Rented a house from Fox Property Management several months ago. At the walk-through several problems were brought to our attention & we were told they would be taken care of. We also noticed several other problems that we brought to the agent's attention; he wrote them down & assured us they would be repaired. Long story short, more than 2 months later, some of them are still not repaired despite following the company's instructions about how to request repairs, & several phone calls to their office in follow-up to these issues not being resolved. Speaking to the owner about these issues was NOT pleasant & all responsibility was placed on the tenant for not having "done things right"! Wow, so disappointing! So much wasted time & energy. I wish I could give this place 0 stars honestly. The staff is only nice to you when you're in the application process and then once you move in they completely ignore you. I rented a house from them for a year and I brought several maintenance requests to their attention and not only do you have to call them 3 times minimum but it takes over 2-4 to get anything done. And then one something does get done it's not even done correctly and so poorly. The owner was so unpleasant as well and did not have good customer service skills. They never know what is going on in their office or with their properties. Terrible terrible business. DO NOT RENT FROM THEM!! During the walk through inspection there were things left from the previous renter and I didn't think anything of it because they documented and they were the ones that didn't do the clean up afterwards. Well I got charged for the haul away on my move out for those things. They don't even hire a professional cleaning business to do clean ups so if you want a clean place, won't get that from this company! They also go over the 21 days to get your deposit back. One of the worst property management companies I have dealt with. This company manages one of the properties in our neighborhood. The renters are rude, loud, and do not abide by the neighborhood rules which is that you can only park on one side of the street. Myself and many other neighbors have email and talked to Chris from Fox Property about this and NOTHING has been done. They said they talk to the renters yet they continue to be loud, disrespectful, and parking on the wrong side. You can only park on one side for a reason, the street is very narrow. I'm happy I don't directly have to deal with this poor excuse of a company. I can't imagine actually renting from them and having issues if they treat others like my neighbors and I have. I am new to the company as a tenant. My landlord changed the payment process from paying him every month to Fox Property Management without notifying me. The first time I was officially notified was after my payment date. Now I am being charged $125 late fee. When I talked with Chris Darling I was told the payment was due and that I had 3 days to pay or quit (evaluate). This was an mistake by Fox Management and now I am being penalized. I rented from them from 2021-2022. They are not up front with you. Chris, the manager, has no idea what's going on inside her own office or claims that her staff never informs her of anything that tennets tell them. An example of this is we had water and mold damage in the apartment we were renting, in the nursery no less. In order for anything to get done, we had to get the city involved because they basically refused to do anything or would just put a tarp on the roof. We refused to give rent until the repairs were made, and even then, nothing was done. They were fined by the city and then made the repairs 2 weeks before our move out date. They then claimed that we caused several damages to the apartment and kept our deposit. When we confronted Chris about this she denied knowing anything and tried to blame it all on her office staff. By far some of the rudest people I've dealt with when it comes down to property management. The owner runs this pathetic little crowded property management office. He is rude and seems to think its ok to raise his voice at potential tenants. I helped move in a little Salvadorian family, which I helped translate for as well and had I been them I would have told him to go F*ck himself. Came off racist and seemed to think my client was stupid just because they didn't speak English. He (Fox Property Manager/Owner) sent us to the property where some tall blonde woman gave us a walk through to make sure everything was up to par. She was also rude as F*ck! Very impatient, unprofessional and rushed us. My client was asking questions and literally shut me up in the middle of my translation to tell us to first let her speak and then we could ask questions. Mind you we were trying to ask questions as she was on topic. She seemed very rushed to get home, after all it was a Friday... In my opinion worst experience I've ever had when dealing with property management. Customer service was horrid! I would like very much to give Fox Property Management a positive review. Laura was so helpful when she toured a property with us. Chris was wonderful when we went sign papers for our new rental. We were a newly retired military family coming home to California to help care for our aging parents. Life changes necessitated a quick move for us to buy a new home. My elderly father had to be moved in with us (he has been diagnosed with Alzheimer's Disease) and a 3 BR/2BA house was not big enough for 3 adults and 2 growing kids. We called and emailed Fox and confirmed/re-confirmed that there would be no problems in breaking the lease: we would be charged $35 to relist the property for rent, and we would be responsible for rent until it was rented. Then, when we turned our keys over on a pristinely clean property (Laura asked us if we even had anything up on the walls, because the walls were so clean and had no holes), the property was never re-listed. Laura even stated that the area is in high demand, so she was confident they could get it rented (I even had people asking ME if it was available as they were interested). In fact, we had to repeatedly reach out to Fox to discuss the status as we never got the calls promised to us to keep us abreast of the situation. Today, after calling (because, despite being promised we would be called with a status on Monday, we didn't get a call), we are told that Fox no longer controls the property. So WHY WOULD I HAVE TO PAY RENT TO FOX FOR THE REMAINING 3 MONTHS ON THIS LEASE IF THEY ARE NOT EVEN MANAGING THE PROPERTY ANYMORE??? I can't get the keys back, because, allegedly, the owners of the home have them - but it was reiterated to me that I am responsible for rent EVEN THOUGH THEY ARE NOT MANAGING IT AND ARE NOT ABLE TO LIST THE PROPERTY FOR RENT! This is fraud. Where is the good-faith? This is very bad business, and we are suffering for this. So now, we have to come up with rent AND mortgage on retirement pay. Not good business practice, FOX! We were VERY good tenants and always paid on time. We were very honest about the changes in our lives that necessitated finding a bigger place. We left that property cleaner than when we got it. And now, FOX is NOT upholding their end of the bargain. read more

Rented from this property management for a little over a year only because we were forced to move out due to the owner of the rental property deciding to list the home. The Property Management was ok when it came to taking care of needs within 6 months of renting with them after that they wouldn't fix anything broken nor reply to a request. When called to inform Chris about the situation of us finding another property and having to take over the keys to the new property sooner than our 30 day notice is up she informed me that they would be able to take the keys when we are ready and would pro rate us our money back that we had already paid for rent that month because the owners would really like to get the house listed as soon as possible. We received our check and what Chris said would happen with the prorated rent didn't happen. When I called Chris to question the amount she completely denied ever saying that to me. I cleaned a 2500+ square foot house from top to bottom took time off of my job and literally worked my ass off to get the keys to them 2 weeks earlier than the 30 day notice was up knowing we would be prorated our rent back. Since we were paying rent on two houses at that time and needed the money. There's is no way I would have given the keys back early and worked so hard for that week if I would have known Chis was a liar. Laura was great though! read more

Fox PM has managed our 4-plex for a few years now and we have been extremely pleased with the service we have received and the value for our money. We have found them to be responsive to both us and our tenants, hard working, and courteous. And for us, most importantly, we feel as if they have treated our rental as what it is (an investment) and have done extremely well for us to keep the property looking and functioning nice and making us money! Their monthly statements are easy to read and understand and I like that we can get our rental income via ACH. Fox PM has done a great job of communicating with us regarding legislative changes. I filed for divorce and though I have a written Separation Agreement file and accepted in court which states that the home Fox is managing is 50% mine, the owner Terry Fox chooses to only send rent statements and invoices to my soon to be ex-husband. The ironic thing is that I'm the one that found the tenant, and signed up with Fox Property Management, and communicated with the Tenant for TWO YEARS STRAIGHT, authorizing repairs etc. However, once I filed for divorce, my soon to be ex called the owner and asked him to not supply me with any information. Fox Property did OK with general repairs the two years that I lived in a rental property they managed. I paid for my own pest control. Upon moving out I paid $500 to a professional cleaning service to clean the carpets and clean the place inside...it was spotless other then some cobwebs in a door jam that that the cleaning company did not see and missed. I also paid a professional gardener to clean and seriously trim the back yard a week before I left. Fox charged me $150 to clean a door jam from cobwebs. Fox charged $90 me for mow, blow and go for the back yard which had absolutely nothing left to trim since the yard is so dry from the drought that nothing is growing. Fox charged me $75 to paint, which I did think was more than fair since walls do need touch up after a rental. Fox then had the audacity to charge me $64.96 for a light bulb that was out (I left all kinds of new light bulbs in the hall closet since they were specific to the place), for batteries and to repair the garbage disposal. The garbage disposal was working...and even if it wasn't working isn't that the landlord's responsibility anyhow? In the end, you just eat the loss because you can't fight it. Beware! read more

​ If you're looking for a company that stays out of your hair, but also takes forever to fix things, you've hit the jackpot with this place. They refuse to adhere to CA tenant law so be careful signing leases and other legally binding paperwork. Know your rights and what they can or can't require of you. When we did our initial walkthrough (with Laura), the house at 261 W. Fremont in Clovis was a mess. They assured us it would be cleaned so we requested another walkthrough be done the day we moved in. Multiple things were wrong and the house wasn't even close to move-in ready when we saw it the first time. Walls were extremely marred, carpets were horrible, lawns and landscaping were dead or missing, appliances didn't work, and many other CA law violations for a home to be rented. They assured us it would be done before move in though and we needed a new place as our last rental home had been sold. Our move-in day came and the place was still not clean, but we had a moving company hired so we couldn't delay again. We did a second walkthrough at this time with Chris. She noted all the remaining issues (there were many). After move in, it took 3-4 months to get the house in order between cleaning and maintenance they needed to do. Again, the place wasn't ready for move-in. Several appliances had to be replaced, one was replaced twice and both times the units were faulty. Another was replaced and when the guy brought it in the house and set it down, cockroaches came out of it and scattered into the kitchen/living room. They never did get things properly fixed and issues kept cropping up (like a HVAC unit that breaks mid-summer and takes multiple days to get fixed). About 5-6 months after move-in, we hear rodents in the attic. It takes them almost a month to get someone out to assess the situation. Then we're told by our neighbors and the previous two tenants that Fox has been running their business like a slum lord (the mice and rats had been living in the attic for YEARS). When I approached Fox on multiple occasions (verbally and in writing), they either ignored me or told me that rodents are hard to get rid of because of the drought and that unless they were inside the house and we could prove it, they weren't doing anything. This went on until our lease was up. We have pictures and videos of mice in the house, places they chewed through walls and ceilings, and droppings all over in the garage and kitchen. No one cared. We didn't renew lease and it's damn near impossible to properly report landlords for anything in Clovis (trust me, I tried for 6+ months to find the proper channels). During our final walkthrough, Laura assured us that she knew about all the issues with our tenancy and told us we wouldn't be charged for much because the place was a mess when we moved in. She made me feel safe about getting all of our deposit back minus the mandatory carpet cleaning. Fast forward to 21 days after move-out. I call to ask if our refunded deposit has been mailed and Chris tells me it's going in the mail that day. Nearly 2 weeks later, it shows up in our neighbors mailbox. Could have been USPS delays, but they refused to physically hand me the check even though CA tenant law allows for it. When we opened the check, they deducted over $400.00 from our deposit for things I was TOLD would not be deducted during out final walkthrough. The carpet cleaning should have been the ONLY deduction according to CA tenant law. At this point though, they aren't worth my time and energy because they never think they're in the wrong. So here I am, hoping to warn others about the horrible communication and follow through this business has. They'll treat you with the upmost respect to get you signed (unless you talk to Terry, who treated me like a dumb broad who didn't know a damn thing in this world) and then you may very well get treated to a slum lord mentality for the rest of your lease. What really bothered me and heated my blood about this company and their lack of follow through is that we had our baby daughter in that house with us. Rodents carry diseases and we lived in fear of her eating rodent droppings or getting bit at night. Our 10 year old knew better, but the risk was still there for her getting bit as well. If anyone is interested in hearing more, shoot me a message. I have documentation of everything and would love to get this company fined for their inability to properly manage rentals. I even reached out to other tenants who had similar issues with this company, but none of them wanted to make a stink about it for fear of retaliation from Fox.
