideas and render a 3-D video so we could visualize the completed project. During the course of our project, they would accompany us to choose and pick up materials and meet us at the nursery to pick the appropriate trees and plants to complement and tie in the entire project. We wanted a project that was unique and special, and they spent many hours discussing the details necessary to incorporate our personalized touches. We truly valued their input as they would provide suggestions regarding when it made sense to put resources to certain areas, but just as important, when it would NOT make sense to put in resources. We had an amazing experience with OC Poolscapes. We have an odd shaped yard and we're very specific with what we wanted to do. Jocelyn accommodated our many requested and worked closely with us on developing our vision and many changes, making it come to life. We had a hiccup with an immense amount of rain right when we started and Malkiel/Jose/Johnny were on it, quickly easing my mind fixing what the rain had destroyed. They were always there to quickly respond and figure out anything that was requested of us, even if that meant dropping by to discuss or show us the process. Finally found a contractor who could make it happen at a fair price. Our yard wasn't easy given our tight lot line with neighbors. OC Poolscapes got creative for the demo and dig, and thankfully we avoided a hand dig and avoided craning equipment. Never witnessed a bobcat maneuver with such precision being inches away from our house. Only downside is permitting which is beyond their control. It's a long process with soil permits, construction, gas and electric permits from the county. Once that's behind you though they rock it.
