    This place really deserves a positive review. Stayed here with my spouse and 5 year old and had a great time! It's a quiet place to spend time with the fam. Campers are relatively quiet, clean restrooms, clean campsites, but the big winner is access to the dunes! Every sunrise and sunset was different and amazing. The kiddo ran around like crazy, went sledding morning and night. I0 to 15 min to the beach. My jaw dropped when seeing the dunes along with some of the other campers. Absolutely gorgeous views, walk a bit and you can see the ocean. 3 min walk to the entrance to the dunes Tips: bring a sled, sand toys, wood, and a portable fire pit. It's a great time and we will definitely come back!

    My family and I spent the weekend at this RV resort. It was very clean and very peaceful. The neighbors were all asleep by 9:00 so when we were hanging outside we could hear the ocean waves. Be careful if you are riding bikes down the hill...we had a bike accident and it ended up a bad burn to my daughters knees. I thought it was cute they had the streets labeled as Fresno, Bakersfield, Visalia etc...Central Valley cities. Overall it was a great experience and we enjoyed it!

    This would be my last choice to stay if nothing else was available. This campground needs a lot of TLC. There seemed to be no quiet hours. People were up making noise way past midnight and up very early as 6 a.m. No one ever was driving around to check things out.

    My review is not for the RV resort but for the sand dune behind the RV resort. This part of the sand dune is vast. Getting here is tricky. You have to come to the RV part and then walk about 5 minutes up hill to get to the entrance. Once you're in, in front of you is literally a vast desert and you can get lost in here. Set you GPS starting position before venture further into the sand dune. The scenery is beautiful. Many people are taking wedding or specially occasion pictures here. You feel like you're in the Sahara desert. No vehicles are allowed here. So it's very peaceful and beautiful without any disturbance. It's not too far from the ocean. The temperature tends to dip quit a bit. Bring lots of warm cloths. Be prepared to walk a bit. I just left my shoes at the entrance and walked barefoot in the sand dune. For those of you who like to snow board, here is a fun place to snow board down the hills on the sand dunes. There are also horse back riding rentals here. It's quite fun to ride on the horse in the sand. The best time to take picture here is during the Golden hours. In the summer, the sun goes down around 8:15. Go there by 7 pm and you can catch a beautiful sunset and snap some great photos.

    Very old and in need of a lot of general maintenance. The ad pictures look great but reality is it is overrun with weeds and the amenities are non existent. Many other options nearby

    Drove up from San Diego, stayed 1 night at this RV resort. It's secluded by the dunes and they have a place for horse trail rides. The resort is in a cool location but man, the spots are tight. We were so close to our neighbors we could high five them from the motorhome. The bathrooms were clean, that's a plus in my book. We went to check out the horses just before sunset not to ride, but just to look around. They came up to the fence and you could pet them. They seemed very hungry though. They all had their heads down nibbling at the dirt to find any speck of hay they could find. I looked around their pen but I didn't any feed around. I felt really bad for them. There is a pathway from the top where our site was down to the horses that I believe housed the sewage from the sites, because the smell was horrendous when you walked by. There were no fire rings and you had to pay for Wi-Fi. We probably won't book here again just for the fact that the spaces are so small and close together.

    I will say the location of this park is wonderful. Right by the dunes with direct access, and a one mile drive to the Oceano state beach rec area. Currently the horse stable is closed as well as the dunes to ORV "due to covid." Here there are also nice views of both sunrise and sunset. However management is very inept and doesn't seem to know what they're doing. We arrived before 5 pm on a weekday and the office was already closed for the day. They put out our map & space assignment for us. In our tight row all bigger trailers like ours are assigned 2 spaces so they can also fit the tow vehicle. The 2 spaces they gave us included our neighbors parking space, which we found out when he returned. There was no one to advise, no emergency phone # or even voicemail, you just figure things out on your own. Staff never checks the sites to see visitors are where they're supposed to be and rules followed. As we suspected would happen, when someone came to stay in the site by us they were assigned to our parking space. So history repeated and we returned one day to find someone else all set up in our spot and we had nowhere to park. So we parked in the narrow street, knowing no one would care anyway. I'm sure not everyone who visits is as civil about other people taking their spots. Unfortunately this is the position many are put in, because mgmt takes no effort to keep track of what they've assigned which results in chaos. Others we spoke to here confirmed this is how it goes. Also the sites aren't maintained or cleaned up between visitors. It could be a really nice, well run place with just a little effort.

    I paid in advance for a premium extra wide extra long site . when I arrived I was sent to site 52 this is a narrow short site . it large enough to fit my trailer and Truck. My wife an I left and the manager is telling me that they will not refund my money . this place is a total rip off. I wondered why they were the only RV park in the area to have spaces available when I made the reservation. Now I know they take your money don't deliver what was reserved and refuse to refund on there mistake. Or is it really a mistake?

    It's been a while since our nightmare visit. I still wish I felt better about our stay. Our sons bike was stolen the park was getting hit with thieves every couple days. They were cleaning up on bikes and electric scooters and everything they could. My son still upset about his bike being stolen, the kids next to us were crying their stuff was stolen. I felt let down by the lady at the counter. I spent DAYS complaining ( because the thieves never stopped) it should have been addressed immediately but they were very complacent about it like there is nothing they can do. It wouldn't be hard to put a guard box at the entrance and man it at night. But what do I know.

    I'll say it was a place to stay if you have no where else to go. Clean laundry facilities but not really a level site in my spot. Not walkable to anywhere near the park, would definitely have to drive a couple of miles. Limited cell coverage and pay for WiFi. The dunes walk to the beach is for the young with more energy and time than I have now. For me it would've been a scene from a movie thru a desert without a and probably end up on my knees crawling...that sand was deep and hard to walk in. I went down the street and found another RV park that was more suited for me. (PCV)

The campground comes with a picnic table, fire pit, water hook up, and electricity outlets. There's also a restroom that's somewhat maintained, for showers and toilet use. Showers are $1 for 3 minutes, but there are no coin exchange machines, so be sure to bring your own quarters. Also note, that showers are only operating from 10am-6pm. It gets pretty loud at night, with tons of frogs and birds calling, but hey, that's nature! If you're looking to do tent camping, this probably isn't the best spot. Most people around us were all RV camping, and we definitely felt very out of place. Probably wouldn't do this spot again, but it's close enough to a lot of shops in case you forget something and need to go out. If we had more time, we'd probably explore the area a little more, but the campsite itself was okay.

They also have ample bathrooms and showers available! Great campground!

This place is a membership campground so you can't request specific sites if you aren't a member. This park is packed with lots of trucks parked along every street with everyone having fun. Each site is gravel with green belts behind. There is tons of green grass and poop bag stands everywhere. The laundry is $2.50 to wash and $2.50 to dry. There is a restaurant with a bar. You can eat inside or out in front. Nice looking arcade, mini golf, shuffle board, horse shoes and a few places that give you access to the beach. The staff said hello everytime they drove by. We had a great time! Pismo Pier is three blocks to the left and there is a 7-11 across the street. We also went to a cool dinner show called Great American Melodrama. There is a coupon in you map booklet. Good chips and salsa at Old Juans Mexican Restaurant too.

They will NEVER get another nickel from me.

This location is prime with about Avila Beach being about 3-minutes away, Pismo about 15-minutes, and the Avila Barn being walking distance. The showers in the bathroom: there are no "shelves or racks" to put your bottles on and the shower curtains are way too short. The bathroom was completely out of paper towels Friday morning. They don't clean/stock the bathrooms every day. Weeds are growing everywhere, it's just the little things, but it's noticeable. I wish they'd put up fences all the way between all campsites. Flag policy: come on Highway West!! Be consistent!! We were at Costanoa and there was no written flag policy ANYWHERE, and the made us take my No Shoes Nation flag down (Kenny Chesney) and here there was an RV with a military flag and they let them leave that up. The rules had only the American flag was to be flown here -I respect the military-but, the rules are inconsistent at all the Highway West Properties!

I hope the owner or "boss" actually reads these negative reviews and takes notes. For being and RV resort it definitely does not run like one. Unfortunately I had already made a $500 deposit (signing nothing, and with no advice as to their terrible "no refund" policy). Within 2 1/2 hours I called and cancelled my reservation, and was THEN told about the No Refunds policy with no "grace" period! What? I called my bank, and told them that I had received NO goods, NO services, NO respect, NO value, for my $500. Fortunately Visa Card has now given me credit, and I hope "spanked " Le Sage Riviera for doing this to me! So, my advice is - be VERY wary of these folks, and make no commitment to them until you have the whole picture IN WRITING of what the policies might be.
