    I would not recommend this company. We unfortunately signed an extensive contract that we needed to…read moreread over more carefully. Here are some things to know: Guesthop will not help with trash removal- it is not something they do. If you cancel, Guesthop will take 50% of your earnings for any booking they obtained when you had them; that's right, 50 PERCENT. We are still paying them even though we canceled on August 8th. I just sent another check for $500...ugh. Ultimately, we will have paid them nearly as much as we earned for those 30 days. They will completely control your Airbnb calendar and charge whatever price they like. They dropped our nightly fee from $139 to $113 without our knowledge. We are now back up to $139 and fully booked without them. So far, we have paid Guesthop over $2,000 to manage our property for 30 days; our earnings were $5,000.00, AND WE WILL CONTINUE TO PAY THEM FOR MONTHS, even though we canceled. Keep in mind this does not include payment to cleaning staff. This payment is what Guesthop got for making phone calls and managing our calendar. When we had an issue, we still made multiple phone calls and went by the property to manage matters ourselves. We had someone break the window. Guesthop called one glass company, who gave an estimate for $2700, stating the entire window frame needed replacement. We said no; we got the glass replaced and had the pulley on the window replaced when we got home for $10. In addition, guesthop did not attempt to help us - stating the broken window was our fault. Even though three other professionals noted the damage was impact-related (i.e., someone threw something or put their hand through the window). The cleaning staff is excellent, and our property always looked lovely. If you would like someone else to manage your calendar, that's excellent, but we want to see our comments and what our guests are requesting or need. Guesthop takes away all access to your Airbnb listing. We learned our lesson: READ the contract carefully! We have found an excellent manager to work with that meets our needs. Final advice: shop around before you sign up with Guesthop.

    My property manager Ty Harris shut off my electricity without warning. I spent almost two days with…read moreno power, only to find out from PG&E that the issue was internal. When I went to check the breaker as instructed by PG&E, the lightbulbs in the basement had been removed and it was pitch black. While I was trying to flip my breaker on, my back was turned and Ty Harris (who doesn't live in my building) came up from behind me and physically assaulted me. He hit me, threw me into a concrete wall, put his hands all over my body ripping at my skin, and chased me up a flight of stairs... I was bleeding from multiple areas. This is a premeditated assault. Violence.. There has been no apology from structure properties, no explanation for his behavior. Why do I have to explain to human adults that unlawful violence is bad?

I lived in this apartment for 14 months and truly enjoyed my stay here. I would have stayed longer, but my family was back on the East Coast and in the end I decided to relocate back home. A month or so into my stay I was having some back issues. I don't think my mattress was new and it was really doing a number on my back. I sent a maintenance request to Trinity through their online portal and within a day I had a brand new mattress. Same for my stove/range. It was old and dated when I moved in, but it worked, or so I thought. Cooking is the way I relax and one day I decided to bake, just to find that the oven temperature control wasn't working. What should have been in the over for an hour at 350 degrees was burnt to a crisp in 20 minutes. I again sent in a maintenance request via the portal and when I arrived home from work the next day I had a brand new range. Washers/dryers were also fixed promptly whenever I reported a problem. I'm giving this apartment complex 4 stars instead of 5 because there are a couple of things that could be better. The washers and dryers should accept debit/credit cards, or then have a change machine in the building. Having to go out looking for quarters was not fun. My apartment was also broken into once and I was robbed of various items. While the management responded right away, and had my lock changed on a Saturday night at no charge to me, I felt that more could be done to prevent people from getting into the building. Or at the very least install cameras. There was one camera by the mailboxes, but that was it. Overall I enjoyed my stay in the city by the Bay and if I ever have the need to live in San Francisco again I will be looking at this property, again

I had about…read morethree years sober, and I was ready to attend school and take my DJ career a step up into actual radio. When I'd been in this building for a couple of months, I began to have chronic flu. Usually a flu goes away after a week or 10 days, but mine never did. I can't even begin to count how many doctors I saw. My sobriety went out the window because I couldn't sleep and was in terrible pain. I was diagnosed with fibromyalgia and post polio, but nobody really knew what was wrong with me. It was just a diagnosis so that I could take medication to relieve the symptoms of sleeplessness, pain, asthma, fatigue.. I actually managed to get through school, although my teachers knew I had some sort of mystery illness and they allowed me to come in when I could to do the work. Owing to my mysterious illness, I suffered loss after loss after loss. A huge loss in income..I had to give up my great job as a programming director in probably the top rated radio station in San Francisco. I became an invalid. Life went on this way for well over a decade, maybe longer. Sometimes I was OK and sometimes I was terribly terribly sick.. it had no rhyme or reason.. I'd been hearing from my downstairs neighbors that there was a terrible leak going into their apartment. People kept angrily moving out. Someone asked me if I was flooding the bathtub, although the copious amount of water was in another room. Then I heard about black mold sickness. I had all the symptoms. One day I was able to move my bed, and I pulled the carpet away from the wall and what I saw was the most horrifying thing imaginable. A huge patch covering practically the entire bedroom floor, of black mold and white fungus, and there was even a puddle. By then I'd been in the unit for probably 10 or 15 years. I couldn't move if I wanted to because I was too sick, and couldn't afford to. I could have made a good living but for the mold. It was pretty dramatic when I found that mold infested floor, but I knew the apartment had leaks. I had leaks in the closet, a lot of things I treasured were ruined. I realized that Trinity Management was aware that there was a catastrophic leak and they did nothing about it. They knew I was sick and did nothing. Another unit was opening up a floor down where I felt there wouldn't be this leakage and I was very attached. I'd been here at least 10 years by then. I found out that when you are being poisoned by mold, you don't always make good decisions. Staying in this building was a huge mistake. After I moved into the downstairs unit, I began to notice that every new neighbor was a "neighbor from hell" people who fought constantly, threw furniture, had screaming fights, ran up and down the hallway, drunks, my laundry was stolen, my packages were moved, and put back two weeks later, it just never got better. Did I mention that during the move, two Trinity employees kept hitting on me? Incredibly I've paid my rent every month except for the three month period I had to live in the living room, when I paid half. Before I found the mold, I'd had some nice neighbors but as each neighbor moved, they were replaced by an absolute neighbor from hell. About nine years ago, I began to hear loud whistling, ringing, and buzzing noises coming into my unit. I realized they had put neighbors in who were deliberately blasting amplified noise into my unit. Diabolical and evil! I recently made the decision I would no longer pay rent with the constant noise, so they put the building up for sale. It's been taken over by a woman I would refer to as "unfriendly". God only knows what lies they've told her about me. And here I sit with a horrible, very loud, whistle and buzzing noise coming through the walls and two earaches..By my count, 14 dreadful neighbors have been moved into the three units surrounding me. Avoid Trinity Management like you would a plague. It's been a long, slow, painful, descent. Moving into this building destroyed me. Trinity ruined my life..don't risk yours.

    Rent SF sucks not only can you not get through to anyone ever contact anyone or get someone to ever…read morelook at an application but we had a $500 deposit stolen from us and never got it back and we didn't even get into a house or anything we did an application that required a $500 deposit that we were supposed to get back they'll give you a s***** Studio for $3,000 and then expect you to pay a deposit which is not ethically moral or systematically just these aren't just houses in finances these are people's lives and everyone deserves a home I think rent SF needs to take a couple steps back and look at themselves as a company as an organization and add morale to their policies add understanding to their conduct and include empathy as a package deal
