Bryan has been fantastic to work with from beginning to end. He pointed out items in the house that I'd have probably never even thought about checking, which was the whole point of hiring a professional inspector in the first place. He sends a written report with pictures shortly after the inspection, and a link to higher-resolution photos as well. Bryan's knowledge about the greater Seattle area is very helpful when you are comparing neighborhoods and prices (he can also recommend the best restaurants). Bryan is very active in his community and you will spot him at most fundraisers cheering on his neighbors. Bryan Mize did two inspections for us - one on a very extreme fixer (which he performed on a rush on a holiday), and one on the house we ultimately bought, which was in great shape overall. In both cases he was prompt, thorough, articulate, and very accessible. His inspections are amazingly thorough. He spends enough actual time looking at stuff--we have seen other inspections that seemed rather cursory; his is definitely not! His reports are detailed, well organized, and clear, and all his comments are supported with color photos (he sent us over 100 photos of the fixer, lol). He delivers electronically so information can be in your hands within hours, if need be, and within the day routinely. His walk-through is an education in itself about how to take care of a house. He is very patient and explains why he is concerned with a particular issue, how long one might have to address it, and the consequences if one doesn't. He will gladly pay extra attention to your particular worries. He was very helpful in our decision not to move forward on the fixer; he did not tell us what to do but rather helped us really understand what we would be getting into and what we could not risk leaving undone, so that we felt confident that our decision was the best thing for our circumstances and budget. He makes a walk-through sorta fun, too, noticing and smiling over the odd little repairs or DIY projects that people do over the years that one might want to dismantle as a new owner. A nice bonus is that he is a realtor himself and can, if needed, enter a property without your realtor being there. All in all, he just gave me a lot of confidence and made the process of first-time home-buying a little less of a nail-biting experience.
