Would not rent from heartland again. They do seem to get quiet when you have issues and don't really do anything when you do.

Not a huge fan as tenant...seem like they want to work with you until you need something. They come off as kind and helpful. Then ghost you when trying to get help with something. At moveout they claim damage and fees for items that are not your responsibility or ignore previous agreements. You have to fight to get you refund. They are definitely biased toward the landlord. It's a bit unsettling to see the change of face when you need support as a tenant. read more

We rented a lovely townhouse in Santee that was managed by Heartland Property Management. We were only there for a year and a half during a very difficult time of our lives and I have to say that Don and the staff at Heartland really treated us well. They were always respectful and attentive to any issue we had and thankfully there were only a couple minor ones. The move in and move out process was incredibly easy and stress free. The tenant rent manager system they use is easy to navigate and they always answered my emails and promptly resolved any issues. Heartland Properties was chosen by a fiduciary that was the trustee of my parents trust. They had managerial control over 4 rental properties that were in the trust. They had control over the properties for 3 years. During that time any repairs that were needed were slowly addressed and the workmanship which they hired was substandard and shoddy. When Heartland finally gave the trust an accounting of their expenditures on the properties it was apparent that they were paying top dollar for repairs that were substandard. Heartland was also found to be sub letting one of the rentals and writing the fees collected off as late fees, which were kept by the property managers, aka Heartland. As a property owner, they kept the properties in extremely poor condition. After the tenants left all appliances needed replacement. The house was so poorly kept that it took over $30,000. to make it rentable again. Frank McLin on several occasions found it necessary to cast dispersions about my character to tenants. For 3 years he used the properties for his gain with no regard for the upkeep of the properties. Heartland's managerial skills towards property are executed so that they might reap the benefits and not the owners. The company never replied to me, nor did they accept or decline my application. I also called them multiple times after that and still they have not refunded my money, picked my calls or anything. If you need to rent a place, this is not the company to deal with. I have tried for 3 weeks to see a place they have advertised. I have been routed through their automated system (phone & email) more times than I can count and have still not heard a word from them. Having read a review from JULY, 2018 I wanted to add my Feb. 2019 review which reads nearly exactly the same. So 8 months and no improvement? Frank from Heartland found great tenants for our property. Heartland took care of all the necessary repairs and cleaning to get the property ready for the new tenants. Our tenants treat our house like it's their own. We eventually took over management of our property after a few months but Frank is still always available to answer our questions. read more

We've rented from Heartland for three years and it's been a good experience. To me, the proof is in how things are handled when they go wrong, which is why I'm giving 5 stars. I've always lived in apartment complexes, so I was initially nervous dealing with a property management company. Yes, it felt difficult scheduling a showing, but we were flexible and so was Heartland in the end. Unlike some companies that turn apartment hunting into Fight Club with other prospective tenants, Heartland was very quick at processing our application. We had a few hiccups at move-in that were handled professionally. Nothing serious...one of their contractors did a sloppy job and they made them come back to make it right. Sure, it's frustrating, but Heartland resolved it well and quickly, which is all you can ask. Of course, we've had to schedule maintenance. It happens. Repairs took a bit slower than at a complex where there's a team of people, but their contractors are generally pretty good and try to work with your schedule. While Heartland does sometimes try for the cheapest fix, they're willing to spend the money if it fails. I suppose that's the delicate line between tenant and owner. We only once had the need to call for after-hours service. Our call was answered the first time and we were walked through a solution that held us over until the next morning when a plan was put into motion. It took longer than we would have liked for full resolution since it wasn't a quick fix, but we stayed in communication and all went well in the end. My advice to tenants would be to speak up if something's not right. Things are going to break and go wrong. I've always found Heartland responsive. I like to think they understand they're dealing with people's homes and not just an ordinary business. read more

Sorry, but your automated system might work well for keeping prospective tenants contacted and organized, but time is of the essence when it comes to finding a rental. I filled out your online form just to see if someone would contact me back in a timely manner. I was emailed by the automated system. You were closed by the time I got the message and could phone you. Then I was told the house I was interested in had an approved application, but no deposit was received. I wasn't even given the option of seeing the unit just in case... The employee didn't even offer any similar properties. Nor did she refer me to their website when I might find something. They were very quick to repair any maintenance issues and answer any questions that came up. They worked with me when I had to leave before my contract expired. I have had the same experience with this company as a few other helpers. Zero contact from anyone about multiple listings for rent in San Diego. I have been routed through the automated system more times than I can count, have called the company multiple times, and have not had anyone reach out to schedule a showing. The homes I am interested in are CURRENTLY available and still, not a word from anyone at Heartland. Every time that I spoke to the receptionist (or maybe the call center employee) she told me that someone would get in touch with me if they were interested in me. That sounds so bizarre, the homes have been listed for months, and they are going to leave them empty and not call a prospective tenant based on my full name and return cell number? Very unprofessional way to run a business, but then again, this seems the norm for property management/real estate agents. Not the most altruistic of professions. read more

Heartland is quick to respond when there is a maintenance issue. The property I was at began to have a sinking issue and Don was quick to respond and reassured the other tenants and myself that they would do everything they could to resolve the problem at hand. I'm not sure what the other two reviewers are talking about, I lived at properties with Heartland Property Management for over 2 years and have had nothing less than an amazing experience with them. They have always answered my maintenance requests right away and took care of anything I asked. When I needed to get out of my lease early to get a bigger place when I was expecting my first child, they went out of their way to help me find someone to take over my lease and even found a new place for us that they hadn't even put on the market yet and made it available earlier than they had planned. I have always had a great experience working with Heartland and would definitely recommend their properties to anyone searching for a new home. My family recently relocated out of San Diego and we miss Heartland dearly, you don't get lucky enough to find a helpful and nice property management very often and we are learning that first hand! read more

Don was so considerate on our moving date and also on our moving out date. He went above and beyond to accommodate our demands. We rented a property from Heartland in Mira Mesa for 2 years from 2011-2013 and had a thoroughly positive experience. They sent us Christmas cards both years and were super fast at addressing maintenance issues. I never felt uncomfortable around their maintenance techs, even when they came while I was alone at home. On top of that, when we renewed our lease they barely increased the rent, so we had no difficulty deciding to stay another year. When we moved out it was because the members of our apartment were disbanding and moving to various other non-San Diego places, not because we didn't like our property management or the condo. I'm only writing a review now because I'm again apartment-searching and am only now realizing how well-treated we were with Heartland. In addition, at the beginning of my search I contacted them to ask if I could be notified if any of their properties opened for rent around the time I wished to move, and Frank responded right away in the affirmative. :) read more

Putting an offer in on a house they were selling and getting no response. Then to find that the offer was taking from another party at $10,000 less than what I would have gave them. Who in their right mind would be so careless as to not let your customer know they could get $10,000 more for their house then what they are asking. I just moved into a house after looking for months and getting denied due to poor credit issues from years back. Heartland worked with me and I couldn't be happier. There were minor maintenance problems that have been resolved and followed up with in a timely manner. Don, and everyone else I have dealt with in the office have been more than helpful. This was probably THE best experience I've had with a property management company. The realtor (I believe his name is Don) was at the property on time for my tour and answered all of my questions with ease and was very personable to top it off. The application process went smoothly, minus a few things, but everyone was so patient with me while I got the information they needed. Roselia and Stephanie were beyond patient and ALWAYS responded to my inquiries in a timely manner. I even spoke to who I'm guessing was an office assistant named Kirt I believe, and all though he could not answer my questions himself, he was so courteous and made sure to get my questions over to the right people. Once again they came to my rescue when I needed new weather stripping on my front door because cold air was coming thru, especially recently during the storm. I contacted them late of Monday afternoon and they were out here Tuesday morning (the following day) and fixed the problem immediately. You can count on them to resolve any issues that you may have. They are very friendly, the entire staff, and always make me feel like I am a valued customer. Their upkeep on the apt. complex is awesome, inside the apt. and OUTSIDE with the landscaping.
