Unfinished Work, Poor Craftsmanship, and a False Lien Threat…read more I hired Ybarra Professional Builders to complete work in my home, including renovating the upstairs bathroom. While the project was technically completed, the quality was completely unacceptable. The bathroom sink leaks, and the grout in both the shower and floor is already coming up. I brought in licensed professionals to inspect the issues, and they confirmed the floor was improperly installed and the sink was not installed correctly either. Despite these clear defects, the company has refused to return and fix the problems. To make matters worse, I just received a Notice of Intent to File a Mechanic's Lien claiming I owe them $16,016.00--which is outrageous and completely false. They included charges for services they never performed, such as: Cabinet resurfacing (they did nothing to my kitchen cabinets) Interior painting (they partially painted my living room, which I already paid for--and even that was incomplete) I've kept all of my receipts and documented what was paid. I paid for the bathroom remodel, but it was done poorly and without accountability. There is absolutely no way they did $16,000 worth of work in my home. This feels like a scare tactic to get paid for work they didn't do or didn't do correctly. I would not recommend this company to anyone. They do not stand behind their work, and now I'm dealing with legal threats for charges that are clearly inflated and inaccurate. If you're considering using them--think twice and document everything. This experience has been stressful, costly, and incredibly disappointing.

We wanted to do a large renovation and spoke to a number of GCs (about 10 in total). After getting quotes ranging from $70K to $160K based on incredibly opaque price transparency, we ultimately decided to hire subcontractors separately (GCs make car salesmen look like amateurs). Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!

There were some problems with sub contractors, but the owners tried to make those things right. 5 years later, it feels like every time we turn around we find another problem. Not cosmetic, but problems with the quality of work. Just a few problems have been trim that didn't get put back up under low windows, shelves mounted with the screws in the wrong place, pebbles left under the flooring, I can go on and on. Our most recent was that a shower door just fell off. As my husband looked at it to put it back up, he found that they had mounted the heavy glass door into the shower surround with nothing behind it for the screws to hold to except some glue!!! Efforts to repair this problem found that they mounted the whole shower surround with nothing behind it but the studs. No shower board, Sheetrock or anything!!! The subcontractors cut corners everywhere possible and no one monitored the quality of work. Use the utmost caution if you hire this company and monitor EVERYTHING because they won't.
