Our landlords have decided to sell their house to us and we were under a time crunch to make a decision. My wife & I toured a home on a Sunday just before a Seahawks playoff game. We realized we'd need to submit an offer quickly so we started reaching out to every inspector in the area. Given that it was a Sunday night during a Hawks playoff game, we didn't have much luck. Except Chris from Optimized, who responded quickly via text. In just a few minutes Chris agreed to inspect the house the next morning. Despite a snowstorm that night, he showed up on time and performed a detailed inspection. Afterward he walked us through his findings in-person, making us aware of some significant structural issues at the house and saving us from submitting an offer we'd likely later regret. On top of that, he gave us a very detailed home operating handbook - literally 90+ pages with color photos covering every aspect of home maintenance. We did end up paying a bit more for Optimized compared to competitors ($550 vs. ~$450) because of an additional charge given the age of this particular house, but well-worth the money in my opinion given us the service and attention to detail. Brian Mize is the best low pressure Real Estate Agents I know. I paid several in the past, Brian pegs the meter in knowledge, and complete customer service. He educated me about any detail I needed to allow me to get a better outcome (deal) in the Real Estate adventure. He helped me improve my ability to find a loan (he used to be an Loan Officer), decide what I want in a property (house, siting on the lot, location, etc.), which house 'like this' might be a better choice than the other offerings, inspectors, counter-offers. I could go on for pages. He also was able to offer, and reel back the lectures about creative financing (30-year fixed for me), buy back, lease back options, and all sorts of other 'things to think about'. When asking about friends' positioins, he is quick to offer suggestions that are creative, to the point, and truely helpful. Others I have dealt with start off with how they can hook the customer. Brian seems dedicated to having people NOT have the less-than-par experinces I have had in the past. I could not recommend him highly enough, or to more people. read more

After an offer on our first home was accepted, we were in a mad rush to get an inspection done right away. Our realtor called Bryan on that day (Sunday) and he was able to schedule us for first thing the next morning. He showed up promptly as scheduled and after a brief intro he immediately got to inspecting the outside. Within 30 minutes he suggested I walk around with him to show me everything he found. He pointed out a number of items that weren't serious; some would go in his report and others were merely suggestions to prevent future problems. We then made our way inside and he got back to work. He climbed up on the roof, went in the attic, and checked every room, light switch, faucet, plug, etc. He had some fancy gadgets like one that checks dampness of carpet and another that trips GFCIs. He was sure to check in multiple times throughout the inspection to catch me up on his findings. He finished up within three hours and was on his way. His report arrived the next day and was very thorough. It was broken down into categories (foundation, roof, bathrooms, etc) and he categorized his findings by low and high priority repairs. I appreciated that the last few pages summarized his findings by those priorities. Overall, I felt Bryan did a great job and I would recommend him and his services to anyone needing an inspection. read more
