Sure as a leasing office they might be great, but as a management company they are terrible. Trust me, lease from a different company. Their maintenance department is extremely unhelpful and they have no sense of expedience. Most of the time it takes days for them to fix something (i.e. a broken garbage disposal where you can't us the sink, or a broken A/C in the middle of the summer). They are only open Monday through Friday until 4pm, which is absolutely ridiculous when most people probably are at work until 6 as it is. This is all to say, they make it very hard to get a hold of them. The Resident Relations department isn't any better. You sign a lease citing a specific amount and then all of the sudden you have to pay this inspection fee the city actually charges the land lord. It's not right. Furthermore they attempted to put time restriction on when one can use the laundry room. They are not our parents. As far as I am concerned, I pay rent AND I pay to use the laundry; I should be able to use it whenever I want. Lastly, I have an resident apartment manage in my building. Worse experience ever ! First off I must acknowledge the fact that Jeffrey is a puppet that has been assigned a management position simply to make him feel like he's actually needed, even though he's just a receptionist/administrative assistant. June 2020 while dealing with "Stefanie" I was offered a unit on (Hamlin) just to find out that Monday that it had been rented to someone else! Then I dealt with Jeffrey on another unit (Sherman way), just to be told that unit was taken as well. Right after the Fourth of July weekend, I get a call from an excited Jeffrey stating that my Section 8 documents were ready to send over to the housing authority for contracting as part of the process to rent a unit through HACLA. So my paperwork was assigned to Ms. Brooks and she had gathered everything needed to get the ball rolling and schedule the inspection, just to find out that the agreement could not be made because Jeffrey didn't disclose that the fair market rent is 1650$ based off the most recent (non-section 8 tenant) agreement, which the advertised rent was $1645, with an increase of $50 after 12 months totaling 1695$ a month, Based on a move-in special! SCAM ! Jeffrey also stated that the owner does not negotiate with Section 8, Housing Discrimination at its finest! What a way to keep prospective tenants on Section 8 away ! Even though Jeffrey clearly has stated that PAC is an participant in the housing program! so after all this time, my daughter and I are still left without a HOME, I don't know how you people sleep at night! But God sees everything ! I want my credit check fee returned ASAP ! While searching and searching for apartments, we kept coming back to PAC Properties. Each unit we looked into was CLEAN and modern and in great neighborhoods. We had called the Leasing office several times for gate codes, information, etc and everyone in the office was not only helpful, but had an amazing cheerful attitude. Every time!! We got an apartment through PAC, and after having lived here for a good couple months the experience here has been awesome. The communication with maintenance is great. There were some things that needed to be fixed in our unit, and an appointment was made and the maintenance person shows up at the appointed time, ON time. If you are not home, you can email them a written approval for entry, and they are more than happy to fix any issues in your unit without you having to be there. How convenient is that?! There is one specific man that has been fixing things in our unit that does an amazing job and he is just overall pleasant to work with. The building we moved into has quiet hours which I LOVE. It is dead silent at all times, which is a welcoming change from other places I've lived where you feel like you reside in your neighbor's homes because the walls are so thin and people are just being generally noisy. I have to say up to that point my experience with PAC was good, fairly uneventful. This review regards only the management at Walnut Villas in Newhall. My friend locked herself out on Christmas evening. She stepped outside to throw garbage out and pulled the door behind her, not realizing the doorknob was in the lock position. Unfortunately, she had dropped me off at the other end of the city and was supposed to pick me up for a Christmas dinner. She called me in panic after she locked herself out; it was freezing outside and she had no car key, no money, just her phone. "Don't worry, I said, I'll call the manager, they're nice and they are right next door, I'm sure they'll be able to help". What was I thinking! So I called them and a man picked up. I asked to talk to the usual manager, but that guy interrupted me and asked impatiently: "What is this about?" I started explaining in the most polite way that I was sorry, but my friend just locked herself out, and we just needed someone to open the door for her. The man interrupted me again: "Sorry, we don't have keys for lockouts," he said. Before leaving me a chance to explain any further, he ended the conversation and hung up. Granted, it might not be their responsibility to open the door of people locking themselves out -- but at least you can display some elementary politeness when you are supposed to manage a community. That guy was rude and could not care less. That was, by the way, the only time that I ever called them to ask for any favor or service -- and I was ready to pay for the service. Not to mention, if that matters, that was on Christmas Day... So if you expect to be taken care of by a friendly and helpful staff... maybe look for another place. read more

He was so attentive to all my needs and questions via email which made it so easy. He was able to get me approved in 4 hours and I had my lease and everything I needed that week. To sum up how PAC works: they buy out old buildings, do little to no work to them and then rent them out at luxury building prices. The property I lived in was actually nice and updated inside and consisted of a main house plus 3 apartments (12007 Burbank blvd). They had just bought the property vacant and instantly listed the units before they were even ready as they were thirsty to start making money. People who sold it made it so easy for PAC, yet they didn't finish the little things left. They rushed our move in date telling us they'd do all these things before we move in only for us to receive our place unfinished and in disgusting condition (rust, mold, very dirty). We lived in the main front house and paid $2400 a month for a unit with an old kitchen with no dishwasher, refrigerator wasn't provided (but yet was in the other units) and we had no access to the washer and dryer like the back units did, which were one bedroom units less than what we pay but it's PAC so of course still an insane amount ($1800). Landscaping was beautiful and had a beautiful, peaceful "courtyard" when PAC bought it, but within the year they had it everything died and it looked so rundown. They never check on their properties and entirely neglect them. So many things were promised upon move in, none were done. Surveillance cameras and sprinklers installed by the last owner were never even turned on. Two weeks before I moved out, I walk outside to see 2 men in my yard...literally a few feet down in my yard. Apparently my neighbor didn't have hot water for months so they finally decided to fix it. They hired plumbers to come in my front yard (as apparently that's where the plumbing was) and spend the entire day working on it and I wasn't allowed to run my water all day. That's all fine and dandy but the problem is I was NEVER told about this. They have to give their tenants a 24 hour warning for work being done but yet PAC decided nope, that's not necessary but yet they gave the plumber my number to contact me if they had any questions...you can do that but not notify me? I emailed them and they showed no remorse and didn't seem to think it was a problem. They aren't passionate about their tenants nor their properties, but they do love their money. The day I was moving out they put huge "for rent" and "open house" signs all over in front of my house. Most I've seen them at the property in the year I lived there...and they had JUST bought it. I do NOT recommend PAC, it's the WORST VALUE for your money. There's a reason why their properties stay on the market for so long. Go search properties nearby and I'm sure you will find so much nicer and cheaper. ONLY pro is the maintenance team was responsive and would typically fix things on a timely manner. read more

Wow! I was stunned when I read such negative reviews for PAC. I've not only leased from them for the last eleven months, but am also looking forward to renewing that lease next month. PAC has been phenomenal from the beginning. We love the apartment itself and anytime we've needed repairs, they are quick to respond and do an excellent job. I had always rented from individuals before and was leery when first leasing from a corporate company, but now I would have a hard time renting from someone else. In all the time we've been here, our only complaint was that, upon moving in, our neighbors were often drunk and fighting. It was an uncomfortable situation and we would dread when they were outside or we could hear them screaming at one another. Fortunately, shortly after moving in, their lease ended and we now have great neighbors who we love. In addition, to PAC's credit, if we ever complained about the drunk couple, they would document it and even came over to check on the situation a few times. It was very reassuring to know they cared enough to take interest. Honestly, we love our current living situation. We constantly get compliments on the apartment, we love our neighbors and the company is quick to response to our requests. As far as I can tell, most of the negative reviews are coming from people who have dealt with PAC, but have never actually lived here. I would recommend them again and again. read more

Slumlords, plain and simple. A friend has rented an apartment on Tujunga Blvd. in Studio City for over a decade. A few years ago PAC took over, and it has been a nightmare ever since. Cockroaches. Peeling paint and linoleum. Refusal to make needed repairs other than temporary fixes. (He has had sewage backing up into his apartment repeatedly for years, for example.) They stopped watering the yard years ago. Cut down trees. If you rent one of their apartments, it is pointless to try to deal with them directly about any issue. Call the LA County Dept. of Public Health, Fair Housing, etc. It is shameful the way they treat their tenants and properties. I laughed at PAC's "Covid defense." Their behavior pre-dates Covid by years. My friend once had to call the police because of homeless people hanging out on the property. Once a homeless guy walked right into his apartment! 5400 Morella. I have been living at a PAC apartment for over a year now and I honestly don't have complaints about my building. I am super close to NoHo without having to live in NoHo. I have the benefit of living in a residential area, where I can walk to Starbucks or even the Bank. I am also super close to the Highway but I don't get the noise from it. It's a smaller building where the residents have really taken upon themselves to look out for one another and report any suspicious activity right away. Price wise, it's a great deal because of all the reasons stated above. The apartments are super spacious for a single family and in this heat, Central AC is such a huge plus. What I love most about my apartment too is that I feel safe, which is never a guarantee, but for a single person it's a huge bonus. I read the reviews here and why there are always two sides to a story the most important thing is to just ask questions. PAC offers people the opportunity to view vacant apartments without having to make an appointment. The company also offers a very convenient to pay and report maintenance issues for your apartment online, with photos and all.Yes, there is always room for improvement, but when I think about where I live, the pros outweigh the cons. read more

This is a review for the Casa Seville apartments at 24411 Newhall Ave. This is the worst, most poorly maintained apartment I have ever lived at. I lived on the second floor. The first time it rained there were multiple leaks in the ceiling that spilled into the living room. I complained and asked for this to be repaired every time it rained. it took over a year and a half for the ceiling to be properly repaired. Is clean water important to you? Yeah, me too. However it's not a priority for the folks at P.A.C Properties. Throughout the duration of my time here, the water quality was consistently miserable. I used a water filter container to process water for drinking. Actually I used several of them, because after several months of use the containers would begin to turn yellow and crusty due to the terrible water quality. The unit had a bath/shower combo unit and directly underneath the bath faucet the crumby faux ceramic plastic garbage bathtub turned yellow after being dripped on by the toxic water day after day. Periodically, I'd say at least once a month, sometimes more, the water would be shut off. Sometimes I'd get a warning a few hours in advance, sometimes no warning at all. Water would be out for the entire building for around eight hours or so. There was never an explanation as to why this was happening and it never seemed to have an impact on the water quality we were receiving. There's a parking lot in the back of the building that is normally fine, but there's also periods of time where the gate is left open for days at a time, to the point where it wasn't all that uncommon to see riffraff just hanging out in the lot. When I moved out they charged me hundreds of dollars to re-paint the apartment. Hundreds of dollars to re-paint, a couple of scuff marks? Nail holes that I caulked up? I could go on about the upsetting qualities of this apartment and the carelessness of P.A.C. Properties, but you should really stop reading this so you can look into apartments that are actually worth renting. In summary: The Casa Seville apartments and P.A.C. Properties are great if you've every fantasized about living in a 1970's motel run by actual snakes who have learned to puppeteer human bodies. read more

Not only is the building beautiful and well cared for, but the maintenence requests are handled immediately, and the staff is just top notch. They are professional, courteous, and knowledgeable and it is apparent that they really care and they understand that this is your home, not just a business! My wife and I live in one of PAC's rental properties in Hollywood. Besides a couple minor issues early on, we really enjoyed the place. However, we have had an absolute terrible customer service experience the last two months and i don't even know where to begin. Our first complaint was with terrible water pressure that has still been unresolved. We have been trying to get a plumber out for weeks to fix it and the plumber either does not show up on multiple occasions, or does a shoddy job with no results. We have complained multiple times, but PAC has yet to resolve the issue. But the biggest issue we are having is with the security gate to our parking garage. The arm on the gate somehow became broken a couple months ago and despite our multiple requests to get it fixed, it has not happened. We have requested time and time again to please fix the gate because it is a security risk. We have had homeless people sleeping next to our cars, beer bottles smashed on our steps, and numerous people park in parking spot, block us in and leave their car their unoccupied. Then when trying to get the car towed, the towing signs in our parking garage are useless because PAC never setup an account with the towing company listed on the signs so they can not actually tow any car in our lot. To top things off, two weeks ago, because the gate has still not been fixed and anyone can access our property, and there was a crazy guy who LITERALLY poured gasoline all throughout our parking lot and set a fire. Thankfully our babysitter who was watching our 2 year old child, saw the fire and was able to grab our son, run outside and knock on our neighbors door who grabbed a fire extinguisher and put out the fire before it caused any real danger. If it wasn't for the swift action of our babysitter and neighbor, this situation could have been absolutely tragic. You would think after hearing about such a traumatic event, PAC would make fixing the gate an IMMEDIATE priority, yet still two weeks later the gate is STILL BROKEN. We have made request practically on the daily, for someone to come fix the gate because it is a serious safety issue and have been given the run around regarding the issue. I have never experienced more indifferent resident relations than with this company and I would highly advise you look for another rental company based on our experience. read more

Searching for an apartment in LA is a nightmare and a half. These guys were with us every step of the way. They can't work magic. They can't hold apartments for you. They aren't the ones to blame if someone submits an application before you and you don't get the apartment. You can't come in with unrealistic expectations as many people on this website seem to do... What they can do is find places in your price range and genuinely try to point you in the right direction. They'll help you out every step of the way within reason. Very human interactions and down to earth people. Drew was the point man during our apartment hunt. We had been searching for about a week with no luck on our own, and were in a very negative place...decided to walk into the PAC offices on a whim. Drew invited us to his desk, pulled up some chairs, offered some fresh coffee and said, "so tell me your story...where are you guys from and what are you looking for." It was refreshing to say the least. We would come by every morning for the next few days and he would have new places for us to check out. The guy has a knack for knowing what to recommend and how to treat you like a friend. Very positive intereations and a week later we were moving into a cozy new apartment in the Echo Park area. Since this property management likes to play games with people , I am here to express the experience I've had with this company. Recently had to move out since COVID has caused drawbacks financially and because of this , I saw their true colors. PAC will squeeze you out of all your deposit money , so please don't think you will be getting it back. They will have no evidence or proof of why they charged you for certain services but you can't question them on it because they will just give you endless babble about it's in the contract. This is for the people who really don't clean their apartments and leave it mostly how you were given it . The resident relations lady Ashley is two faced . Don't claim things from her unless you want to see the ugly side. She will not help you unless the work required from her end is minimal. They don't have your best interest at heart. They're employees will die for the company when the majority of them are living on a budget. They're resident relations office takes for ever to get a hold of, they're response for COVID was terrible. They don't disclose information about certain apartments. I'm a tenant in a PAC property. Since they have taken over from the previous owner about 5 years ago, the quality of life in this building has declined. The roof leaks every time it rains in every second floor apartment, but they refuse to do serious repairs, just patching here and there, never stopping the problem. The building is poorly maintained, the common areas have had all the plants and outdoor furniture removed so it looks like a concrete prison yard, rent goes up, they let small things, like trash and broken wooden siding and random cables hanging off of the roof, go completely uncontrolled and they refuse to take care of those things. The front door to the building doesn't lock properly, and homeless people have been wandering into the building at night knocking on doors. We have had several car thefts from the "gated" garage in the past few years and at least 3 bicycles stolen. When we begged for a bike rack so we can lock our bikes up, they refused. They know our front door is broken, and it is just a matter of time before a serious crime like a rape or burglary is committed, as the neighborhood has become increasingly dangerous. It's depressing, sad, and expensive to live on a PAC-owned or managed property. I will be leaving as soon as the opportunity prevents itself. Slumlords, essentially. I would seriously think twice about moving into a PAC building or hiring them to manage your property. They will run down your property and treat your tenants poorly. read more

This review is for my experience in their valley village apartments. All in all, not a bad place to rent from. Could be worse, definitely could be better. The main issue I have with PAC properties is their total disregard for the health of their tenants. Our water in the valley village apartment was brown. Straight up brownish yellow. At first I thought it was because the water hadn't ran in the pipes for a little bit. I figured not a big deal, just let it run and clear and be done with it. But no. We had to run the water for about 3 minutes from every sink, plus the bathtub EVERY time we used it. And whats worse is that in the middle of showering (with the 'clearish' water) the water should suddenly turn back to brown. Not something you want to experience when you're trying to get clean. Not only that but you can taste the minerals and dirt when you brushed your teeth. And I never once used their on site washer and dryers because they use the same water. Who wants their clothes (especially white items) to be washed with brown water? I wouldn't even cook with that water, but I had no other choice and had to wash my dishes in it. I contacted PAC multiple times regarding this issue and they always told me the same thing-to run the water for a few minutes. Yes, I did that, but to do it EVERY time you need to use the water is just ridiculous. Then they told me, its not them, its the city. Studio city had dirty water. Um, no. Finally, after harassing them someone told me its because they have really old pipes and it would cost too much money to redo the whole thing. The water situation got a little better as time went on because they were replacing the pipes--slowly. Every week I gave home to find a notice on the door that they were gonna shut off the water from 9-5. Which is fine, but at least admit whats going on. Not only that but once they began to work on the pipes and fix the issue, we started having other issues regarding our water. We would be showering and then all of a sudden get scalded with burning hot water!!! Out of no where. And it wouldn't be for 1-2 seconds but it would STAY burning hot. To the point where you had to shut off the hot water completely and only let the cold water run. Then, if you were brave enough, start turning on the hot water, SLOWLY!!! Even then, there would be times where we would have to give our shower a 'rest' for 5 minutes and wait for the hot water to cool down before we can use it again. This happened at least 3 times during every shower, and I'm talking about a 10 minute shower. Not somewhere I want to have a child at. Once I got pregnant, I knew we had to leave. Another thing that bothered me besides the water is how they do their maintenance. If you needed something fix, you had to email their office (you couldn't call, everything had to be in writing, if you did call they would ask you to just send them an email stating everything you just spoke about). Then they would set up an appointment. However, the maintenance people could only come out Monday to Friday from either 8-12 or 12-4. One of the first times the maintenance workers came out to the apartment was to fix random things around the apartment and to also fix the bathtub. The caulking around it was basically nonexistent and was starting to get mold. Not only that but one of the sides of the bathtub was bowing. I explain this in detail over email. The man came out and started to work on the random things which didn't take long. However, when he saw the bathtub he said it was going to take longer than he had time for and that I had to make another appointment. Didn't even touch the bathtub or the bathroom fan, which was literally not working. We had mold in the bathroom in mere days of moving in and I couldn't keep any razors in the bathroom because they would get this slimy yellow rust all over them (the fan NEVER got fixed, they kept telling me it was working fine). So I ended up making a 2nd appointment. Which is annoying because I already set aside 4 hours of my day. But ok, sure. This is not an issue with my husband or I because I am a nurse and work 3 days a week and he works during the night and has the day off, but what about everyone else? I couldn't imagine people with normal 9-5 Monday-Friday jobs taking this much time off of work to get things in their apartments fixed. We had many other issues but these two were the biggest. I used to Love PAC Properties, their associates were friendly and they seemed to deal with complaints and issues quite quickly, in fact I used to recommend them to everyone, a couple of my friends even live in their properties.... however I do not know if it is because they are understaffed or have a bad staff now, but I am extremely disappointed in them, please look elsewhere to rent from, they are extremely unprofessional and rude. I have just received a 3-day notice to pay rent or move out.. Threatening the use of attorneys and fees... And all because THEY lost the check I had sent... They did not even take in to consideration that I always pay my rent way ahead of time and have never been late on payments a day in my life. ... Now luckily I was in town when I got this notice and was able to deal with it!! But they did not send one E-mail, did not call me once to let me know they lost the check or didn't receive it... I go out of town for work quite often.. Could u have imagined if I was out of town when they put this notice up on my door without trying to get ahold of me???? I E-mailed them right away informing them that I sent the check, but that I will send another .. And even send checks for the rest of the year... Instead of a simple apology I received a rude letter filled with excuses and bad customer service stating that it was my fault. I honestly wish I had not just signed a new lease, but all I can do now is advise all I can not to rent with PAC... They have such incredibly BAD CUSTOMER SERVICE and I hope this never happens to anyone else... I have attached the E-mails I sent and received so you can see for yourself... The management for these apartments is extremely bad! The location of riverside in north Hollywood hasn't had a working elevator for over two months! They keep delaying the repairs with no compensation but only a letter stating that will be fixed in a certain day, which is false! We have been taking the stairs which are a mess! To do laundry you will need to exit the building and enter through another door, the same to check your mail, which in fact deliveries aren't outside your doors since elevators are out of order. You can't do too many groceries because you can't carry all through the stairs! In general, it has been really inconvenient. Without mentioning that this hasn't been the first time that the elevator has broken. Probable in 2015 only, the elevator has broken at least 5 times, and some of those times took a whole weekend to get repaired. This time it just went out of control, over 2 MONTHS with no elevator and no accurate explanation, decrease in rent or the worse with no due date! Unbelievable!!! read more

Beware of this company, they are not upfront about everything, my credit score is 740 but my husband's is low and they first said we could have a co-signer, we went ahead and paid the $35 application fee for each of us, just to receive an email that because of my husbands credit we can't be approved. They didn't even bother to call and let me know over the phone, I called several times until I got to the rep that was helping me, and I asked again, about the co-signer or even 3X rents deposit just to hear, per company policy we can't approve your husband. I understand but this company fails to be upfront about it. I will file a claim with Better Business Bureau since I believe they have been doing to several people, I wish I had read the reviews before submitting the applications. The only reason we wanted this apartment is because we have a large dog, and they accept dogs up to 90 lbs. But honestly the 2 places we went to see, they looked run down and not well kept. And the funniest thing is, I doubt all the tenants there have the best FICO score, which led me to believe they lie on their applications, since the leasing office are not even on site. Anyways, I hope this helps to future applicants, before giving your money away, you should ask their full company policies, and not let them mislead you into thinking you can have a co-signer. read more

Price is typical of LA rent charges and its reasonable for now. There are seperate bills for DWP electric and water,trash,etc but low costs if you work all day which we do. Sherman oaks is located couple blocks down. There is a quiet residential area in the back which is nice to walk our dog and she loves her new home. read more

My boyfriend and I were looking to move into a two bedroom with our third roommate, and one of our must haves was a place that was pet friendly, which is hard to come across in our price range in LA. Not only are all of their properties accommodating to pets, their application process is extremely easy! You can do self guided tours of available properties with the code to the lock boxes at any time which is super accommodating to people with busy schedules. Every. Single. Person. We talked with both in person and over the phone were friendly, and willing to answer any and all of our questions (and we had a lot of them!). Char and Kahari were two major stand outs to us. Unfortunately at the last minute our third roommate couldn't sign on to the lease with us, so we started looking for one bedrooms instead and immediately found one that we loved, but decided not to jump into a new place so quickly. Even though this time around we didn't end up renting through P.A.C. Properties, we will absolutely be looking into renting through them in the future. read more

PAC Properties has been nothing but a great experience for my family and me since we moved in our apartment on July 2011. The resident managers are always friendly and helpful with any questions we may have. They make it pleasant to live under PAC Properties Mgt. Furthermore, whenever our apartment requires maintenance we just shoot PAC Prop an email or phone call and they are quick and courteous to complete the repairs. Every employee we have encountered with PAC properties has been super-friendly and efficient with their job. They are constantly maintaining and improving the building and living area for all tenants. We look forward to renewing our lease and living here longer! We live in Van Nuys. read more

I'm fairly surprised to read such negative reviews on this site. My overall experience renting with PAC was a very positive one - everyone is very friendly and professional and maintenance issues were addressed quickly, thoroughly and were always followed by a phone call the next day from a PAC representative, just to make sure everything was repaired to my satisfaction. My account manager Michael M. was especially helpful and prompt in answering all my questions and helping me take care of any issues. I'm surprised some people felt PAC was not up-front in their policies - they were very good about giving me everything in writing and being very clear about what their policies were. Again, I found them very professional. I lived at a PAC building for two years, and I was always satisfied with how I was treated. This place is awful. The best people I ever dealt with were in leasing, but I assume they are nice and friendly there because they are working on commission. I had nightmare neighbors and PAC said to contact the police, who told me that they couldn't do anything and that it was the land lords responsibility. This back and forth over who should take responsibility over the situation went on until the neighbors were eventually evicted for not paying their rent. It would have been nice to have helpful and supportive management in Newhall. The rent was always being increased but nothing in the building or the company's services seemed to get better. The maintenance people were always very kind to me, but sometimes very simple tasks took them forever to complete, like almost comically long. The company also got rid of my managers, even though that is against LA housing since our building had over 16 units. Once the managers were gone, the building got so dirty and the problems started racking up. I realized then that these people operate like they are above the law. As soon as my lease was over, I jumped ship and am happily in a building with wonderful owners and management. It really made me notice how crappy living with PAC had been. this place is disorganized, they have no organized process to anything they do in that rental office. wait till u hear this latest bs from PAC- after the reviews Ive read, my complaints are really just as bad! oh wow! My brother is cool, laid back and funny. last 3 weeks, he has been tearing out his hair each time I see him. Pac this PAC that....they first sent a note basically saying he farted to loud. Something about implementing "quiet hour". God forbid, what if my brother is awake after 1 am? what holy hell will he catch for having his feet on his cheap ass linoleum that late walking from living room to bedroom? Screw these slumlords. sounds like you folks need to worry about a ton of other things other than the shit you do focus on, PAC PEOPLE! Bozos. I have been a resident of the P.A.C. Properties managed location at 14025 Moorpark St. in Sherman Oaks for over a year. I have never had any issues, and until last month, would have rated this company 5 stars. They have fantastic payment options for rent, courteous on-site managers, and typically what you see is what you get type of apartments. This of course was until December 2015, when a rodent from their courtyard of this building found its way through a hole in my designated parking space (a very large hole), and climbed into my car. Close to $535.00 worth of damages later, I am no longer able to park my car in my own spot due to concerns that this may happen again. I currently have a lengthy email chain going with P.A.C. Properties, who claim that rodents in their courtyard, surrounded by walls, living in their plants, are not their responsibility. I have asked that the hole in the stucco of my parking space be fixed, as this hole leads directly to the rodent infested courtyard...close to one month later, nothing has been done. P.A.C. Properties will not compensate me for their rodents' damage to my vehicle, they will not repair their own hole in their stucco of MY parking space that I pay for...and despite many calls and emails to Alex Hollander, the Maintenance Manager who said he would contact the property owner to take care of all of this...not one thing has been resolved. Not. One. Thing. Please be aware that this management company does not want to work with tenants when a large situation comes to their attention. read more

I'll start off with some positives -- everyone at PAC is super friendly and quick to answer any questions that you have. They also helped secure my roommate and I a fridge which was super nice of them. My roommate and I put in an application for an apartment in North Hollywood but found out it was taken an hour earlier. PAC offered us a more expensive apartment in the same area (which we had looked at as well) and in a spur of the moment decision, we decided to go for it. We were instantly approved and the process was very fast. We put down our $400 holding deposit and went back to look at the apartment again. Since we had our hearts set on the apartment that we lost, we didn't seriously look at this one. While we were there, we noticed that our balconies were very easy for someone to climb onto which we were both very uncomfortable with. After realizing that we weren't going to be happy there, we called PAC (in less than 24 hours) and told them that we were going to back out because we didn't feel secure living there. My roommate and I both expected to lose SOME money but not our ENTIRE holding deposit!! Taking half of it was totally understandable, but we were very quickly told that we were losing the whole thing. When you sign the Holding Deposit Form it says: "If Applicant, after being approved, chooses not to enter into the rental agreement/ lease, Owner/Agent may deduct from the holding deposit "lost rental damages" to cover the lost opportunity to rent the premises." What they really mean is that they are going to take your entire $400 Holding deposit regardless of the situation. The ad for the apartment online hadn't even been taken down yet! My roommate and I just decided to eat the money because we didn't want to be managed by a rental company that really didn't care how we felt. If you decide to go with a PAC property, don't give them any money unless you are TOTALLY sure that you like the apartment! read more

Overall PAC as a whole isn't bad. If something is broken or you need anything from resident relations they're fairly quick about getting it done for you. Their building at 15007 Burbank Blvd in Sherman Oaks on the other hand isn't worth the money you'll spend to live here. It has a pool. Don't even think about using it. The second you laugh or splash or have more than a couple people down there the building manager will email you and tell you you can't do that. Honestly no one in the building really used the pool in the time I lived there because who wants to whisper and try to be quiet while having fun. No music is allowed by the pool, not even on weekends during the day. I'm not really sure why they have a building manager there to begin with. If you ask him for help with anything his answer is always "I don't know. Call the management company." I'm pretty sure his sole purpose is to hose down the courtyard and staircase every other day. I guess he likes watching people slip going down the stairs to the garage. PAC could honestly make more money I'm sure if they just kicked him out and rented that place out. He doesn't answer phone calls or return texts. He reads them, as is apparent since he leaves his read receipts on, but can't be bothered to respond. Overall the apartments themselves are ok. Noise isn't really a factor and the appliances were all new when I moved in. Moving out process was easy thanks to PAC but not to the building manager. Again he was shockingly useless with any questions you might have. I would def recommend the company. I would not, however, recommend any building they put that building manager in. read more

I am new to PAC properties, I have only lived in their newhall location for 4 months. The spot is a bit pricey especially for the area of newhall I'm in, however the apartments are fairly private and nice. My issue is simple, I've had my AC unit crap out on me twice now and takes them a minimum of 4 days to come fix it.. It is far to hot to not have AC working, I was told this last time they had to get a 3rd party to come fix it because it would be even longer for them to do it in house, after several emails and not getting anything concrete I called the third party. After hearing them say they are just to busy (maint dept) and can not come in a timely manner to fix their units, they don't offer any type of reimbursement, This attitude and lack of effort is more than enough reason to NOT rent from them... I've read some of the other reviews on here before typing this, and this level of disinterest seems to be epidemic as of late with this company. Don't rent here! read more

Love P.A.C. Properties! Even when I called them inquiring about a craigslist ad, they were super helpful and informative. I ended up renting an apartment that was awesome. It was a one bedroom in North Hollywood. Small building, had parking, allowed dogs. I had ease in contacting maintenance and resident relations every time and they were timely and helpful. I ended up moving out quite early, as dog walking services can cost an arm and a leg! The early move-out process is easy, I was met with complete professionalism and no aggression or negativity. I'd definitely use them again in the future, if I ever needed to. read more

Have lived in 2 PAC properties. They best way to rate an apartment complex to me is by cleanliness and efficiency of service; this complex gets 5 stars on both. Any maintaince issue I have ever had was solved quickly. The property managers at both places I lived do a wonderful job keeping the complex clean and tidy. I would recommend living in any of their complexes. read more

I am actually surprised to read such poor reviews. The entire experience I have received from move in to management on site has been nothing but pleasant. The leasing office even helped me get into a place in under 2 days. I dealt with several people throughout the entire process and have nothing bad to say. We have a great place in a great neighborhood and the on site manager is quite pleasant. read more
