Rough, run down facilities, lack of maintenance down right to the campsites. Plenty of "extended stay" trailers. I would say a mix between people that work in the area looking for cheap housing and permanent trailers that never leave. I counted three trailers that All had expired registration by more than a few years. The trailer next to us at the end of Bakersfield street had 2022 tags and was completely unkept and a eyesore The man living there had an expired vehicle in his parking spot. There's also only about 6 to 7 feet worth of room between the trailers on Bakersfield, which is absolutely ridiculous and not even to standard code of 10 feet. This RV park has its benefits and drawbacks. Some of the good: 1. Location. It is on the dunes and you have access. But its not close to the ocean. So don't think you will camp here and walk to the beach or even to any stores. 2. The hook ups are nice. Bring your own fire ring. 3. I personally thought the staff was great. I saw one staff member correcting a camper- but they deserved it and I am very glad they actually will say something. 4. Your Verizon coverage "can" work but is dependent on the number of people that are using it in the area. Thats not the campgrounds fault. Verizon works great until a million others log on. 5. Horseback riding available. The not so good: 1. Cramped! You are in here like sardines. 2. Not the easiest to get in or out. 3. Its possible to smell the sewage in certain places around the clubhouse. Yuck! 4. The neighbors are close. Really close. You will hear the music and conversations. They weren't bad at all, but be aware. 6. No fire rings. 7. Some of the permanent residents are like sanford and son. You will see some of that. This place isnt bad. Its not great. If they revamped the place and gave it a complete makeover with larger sites and fewer people- I would pay a lot of money to stay here. read more

Im not sure why this place has so many bad reviews!! My husband and I just checked out today after staying Sat-Tuesday at spot 49. The spots are definitely a little tighter than I'd prefer but not bad IMO. The park seemed clean from everything I saw and I even used the public shower & toilet, Both were extremely clean. My husband originally only booked us Sat-Mon and had done another reservation for spot 39 on accident for Monday/Tuesday. Sunday morning he let the manager know before the office was even open & by 9am when he was walking into the office, they had already switched it over! My husband said he had no issue with the staff at all & they were all very nice and accommodating. They also had extra parking for our other truck and can am/trailer, which was great. We were able to get to the Pismo vehicular area during the day and then store our vehicle/trailer at the campsite for nighttime. The only thing that I would change is the proximity to the downtown area but it worked for us since our primary goal was to off-road. If you wanted to be closer to downtown it may not be ideal though. Definitely will stay here again. read more

They have some nice sites, BUT not the "Deluxe" site they stuck me in. I was charged for a deluxe site that I had to block up one side on my rig 6 1/2 inches to level out. and even level the sewer would not properly drain due to a 4 inch rise from my unit to the sewer. Sitting at the picnic table had to block it up 3 inches so your drink wouldn't spill. There are way too many rv parks in the area to put up with this kind of low budget scam. The office is disorganized and unprofessional. Sites are very small and unkept. AND you get a train rolling by blasting its horn at 6:30 each morning. This place really deserves a positive review. Stayed here with my spouse and 5 year old and had a great time! It's a quiet place to spend time with the fam. Campers are relatively quiet, clean restrooms, clean campsites, but the big winner is access to the dunes! Every sunrise and sunset was different and amazing. The kiddo ran around like crazy, went sledding morning and night. I0 to 15 min to the beach. My jaw dropped when seeing the dunes along with some of the other campers. Absolutely gorgeous views, walk a bit and you can see the ocean. 3 min walk to the entrance to the dunes Tips: bring a sled, sand toys, wood, and a portable fire pit. Employees here power trip and have the rudest attitude. This raggedy lady threatened to tow our car cause we didn't have a yellow sticker on windshield while we were dropping off kids at sand dunes. The other 15 cars were parked, unattended, didn't have stickers and they were ok. What a racist B*tch??? If you reading this, go get a real job! Would not come stay here. Have no public restroom so anywhere outdoors is the expectation. Pee or poo, pick a convenient spot! read more

My family and I spent the weekend at this RV resort. It was very clean and very peaceful. The neighbors were all asleep by 9:00 so when we were hanging outside we could hear the ocean waves. Be careful if you are riding bikes down the hill...we had a bike accident and it ended up a bad burn to my daughters knees. I thought it was cute they had the streets labeled as Fresno, Bakersfield, Visalia etc...Central Valley cities. Overall it was a great experience and we enjoyed it! read more

My review is not for the RV resort but for the sand dune behind the RV resort. This part of the sand dune is vast. Getting here is tricky. You have to come to the RV part and then walk about 5 minutes up hill to get to the entrance. Once you're in, in front of you is literally a vast desert and you can get lost in here. Set you GPS starting position before venture further into the sand dune. The scenery is beautiful. Many people are taking wedding or specially occasion pictures here. You feel like you're in the Sahara desert. No vehicles are allowed here. So it's very peaceful and beautiful without any disturbance. It's not too far from the ocean. The temperature tends to dip quit a bit. Bring lots of warm cloths. Be prepared to walk a bit. I just left my shoes at the entrance and walked barefoot in the sand dune. For those of you who like to snow board, here is a fun place to snow board down the hills on the sand dunes. There are also horse back riding rentals here. It's quite fun to ride on the horse in the sand. The best time to take picture here is during the Golden hours. In the summer, the sun goes down around 8:15. Go there by 7 pm and you can catch a beautiful sunset and snap some great photos. read more

Drove up from San Diego, stayed 1 night at this RV resort. It's secluded by the dunes and they have a place for horse trail rides. The resort is in a cool location but man, the spots are tight. We were so close to our neighbors we could high five them from the motorhome. The bathrooms were clean, that's a plus in my book. We went to check out the horses just before sunset not to ride, but just to look around. They came up to the fence and you could pet them. They seemed very hungry though. They all had their heads down nibbling at the dirt to find any speck of hay they could find. I looked around their pen but I didn't any feed around. I felt really bad for them. There is a pathway from the top where our site was down to the horses that I believe housed the sewage from the sites, because the smell was horrendous when you walked by. There were no fire rings and you had to pay for Wi-Fi. We probably won't book here again just for the fact that the spaces are so small and close together. read more

I will say the location of this park is wonderful. Right by the dunes with direct access, and a one mile drive to the Oceano state beach rec area. Currently the horse stable is closed as well as the dunes to ORV "due to covid." Here there are also nice views of both sunrise and sunset. However management is very inept and doesn't seem to know what they're doing. We arrived before 5 pm on a weekday and the office was already closed for the day. They put out our map & space assignment for us. In our tight row all bigger trailers like ours are assigned 2 spaces so they can also fit the tow vehicle. The 2 spaces they gave us included our neighbors parking space, which we found out when he returned. There was no one to advise, no emergency phone # or even voicemail, you just figure things out on your own. Staff never checks the sites to see visitors are where they're supposed to be and rules followed. As we suspected would happen, when someone came to stay in the site by us they were assigned to our parking space. So history repeated and we returned one day to find someone else all set up in our spot and we had nowhere to park. So we parked in the narrow street, knowing no one would care anyway. I'm sure not everyone who visits is as civil about other people taking their spots. Unfortunately this is the position many are put in, because mgmt takes no effort to keep track of what they've assigned which results in chaos. Others we spoke to here confirmed this is how it goes. Also the sites aren't maintained or cleaned up between visitors. It could be a really nice, well run place with just a little effort. read more

I paid in advance for a premium extra wide extra long site . when I arrived I was sent to site 52 this is a narrow short site . it large enough to fit my trailer and Truck. My wife an I left and the manager is telling me that they will not refund my money . this place is a total rip off. It's been a while since our nightmare visit. I still wish I felt better about our stay. Our sons bike was stolen the park was getting hit with thieves every couple days. They were cleaning up on bikes and electric scooters and everything they could. My son still upset about his bike being stolen, the kids next to us were crying their stuff was stolen. I felt let down by the lady at the counter. I spent DAYS complaining ( because the thieves never stopped) it should have been addressed immediately but they were very complacent about it like there is nothing they can do. Not walkable to anywhere near the park, would definitely have to drive a couple of miles. Limited cell coverage and pay for WiFi. The dunes walk to the beach is for the young with more energy and time than I have now. For me it would've been a scene from a movie thru a desert without a and probably end up on my knees crawling...that sand was deep and hard to walk in. We just wrapped up another great trip in our camping trailer nestled between farmlands and the dunes- this place is the perfect distance away from the noise but directly next to the sands. It's clean, comfortable, and the renovations made to the main facilities are well done. All new tiled showers, restrooms, there's a lovely area to sit, picnic, sit around the fire pit. Pacific Dunes Ranch RV Resort is truly a hidden gem. Coming from Ventura County, it is a fairly easy drive up the 101. Downtown Pismo, Pismo Outlets, and other shopping centers are just a short drive away. Be sure to check out the near coffee shop Quintessa for some amazing coffee! The resort offers horseback riding, however I believe this was closed during our stay mid January 2021. They also have a basketball court which I observed a group of children playing on and a dirt track which can be used for remote control cars or toddler biking. Reservations and payment were done online, along with majority of the check in process. Staff was able to respond to my questions over the phone in a timely manner. A waiver must be completed for stays shorter than 14 days. This form is provided to you along with a map which was taped to the office window upon check in. There are no ada rv sites. They offer military discount! Staff was also able to accommodate an early check in for us. The rv sites are a little tight however still enough room to put out your chairs and camp fire. We opted for the deluxe which gave us a pull through site. Restrooms were clean. This location gave us easy access to Oceano Dunes. Great place to take photos and tire out at the kids by running up and down the hills. Bring a sleight or cardboard to easily slide down the hill. It is about a 30 min walk from the rv park to the water, which is a great place to fish! There is a fence so steer to the right where you will find an opening. We will definitely make another trip back here! read more

We are coast to coast and RPI members and in this area this is the only park that is a coast to coast or RPI so we stayed here and if you camp as much as we do and you aren't a member of one of these you are paying way too much for campsites. We had to do one week coast to coast and the second week RPI but that was fine and like most resort towns they don't honor those rates during peak season and we came when it wasn't. We actually found this place to be off the beaten path and nice because it backs right up against the famous Pismo Dunes which our dogs found extremely fun to run off leash and have a hay day!! The sites were gravel and level with full hook ups no cable and you had to pay for wifi. There are quite a few full time tenants but it wasn't that creepy looking park with those kind of rigs. The lady that runs the place was very friendly and she was right on the folks that decided to blast their music till way past midnight. They do have restrooms with showers and laundry facilities that my husband took a peek in and said looked clean, but we have no need to use. We already have a reservation to return because you can hear the ocean right from your site and that is a plus! read more

Kenny denied assistance for Pacific Dunes horses when help arrived that were under almost 20 feet of water when the Levy broke during the most recent cyclones. A flash flood ensued burying homes and animals under water. Eventually when rescue efforts were under way some of the horses were found to be malnourished and very lame. They were removed and taken to safety by outside help. The stable manager Kenny did not ensure the well being of these animals. read more

Watch out for the rude staff guy in golf cart. Specifically the older gentleman. Stay was going according to plan until I had accident riding bicycle in Pismo. We had to cut visit short and I was immobilized. After one night had to cut stay short and leave. Along comes scrooge who I would encourage to pursue dental care. After my wife states I had an accident and packing up to leave at 9:45am in the morning Mr Congeniality in the golf cart says " I don't care about that, you can't park there". We were leaving and the lack of concern and empathy this staff member exhibited is just a testament to how nasty some people can be in life. I understand he has a job to do and doesn't want people parked in sites that aren't assigned. I was in my truck at the time talking to him! Seek another profession meatball, if you are going to be that rude to paying customers. The rest of the staff were very pleasant. I describe people like this fine gentleman as "oxygen thieves in life". You have to ask yourself, if check in is 1:00pm and it is 9:45am in the morning, why hassle campers that had a pretty traumatic evening in the ER at Arroyo Grande. Live, love, laugh! read more

The RV site was very tight, we didn't even have a picnic table. The campground is very quiet, which makes for a peaceful nights sleep. I did notice some homeless people walking across the sand dunes that came into the campground, not sure if they were using the bathrooms, or showers, or what, but I thought that was odd. I like that you offered a discount for AAA, but on the downside you charged me a resort fee, and then still wanted $5 a day per device for us to get WiFi. If your going to charge a resort fee, at least give us free WiFi. read more

The sites were clean. The laundromat was not updated. The women's shower didn't have high water pressure. But! It felt safe and clean and maintained. And the dunes were a 30 second walk away and they were glorious. The park is located where no vehicles can drive on the dunes so it's quiet. Sunrise was beautiful and calm. We were there in the off-season so we were the only ones out there. The resort had sleds in the office that we borrowed and the kids had so much fun! We would go back again. read more

The location and the sites were ok. Sand and crushed rock for the pads made it messy, and the amenities are pretty poor or non-existent. All of this would have been a 4 star for me, but the staff and the permanent residents don't care about the rest of the paying customers. One permanent resident was riding his no muffler Harley around the campground at 4 am, two nights in a row. When we complained about it, the staff basically said, we don't care, and told me to get over it. Other permanent residents were living in total wrecks that looked like they should be condemned. Also apparently they have a theft problem as well. DO NOT STAY HERE. There are plenty of other nice places to stay in the area. read more
