Love this place - only thing is management was not at all helpful when two of my stools were gone from outside my door when I was moving in. It was maybe 15 minutes as I was organizing some things in my apartment. When I came back outside to grab my stools, they were gone! I was super upset because I just purchased those stools. I called the office, asked if they had any cameras in the hall or if when doing maintenance in peoples' homes, if they could just check for the stools. They don't have cameras in the halls, and no way to get maintenance to seek out the stools. :( Other than that, this place is great. Another quick thing, I've had a few shower problems. Every time maintenance comes through, something else goes wrong. All manageable though. I recommend this place. read more

My apartment was given to me extremely dirty plus the unit they gave me was pure bait and switch tactics. The showed me one unit and once I signed my lease, they gave me another unit. I also had a horrible roach infestation. And it took two months for them to do something about it and even after having my apartment treated over eight times the roaches are still there. They received a violation from the city of Dallas for the roaches The management was professional until I had contacted the city of Dallas for their roach infestation . Julia is my girl!! My 5-star rating is solely based on Juila. We haven't yet applied so I am unable to attest to actually living at this community. However, the customer service that Julia provided to us was astounding. We had a tour scheduled but arrived about an hour earlier and she willingly allowed us to tour with her despite us being earlier than our confirmed time. She provided us with so much information and did it all with a true positive spirit. We could tell that she genuinely wanted to help us, and cared about us as future tenants and human beings. read more

If I could give negative stars I would. They're all bubbly and friendly every time you speak but nothing comes of it. I had constant issues living here. Should've known when I went to move in and there was existing water damage that took them a few weeks to fix. Fast forward to moving out. A week after I left, finishing my lease so still paying rent, the water heater leaked and they had to cut holes in the ceiling and walls (see attached). When I called to discuss compensation for this as the apartment is inhabitable, they told me in fact the apartment is habitable and they expect me to pay full rent. It'd be less headache and cheaper to live under an overpass. All this bad doesn't even include the area it's in. I heard gun shots multiple times. Heard about cars being broke into in the gated parking lot. Apartment doors being kicked in. PLEASE STAY AS FAR AWAY FROM THIS PLACE AS POSSIBLE. read more

Unfortunately never even got the pleasure of living here. The customer service and sheer behavior of the office employees made quite sure of that! I applied for a 1 bedroom apartment online, and paid right away with my debit card. I was then emailed back by Christina, stating the unit I had applied for was meant for students only. This wasn't mentioned anywhere in the site, or in the application I completed. But she said that she could either find me a unit that matched my needs or offer a refund. I chose the refund, as there were other equally as great apartments for a fraction of the prices 5225 Maple was offering. She then told me that I would receive a check in the amount of my payment within 2 weeks. It was unfortunate that I couldn't get an immediate refund, but I agreed to wait. 2 weeks went by, nothing. I called and got nowhere. Then I was told that I would receive the check within 30 days, which was supposedly their "policy." 30 days went by, nothing. I called and was told that the check hadn't even been mailed out! Seriously fed up at this point, as it has been about 46 days, and I have yet to receive my money. Yesterday I was promised by a manager of the property that I would receive the check Certified Mail, as I had originally requested them to do (but they refused). Let's hope they honor their word today. If office associates represent themselves in such a rude and inefficient way to potential renters, in no way would I ever want to live here, or would suggest anyone else to. read more

I've lived here for about 6 months, and about halfway through a 12 month lease. It's not a bad place if you can get a good apartment. They have several options to choose from, various layouts, various designs. I'll lay out some good and bad for you to help you out. The good: Great security, fast maintenance, nice courtyard area and outdoor space, decent workout room, good neighbors. It's cheap for the area... around $1100 for a 2 bedroom, $900 or so for a one bedroom, covered parking is $80/month. So not bad for the area it's in. Also it's a convenient drive to Deep Ellum, downtown, arts district, cedar springs, etc. The bad: Plane noise, Train noise (get an apartment on the side opposite of the train tracks), homeless people hanging out, front office doesn't stop door-door advertising. The management really isn't great. They generally don't care about much, but the maintenance guys are pretty nice. read more

We have around 1,100 sq. feet and pay an incredibly reasonable price! I love that there are not a lot of apartments in the complex. It makes for a really relaxed and friendly environment. We face the street with magnificent French doors that open to Maple. High ceilings and spacious bedrooms make our apartment complete. The staff, from management to facilities are all incredibly friendly. Christina in the office is my favorite. Always smiling and eager to help! her! I lived in this apartment complex since April 2012, so about six months as of when I write this review. Let's get a few things out of the way based on some of the other reviews I have read (not just on Yelp). Then you can decide if you want to keep on reading. I'm not sure what homeless people that other people have spoken about. I've never noticed anyone on the property that didn't belong, so to speak. And walk my dogs off property on Maple and have yet to have an issue either. Perhaps things have changed since earlier reviews were written. It's an apartment. There will be noise from neighbors. If you actually pay attention and look at your paperwork, it clearly states what is acceptable neighbor/community behavior and what is not. If you complain, they will do something. If you do not complain and take action, don't slam the complex for your laziness. That said, my roomie and I experienced quite a few challenges adjusting to life on a ground floor apartment thanks to some less than desirable neighbors. We talked multiple times with the staff and eventually the problems were rectified. My roomie even had a meeting with the upstairs neighbors mediated by the office staff to get everyone on the same page. So if you actually talk to the office staff, they do help. We've only had to request maintenance a couple of times for some issues. They are extremely quick to respond, fixed everything right away and in the most recent instance, proactively brought a new air filter because the maintenance guy (can't recall his name, but he has a great dog named Woody) remembered we hadn't requested a filter in a while. Of course, I would chalk this up to a couple of key things. When either of us run into someone from the office or maintenance staff, we actually say hi and ask how they're doing... in my case, I usually see them while walking my dogs. So instead of just having a sense of entitlement and think that out of the hundreds of people that live here they will remember us, we've actually made it a point to be cordial to them. And guess what, they remember us and are quite nice to both of us. For the apartments, I wouldn't say that they are the greatest and newest because they aren't, but for their age, they are pretty nice. We're in a ground floor unit that is a loft style, so we have some slightly different amenities like concrete floors unlike the upper level units. We looked at those and admittedly, they are kind of boring. The grounds of the complex are okay, nothing to write home about. My only real complaint is the dog "exercise" area. It is extremely small and the fencing/guardrail (not sure what to call it) is not secure enough for my two dogs, so I can't ever let them off leash outside at home. So, we go to some of the city-run dog parks around town. Noise. Number one rule... we're in the city, it's not going to be quiet. You can faintly hear planes going to Love Field, it's located by an elevated portion of the DART rail and directly off a busy portion of Maple Avenue. None of these noises bother me because I'm accustomed to city living. If you need peace and quiet all the time, this is definitely not your place. If you need something decently priced in the city, near Oak Lawn/Uptown/Love Field/Medical District/Highland Park, it is great. Close proximity to all locations, easy to get to Central/Tollway and 35. read more

As I am writing this review, my a/c is out of service. This is the second time in 2015 that my air conditioning has not been working. I have lived here since 2013 and I have to say the only reason I stayed was out of convenience. The staff is very unaware of what is happening on the property. The gates almost never work. There are always people allowing their animals to urinate in the areas where people walk through to enter the actual gates. There have been several times where I have had to walk around the building because the gate I normally use simply would not open... Try doing that with about 30 pounds of groceries in your arms. I live in the back of the building and there have been times where I would have to walk all the way to the front just to let guests in which I think defeats the purpose of even having anyone dial things on a keypad. Just goes to show how often things function here. You can often see gates being held open by ropes and hinges of gates laying on the ground. My faucet was actually broken until just a few months ago on the maintenance man's 5th visit and I've been here since 2013... In closing I also think the staff is very unprofessional. The leasing agent is basically an airhead and can't help you with your questions if you have any. Also if you have a problem or a concern or if you're bringing things to their attention often enough, they will gossip about you and say that you're a problem. overall, dish out the extra couple hundred dollars for units with washers and dryers, functioning gates, and overall better finishes. The area is nice and there are definitely better, newer options that will save you time and medication for your headaches. And if you're curious, the lease will not be renewed. read more

My roommate and I lived here for about a year and a half. I had a great experience with my apartment! The 2 bedroom apartment we had was a great size. The bathrooms were enormous and had kind of an industrial feel to them, which I loved (and miss tremendously). The kitchen was large and very open. The location is so so so so great. It's close enough to uptown without paying uptown rent prices!!! It's just past the shady part of maple ave, too. It's easy to get to and close to the major roads, which is really convenient. The super mercado across the street was a real plus! It was easy to pop over if I was cooking and forgot an ingredient while grocery shopping. The management left something to be desired, and the gym equipment functionality was hit or miss. The pool is really nice, though! The real downsides to living here are the really loud planes coming in and out of the nearby love field airport. I mean... Really loud. Also, the gates were really hard to get guests in and out of. Anyway, I'm glad I lived there! I recommend it to anyone moving to Dallas! read more

I have lived here since September of 2013, which means I'm almost half way through my lease and I've just about had it with this building. Upon moving in, I was asked for my telephone number to be used as a contact for the gates so I could buzz my visitors in. I was here probably 2 months before my number was changed. My visitors were calling the previous tenant that lived in my unit. I asked for my blinds to be replaced probably a week after moving in, when the maintenance man came, he brought the wrong blinds and then he never returned with the correct replacement, so I still have broken blinds. People let their animals urinate all over the campus so you have no choice but to smell urine when you're upwind outside. Security was the main aspect that drew me to this building and I'm not pleased to inform potential residents that the resident entry gates are never working. The hinges that enable the gates to function are for the most part, dangling from the from or worse, siting on the ground. At this point in time there seems to be something wrong with the gate codes so we approach the gate with a line of cars who are not able to enter the gates, it was a madhouse outside this afternoon. Luckily the resident entry gates to my building are always broken so there really isn't a need for me to have to use my entry remote and I am able to freely walk up to my unit. If you are someone who isn't worried about security or you're not home too often, then this place should suite your fancy, however I do not recommend this building to people who are drawn in due to the broken promise of luxury amenities. read more

My ten month lease ended this past weekend and now I think I can give an honest review. When I knew I was going to move to Dallas I flew down and checked out a few complexes, including 5225, Inwood on the Park, and City Ville. These places are all pretty similar and their prices look really good until you call. 5225 listed my unit between approximately $650 and $780/month yet I paid $840/month, which included a discount. Since I was living in Connecticut and was traveling for most of the summer I didn't have time to make multiple trips to Dallas and hunt for apartments, of course it's not easy when you aren't familiar with the city and I didn't even know what I wanted in an apartment other than a location close to school. 5225 offers various sized apartments, from studios to two bedrooms, with varied floor plans for each. Briefly, all the apartments have modern/clean appliances, large bathroom(s), washer/dryer hookups, and big walk in closets. Good features include: decent pool (no hot tub), laundry room, small work out area, optional covered parking ($50/month), gated entry. The not so good: airplane noise from Love Field...they literally fly right over the building. Some people have told me after a few years they didn't even notice the planes, but for the 10 months I lived there I always heard them. Most times it wasn't a huge distraction and just meant I had to turn up the TV when they were flying over. A frequent occurrence was an old propeller plane that flew in and out of Love which was so noisy it set off car alarms in the parking lot- it was really noisy. The management never impressed me very much, they were friendly but were often ineffectual. The really bad: horrible neighborhood with lots of homeless. Within spitting distance of my apartment was a DART rail- homeless people lived under the track in an empty lot. To give you idea of how close I was- when my windows were open I could hear their conversations (I've heard some crazy stuff). I saw them ever day I lived there and on one sunny Sunday afternoon saw two of them having sex, it was really nasty. Besides that, seeing homeless people out your window every day gets really depressing. All in all, It was a fine 1st apartment and I would recommend it to people who have never lived in Dallas but I wouldn't want to live here again. read more

The good: Cheap! Close to UTSW. The bad: The snobby office people couldn't even wait the 5 mins to let me finish SIGNING THE LEASE. I should have taken that as the first sign to not live here. They have been unhelpful and unwilling to even attempt being helpful when I've taken time off work to actually go in and accommodate their hours. They had no maintenance or emergency maintenance number to call, when I had something go wrong over the weekend!! When they finally did something, they went in my apartment when I wasn't home and left a mess, even though I told them not to do that and to wait for me to be there. I never authorized any entrance when I wasn't there, and I specifically said that to them. Of course, they disregarded what I said! Parking spaces can barely fit my car, and my less than 6 month old car now has door dings on both sides! They say everything's bigger in Texas, but 5225 Maple's parking spaces just ain't one of them! Walls are so thin, I can hear my neighbors doing "it" all the time. Friday nights are like a music festival up and down the hallways, with every other unit throwing parties with loud music. You can also "enjoy the party" from the parking lot. Hallways have stains that look like a dead body's blood is going up and down. They've been there since I moved in! You can also smell the trash chute all the way up and down the halls, even though the doors are always closed! Don't get fooled by their tour, including the "lovely elevator" you can take up to your 4th floor apartment. They only consist on 2 ends of the complex, meaning you probably won't get to use the elevator. The meeting room and lounge are also pretty off limits. I'm a competitive athlete for about 15 years It looked nice initially, but looks can be deceiving, and I guess you get what you pay for. I would NOT recommend this place to anyone EVER. I would pay to break my lease to go somewhere else, but wait... they have a no-lease-breaking-policy! If you want out, you still have to pay the rest of your rent for however long your lease is AND a move out early fee! I'm not one to complain, and this is my first time ever writing a bad review for a place, but something needs to be done! P.S. Lincoln Park Properties, if you could get ALL the office staff fired, that would be much appreciated. If not, then just N***a and C*******a would be fine. read more

I lived here for a year with my brother and our two Weimaranar mixed dogs. The complex is pretty and pool looks great. That all catches you instantly. Plus the community area. First of all the community areas are stuffy due to the eye stares by the lady working in the office and the awkward get togethers every week where you get questions from your neighbors like, "so what do you do?" Ugh. Another thing that drove me nuts pretty much constantly in that year was the collasal problem of parking. It seemed everyone lazily parked taking up two and sometimes three spaces. there were never any notes sent out to the tenants about that! Also I always felt our dogs were unwelcome. This complex claims to be dog friendly. I don't think so. They also tell you there is a dog park. There is no dog park. They have a very small fenced in lawn at the back of the complex grounds near the dumpster. Yeah. I lived at the front of the building and I hope they didn't expect me to go to that small area five plus times a day. The tenants got letters from the office saying things like your dogs pee will burn the lawn. Really? Are you saying my dogs can't pee on your lawn now? It got crazy and I didn't know what to expect from them. I didn't want to get a fine for my dogs going potty outside, like they are supposed to? Anyway. Just all of the condratictive policies on animals was ridiculous. I haven't even told you about the poop DNA testing yet. Yeah! You can see that for yourself if you like to live here! I was unhappy with living here with my dogs. I was unhappy with my deposit check return. Why did they charge me for the second remote when I didn't have one in the first place? Why did they need to charge me 100 bucks to acid clean the perfectly cleaned bathtubs. I could go on and on. I hope the rude girl doesn't still work in the office. She seemed too all mighty to be there anyway. I do want to put out there some pluses of the area. The Mexican market across the street was very convenient and loved having horchata or fruit juices in the summer. They had good elotes also. Windmill Lounge was a lovely stop some nights and Charlie is great to talk to over some whiskey. Warning: don't got there if you are recovering from some kind of addiction or don't want to get hit on by a gay guy. I like that area of Dallas but I sure would never recommend this apartment complex to anyone and it has definitely made me a non apartment dweller. PS: the groundskeeper is really sweet and the mantinence guy is nice too and really quick to get to the issue. Better to catch him in the hallway as opposed to trying to call the office. I lived in a 2 bedroom for a year and a half, and I just signed a new year lease on a 1 bedroom. I guess that kind of tipped my hand? At 5225 maple, there are some things that require 'getting used to'. The area is on the rough side, so if you love taking long walks in the evenings, this probably isn't the location for you, you probably want to be deeper in uptown. The grounds; Nice and well maintained. There is little vegetation outside of the central area, but I see that as a plus. I lived in an apartment that was OVERGROWN and beautiful with ivy and tons of trees and bushes, but the bugs and tree roaches were EVERYWHERE. With lots of vegetation and old construction, it's almost impossible to keep the pests (bugs rats) out. This is on the newer side of construction. Lots of asphalt, but an aesthetically pleasing internal guest area. The amenities are a bit lacking. I don't grill much, and the swimming pool is small and often crowded. The exercise room is just right for me, open 24/7 and lots of up to date equipment. The security is top notch. The only way for an unwanted guest to get in is to sneak behind someone using a gate remote, but that's something that can't be avoided. Someone mentioned homeless people, and I have to disagree. I've lived here almost 2 years, and except for the occasional bums walking by the building, I've seen like 1 or 2 that quickly got shoo-ed away. Everytime I have a run in with the staff, it brightens my day. They are always extremely helpful and will work with you on a solution and be lenient if there are issues. I had a hasty move-out and they went above and beyond to help me and make sure I had a good fit in my new place. The only thing I like more than the staff are all of the tenants I've met. They're always professional, clean, considerate, and very friendly. I've never had consistent noise problems (except some occasional lengthy love-making sessions from my upstairs neighbors, and I'm not one to spoil a good time) and you really do get used to the sound of the planes. After a couple weeks, you won't even notice them. One night I had my window open and one came close and scared me half to death, and I realized that the windows and walls were great insulators to keep out excess noise. Sweet. To the woman complaining about the sponsored events (there's a nice couple that organizes brunches, card games, game nights, marshmallow roasts, just to name a few) I say then either don't go, or just pop in and get your free food. I would like to personally apologize that you are a huge sourpuss. :P The rent is on the average to slightly above average in terms of price range for the area, but there really isn't much else out there that's habitable for me. I looked around and either they're cheaper but run down or WAAAY too expensive with actually less sq. ft. (SOUTHWESTERN) I find 5225 to be the right fit for me. PROS: -Awesome staff and friendly tenants -Decent price/sqft -Great location -EXTREMELY attentive maintenance staff. CONS: -I forgot to mention, but AT&T bought out the apt, so if you want net/tv/phone, you HAVE to go through them. AT&T sucks, but not as bad as time warner. -mediocre amenities -SOME persistent noise (street traffic, planes, trains, but this comes with the area and I personally don't notice it anymore) -I have heard SOME gripes from pet owners, but some have no complaints. I don't have a pet and I don't know what issues are being had, but there may be some out there. read more

I've lived here for about 2 years now and I love it. The office staff is very friendly and helpful. If you have a maintenance issue it is usually resolved that day or the next. The grounds are kept clean by the cleaning staff. The clubhouse is also nice. It includes flat screen tv's, kitchen, and complementary coffee. The location of the apartment is perfect if you enjoy hanging out in downtown or uptown. They are both about 5 minutes away. It is also very easy to access 35 and the North Dallas Tollway. We have really enjoyed living in the community at 5225 Maple Ave Apartments. The CARES couple, Andy and Rachel, are amazing and do an excellent job of helping bond the residents with fun activities and thoughtful gestures. The apartment is wonderful, spacious and modern. The pool area is beautiful and we've used the clubhouse for two huge baby showers. In fact, others complaining about security is odd because we've had trouble getting guests in for the events due to tight security gates and door codes. We've lived here over two years and never had any problems or felt unsafe. It is a good value for the area, has lot of closets and cabinets, and a laundry room. Our neighbors are great. There tends to be a lot of medical interns or nurses due to its closeness to the hospitals. The neighborhood is an excellent location in proximity to fun activities and work, and the Medical District is transitioning into the place to be. We love the staff, Nina and Christina who are very invested in the residents and friendly. Maintenance is super quick and helpful. read more

Hated this apartment. Leaky windows that caused damage to my carpet and baseboards a year later have not been addressed. Can hear every step (including when they have sex) of my neighbors above me. Lost package by the office only to get a shallow, "sorry". Loud plane noise, loud street noise, constant pedestrian gate noise because they're always broken so people just force them open. Three feral cats on the property when I moved in were in desperate need of help, and after a year of trying to find an organization to take them to I was refused lease renewal if I didn't discontinue feeding them. Instead of helping me rescue them, they just refused my lease renewal. The kitchen and bathrooms are in desperate need of renovation. The countertops are sagging. I would never use the pool because it was always crowded and loud. The train noise is bad because the tracks run right next to the complex. They say dog friendly, but the only place to get doggy bags is in the complete back side of the complex. For the price, this place was a complete joke. My apartment was 875sq ft and my rent was $1200, which included my garage spot and storage. I'm moving to an apartment that's over 1000sq ft for $1200 with granite countertops, stainless appliances, huge private patio, FREE garage parking with a huge parking deck, and it's in the exact same area (3 miles away). The management doesn't care in the least bit, and treated me like a number. I wouldn't suggest this apartment complex to my worst enemy. read more
