First, it should be be noted that it is very rare to find a positive review for a property management company. If one finds it important enough to say something, it's usually to warn people. That being said, here is my warning. My husband and I rented a small condo in central Fresno from 2011-2012. The place was nothing to write home about and our rent was super low, so we understood that the paint job was shoddy and the "new" laminate flooring wasn't top notch. We had issues with our ice maker after first moving in, which was remedied by replacing the "pride of the 80's" refrigerator with a new model. Woohoo! ... except the new fridge didn't have an ice maker. We dealt with it. #firstworldproblems Here's the problem: The maintenance worker who installed the new refrigerator did not close off the tube that carried water from the plumbing to the old ice maker. Unbeknownst to us, it slowly leaked water for several days UNDER the laminate flooring. The maintenance side of this company was very good about sending someone out quickly to take care of this leak. (I acted very fast because I did not want to be held responsible for the damage to the floor.) I give them 2 stars, however, for what occurred during our checkout process. The tile shower in the master bedroom had been damaged several years prior to our stay in this condo. Long story short, water was leaking into the wall behind the shower. When we checked out, we pointed the shower out to the company representative and said that, in the process of moving, we noticed discoloration on the wall behind the couch. We had a few small things that were our fault like a broken drawer in the bathroom or a stain on the floor, but we tried to take care of things during our stay. This is why we were SHOCKED to receive a bill for nearly $3,000 worth of services and repairs. They attempted to charge us for replacing the shower and damage to the wall as well as several other absurd charges (over $150 to clean a 1,000 sq ft space with no carpet? I cleaned it before I left! It's not like I slaughtered animals in the living room and left the mess.) I put my English teacher skills to work and crafted a letter claiming that we would only pay for the portion of each charge that was truly our fault and appropriately priced. It felt a little like they expected us to just write a check and ask no questions. Bear in mind that this was two years ago and things may have improved. My warning to you: Be THOROUGH when you check in, be proactive when it comes to maintenance issues, and stand your ground when it's time to check out. read more

everything !!!they have poor skills on talking to people they don't like to accommodate you. they love to take your money and not explain what they're taking it for they love to overcharge you and the people who worked there are rude and disrespectful. there's one lady named cynthia, who is very rude disrespectful, and shouldn't be working in the front as a clerk when you work in places where you have to speak to people, no matter how much of a problem the person gives you you should never go to bat with them, specially in customer service and whoever the landlords are of the property there are even worse. they don't like to fix nothing. they wanna overcharge you for the things that they do have to fix. i made many improvements to the home when i was there and they still took all of my money for my deposit. they're greedy their money hungry and i just don't trust them and if i were you guys, i would look somewhere else i would not trust pm services. they are very untrustworthy. it's just sad how much they get over on people and once again whoever owns the houses they're even worse than the people that they hired to work for them so i mean it all makes sense on how these people act. if you guys know like i know you would run fast and don't look back dont trust anybody at pm service when i say that they will take your money ...omg story time so i made an appointment for them to fix something not sure what it was it has been a while but n-e ways i had missed the appointment so they charged me a few no problem but the next time someone was supposed to come out no called me to let me know that they was not coming so i reached out no answer so i called the pm office to let them know the guy they was sending out missed our appointment and i missed a day of work waiting on them to come so they reach out to company of course no answer so what do i get for them wasting my time nothing !!! that is wild right ??? i was at the property for years and every year the owner goes up on the rent smh !!! i took great care of there house and even fixed things that they didnt and they constantly went up on the rent .... they don't take care of none of the business that they're supposed to take care of.it another guy there too who is full of bs cant remember his name think it start with "l " just be careful if you rent from them so serious smh please be careful read more

I am glad I just read through the reviews! I called the company today due to wanting to rent one of their properties. I wanted to speak to someone due to the fact that I am moving from out of state. I spoke to a woman named Kathy and I felt like she was rushing me through the call, and encouraging me to just fill out the application. However, I wanted my daughter to be able to preview the apartment before paying an application fee for an approval which I know I will have no issue clearing. I was told that I had to submit the application fee first. Now I have rented many places and never was I told this. I have an impeccable rental history. The place that I want to rent is in a great location , and for a decent price considering everything has gone up. So I wanted to get in on a great deal. After hearing what I was told I can see why it is still available. It appears based on the business practices of this company that if they can take your non refundable fee what can you say right seen its on some weird approval. if you do this enough times your making money off people, without offering them anything. So based on the information of these reviews . I will look else where. Who has money to just give away only to receive nothing? No Thank You! If you rent from these people they will not give you a spare key (but of course they will have spares of yours!). I have a horror story with these people. I won't detail it out because I will be going to court on it but this is what I recommend if you currently use or must use P&M that you do two things: 1.) Change the locks. Have the locks rekeyed for $10 2.) Get a cheap camera system. The camera system will let you know if there is any movement in the property while you are away and you can check in on your phone to caught the bad guy! read more

I am surprised if these people are still in business, there business ethics and moral compass is totally skewed up. I had multiple properties managed by these so called "professionals" and once the lease was over on both properties, which happened simultaneously they asked me to pay for "hold" money which is usually for break/fix and other expenses when lease changes etc. As I deposited money, they sent me notification that they will "disassociate" with me and refused to give back my $1200 that was deposited. I've been living in a rental house managed by them for about ten years. First time I entered their office the person at the desk was not friendly but everyone else was. Idk if the rude person is still there? Was a long time ago. When something goes wrong and I request a service call they respond very quickly. The problem gets fixed right away. When I first moved in my rent was very reasonable. I was so thankful. I am disabled and living on a fixed income. Over the years my rent has increased which is to be expected. Last year it was a $300. increase. This has been really stressful. Barely able to survive financially. Seemed a bit extreme. According to them it was justified since it hadn't been raised for awhile do to Covid and home prices and rents have all gone up. Hit us pretty hard. I've been in the house so long and it's an older home. Nothing has ever been remodeled or updated. The kitchen has old school tile countertops that are chipped. Many of the drawers have come apart. The lovely linoleum flooring is peeling up. Had odd stains on it when I moved in. The adhesive I believe is pulling up and it creates what I call the crop circles. Pretty sure carpeting is original. When we have it cleaned old stains quickly reappear. It's pretty worn. Paint peeling off the front door. Paint inside is looking pretty shabby from just normal wear and tear. Been here so long. Kitchen sink was replaced with a cheap acrylic type sink. Not installed well. Big ledge where water constantly collects behind it. Cracked immediately just from hot water. Yard service is included with my rent which is wonderful but the gardeners don't do a good job. Front and back takes then 10 minutes. They break sprinkler heads constantly. Half of the grass in the backyard is dead. Once pm services contacted me telling me I needed to take care of the weeds. Lol, I told them I was paying extra rent for their gardeners. They apologized. Sadly we will most likely be moving when this years lease is up. We can buy a home and pay less monthly now. I've really enjoyed this home and the neighborhood but the rent increase was too much for us. I know business is business and people only care about making money. Just the way life works. read more

We are coming up on our year lease and honestly happy with the company and our complex. Anytime we have put in a maintenance request (3 times) Tracy handled them and that was it. Our air went out after hours i called and someone was out the next day to replace it. Our neighbors are nice & hardly see them. The owner occasionally goes around and is really kind even helped me with my garage door since we are currently expecting because he noticed I had to go all the way around to get in with my current son. I applied to one of their properties, and two days later then rented it out, but said they were trying to contact my previous renter. I called my previous renter and they said they got no calls from them and tried to call and they did not answer. They didn't even bother to tell me the place was rented just had me waiting until I decided to call once they finally contacted my previous renter they called me back several days later and said I was denied because of a rental reference. I believe they just let people apply to keep their application fees. How can someone apply one day and two days later the property is rented they never gave the other person a chance. Seems like they just let you apply to keep your fee and they already know the property is going to be rented by someone else. I don't recommend anyone going through them. read more

As a renter, they took an extremely long time to fix issues that arose and the workers that they hire (and claim to pay) don't complete their jobs. Last summer my children and my baby were without air conditioning while it was 100 plus degrees. When we moved out, this was the last straw for us. We cleaned and left house as was when we came in. We just received our "deposit check" back. Out of $1395 they gave us back $399. What kind of company does this to people? They said they cleaned the house blinds and the bill was $150 to clean blinds????? These blinds were not even cleaned when we moved in! Dusting blinds does not cost $150! All of the bills were BS! I have rented from PMS for four years and I have never had any problems with conducting business with them. I rented a single family home with them so I'm not sure if it does from renting an apartment. Every time I put in a maintenance request I was quickly called back to schedule an appointment, they have replaced the ac which was a major problem for me to deal with for awhile, and this is after trying to go down all avenues for a soulution. The ac was the only major problem I faced and that was a issue, nothing PMS did. Filled out the application with provided paperwork. Stated we got denied because of dogs. The listing said they allow dogs? Then I try and get the paperwork filled out for ESA then they tell me the owner won't rent it out because we had a bad reference on our dog. Told us two different stories. I'm not sure what their deal is because they can't seem to get their story straight and like to drag people along. I say if you can go elsewhere do. This company is the worst I've ever worked with. I have rented apartments for most of my life, and PM Services is the worst management company I have ever dealt with. Their belligerent attitude and unethical practices are appalling. When I first moved in, I had to fill out the walk-in check list without even walking through the apartment. I had to fill it out at their management office miles away from the apartment unit. I was told that the walk-in check list must be completed as "everything is OK" or they would not give me the keys. Then charged me for everything that was wrong with the apartment after I moved in. There have been instances when I need repairs, and they send out some kind of inspector that does a 'shake down' and intimidates me in my own home and tries to incite an argument with anything I say. Then a few days later, they send a letter stating that are charging you an obscene amount of money for 'other' things not related to the repair. It is a way for them to intimidate you, make money and discourage you from asking for repairs. Beware of when they send a notice to 'inspect the smoke alarms.' It turns in to a home intrusion where the take pictures of everything in your apartment, including personal items in your bedroom, and even open up drawers in the bathroom and take pictures of items in my medicine cabinet to include personal hygiene products. Overall, PM Services is the worst apartment management company I have ever dealt with in my life. I don't know how they sleep at night- when their policy is to harass, intimidate, and intrude on your personal privacy and then charge you for it. read more

Horrible. They send letters all the time about everything. It seems like I'm a horrible tenant because they make me feel that way. I couldn't have my mini bbq grill in my own back yard! I complained of mold in the bathroom and they blamed me & said I need to open my windows! They never fixed the blinds, cracked linoleum, out missing drawer knobs. I've lived in another property by them, and they billed me $300! This home I'm in now from them was a beauty, but not worth them harassing me all the time. I'm never even home! I work all day, 2 jobs, and they bug me with letters!! The neighbor gets special treatment too. She doesn't keep her screen on, has dogs, and had a car with expired tags taking up our parking. DO NOT use this Company. We rented a house they managed a few years back. They NEVER repaired anything. NEVER told owner of any issues. We had mold growing in bathroom and made us very sick. We had to address the issue several times before they ever fixed the issue. After we moved out they tried to charge us an Outrageous amount When I hired someone to clean and replaced a few broken blinds. I opted to sue in small claims court. They got scared and sent all my photos I took and every email and contact regarding repairs to the owner. She contacted me with total unbelief that PM service NEVER contacted her about the mold issue or several other issues . We worked out everything with owner and she paid us back a large portion of our deposit Please Do Not Ever use this awful company. Originally everything was great dealing with Carrie, Kathy, and Tracy, then all of a sudden this very rude front desk person Cynthia got involved and completely ruined my application process. I first am not allowed to see a property because it was first come first serve then Cynthia basically yells at me telling me she's worked there for 10 years and this isn't true it's whoever has the better application. So why aren't you letting me see the place? Ok so I apply somewhere else....again I pay for everything turn in everything else with perfect credit. She tells me your application is still in process, you need to find another place. I'm currently renting a condo managed by PM services, at first I was hesitant because of all the negative reviews but I'm glad I gave them a chance. Cynthia at the front desk is such a sweetheart & has never been rude to me, she answers all my questions & usually gets back to me in an hour. Tracy who manages all the work orders is also a sweetheart, when I have a problem she's on top of it & gets it done ASAP. Out of all the apartments I've rented from she's hands down the BEST at getting things handled and not dragging it on. A reviewer said they waited 45 days to get something fixed? It usually takes them about 1-2 for it to get fixed. Another reviewer said PM services makes you feel "trashy". The only thing trashy is all the BS negative reviews. Most of them just sound like ghetto people who 1) didn't follow the rules or 2) got denied for a property they applied for & they're mad. I rented from PM Services a few years ago and my experience dealing with them was difficult. I rented with them because my father has a professional relationship with the owner of PM Services, so I thought it would be great to live in a place where I felt like it would be more like family instead of a big "property management company." I had the worst experiences ever dealing with PM Services, even as a friend of the owner. They do not care about anyone and they are all shady business tactics to make money. My roommate and I were excellent tenants; we paid our rent every month, had great relationships with neighbors, and took care of the place as if it was our own. When we entered the apartment, there were a few problems but we let them slide because of the pre-existing relationship with the owner, so I did not want to burn any bridges. After 16 months of living in our unit, we decided to move out (I moved to Los Angeles for graduate school). We cleaned the place like crazy, and actually thought we would get some of our deposit back hahaha. That was quite silly of us. Instead, we received a huge bill for almost a $1000, which includes them keeping our entire deposit. They claimed they would be cleaning, painting, and fixing some blinds. I am not a push over, so I called them immediately and asked for an itemized bill. I was mostly hurt because it was like receiving a bill from a friend of family member. The itemized bill was so inflated and ridiculous. It is obvious to me that this company works exclusively with other companies to maximize profits. In response, I wrote a long letter of disappointment that they would do such an unethical thing to my roommate and I. I thought the letter had some merit and actually worked because we never received any correspondence from them again. I thought maybe the owner caught sight of the note, and felt bad because of the family history. Boy was I wrong. My friend and I were recently served with a summons and we are being sued for a random amount from a collections agency for some unpaid repairs to the apartment. They are literally suing us for $273, which is ridiculous. I would give them $273 in rolls of pennies so they would just leave us alone. Who sues someone for $273? The court and filing fees are more costly alone. Now being four years later, and only one month before the statute of limitations for uncollected debt, we are being sued for some dirty blinds. I strongly believe that our deposit was sufficient, and we took really good care of the place. This place spares no one and will even go as far as to take down people that they know personally just to make a few bucks. It is money hungry people like this that have caused a lot of greed and economic disparities that exist in our country. STAY AWAY! THEY WILL TAKE ALL YOUR DEPOSIT AND DEMAND MORE. AND IF YOU DON'T PAY IMMEDIATELY, THEY WILL NOT SEND A SECOND LETTER. THEY WILL INSTEAD SELL THE DEBT TO COLLECTORS, SO THAT YOU CAN LATER GET SUED. I have lived in several apartments in Fresno, Los Angeles, Pittsburgh, and Santa Barbara. They are by far the greediest and most unprofessional. And that's all I have to say. I'd like to chime in on the bad reviews here. I paid $30 after filling out about an hours worth of paperwork for an apartment which I couldn't even view because it was still occupied. Never once called me to ask me any questions other than to tell me I was denied (in other words thanks for the $30 sucker.) Claimed they did all the work and denied me because of my credit. Yet my credit wasn't really that bad and my father pays my rent every month anyway yet they never bothered to call him even though he was listed on the application twice. No questions asked or option of a co-signer just a denial. Luckily I paid with Paypal and after disputing this and several refusals to refund my money they finally did as they knew even if Paypal wouldn't refund me the money my bank would. They didn't deserve to get paid for checking my credit and denying me and instead they deserve another bad review on Yelp. You get what you pay for. read more

I think it was to old but everything that Everyone is saying is true. take picture of everything and keep everything from receipts and do everything in writing with them. Take pictures before you move in and when you move out. This will HELP YOU .. and take pictures OF EVERYTHING from Bathroom, to walls, to Patios, ETC.. parking spaces. They will send you all these notices. I got a notice for " having cats" when I never had any pets back then. The house across from Me had about 10 wild cats because the two houses in the front of the apartments would feed the stray cats. They will write you for any excuses they have. specially if they don't like you. Those warnings have a price too. Think twice before you rent here. read more
