The room had a musty smell upon arrival. Later that day my clothing was very damp. I noticed an unplugged dehumidifier in the corner of the room and when plugged in, it did not work. I notified the front desk and was told the reason the room was damp was due to the outdoor humidly being so high along with the fact that I was by the ocean. That is completely wrong. The AC is made to condition the air coming in and keep any moisture out. The owner was very nice and arranged an HVAC guy to figure out the problem. He removed the filter from the AC unit and it was so filthy, he had to clean it. He confirmed the dehumidifier wasn't working and went to get a working one. I had to dump the container holding the water 4 times in the 3 nights spent there. Before leaving I spoke to the owner and she apologized but said the problem was due to the high humidity. I wasn't about to argue with her. I did ask if all the rooms were having the same problem and I was told only 2 rooms were having the problem but mine was the worst. I believe this room should not have been available until everything was repaired. I have never stayed anyplace that required a dehumidifier to be running along with a guest having to keep dumping the water. Since returning home, I experienced respiratory symptoms which leads me to believe the moisture from the AC may have caused mold to form behind the wall. I had to see my dr after not getting better after 1 week and I'm now being treated for a bacterial infection which, according to my dr may be from an allergic reaction to mold. I will never stay at this place again and anybody else should think twice above doing so. read more

Not as it appears; go elsewhere. Booked 5 days/4 nights for a 2 bedroom/2 bath efficiency Floor was sandy Sheets were old, thin, dingy and had pilling (tiny fuzz balls) all over them. (see pics) and top sheet was too small for the queen bed. Towels, also old, thin, strings hanging and grey/dingy. (see pics) Master bedroom-no dresser rather plywood cubbies to store clothes. Nightstands were flakeboard with screws sticking out and gouges in them. (see pics) Had a make-shift closet "box" but it smelled bad inside, did not use it as I did not want my clothes to pick up that smell. Master bath shower-paint peeling, no exhaust fan/vent and no light in shower stall, so dark with shower curtain closed, you could not see. Two separate faucets in shower so you had to fiddle with both hot & cold-water faucets to get warm water. (see pics) Kitchen area - TV hung high on the wall with cable box freely hanging down in the air (wires and all...is that even safe?) Gouges & dings in walls in areas. (see pics) Second bathroom - no exhaust fan/vent. It had a small awning window, but the hinges were broken so it would not stay open Second bedroom with bunk beds - had an old, stained chair in it (see pics). Next to the top bunk was a glass block window (doesn't open, just let's light in). This room is next to an alley where there is a garage with a motion activated security light installed. Every time a bird, car, person, leaf or piece of trash moved in front of the security light it went on. This light shines right into this bedroom through those cubes. It's on and off all night long. They should have curtains to use on these glass blocks at night. Pool - there is a small pool, but the water in it was cloudy each day. Never saw it a nice clean blue. A/C provided by separate units in each room, the a/c went out early evening (along with electric to refrigerator) the day before we were to leave. My husband missed out on spending time with us because he was dealing with the hotel and the no a/c situation. It came back on but then stopped again late that evening. No one in the office to assist, I left a voice message as well, no one called me back. It was during a heat wave, too hot to stay without the a/c. Packed up at midnight and left for a long drive home. Overall - this was not a cheap hotel. From the outside it looks very nice but looks are deceiving. It needs a lot of work inside. Photos online show one specific part of a room that is good, the rest of the room is not, as we found out. It is overpriced and the cleaning and service is subpar, you can do much better for the price elsewhere. read more

Scammers. CLASSIC bait and switch. I booked a room here 4 months in advance in order to not pay peak prices. Put down a deposit, received countless confirmations with my original price. Was sooo excited to experience this place for our anniversary!! Anything with "Manor" in the name just gets me hyped. Until we check in, and BOOM. They want double our money. I showed them we paid our deposit for a much cheaper rate, I showed them all of our confirmations they sent to us. They don't care! 1. They said this is a $299 room and they'd be eating money! This room was not advertised as $299 ON YOUR WEBSITE when I booked it. If it was, I wouldn't have booked it!! How are you out the money when you set your own prices? I even showed a screen shot of the room at a cheaper price when booked and she didn't not care. 2. They said clearly it was a glitch. Oh so this is all my fault I guess, silly me! I'm just supposed to know the price on your website isn't correct how? I'm just supposed to know what your rooms go for on any given day how? Let's blame the customer... 3. They said "This is Ocean City..." WOW. Just wow. That was the icing on the cake. How does that give you the right to do this to a customer? I don't care what your room is going for today and how much money you think you're missing out on by me being here. You entered into an agreement with me when I paid my deposit for a price that you confirmed. And I'm renting a hotel room from you-If my out of state drivers license didn't give it away-I'm not from here...thank you for the warm welcome. I don't care where we are, am I supposed to just expect you're going to want more money from me without warning four months later at check in? 4. They said you can cancel if you want.... But also they don't give refunds on deposits. Not even when THEY ARE IN THE WRONG. Great idea thank you, we'll be out our money and stranded with no place to stay. If scamming us out of double our money, and being talk to like I'm a complete moron for booking their hotel at the wrong price wasn't enough...we get to our room and we want to throw up. I'm taking white stains on the bed linens. Pubes in the bathroom. Hair in the the showers. (All very obvious might I add) Spiders in the corners. Fly infested (literally just left a can of raid on the counter for you). Belongings from previous guests sitting around. If you can sleep through giant horse flys buzzing around your head all night then by all means this is the place for you. We couldn't even finish our stay! When you leave a place early and are googling the BBB and Attorney General because you are pretty sure what they're doing is illegal, you know it wasn't a good experience. read more

We stayed here a few years back to try some place new and weren't particularly impressed. So we went back to our usual hotel for a while. Due to scheduling issues we ended up here again this year. The staff is sweet, the location is good, and the parking is free. That's about it. The rooms are the bare minimum. They desperately need to be updated. The beds weren't comfortable. The WiFi was not worth the price- and it was free. The room, 1102, had the worst set up for a family. There was a sitting area with no TV. The TV was around the corner in front of the bed you'd usually put the kids in so the adults can stay up later. The bathroom was updated which was a nice surprise. It was enjoyable to have the patio and exterior entrance. The hot tub was cold. For clarity: we stayed in the old building. Maybe the other building is nicer. But 1100 is a dump. We had a wonderful week at the Ocean Manor. We arrived on 9/4/23 around noon and our parking spot was ready. After a few hours on the beach, just a block away, we checked in at 3. Our room was very clean and well stocked. We had a microwave, small refrigerator, queen sized bed, sofa bed and a lovely private porch with a sofa and chairs that was perfect for relaxing. On the first floor there is a large dining area with a microwave and toaster that is perfect for a snack or takeout meal. Rachelle, the owner, and her staff could not have been better. Florence, Connie and Jessie were always available to assist us at the counter with restaurant recommendations or whatever we needed. Lucy, who serviced our room all week, was wonderful. She did an outstanding job and always greeted us with a warm smile. If you're looking for a clean comfortable hotel close to the beach look no further, we highly recommend Ocean Manor and have already booked for next year. read more

I was actually quite surprised by the room. We had a full fridge/freezer and a sink. Plus things like a coffee maker and a toaster. The inn itself was cute, with little lounge areas. Stayed at the Ocean Manor on 11th street. Had a balcony view. Ocean view was blocked by 7 story building and infested with sea gulls. I don't know how this is a three star hotel? The original building is a bit run down. It was like staying at grandmas house from the era of the 50s to the 70s. All other guests were over 65 years old. Bibles got a bit excessive all over the place like that would make me feel guilty for writing an honest review. Reminds me of the Adams Family with all the sculptures and old peeling wall paper. Nice cozy place to stay in Ocean City. It's very close to the beach and also close to downtown area. Excellent location. We stayed in a suite and it was a nice sized room. It's an older building with an early 1900s feel. There is a balcony you can sit on facing the ocean, although not right on the ocean. Staff was very friendly. They have a pool but I didn't look for it or go in because weather was still too cool and it was too early in the season. One parking space per room, but free street parking isn't too hard to find, at least not the time I went. read more

This was the WORST beach hotel that we have ever stayed at. When we arrived, there wasn't anyone at the desk to help us for about 15 minutes. That should have been the first sign that this place was horrible! When we got to our room, we were very disappointed. We were told there would be a pull out couch. There was but it looked like it was 30 years old with stains. The towels in the bathroom were white with yellow stains all over. They were so small that my 10 year old wouldn't be able to use them after the shower. At night, my son wanted to go into the hot tub only to discover it was COLD!! We went back to our room and packed up to leave. We couldn't get out of there fast enough! And to think they were charging us $349 for 2 nights and $389 for one night, is absolutely outrageous!! Pros: Friendly Staff, charming but dated decor in the Main common parts of the Inn. We stayed in the family suite and it was updated, airy, bright,and was decorated nicely. Beds were comfy. 1 block from the beach was a score at the rate we got on booking.com. The balconies were cozy to sit , have a cup of coffee and enjoy the view. Cons: No linens were left for the sofa bed, half a roll of toilet paper left upon our arrival with no spares in the suite for a family of 5. Every window in our room had some issue. They either wouldn't stay open, had holes in the screens, or had no screens at all. I will say they noise above us at 7:30am was awful. It literally sounded like people moving for furniture across the floor for over 2 hours. read more

We stayed in the newer section across the street. The room was very charming. Updated decor and very clean. Location was great. In the middle of everything and only a block from the beach/boardwalk. But the walls were paper thin and we could hear every bump, bang and conversation from the others rooms. Mostly, while in the bathroom. How embarrassing?! We also had some rowdy folks on one side of us and were awakened by banging noises and yelling. Parking was ok. Another car had taken the spot designated for our room, so we moved to a spot across the street. It was no big deal... but when we asked to keep our vehicle there an hour past checkout, we were refused. So I guess the rules only applied to our stay, not others. read more

When I attempted to address this concern with Florence she made it abundantly clear that she had washed her hands of my family. You asked if I had received the email sent? No, I didn't because my email address wasn't correct in your system. The employee who accepted my deposit last year also took my email address so I guess we know why that wasn't done. What blew my mind about the entire thing was your unwillingness to do anything to help the situation. My mother-in-law was there when I gave your employee my deposit last year. Didn't matter to you. She was there when I provided my email address as well. Clearly that wasn't handled. How would I have received an email sent to an address other than mine?! This place is more than fraudulent with the pics and room description. Electrical outlets not working, bathroom fan falling out of the ceiling. I damaged my hand on the rusted out chair on the balcony. The toilet doesn't work properly, the sink doesn't drain. A cluster of electrical cords hanging from the t v., Cable cuts out,the air-conditioning only services one bedroom. I wouldn't seek refuge here, there is no refuge to be had. Politely called the front desk about all the noise from up stairs. The reply was "It's okay, they have slot of small children". And that is where the concern ended. We left a day early. We were only supposed to be here for 3. Please don't waste your families time or money. House keeping supposed to be done by 1, waited until 2 to come back from the beach so we had clean towels, nope...the first night we stayed my daughter found sand in the other bed. We stayed in room 207. As per a previous review we had the exact internet problem and ignorant response from the staff. We were told to sit in the hall after they blew me off for 2 hours. When I told the lady I did not want to sit in the hall in a mask to work for a few hours and her response was to not wear it. The maid came when we were getting ready to go to the beach when I told her we were leaving she just left towels. She had no interest in cleaning the room. The rooms are not what they look online and the furniture was shakey. I am super disappointed and will not return. I will also tell everyone I know NOt to come here read more

There was nice parking, a good tv, and beds. But when we arrived there was no futon. So instead we got a cot with a mattress. There was a very nice deck looking out on the beach. But the coffee was upstairs. There was a nice pool across the street, Anybody could go there because nobody was there. It was a block against the Beach also. The hotel is actually really beautiful, the room was nice (Rm 207), and the location is great, but..... Customer service means everything to me. I understand that things can go wrong, and I'm really patient, but when the response to problems is not good, they deserve a bad review. I had no internet connection in my room. I was rudely told that no one else had an issue. Then I was told to go in the hall to use it, that my room may be too far from the modem. I inquired everyday about the status of getting this resolved, and no one would get back to me, they just kept blaming the cable company. One day we didn't have water for showers before meeting friends for dinner. When I called down to the front desk, the women that answered was so frazzled that she just yelled at me that they already knew there was a problem. They were consistently nasty on the phone, but then very softly would brush me off in person at the front desk with an apology and "it's not our fault." The cleaning service came at such odd times, way too early or way too late, when we were using the room, that it was only cleaned once during our 4 night stay. But they did offer fresh towels. The pool was too dirty to use. I contacted booking.com and requested a partial refund since I did not receive all of the services that I paid for. They told me to contact the property directly. I have tried to do that and they have not responded. I visit Ocean City every year, it was my home for over 20 years. I will not be staying at this hotel again. read more

Ok seriously my heart sings when I think about my weekend here. I travel a lot I fact we had been traveling for 3 weeks before we found this gem. It's a combination of old southern hospitality and beach house. I loved every second of it. The rooms were clean, comfortable beds, I felt like i was at someone's vacation home the way the room was decorated and that balcony was divine. Walked right to the beach, I can't wait to go back. We stayed here for 4 nights in RM 204 a 1 bedroom suite. The room was dirty feeling, stained carpets, a dresser that the drawers wouldn't close, cracked bathroom floor tiles, a VERY small shower with a broken shower door and a broken sofa bed! We left on night 4 instead of sleeping there, so we checked out a night early. On the upside LOCATION IS GREAT, nice balcony with table & chairs, friendly staff, they attempted to fix the sofa bed, and complimentary coffee & tea! I wouldn't stay again. read more

My family and I came here looking for an "old- time Jersey Shore" experience. That is exactly what we found at the Ocean Manor. The staff was more than friendly but the real beauty of the place is its location near the boardwalk and beach, and its porches and patios. In addition to the main L-shaped common area porch on the first floor, our room - a mini-suite for $130 a night mid-week - had its own private porch, as do most of the other rooms. A nice touch was the many rocking chairs and the cast-iron patio furniture. I couldn't help but notice when we did our internet research on the Ocean Manor that it had many mixed reviews - many reviewed it as excellent and just as many reviewed it as poor. After our stay it is fairly easy to figure out. People no doubt come here expecting the Ritz-Carlton, which it ain't. It is a classic old-school South Jersey hotel (with more of a bed and breakfast feel to it.) If one wants the Ritz I suggest they stay at the Flanders Hotel which is 100 feet away from the Ocean Manor and about 3X the cost. Cant wait to come back next year.... read more

We come here every year. It's like staying with family that you want to stay with! The property is getting some upgrading but it's clean and you can't beat the location. The owners are incredibly nice and caring and helpful with everything. This isn't the Ritz Carlton, it's the shore. You're not going to spend a ton of time in your room anyway. Me and my boyfriend stayed here for 2 nights and it was pretty bad. We walked in to our room and there was garbage left under the bed and a trash bag in the bathroom that the maid must've forgotten. Not to mention, the maid left a note in messy hand writing hoping we enjoyed our stay. Though the note was nice, if it didn't have stains all over it I wouldn't have mentioned it as a negative factor in this review. Though this place looks nice from the outside and is a good location.. don't be fooled.. the carpet is stained, sheets have bleach marks, the paint in the room looks like it was done sloppily. This place needs help and would never stay here ever again. The only positive thing about this place is the people..they were extremely apologetic about the garbage being left in our room but the poor condition of the room otherwise reflects that they just don't care all that much about high customer satisfaction. read more

Recently. my family stayed here. We were pleased with the accomodations. The rooms were clean, bedding and towels changed daily. The grounds were well-kept including the pool area. Some of the rooms could be updated but for the price, we were happy. We spend little time in the room so out-dated furniture is not an issue. The rooms were clean as was the bathroom. Most room have a porch or balcony and it is close enough to see the ocean. It is in a good location. Any minor problem that came up was addressed by the management quickly. Yes, there are nicer and more expensive places to stay, but we would rather stay in a clean place with friendly staff. read more
