I had a deeply disappointing experience with Osbourne Company, specifically with Lindsay. They made me an offer on my home that seemed fair at first, but the entire escrow process quickly revealed how predatory and disorganized they are. Throughout escrow, communication was minimal and always initiated by me. I constantly had to check in just to get basic updates or to make sure we were still on track. I was reassured multiple times that we were set to close, only to find out on the day of closing, after I reached out myself, that the buyer was suddenly "unavailable." Lindsay then gave me two shocking options: Accept a $10,000 price reduction (essentially paying them 10K out of my expected sale price), or Wait another week in the dark to see if the buyer decided to show up. Shockingly, the buyer waited until the very last day of that window to say they were "no longer interested." This essentially left me with two options to accept 10k price cut or cancel. I obviously opted to cancel. What makes things even more frustrating is I couldn't even get the lousy earnest money. Despite the fact that the title was clear, inspections were done, and everything had been satisfied, they never removed contingencies in writing, so I told me I wouldn't keep the earnest money. Very convenient for them and their "buyer". They got to waste my time, stall my plans, and walk away with zero accountability. And somehow, this is all allowed under their process. This company operates in a way that feels completely predatory - dangling offers, staying vague until it's too late, and leveraging fine print and silence to protect themselves while you absorb the cost. We bought our home from these people 10 years ago and have never been able to enjoy our backyard. They used filler dirt full of impossible weeds. New grass doesn't work, weed barriers don't work, we were quoted $8000 because we basically have to remove all the dirt from the entire yard. ONE STAR BECAUSE ZERO IS NOT ALLOWED This company made an offer on my father's house that was significantly below market value. They failed to enter escrow per the terms of the contract. After coming to do their inspection 30 days before escrow was supposed to close, they tried to reduce their offer by an additional $15k. During the inspection, they kept praising how everything was in such good condition and scarcely needed much work, yet afterwards they couldn't uphold their initial purchase price. When we refused the offer and cancelled escrow, they filed a motion to sue for damages claiming that we breeched the contract. Upon further investigation, we found that 2 of their 3 real estate agents have summary judgements against them for failing to abide by real estate laws, one had their license revoked and the other two licenses have expired. These people are total shysters, they misrepresent themselves and make promises that they won't keep. They made an offer and opened escrow at the agreed upon price. Then ask me to accept a lower offer. We did accept as it was still reasonable and since we had already been involved for a couple weeks and didn't want to start over we agreed. Papers were signed and notarized. They came back and changed their mind and after the original 50,000 decrease the wanted to lower it an additional 60,000. I have requested that all information be removed and to not be contacted again. This is a criminal organization with zero regard of personal privacy or security. My Husband and I opened escrow with Osborne Homes December 17th ,2024. We worked with Kathy and Taylor. When the call was first made to Osborne Homes we were given a purchase offer of $200,000. We advised we would not sell for less then $225,000 due to the home having a new roof, solar and central heating and air. So they came back with a $230,000 offer, we were pleased. We asked when they needed to do the inspection? We were advised they didn't need to do an inspection based on the information we provided. So we opened the escrow and signed the documents. About a week later Osborne Homes set up what we believed to be an inspection with contractors who would be doing the repairs/upgrades. Turns out that the people present were actually investors not contractors. On January 13th 2025 just two days before our escrow was to close we received a phone call from Taylor advising us that they were unable to purchase our home at the contracted price due to not getting an offer on our home for that price by the investors. She stated but we'll buy the property for $200,000. You can imagine our response. Lucky for us we were not in a must sell situation so we declined their offer. We wasted well over 30 days on a escrow to close on a property that they had no intentions on purchasing at the contracted price unless an investor offered them more. The contract also stated " Seller will make no repairs or improvements to the property". We could of at the very least kept up on the yards. When speaking to Kathy about our situation with the contract she push the blame on to Taylor and stated "we'll just chalk that up to a training issue". I advised Kathy we would be declining their offer, and she can send whatever information necessary to the escrow officer to cancel escrow. Kathy didn't send over the cancellation information to the Title company for 9 days. We firmly believe Osborne Homes is playing with peoples lives with the bait and switch technique. read more

This is a bad company... DON'T TRUST THEM! I needed to sell my home fast and reached out to various real estate investors, including Osborne Homes. They made me an offer, but I got a better one from another company, so I declined. The next day Osborne Homes called back, said they were willing to beat the offer from the other company and made me a new offer, which I accepted. We signed a purchase agreement and escrow opened; the closing was scheduled for 10/31/2024. I made it clear to them that I was in a hurry to sell my home to avoid problems with paying a very high interest loan...time was definitely a major reason for selling this way instead of the traditional route, even though the traditional route would increase the sale amount. Well, this afternoon, with escrow scheduled to close in one week, I got a call informing me that they decided to pass on purchasing my home, not because there's anything wrong with it (home inspector said it's a good house, solid foundation, no cracks, newer roof, etc.) but because of the location (my home is in Tuolumne, CA...in the Sierra Nevada foothills) WTF?!? So, if the location is a deal breaker, why the f@ck did THEY call ME to offer more than what the other company offered? Why didn't they look on a map to see where I live BEFORE making me an offer? I'll tell you why...they did this on purpose, deliberately, hoping that if they waited untill escrow was only a week away from closing I would be unable to move forward with any other option and have no choice but to "come down on the price" to get this done. I'm sure that's what they intended to do from the start: string me along, waste my time and tell me (when they figured I would have no other options) that, if I lower my price they can try to work with me. Let me tell you something, if anyone at Osborne Homes thinks I would ever trust or believe ANYTHING they say, well, they are definitely too stupid to live, let alone negotiate real estate investment!! I have to start this whole process over, from the beginning, when I was supposed to be getting ready to close!
