The house has a weird smell since moving in like someone painted over mold or something. The house just sat for years until they found a person to scam.. so they could rent it out. I've been renting a house through this company since November of 2019, and we've received prompt service for almost every ticket we've opened, some of which included replacing A/C units, our fence and gate, toilet/plumbing repairs, a new bathroom sink, a new dishwasher, a section of the ceiling where we had a bad leak, etc. Anytime I open a ticket, I don't have the anxious thought of, "I wonder when they're going to get to this ticket". This company is horrendous. Have had a water leak on the lines coming into the house and are putting off repairing it because they need owner's approval to fix it, which he is putting off doing. Our water bills are enormous and "unfortunately" they can't do anything about that. The water company will "typically" reimburse us for the overage after it is repaired if we show them the details. "Unfortunately" for us they won't repair it until after our lease has run out and we have moved out. Their repairs are poorly done and look cheap. Yet they charge for everything. If I could have selected 0 stars, I would have! My husband and I were interested in potentially 2 different houses managed by Open House. We scheduled the self guided tours and paid the $12 fee. When it was time for the tour, we didn't receive any access codes and it said it was "being reviewed by a manager." First (which should have been a red flag) our move in date was delayed because we were told the ceiling sunk in due to an AC issue. Secondly, we have been having issues with the AC since we moved in, and each time they always find something wrong with it, however when notified, they tell us we will pay for the visit if they find nothing wrong. Which is absurd. We have a baby under 1 in this home and we often have to change him and cool him down due to him sweating in these living conditions. They do NOT care about you as a tenant, of course there's an option for early termination, HOWEVER please read carefully as they will charge you two months worth of rent and 1.5X your rent as a fee. We had the worst experience with Open house. Please stay away from them. We rented a house from them that was supposed to be cleaned up and ready for our move in date and just to start the house was disgusting on move in day, bugs, dust, dirty toilets, we had to replace the toilet seats, the AC was not functioning, front and back yard in very bad condition, no stove and overall the whole property was unacceptable and not what we agreed to. We stayed in the property for 2 years and the whole time we asked them to repair a few things and they always said it was normal wear so the house stayed like that. When we moved out they took part of our deposit money to pay for those same things that were wrong before we moved in and when we requested a review of the charges they simply stoped responding and there is no way to reach them. Over those years we were also treated with so much disrespect. I've been renting my house (which they took over after so I got stuck) Over 4 years and $80,000 spent on rent. Through covid and everything. Refusing and delaying work orders. Worst part is. My company changed it pay policy, which I notified them immediately. I get paid once a month. Around the 7th. Had near perfect pay history (covid was hard) now we pay our rent when I'm finally paid. Terrible customer service experience. I had fallen in love with a few houses. I had others marked to see. I started noticing that the houses I loved were from Open House. Then I decided to ONLY look at open house properties. I had many houses saved with them. Concerning the rep, I was patient, maybe too patient. To save time and to not have all that negativity, I'm just going to say that for me to remove all the houses I fell in love with, it had to be an experience that wasn't acceptable. My income does qualify, I just work by contract so it's not as straight forward and simple. When you don't have a rep that isn't responsive, then cites deadlines, is petty and condescending, it foreshadows what's to come. That was just the beginning. Truly unfortunate because their homes are beautiful. After my interactions with the rep, I realized that I can't be the only one who felt this way. I did a search and began reading reviews. Renting a property from this place has been the worst experience ever. The property we inquired about had roof damage, and possibly water damage on the inside too. My wife and I applied to it because on the app the house looked great and we didn't want to miss the opportunity. We paid the deposit and drove from Austin to Houston to see the house. Upon arriving we were welcomed by a broken house and no lockbox available for us to tour the house inside. Even though we had been in constant communication with Nicholas and Cindy (two of their representatives) about our scheduled time to view the home. We were never told about the damages to the house and how everything was playing out, they expected to have us sign and move to a house that did not look livable. After this occurred, trying to get a hold of someone, so we could withdraw our application and get our deposit back, has been close to impossible. Nicholas and Cindy stopped answering emails, and when calling the office they only picked up when I said I was calling because I was interested in a home. Now, they told me my deposit will be mailed back to me between 30-45 days, which might even be illegal. My advice, if you are a homeowner looking for a property management company avoid these people. ZERO stars - do not rent any residence from this company. They do not return phone calls, and if they decide to return your email the communicaiton is very poor. We have been waiting on repairs for four weeks and when we called the repair company, they stated they do not have, nor have they ever had, a work order to complete the work. Open House provides terrible customer service, they have no follow-through, and have very poor communication skills. Also, they do not prioritize work orders based on severity. Use another property management company; stay away from this one if you want any type of customer service. Open House is not BBB accredited, they have been in business for ~7 years, and have a rating of 1.96 out of 5. This company is truly the worst company. I will never rent from them again and I will deter anyone from renting from them. I had multiple issues with the house I lived in. I went without 1 of the toilets working (main restroom) for 3 months. The garage ceiling fell on my car and no one came to fix it to let me out of my garage for 2 days. The garage door broke a separate time and they didn't come out to fix it or look at until I threatened to call the police because the garage door had completely cracked and wouldn't go down. So many other issues that I let go as I did all of them without giving them a hard time except the final straw... no AC. The AC was out in this last summer for right under a month. I have documented pics of the thermostat. We stayed in hotels to keep from staying in 90-96 degree heat inside the house. Not only did the AC not work, the electric also stopped working on parts of the home. This included our bathroom, kitchen oven, microwave, refrigerator, freezer and garage door. We lost all of our food and were not able to cook, cool or prepare food until the electrical was fixed 3 weeks after it was reported. The electrician was told to do the "bare minimum" until I gave my notice to move out. After I gave my notice, he was told he could finally (3 months later) come and fix the issues. They have not paid for any hotel stays or reimbursement towards the loss of food. They told me to file it on my renters insurance. I called the renters insurance and they told me this was the home owners responsibility. Renters insurance does not cover damages that is caused from age or wear and tear of the home. This property management company deserves to be shut down. When I moved into the house we had no hot water, bugs and the foundation was not stable. Whoever renovated the house was not licensed and I asked them for proof of permanents and nothing was ever sent. My kitchen flooded due to bad plumbing, the electrical wires in the attic had to be completely redone and the electrician confirmed that the work was not done by professionals. My hallway flooded and it took them a week to come out. Then when I moved out they had the audacity to charge me. I reached out to this company for weeks trying to determine if they were going to install and AC unit before I applied. Couldn't get a response via email, phone call, text, nothing. Because we loved the home so much, we decided to apply anyway. After telling us we'd need a cosigner/guarantor to qualify, we were declined with all documents showing approval with 2 approved cosigners. All documentation says approved but Open House Management says decline due to this documentation. They are lying to keep the application fees, including the 2nd guarantor we were supposedly not allowed to use, but they charged us anyway. Why did we even include any guarantor at all if it does not qualify you for the home? Unethical and dangerous business practices. Demand unredacted sensitive data emailed to a generic business email address, rather than using a secure storage location/dropbox. They demand unnecessary personal data that is not protected, even when the application far exceeds the requirements to lease. They sent me an email stating my application was approved but I must urgently send a cash payment via Walmart payment service within 24-hours, WITHOUT any signed lease or deposit agreements and without showing the applicant the lease terms; AND this urgency was required despite the fact that they were not even in the office all weekend to receive said deposit. Throughout the process, they were impossible to reach and they refused to talk on the phone. They insisted that everything be done via the non-secure email. After receiving the approval and demand for deposit, and after having paid the application fee, yet being unable to reach anyone, I sent an email (within their 24-hour demand period) to request to see the lease terms and to sign an agreement about the deposit. No one can be reached directly, they lost all documents, then had me resend them, only to tell me that they weren't sufficient, and abruptly closed my application (Cora was the point of contact). Unfortunately we have not had the best experience with Open Door Property Management. If I could give them 0 stars I would absolutely do it! They say one thing over the phone, then confirm it through email, then back track. Their communication is horrible, and they don't bother to fix the Rently boxes on the front doors, so without the garage door openers we wouldn't be able to get into our home. We moved out 6.29.2024 and whoever runs the Katy office needs to find another position because customer service is NOT their calling. We just moved out, and thank goodness I'm great at printing off all the work orders and information, because of how crooked they actually are. I cleaned but if you don't have a receipt they still charge, which is fine, but they don't tell you how much either. Since we relocated due to a job, we still had to paid 60 after we moved out and they could re-rent it! Plus a break fee, which cost us around $8500 (on top of us having to pay the rent there), plus they'll probably keep our deposit. My issue actually lies in the fact we moved out on 6.29 and I went to pay the amount we owe ($4800 total for July and August rent - even though we are not living there anymore and I can't use the login portal. So I emailed them right away to say how can I make this payment, and the response I received was mail the payment overnight or drive to Katy, TX and deliver it. I have meetings all day tomorrow, so now I'm trying to find out how I can drive 2 hours to drop the rent off. But honestly, don't you think you should communicate that to your renters? Even when they are leaving? I told them it's ridiculous that it wasn't stated anywhere in the processing paperwork or final email. Plus when we sent our money for the first time we were able to send it from a Walmart. (Being as we've only rented from individuals before I thought this was weird, but it worked, and that wasn't even offered.) Please save yourself time, money and go with an individual. This has been the worst rental experience I have ever had. (Also, we I said we moved out 6.29 that was the date given to us even though we paid the FULL month - and yes I understand it's only one day but still it should be prorated). This might be one of the scummiest rental companies in the US. Not that they are actually us based, they are owned by a japanese company. When you move in the unit will be of poor quality and hastily put together. I had a bathtub spout shoot out at me the first time I turned it on. Secondly they will just make up charges. I put in a service request to fix a water heater that broke. The tech came and fixed it, but they charged us a no show fee anyway. We sent open house a picture of the work order signed by the tech but their responce was to send back a picture of my driveway taken in the MIDDLE OF THE NIGHT with all our cars in it. One creepy, two, we are obviously there! Didnt matter to them 75$ charge. On top of that when we moved out, they tried to charge us double our security deposit which included repainting the ENTIRE house and recarpeting. We were only there two years, not enough time to cause that much damage normally and ive never been charged anywhere else. When we gave pushback they dropped those charges so obvious nickel and diming. Thry even charged us 75$ a nail to remove outside nails that were there when we moved in. Which was proven by move in photos. So they dropped the charge. So they will try to keep your money by telling you that you can transfer your application to another house. Your application is good with them for 30 days. Agents never call back, they use a 3rd party as customer service. The csr always say an agent is not available and they will forward your message to them..but never gives a call back. Currently sitting in my 85 degree house and can only get a hold of emergency maintenance who actually can't do anything for an emergency. This company is TERRIBLE. DO NOT LEASE WITH THEM. We are on week 3 with no installation in half of our home. 110 degrees outside currently. Property manager won't get on the phone. It's terrible. read more

We just moved in, and already this company is horrible. We fought through the application process with a group of incapable people. A group of 6-year-olds with no experience could be released in their offices and still do a better job. Now we are in the house, one day and the locks are not working, the A/C is broken, the garbage disposal is broken, and the service people they sent out clearly have no idea what the problem is. It is Friday and I'm afraid they are just going to vanish at the end of the day and leave us stuck in an 85-degree house for the weekend. I would seriously suggest you stay away from this company. read more

STAY AWAY FROM THIS COMPANY. IT IS A WASTE OF YOUR MONEY! I created an account literally just to warn others about our horrible experience with this company. I filled out an application for a property, paid $95 for it. I then received an email the next morning stating that I was missing things from the application and that I had until 3:30 the following day to provide them in the email. There was not even a place on the application to provide them with everything that they had requested, but nonetheless, we provided them with everything except for PDF forms of our paystubs as that is not something that our company provides to us. I emailed them back asking for clarification only to receive an email back stating the same information that had already told me, and also telling me that my bank statements were not bank statements and were credit card statements. I replied informing them that if they had even read the statement, they would see that they were in fact bank statements and again asked for clarification on how to proceed with our paystubs. The next morning while at work, I receive an email and a phone call which I could not answer (because I'm at work) but I see as I leave work at 1pm and they have asked me to contact my HR department to have them provide me with PDFs of my paystubs. (I did, they won't because they have a company that does all of their employment and wage verification and that is where they directed me.) It is now an hour before all of my documents are due and I have called the number that has called me twice only to immediately get sent to a voicemail, I called Open House property twice (once went to a voicemail) only to be told there was nothing they could do to help me other than send them an urgent message, and I have essentially wasted $95 of my money on an application that won't even be processed because you can't actually get in contact with anyone. Update: It is now 15 minutes until our application is closed. No one has called. I tried calling the number that had called me twice, and Open House Property Management 3 times with no answer. My next call was to my bank to dispute the charge. Horrible company. read more
