I moved all the way from the east coast last August. I rented a condo with a garage from GSF. The property manager Angie was awesome. She took care off everything over the phone. The condo was OK but was a bit dated compared to the other properties that were built during the recent real estate boom but it was very nice. They kept the property grounds clean and maintained the apartments. I was at the Palm Mission Estates. Most of the residents were retirees so it was very quiet. The pool looked nice and clean but I never had the time to try it out. The community was nice, they gathered around the pool to play board games etc. but I did not have the time. I highly recommend it if you are moving to Fresno from the east coast. read more

The complex is experiencing plumbing and electrical issues but they are more concerned with cosmetic stupid things like being obsessed over which direction you park your car and things like that. They have bigger more expensive fish to fry but they don't want anything cute on the walls outside, no plants, and please don't park your electric bike in the same stall as your vehicle. Not on the lease, mind you but now that I have stated it they will add another draconian rule to their already 18 pages of lease rules and regulations. The place is run like a prison. read more

I live at the Elderberry Senior Apts. It is a senior complex in name only. Ken our former manager is now in Monterrey. He was very efficient at his job. Now we have Dalia as our manager, and she cannot do the job. She blamed Ken for leaving her a lot of work, I doubt that very much. She would have relatives come to Sanger all the time to do the work she cannot do. It looks like she just decided to move them in so they would not have to travel to Sanger all the time from Fresno. Seniors move into these apts. wait a few months and then start moving in their grandsons. I had to spend money moving to another apt. because the grandson of one was dealing in the parking lot. Also, the police who patrol the Elderberry Apts. found him passed out in front of my apt. Not only will the management not do anything about it, the new manager Dalia from what I understand has 15 people in her apt. that is with her and her husband. Ther are children in her apt. as young as 11 yrs. old. There are also, 3 cats and 2 big dogs that have come up to me . They are not on leashes. The dog that came up to me was way over the weight limit that is allowed for a dog. With all of those people living with her and her husband in a tiny apt. there is no longer and parking spaces for the visitors. The visitors must park on the street. I feel sorry for the children that need to be in a family complex so they can play with other children in designated play areas. She let the people living with her be in the pool after 9:00pm but the tenants cannot. The dumpster area is no longer kept neat and is an overflowing mess. Maybe one of the people in what seems to be in their early twenties and don't work should get out there and clean it up. read more

On Sunday 31st May our toilet flooded/blocked. I immediately called the Emergency Number (given by the Rental Office) 8772155727 @ 1pm. Subsequent calls at 6pm 8pm 10pm were met with can only take details, cannot guarantee any action. I texted (4 separate times) the site managers cell, no response AT ALL.. Left 2 messages on the main website - Zilch. The local Police called the maintenance number and really got nowhere. At just after 8am this morning (June 1st 2026) I spoke with Briana, site manager, oh I'm sorry, I will get our maintenance man over there right away.. We were without a working toilet for 19 hours.. Save your money and time if you are questioning if you want to live at a rental property run by GSF. This is the post you have been looking for do NOT sign the lease. I have lived at two properties run by GSF. Different complexes same issues. Apartment management does not listen to the tenant's concerns regarding noise complaints, cars broken into, etc. You talk on the phone with them, send emails, and visit them in the office, and nothing changes. They always respond with "Did you call security?" or "Did you call non-emergency?" You know we also have on-site maintenance staff that you can contact. Why would I call maintenance at 4 am to stop a noise complaint? This is by far the most inconsiderate suggestion I have received. An apartment feature will be that it is a gated community but the gates are left wide open from 6 am to 8 pm. And yes they increase your rent every year. Even when you have reported noise complaints, cars were broken into, front gates never closed, multiple times throughout the year. read more

TLDR: fight for your deposit!! Read up on the laws and get your $$ back. I stayed at one of their properties for three years. I enjoyed that specific property and even recommended it to people for a while. Service requests were pretty timely although some issues came up that they couldn't figure out which I'll bring up later into the review. The reason I gave them 1 star is because of how they act towards you AFTER you move out. So, I had $1,700 with them as a security deposit. I expected some reasonable charges to come out like maybe a cleaning since I didn't have time to deep clean. Honestly I expected no more than $500 taken out for whatever bogus charges they wanted to put and cleaning. 21 days past (CA law on when they need to return it) and no word. I follow up almost 30 days after I move out to request the entire deposit back which is within my rights. They tell me they sent it out on the 21st day and to wait. I do and they lied and sent me my move out statement the day I called. Now this wouldn't have mattered to me BUT they charged me $1400!! They charged me to patch holes (normal wear and tear), max on cleaning and to replace the carpet (which was molding! The maintenance guy could never find the problem even though I had reported moisture). I told them they were past the 21 days, that I had a video of the property when I moved, and I would take them to court if they didn't send my $1,700 by a specified date. That date came with no follow up. I called and said I could pick up the check to avoid court for both of us and luckily they cut me a check for the remaining amount. It was a huge hassle. These people want to rob you of your deposit regardless of the condition you left the unit. Please do not let them bully you into not fighting for your deposit. Overall, I would NOT recommend any property by them if this is how they plan to treat you after. I talked to multiple friends and family and they have never had a company try to take this much for them, especially after how we left the apartment. read more

I rarely post negative reviews but with no help from the office or their property management, I am sad to say.... I have been a resident at Casa Del Rey Apartments, one of their properties. I paid money down in April for an upgraded apartment. I waited for two months for the unit. It was not ready when I arrived mid June. It is now August. It still has not been fixed since I expressed my initial concerns on move in and submitted multiple maintenance requests since then. Granite countertop is not sealed and glue still remains. Porch is dangerous and has continuous wood decay. Air conditioning unit is "working" but costs $300 per month to run at 80 degrees and will not get below that on a 100 degree day. Since I submitted so many maintenance requests, I was told I have too many plants on front porch and windchimes are not acceptable etc. i posted a review and gsfi properties responded and said please call. I contacted GSFI and they never responded to multiple attempts. This is an upgrade. Porch. Wow granite smh. Please get your act together. Managers should check contracted work. When I moved in, I had no bathroom mirror, power or working sink. It took 1 month to resolve that. As a ex employee i am truly saddened that I had to leave after 3 years due to a hostile working environment.. I have messages of the times I had let my supervisors know how bad the property is getting due to theft..squatters...endless transient activity through out the property. There was no proper security at the properties and the residents would become very angry at times because the district manager's and supervisors are not doing nothing to fix the issue . There were times I didn't feel safe due to the aggressive behavior from homeless . I would find them living in the laundry rooms , stealing residents items and harassing them. As a grounds my job was to make sure the properties look good and clean and to help out in anyway I could which I did .. We had multiple car thefts which happened every other day, due to no proper lighting. As the issues got worse I felt that they neglected the properties..employees..and residents I got exhausted trying to do what's right when the upper management really didn't care of what went on. They don't know the property like we did....Q st is a rough place at times and took alot to try to keep it together...Took me 3 years to understand the company don't treat all there properties the same.. some get more budgets and the ones in bad neighborhoods don't get no attention.. In 3 years I worked there and the 2 properties I worked at..there were 6 different maintenance..5 different managers and 4 different leasing agents!!! What's really going on???? Do they ask why?? My response to a survey they sent me after I moved out. Mind you, they had 21 days to get me my security deposit refund (they had $1900), and it took them 68 days with me calling and finally emailing them weekly with no response to my efforts to contact them. They asked me if I would recommend that they do anything better for future tenants. A lot., first of all, Maintenance requests could have been fulfilled in a timely manner and consistently, instead of me getting a survey for them when nothing was done. (Maintenance was not available the majority of the time). The turnover on management at that property since Sharon left was ridiculous and at times felt non existent. Rueben was always good to deal with, but he was more of an emergency response manager (and then moved to another property after we all got used to him being the only consistent point of contact for us). The move out experience was sub par, at best. Again too many cooks in the kitchen and not one consistent point of contact, or contact at all when I tried to reach out. The property management aspect of this property was never good after Sharon left. If you can afford it, find somewhere else to live. I gave it one star because the property itself was a okay for the value and it has a big yard. read more

Be Aware, Absolutely unethical company. It CLEARLY states on the lease agreement that the deposit will Be returned 21 calendar days after they regain ownership. It's August 26th and all I got was a nonsense estimation list asking for August full rent although I paid $270 for the 4 days I stayed in August with an agreement with the office and I had all the messages saved. I had pics and videos from when we moved in & out and I'll take them to the small claim court. This is for the landings edge/ Lakeview Apartments in Lemoore I don't know where to even start with this rip off of dump. I guess I'll start with the joke that they call management there. In my 6 months of living there they went through 3 different managers and office people. The only reason we chose this place was for the month to month lease option because for 850$ it's a rip off. They put in some cheap fake flooring and even cheaper counter tops, paint and carpet and upped the rent by 200$ from what I heard from previous tenants. It's definitely a 600$ apartment complex. When we were Moving out the new clowns in charge were absolutely less than professional. We had to fight tooth and nail for them to start on our deposit refund which was 900$. At first they had the audacity to assume we owed them for the rest Of a year. They didn't even know our lease was a 3 month with month to month after that. Once they realized they owed us they were even less cooperative than before. I ended up having to call corporate to dispute the bogus charges they were trying to get away with. And it CLEARLY states on the lease agreement that the deposit will Be returned 21 calendar days after they regain ownership. It's December 29th and I finally got my last check from them. I had pics and videos from when we moved in. They still pulled some Shady bs trying to say they had cleaners in there for 125$. Absolutely a lie. 75$ a carpet cleaning which is a very good chance didn't happen either but I'm ok with that charge. The lack of communication and inability to organize is one thing but the way they treat families and military is so ugly and disrespectful. I had to just pull the plug on moving in even after I got every single thing they needed me to get done. They allowed me to drive an hour to pick up my keys just to tell me I was missing paperwork that they didn't tell us about prior to me wasting my gas, then when they got the paperwork days later they "forgot" to inform us of a payment that we weren't prepared for and had no prior knowledge of and we wouldn't have been aware unless we would have asked before driving out there again. We paid a $100 holding fee and when we said we may not be able to get the payment they told us about THAT DAY they were going to give the unit to someone else and we, a family of 4, could get a one bedroom unit that will be available next week. Originally we were supposed to move in on the 8th of this month, they told us our unit was ready on the 4th (which is when we drove to pick up our keys just to be told in person instead of over the phone that they needed other paperwork), then on the 6th we signed the lease, set up pge and renters insurance just for them to tell us after the fact that there was a payment they needed that we weren't informed of before then said if we couldn't get it to them(two days prior to the original move in date) they were giving it away. If you're a military family, the RPP is not worth dealing with these people and this company. Base housing has been so kind and helpful during this frustrating process. Go anywhere else but here. I should've listened to the reviews and here's a warning that you should too. After my husband had gone back and forth with them for weeks and finally(justifiably) got upset they HUNG UP on him. The manager is constantly on "a break" and no one ever seems to have anything together. You can never get ahold of anyone and when you do they're clueless. A child could do a better job. I too am currently having issues with getting my deposit back. I moved out approximately 47 days ago and am just receiving a check for a despicable amount. Some of the items addressed for repairs are for issues previously there! I scrubbed that unit top to bottom, no damage whatsoever. Anyways, 21 calendar days to get your deposit back right? Wrong. The manager of Bridgemont Terrace apartments told me she gets an extra 14 days from the date of the last repair receipt. My unit was rented out within the week, so how could anything take so long? I have read into the CA security deposit law and do plan on going to small claims court to get my full deposit back for the time it took them to get my refund back. This was also not my first issue with the company. About 4 property managers before this current one (that should say something), My husband and I were having problems with our downstairs neighbors. They were rude, loud, growing and smoking marijuana at all hours of the day, and even had domestic violence issues. Our apartment was basically getting "hotboxed" everyday. We notified the manager numerous times of the happenings and were basically told it was not their problem. We called the police & CPS (there was an infant in the household) and nothing was being done. It got to a point where my husband was physically assaulted by the neighbor and was being verbally assaulted in FRONT of the property manager. A police report was filed but the damage was done, we couldn't live comfortably in that unit anymore. After much deliberation with the manager, WE were the ones that had to move to a new unit when their lease agreement states any violence will be met with a 3 day notice to vacate. This is a close match to a previous suit against GSF properties, Pittman V. GSF properties were the manager was also negligent in the safety of the tenants. I probably should have gone to court for that too. Poorly managed property. This is the first time in 5 years of renting that I have ever had issues with a property. All I can say is take many, many pictures, keep all your receipts and paperwork, and be ready for a fight. read more

We tried to communicate with GSF Properties with no response to email or letters from James Devany, President. I would not recommend this property. We also had issues with a tenant burning garbage in their fireplace as well as pest infestation that got into our apartment. The property manager is not quick to resolve issues. I was a tenant at Westpointe Apartments on Ashland and Blythe. Right when GSF Properties took over, my "tenant" experience was not the same. The complex used to be quiet and felt safe. After GSF, it was not a safe peaceful "home" anymore. New tenants were loud and well. . just didn't seem safe. Seems like they'll rent to just anyone. The property manager was not ever there when we needed her. Left messages on their answering machine (their message was literally 2 mins long) and not one "timely manner" call back. I recently moved out of my lease early and was advised that once they re-rent it, I will no longer be charged for the remainder of my lease. Apparently they let someone move their belongings in but are still charging me for the dates that they are storing their belongings there. The manager Kayla called the new ownership GSF Properties and apparently they agreed that I should be paying for the days that the new residents are storing their belongings there. Ridiculous! Horrible Management. They go through managers like underwear and the last one was down right the worst. She would yell at you and talk over you if you called the office and tried to complain. They ripped out all the AC units and replaced them with small wall units that don't work, but she kept telling me it was an "Upgrade" so I should be happy. They cut our privacy fences down and now homeless people climb over my small fence and take my stuff from my patio. They cancelled security to save a few bucks. They also ripped out our hot water system and replaced it with one that doesn't produce enough hot water. It also comes out cooled for a rem minutes, before being sculled again. I lived at Jackson Park Place one of GSF's properties for 2 years. It all started when my roommate had issues with discoloration in her bedroom ceiling at the beginning of Covid season. She contacted the office, and while she was away at her parents for a weekend, they so kindly painted (or primed) right over what we presumed to be mold on the ceiling of her bedroom. After long arguments with office staff, and them switching stories on us multiple times-- first they admitted it was mold, then later, it was "water spots" and another time they claimed it was "dust", they offered for her to move everything out of her room into mine, so they could gut the ceiling. We decided to quit our lease. Thankfully they let us out in the middle of it, only to be stuck with a LARGE bill for renovations and "repairs" and "cleaning" for things we didn't do! After maintenance people told us the whole place would be remodeled after we left anyway. Not to mention my mother lived there in the 90's and claims it hasn't changed a bit.
