Orlando, Jill and this entire company will scam you out of your credit check money, read you a lease agreement that makes absolutely no sense and never repair anything because they're busy in court suing people to get out or getting sued. Orlando will lie and say the owner owns malls, you'll hear from a Jill who's a huge Karen that plays bad cop to make you think you want an apt you don't really want. Your rent will be raised, your place will have problems and you'll be working with nightmare managers. Run while you can. Update: now the fraudulent company wants to claim fraudulent things- their response says it all. Save yourself the time, money and go elsewhere. If I could leave zero stars I would, this is a SUPER SHADY property management company. First off I got money taken from my deposit for a spring that was broken before I entered my lease - there were requests made within the portal to fix it and they did nothing. None of my maintenance requests got answered not even one regardless of what the portal might say. I also got charged a carpet cleaning fee when my carpet was perfect, someone tell me if this is a dirty carpet. They're by far the shadiest property management company I've ever worked with. A property management company that doesn't manage properties at all. I haven't even been living in my apartment for a year and I've run into a bunch of issues. I understand that the apartment is old and will have to deal with some of it, but it doesn't help when there is a complete lack of communication between the tenants, management and contractors. Our property manager, for the building I'm in, seems to ignore 5 out of the 6 tenants living here. We will all text or call with an emergency and he will not pick up or even respond to us in any way. I once had a pipe burst in my apartment, and the manager, or company did not pick up their phones. I called maintainence and that guy just got mad at me and told me to call someone else. When I told him I did, he got pissed. I asked just for him to reach out to the others on my behalf and they called me back - It took a good 20 minutes for someone to do that though and my kitchen was flooded. Then they left a mess in my kitchen for me to clean up, they didn't even offer. There is now water damage, which I had reported the SAME DAY and sent photos. The property manager said that he might be able to send maintainence to super glue the pieces together under the cabinet - they never even showed up to do that. With work orders, no one communicates the status with us. We tenants are also the ones who are responsible for setting up appointments with contractors. For example, I put in a ticket for a rat infestation 1 week ago, they contacted a tech the next day, but no one ever followed up with the contractor, so I called the office to see what was happening. Honestly, the only person advocating for me was someone at the front desk. They followed up for me and are pushing to get an earlier date. Give them a raise because they are going above and beyond. That's not their job, and it's not mine either. read more

The worst property mgt office I've seen. My parents' A/C has been leaking and "spitting" water all over the floor for more than 3 weeks. It's also as loud as a lawn mower. We have been telling the "property manager" about this for the past 3 weeks. The maintenance guy inspected it and told us this A/C has no life left in it. He sent a note saying that he highly recommends they change the whole unit but they did nothing. Orlando Urquidez left my parents with a broken A/C for 3 weeks in the Cali heat wave! I added 2 pics to show you how these people leave their tenants. I'm not sure what their problem is but they definitely seem like they have a personal problem with my parents. I've seen that the business owner took the time to reply to some reviews. This makes me think that he genuinely cares about his business. As a tenant, I cannot stress enough that you should avoid this company. I am also a landlord and as a landlord, their practices leave you open to liability. I'll be filing a complaint with the county about their lying and backdating the 24 hour entry document and the abusive nature of their entry procedures. As a tenant, your rent will go up, a lot. When you go to move, they will harass you about showing your unit before you go and go so far as to lie about the 24 entry requirement (they backdated it a day and stuck it on my door) and give 9 hour windows for the entry time, all this during Covid and while you are trying to pack. Read your lease carefully and kiss your security goodbye because they will remodel on your dime. Unscrupulous is a kind word for these people. read more

About a year ago the owner changed property managers and since then our apartment building has become so much better to live in. This is the worst company I have ever dealt with in all my years as a renter. This company does not provide their tenants with their property manager's contact info. I live in a small building (4 units). All of us have to call the main line and go through the receptionist to check on the status of any requested repairs. They do not respond quickly to issues, and often not at all. They do not notify you when work is scheduled at your property, including courtesy notices like when they know they are going to turn off the water or schedule construction that blocks your access to your private space. They are unapologetic and do not care about the well being, safety or comfort of their tenants. If you have a choice on where you live, steer clear of this management company. read more

These guys are going to try and scam you. Me and a couple of my friends applied for a place in Sherman Oaks in a complex and they would take so long in getting the lease done (like 10 days). They also kept $310 in total from all of us due to us "taking the place off of the market", and we didn't even sign anything. They said that they "have been behind due to their office being closed for the holidays" on the week of January 4, which is after the holidays.. My friends who visited the place asked multiple times about the rent being a certain price, and when we got the lease, the rent ended up being $200 more than previously stated in persona and email to us.
