Our family engaged Opulands Landscape Design for a complete backyard remodel this Spring and Steven, the owner, was our designer and project manager. Overall they were extremely professional and did phenomenal work with our backyard and transformed it in less than 4 weeks. This included demolition, hardscaping, installing turf, planting trees/plants, installation of pergola, water fountain, fire pit, plumbing, electrical and outdoor lighting installation. We had interviewed 4 other landscape contractors before finding Opulands Landscaping. To our surprise and counter to our expectation, they came in, right in line with the other 4 contractors while Steven was the only one who provided us with a detailed design, which made us feel as if we were on the same page from the first time we discussed the project. I am so happy we found Steven. He is very professional, experienced, and has a calm manner that put me at ease. He has competitive rates, he was able to start within a month, and he redid our entire driveway, lawn and patio of our corner lot in just three weeks. I went in with a pretty good idea of what I wanted for the front yard, and I loved how he listened carefully, made helpful suggestions, but didn't push anything onto us. I don't have a design background so he was really able to bring my vision to life. For instance, I knew I wanted a sitting wall to line the patio and what that would look like, but he suggested the shape and distance from the house that was different than what I thought, but made perfect sense and now I love the look and feel of the space. I have to admit that I sent him texts and emails quite often with specifics of what I wanted and I'm sure it was annoying, but I really wanted everything to be just right. He always responded right away and didn't seem put off by my frequent changes regarding small details. I trusted that since he had been in the business so long that he would find the very best people to put in the pavers, sitting wall, and artificial grass, and I was right. I loved Jose, the foreman. He is fast and has great attention to detail. He did some things that I hadn't actually communicated to Steven, but that I did want. We hired Opulands for our backyard / front-yard do-over project based on recommendations from office colleagues. Having talked to a few other landscape design/constructions folks - we were quite a bit apprehensive initially. After speaking with Steven though, we were convinced he was the right man for the job. His attention to detail was clear from the get go. A big shoutout to the landscape designer - Dawn Engel who Steven frequently works with. Dawn did a pre-screening zoom call with us and understood the scope of project and the requirements. Shortly after a subsequent in-person visit later she had a first draft of the overall re-design. At the end, we were very pleased with Dawn's design, her choice of plants as well as her knowledge and experience which helped us with making quick decisions. Back to Steven - When the design was ready, we reached back and got a bid. During the discussions, we did change the overall plan ever so slightly based on Steven's recommendations (spoiler: totally worth it!!). Steven's crew was extremely professional and the work was completed as per the original estimate of 3 weeks. The crew was very diligent, and performed work timely. They were very easy to interact with when we had to make on the spot modifications. They ensured that the job-site was always cleaned up and left safe and hazard free. The end result was absolutely professional looking yard that frankly went beyond our expectations. We had an extensive new paver work done as well as re-doing pavers in a few places which were left uneven from previous work. Apart from pavers, the crew ended up planting over 5 dozen trees and shrubs, setting up drip sprinklers, landscape lighting and then covering the whole area with mulch. Steven visited the site every day to keep an eye out on progress, provide status updates and answer questions if any. We found Steven very approachable and easy to communicate with. Design & Budget: Steven was the main designer for the project, and he worked with us to prepare a design that really worked for our frontyard & our budget. He iterated on designs with input from us, and showed us a rendering so that we could understand the final project better. Of all the quotes that we got, the quote from Opulands was by far the most complete & best value for money. Installation: The crew that installed the pavers was just excellent. They were on time, respectful to us & our neighbours, and did a really class, high quality job. Our front yard was a challenging installation because of multiple grade issues, but the crew did a great job & it looks fantastic! Adjustments: There were a couple of adjustments that we had to make as the project went ahead, which is expected in any large project. Steven did a great job of sharing us the context (e.g. different pavers because of grading issues), without putting any pressure on us to change or accept his decision. IMPORTANT SEE PHOTOS: Hiring Opulence Landscaping was the biggest mistake of my life. Steven van Dongen is not only incompetent but extremely dishonest. His company is all smoke and mirrors. He's a general contractor trying to pawn himself off as a design build company. He has NO employees and NO crew. All work is done by subcontractors. You have absolutely no idea who will do your work, basically playing roulette. Our estimate with Steven was $145K. The last 3 weeks of the project he became so desperate for more money, he suggested everything possible to increase costs, recommending a pergola for 20K, a fireplace for $18K, surround sound $10K. He went as far as forging our signatures on electronic documents to increase fees!!! When I told him to knock it off, he deleted them within a minute but I already saved electronic copies, hard copies, and photos. We have proof of EVERYTHING. Things got so downright creepy and disturbing the final week, we paid him off in advance to get him off our property. We ask for a final bill showing a zero balance and he sent us an email stating he wouldn't give us one unless we promised to NOT leave reviews. Intimidating his clients, admitting his guilt, and totally illegal See photo. Unlicensed Sub-Contractors: He used UNLICENSED subcontractors including an electrician to do work on our project. They have no contractor license, no liability insurance, and no workmen's comp insurance!!! He has you pay them directly so you are the one to get sued. You could be jeopardizing the health, safety, and finances of your family if you hire Opulence Landscaping. Leftover Materials: His incompetence cost us 10K in extra natural stone pavers and wall block. We were left with 4 full pallets of stone See photo. We increased the height of a retaining wall which only took 20 blocks and he ordered 45!!! This guy has ABSOLUTELY no idea what he is doing and you will pay the price for his incompetence. He refused to return the material so we could get a refund. He gave the materials we paid for to other contractors. Wood chips: 6 cubic yards were used at $76 per yard. 76x6=$456.00. Steven tried to charge us 7,600.00. Yes 7.6K. No that is NOT a misprint. Plants Charges: 1 gallon(g) $39, 5g $95, 15g$395, 24-inch box tree $975, and $844 for 4 small flats of groundcover. No that's not a misprint!! Within a month I have plants dying because the root balls are sticking out of the ground at least 4 inches See photo. Lightening: 9K for lighting and 50% of lights are either crooked or so loose they are falling out of the ground. Don't jump on a sinking ship. This one is going down faster than the Titanic. TLDR: Steven and Opulands gave an amazing facelift to my backyard and did so in a very efficient, cost effective manner. I took multiple quotes from various contractors and Steven's quote came out to be among the most competitive ones; it provided the good value at a reasonable cost. DETAILS: Initial Meeting and project planning Our backyard was practically unusable and had last been remodeled 20+ years back. We wanted to get some paver stones installed along with steps and a retaining wall around the perimeter where we could plant some shrubs etc. During the initial meetings Steven spent a considerable amount of time with me trying to understand our needs and measuring the area. No other contractor who had come for an estimate had done that. Implementation Once we had finalized the scope of the project, my wife and I met Steven at his materials supplier store where we selected the stone type/finish etc. Steven was able to begin our project within 10 days from the date of the finalization; again something that most other contractors were unable to offer. Most of them had long wait times. The crew, led by Marvin was very respectful to us and our neighbors. There were few places in the project where we had to update the initial design and scope due to the varying gradient and other factors. For most of these, we went with Steven's recommendations and have no complaints about those. Steven and Marvin were always reachable and constantly communicating about the project goals and progress. All in all, the whole process, despite its scale went pretty overall. Steven was able to deliver on his estimated project timeline of 3 weeks (plus a few days because of rain related delays). Feedback and customer service Opulands has been a sheer pleasure to work with. This was my first experience with a landscaping project and I feel really content with the outcome. Many colleagues, friends and family have commented on the amazing job and are now planning to get in touch with Steven to see if he can help them do the same. I got several estimates and finally decided to go with Steven, because he showed me that he knows what he is doing. As the project started, Steven did what I expected. The team (led by Marvin, please ask for him if possible) showed up as scheduled and completed the project within two weeks as planned. Although the project went over my initial budget due to unexpected couple small modifications (it would help to think as comprehensive as possible about the project in advance to avoid these unexpected items, which is hard though because you do not know what is happening underground) and my new request to add an Anglia edger (which turned out to be great), Steven is responsive and wants to do an excellent job. He also paid attention to small details; for example, his suggestion to use a different color for the border pavers turned out to be a really good one, although he is willing to go any color you like. He even gave me some free stone gravels for a small area in another part of my backyard. I like those workers led by Marvin. They are hard workers (as a result, I gave every worker tips and some snacks and drinks every single day). These workers knew what I wanted based on my description and would correct their work to make it in the way I preferred. Marvin showed up multiple times by himself and cared about the quality of his work. He asked his staff to redo some part of the pavers because they did not go as planned. I would like to emphasize the importance for homeowners to participate, because they are the consumers who know what they really want. Whenever necessary, you may simply ask, and the workers will try their best to follow your preference. After the project, I did some extra work in my backyard (not part of the contract) and now the backyard looks quite pleasant and much better than the old one. Our project was to remove grass in the front yard and replace with drought tolerant plants, drip irrigation and low voltage lighting. Also, remove and replace the driveway, existing concrete sidewalk and add an additional sidewalk to the street using pavers. We contacted five landscape contractors and received responses from three. Steven was the most responsive and offered several suggestions and numerous choices of materials. His pricing was very competitive and included a detailed design and plant selection. After several meetings with him to discuss the project details we agreed to proceed with his proposal. We had great communication with him throughout the work. He was on sight nearly every day and his crew were very professional, respectful and experienced.
