I've lived in the building for 3 years and love it! The communication is amazing! I always get a fast response and any concerns are quickly addressed. I don't plan on moving any time soon as the rent is probably the best you're going to find this close to the water. Private parking is a huge plus with the busy streets. I rented an apartment through Pace Realty for over 5 years and had a completely fine experience. The property manager, Joe was very nice and easy going. Whenever I had a particular issue or needed a repair, i found him to be very responsive - especially if the issue was urgent. On one occasion we had some serious flooding and he was on the site within 20 minutes, but for most things he would just give me the number for the repair person myself so I could schedule work at times that fit my schedule - which was perfect for me! The rent increases over the 5 year period were quite low and very reasonable for the area in PB - so no complaints there! read more

Rented from Joe Pace and Bird Rock Realty at 4870 Cape May Ave San Diego, CA 92107. When signing the lease Joe Pace neglected to mention that the neighbors were selling crack out of their back house that he was also managing (Which he knew about). He had drug addicts in and out at all hours of the night. The whole neighborhood knew about this and were very disturbed that the Joe didn't have the decency to mention this before hand. The police were there literally daily trying to evict the neighbor. Upon signing the lease Joe said that a "Special Form" mentioning that the neighbors "Smoked Weed" needed to be signed. Looking back its incredible someone could do this and still sleep at night. At the end of the lease he took almost the entire deposit. He charged for a rotting fence that had been rotting well before moving in! Two of the boards of the fence snapped because of the rot inside. New boards and paint were bought by the tenant to fix the fence. Instead of allowing the tenant to fix the broken pieces he just replaced the whole fence without even telling the tenant and stuck the tenant with the bill at the end. I mean, come on. Who charges a tenant for a rotting fence? He also charged for a blown fuse that was not the tenants fault. Joe was very defensive saying he would fix it on "His time". He also threatened that if it was the tenants fault the tenant would be paying for it. After insisting he send someone out to fix it, Eduardo, who fixed the blown fuse said it was not the tenants fault and that the tenant definitely would not be charged for it. Eduardo told the tenant Joe Pace paid him and everything was taken care of. Sure enough after the lease Joe charged the tenant for the electrical fix saying the tenant was told to pay Eduardo when he came over (a total lie). Always do a thorough search of reviews of landlords before you rent from them. read more

WARNING - Joe Pace has some great places but he is a total jerk to deal with. If you find a place you like and it's with him, I would strongly urge you to reconsider. 1) He is completely UNRESPONSIVE. I can't count the number of times my roommates and I haven't been able to get ahold of him. Even when we were apartment hunting, it was a nightmare to get him to show the place to us. For OWNERS looking for a property manager - definitely avoid this guy. A property manager who will actually show your places will make you more money. 2) He is SHADY. My roommates and I left for a few weeks and when we returned, Joe literally threw out our stuff and changed the locks on us while we were paying rent!!! He said we weren't around so he "took possession of the place" ...WITHOUT EVEN CALLING US! 3) He is slick about policies and communicating them. We thought he told us we could sublease when we first signed...when it came time to do this, he told us about all these extra fees, etc. It may be in the contract, but he was quite deceptive about how he communicated it. It hurts me to say this, but you just really can't trust this guy. If you rent a place from him, you're going to have to deal with a LOT of BS. read more

I'm a property owner in Birdrock and I hired Joe Pace to help me rent out my house since I lived in LA and could not be driving back for every showing. He eventually found me a prospective tenant named ALLISON Hooker but her father Kellogg Hooker was going to cosign for her since she did not have much credit at 18 years of age . They also requested a 6 month lease instead of a year which I never allow but I did in this case. When signing the paperwork, Joe kept saying "you never know who your going to get when you rent out your house" . He said it like 3-4 times from the signing of the lease to the next day when the tenants took the keys. I noticed how odd it was he kept saying that but I didn't think much of it until all the court cases started with his wonderful tenant he put in my house knowingly. When the lease was over and I was picking up the keys from the Pace Realty office , Joe Paces brother was there working. I mentioned that this tenant was a real problem and a freak and he was suing me for a bunch of stuff that didn't even happen. In fact, Kellogg Hooker submitted receipts to the courts for things "he had to have fixed because I was unresponsive" and the receipts had addresses of different properties that he owned. I tried to tell the judge that and the judges are so lazy they didn't want to look at the details of the case and I ended up having to pay that mo-fo sob a bunch of money and I had two judgments on my credit report for 7 years on top of it. As the brother handed me the keys he says "oh yea, Kellogg Hooker is known for doing that. He has done it to several people". I was so ticked off that Joe Pace put that bastard in my house knowingly, just so he could get his commission and go. I had years of legal problems after that because Kellogg Hooker decided to contact the new tenant in my house in Birdrock, Gregg Holdgrafer, and taught Gregg how to sue the landlord and win. Gregg then sued me twice after that, again bullshit stories that didn't happen but used them against me and Gregg Holdgrafer won both times as well. When I showed up to the first court case my second tenant, Gregg Holdgrafer was sitting next to Kellogg Hooker. I asked Gregg what the hell he was doing there and all Gregg said was "well, you know man"...I never hated so many people in my life and Joe Pace started it all. All I can say is Karma will get you good. I have been "cleansed" from all that evil and life is back to being good, but I won't forget the ones responsible for making me miserable either for so many years. read more

The definition of slumlord is who Joe pace is this guy should never be allowed to own any rental properties! I moved into a dirty apt that still had previous tenants stuff inside, the bathtub had mold all around the sides and along the window. All the electrical plugs were worn out to the point that nothing could be plugged in (plug in item let go and plug would fall out socket) stove didn't work and had a gas leak. Tried to get him to fix and he wouldn't I had to fix all issues on my own. When I moved out I made sure to reinstall all his old wall sockets. Don't rent from this king of slumlords read more

Horrible, horrible experience: I decided to post this long confessional because, if we only had checked the many negative reviews before, we would have never embarked in this ugly time as his tenants. Hopefully, our experience could be useful to someone in the future. Here a summary: 1. We have taken over the lease of a young family, super nice fellows, that had to relocate for personal reasons and interrupt their lease. They said that they never had problems with him, and actually quite never interacted with him. 2. Although requested, we never got a walk-in inspection. At least we were smart enough to send him a collection of pictures of the missing/broken items. 3. Few weeks in and we start to realise that many things were not in proper condition: black mold was growing everywhere, even the laundry machine was full of it as far as you can see inside. The tubing of the sinks were full of it. The whole bathtub was affected. The sinks were all leaky: We notified Joe (note that we did not pay the water, but thought it was a great waste environmentally and economically for the landlord), sent numerous pictures. His response was to send absolutely random people (as in non-professional and poorly paid, according to what they told us) to fix the sinks, who ended up missing most appointments (affecting our working schedule) and making a very sloppy and useless work. We frankly gave up at one point. 4. More weeks in and we notice that the railing of the balcony is rotten to the point that many bolts are disjointed: We notified Joe and provided pictures, no answer. 5. Here the worst of all: Come the first anniversary (March) of the contract, we do not receive neither the renewal of our lease, nor any communication whatsoever. We knew that the lease at that point would become month to month, so we didn't worry. Come July, we receive a new lease (obviously with a rent increase). We had no problem with the rent increase, but didn't understand the change of date from March-March to July-July. So, it turns out, it was all a scheme to have us leave the premises at the hottest renting time, when we would have also ended up paying hundreds of dollars more because caught in the students waive. At our protests, the best addendum of the contract came up: we signed that after the yearly lease was up, the rent would have been from $1595 to $3955. So, the answer was: if you want the lease back to March-March schedule, pay the difference in rent you owe, $7080. Diabolic! 6. 2 years in, we start to notice the work of termites on the balconies and in the kitchen. Notified Joe, no answer. Funny, because the contract states that he had to do a professional termites yearly check. 7. Come the renew of the third and last year: increase of 300$. We already decided enough is enough, but this increase was definitely helping our choice. Since we definitely did not trust the guy at all, we sent a certified letter with our termination. Promptly, we hear back from him that if we wanted we could stay until end of August, and at the same price of before (how magnanimous!). Turns out that he was on vacation at the end of July, and would have not been able to handle our departure or finding new tenants. In fact, for the same reason, we have not been able to have the walk through for the check out, although requested in writing. By the way, at the end the apartment was not rented for the whole month of August. 8. As a reference for our new apartment, he sabotaged us via either not responding to the inquiries or volunteering misleading informations about us. Example, we almost missed our current home because he gingerly mentioned we got problems with the HOA: Thankfully, I still had the letter we received and of which I copy the remark "the curtains must be white". It was Christmas time, and we hanged a red striped curtain, which for the HOA standards was outrageous apparently. 9. When we did not receive either the deposit or communication about it within the 21 days of our contract and California law, we considered to file a claim with the small court: we consulted a lawyer and we figured another nice surprise about the contract. The broker (the property manager) has no responsibility whatsoever, so we would have ended up suing the landlords, who I am sure have no clue of what is going on. Landlords, seriously, why on earth would you like to be represented by a person like this? I read the only positive review available about the Pace father/son office, and it was praising his "iron fist" with the unreliable and problematic tenants. What if you have perfectly honest and decent tenants instead? What if your property is falling apart while you pay dues to someone who does not care one bit? I've been told my description of Joe fits the classic profile of a bully. I certainly feel like I have been threatened by one for the whole duration of our lease, and now feel like I got out of a nightmare of frustration and anger. read more

We have been a client of the Pace Realty and Bird Rock Realty Company for years now. We have had an excellent relationship with both Joe and Tony for many years. They have always addressed our requests and concerns in a very polite and professional manner, no matter what the situation has called for. We have bought and sold our properties with this company and have always enjoyed the upmost professional and courteous service. Joe has also managed our tenants with the tenants telling us how they have enjoyed working with him during their leases. Although, when the tenants have not paid their rent, or acted in a harsh or destructive manner, while being managed by Joe, he has always, as he should been, along with our direction, been firm but professional in his handling of our property management to protect our investment. Great Professional Service. When I came here from China, I dropped into the Pace Bird Rock Realty office and was pleasantly surprised by the friendly service I received from the agents there. (Joe and Tony) spent a lot of time explaining the property values and even found me a rental while showing me properties and walking me through the purchase of my home and even after I closed my escrow. The property I bought was not very expensive and I found a great deal for myself, but they made me feel like as if I was buying a mansion from them. I will definitely recommend this office to anyone who wants friendly, honest, and professional services. read more

I would definiteyly NEVER rent from Joe Pace again. Not only are the units falling apart, you pay for everyone's water for the laundry. I personally had mushrooms growing in my room and he told me to buy fungus spray and that it was my fault. Come to find out there was a leak in the bathroom, which was never properly fixed either. Always a shadey job and making me wait or letting people in my place without me being there. Then...I finally am now getting my security deposit back from 4 months ago!!!! With money minus the cleaning...even though I have proof of a carpet rental and pictures, because I knew he'd screw me over...that's just how he is. In all of our dealings with him, Joe Pace was complete unprofessional, and his father that owns the group is just as bad, if not worse. He was rude, at one point telling us we should "get out" if we don't sign the lease immediately. My roommates wanted to look at one of their listings and got little to no help from Joe. He pressured us at all turns, keeping us from getting a full chance to look over the lease and refused to send us a copy. He constantly acted like he didn't have time for us, and, by the end of it, we decided we couldn't trust him. I would never want to rent a place from, or leave a rental listing with this group. read more

The apartment complex on Figueroa Blvd is one of the biggest slums I've ever lived in. The neighbors are generally great however in terms of the apartment, I had to hire a lawyer to run after 4 months. Throughout my short time living there, I had continuous plumbing problems to the point where I had sewage backing up into my bathtub. When I contacted Joe Pace about the issues, he claimed that it was my hair that had caused the backup despite the fact that I use a hair catcher. Then he tried to unlawfully charge me for the costs of the plumber and for him to come to my apartment. Several times he threatened me in text messages and when the issues of plumbing didn't go away (my kitchen sink, my bathroom sink and my bathtub), he told me that Bill Howe had claimed it was working and that I didn't have any problems in my apartment. Not only that, he had the audacity to claim that my bathtub was having clogging issues because of my shower head. Another issue, before I moved in, Joe Pace told me there was a bit of a problem with my fridge and that he would fix it before I moved in. Upon moving in, he told me that it turned out that there wasn't a problem at all and the fridge was fine. My fridge was leaking the whole time I lived in the apartment. Joe told me it was condensation that caused it and that I needed to turn down the setting. So I turned down the setting and there was still a problem. I told him so and he told me that he found the setting on the max and that I wasn't to touch it for the remainder of the time living in the apartment. Generally I leave a little tub in the center of my fridge and empty it (once it's full) about once every 2 days. Not only that, right before I moved out, the fridge started to leak from a new place. Last but not least, one of his handymen illegally entered my apartment while I had guests. I was at a friend's house and the handyman used a key to enter my apartment while my friend was in the shower and my other friend was sitting on my bed with headphones in. Joe is a liar and a deceitful, horrible property manager. He should not be renting these apartments, they need serious work and he treats you like dirt. read more

I would NEVER rent from this unprofessional, sketchy "family" business ever again. First off, I had an appointment to look at a place in Pacific beach, the guy never showed up so i called the office to see where he was. I was told by his father that "he had something else to do." Great, thanks for letting me know. Strike 1. When we re-scheduled he was 20 minutes late and my boyfriend and I almost left. Strike 2. We ended up really liking the property so despite how shady the realty company seemed to be, we decided to go ahead and rent it. Biggest mistake we have ever made!! When we realized how much was wrong with the property it was too late. The manager, Joe Pace, never wanted to have anything fixed or hear anything about it. For example, we went without heat for over a month!! The final straw was when we realized we were pregnant and wanted to end our lease early to search for a new place, they were not only not helpful, but impossible to deal with. I had to find someone to take over our lease and even when I did all that on my own time, they still charged us a 500$ transfer of lease fee. Trust me, there are many more properties and realties out there that are professional and will work with you when something comes up. Worst "company" ever!! read more
