I have stayed at Pismo Sands for over 16 years, with most stays a month at a time. I made a reservation last July for a month in 2026. However life plans change and we are moving out of state, so I had to cancel my reservation for this summer. I called in early June. They used my money for a full year and when I went to cancel they charged me $126 for canceling. I think that a bad business decision on their part as well as doubling rates. Also if you pick a specific site they charge an exta $10 per night. Camping uses to be affordable but $90 a night for a little grass, water and electricity seems a bit high. Also, reservation must be slow because they are advertising discounts for middle of the week reservation. I wish them well but I will never be back. read more

We really enjoyed our time here. It was clean, well maintained, great laundry facilities, and great help at the front desk.

We stayed for 2 days in space 134 and had an amazing time. The park was quiet and pool/spa clean. Our neighbor was a resident so she was quiet which was perfect for us. We enjoyed having an in ground firepit! Showers were hot and staff inside was very friendly! We will be back! read more

Awesome amenities! Close to everything you want to see; Pismo, golf, the beaches, great local food, etc. the prices are very good for what you get; plenty of space with grass with buddy sites, small cabin rentals, pool, jacuzzi, WiFi, cable, full hookups, library, game room, clean toilets and showers, store for; wood, some foods, RV essentials, ice, etc. The folks working there are very helpful. We stayed here Easter Weekend. Pros: Friendly staff, clean park, spacious sites, nice pool/hot tub, and easy to check in. Check in was at 1pm and check out was at 12pm. I liked that this was earlier than most places let you check in at. Cons: No hot water in showers - it wasn't even warm and I tried multiple showers. The dog park is overgrown so it was hard to pick up pet waste as it was hard to find and in addition it has large bushy areas that you pet could easily get lost in. The dog park is completely gated, but the large bushy areas were scary for us as we have an adventurous dog that immediately wanted to go back there. I was worried my pet could get bit by something back there. The pet waste station at the dog park was down to a bag or two the entire time we were there and no one restocked it. Overall, it was a decent stay, but the dog park was the biggest issue for us so we will not be returning as I didn't feel safe taking my pups in there and our pups travel with us. read more

Second time staying here and another perfect stay. Sure the sites are a little close, but not nearly as close as the parks in Pismo proper. Just a couple of miles from Pismo in Grover Beach, SLO just another 10 miles. In the office, Stormie was just fantasti. Email prior to arrival gave us a map, gate code and WiFi info. Brand new playground, clubhouse has exactly what is pictured on their website. Office store prices were excellent, unlike other parks that rip you off. Regarding claims could not play anywhere, kids riding bikes all day, playing on the new playground and swimming even though it was cold. Do they enforce quiet hours, yes, but you know what they are when you reserved there. We will definitely be back. read more

4-23-25 We stayed here a week. Had two other campers come along with us. They called in and told them there where three of us that where together. And gave our names thinking they would be kind and put us together. One was at the entrance across from office. We were in space #64 . And our other friend were 4 spaces away from us. They are not accommodating at all like other RV places we have stayed in. You can't even pick a spot if you wanted to. Plus there is no place for anyone to park who are visiting . Actually there is ( Next to fence) but they tell them to park outside, across the street or the next street over. LOL. So unwelcoming. read more

love this place! The grounds have been updated beautifully. since my last stay in July 24 . Only thing that has not changed over the years is the bathrooms. They are clean always but need an update. I have heard many complaints about the bathroom facilities not being updated from other seasoned campers. other than that I love it here!! read more

We stayed here a couple days ago and it is definitely not the same as it was! We use to stay here a lot years ago but this trip, the play ground was torn down, no where for the kids to play, and constant messages non stop from staff, I'm assuming "mass auto messages" about how kids aren't allowed to play in the streets, ride bikes in the streets ect! Like obviously cars come here and their and they move out of the way but I'm not sure where else kids can ride bikes? In circles in the grass?? also apparently got complaints we were to loud one of the nights YET HAD NO IDEA UNTIL THE NEXT DAY because even though they state they sent messages about it they never did! We woke up to get scolded like children the next morning! Our neighbors had no complaints whatsoever! One of our neighbors had their water line cut and their power unplugged on them on our stay! I don't think this place expects kids to have any fun anymore these days! All though they have an arcade room ect it's like you just don't know which way to move with out getting a random text getting into trouble or warning you to not have any fun! I mean obviously if your kids are playing with any kind of toys you're not going to have them damaging trailers or stopping traffic! I was just shocked by our stay here! Things aren't the way they use to be! Might want to re think staying here as the office lady's come off very nice the place is not what it appears! I think a lot of People permanently live here and complain constantly over petty things! Hard to have fun and make memories!!! Not to the same! Sad! read more

The list of rules this park has is insane. The kids aren't allowed to play ball and play at all in the streets, nor ride their bikes, so where are they supposed to play? They couldn't play at the "park" because the pirate ship was broken and tore down a few days before we arrived. Also, don't even think about playing music past a certain decibel and talking above an inside voice OUTSIDE. A lady (that did not introduce herself) walked into our campsite and imposed at an early hour during morning coffee SCREAMING at us "AT WHAT AGE DID WE LEARN TO USE OUR INSIDE VOICES?!?" accusing us that multiple neighbors complained about our music the day before and that she could hear us from her HOUSE. We talked to several neighbors asking and apologizing for our "loud music", which one neighbor responded that her and her baby SLEPT GREAT and not one person we spoke to heard us and our "loud music". They won't confront you about any issue they have with you, they will just send out emails and text messages, expecting you to constantly be checking your phones while on vacation. The new washer and dryer system is terrible, I couldn't imagine being an elderly person and not having tech support and someone to help download an app just to be able to wash laundry. Zero stars, would never recommend to a friend. ‼EDIT: To all the harassment I've received from other reviews and "compliment comments" (aka the workers from Pismo Rv Resort) Harassing staff? Dancing on tables? Parking where we shouldn't have been? Your accusations are completely false. If we were such a nuisance to your guests, why were we not asked to leave then? Clearly we weren't that big of an issue to your guests since other campers we spoke to were questioning your email and text threats too. read more

It was a last minute choice for us to stay here on our way home from a wonderful 2 week RV trip going to northern CA and now heading back home to Ventura. The representative who helped us book the one night was very friendly and the place is very clean. However, the sites are extremely close to each other where we shared one grass area with 2 picnic tables and 2 fire pits with one of our neighbors. Another neighbor played their outdoor TV, showing Hunger Games, so loudly I was actually visualizing the movie in my head as I heard it coming from their TV. Some of the sites have street lights. Ours was a white light and some were an amber color. Having a white street light above your fire pit definitely diminished having a fire at all, so if you book a site here and plan on having a fire be sure a request a site without a street light. It'll help with keeping the fire ambience fun as well with being able to fall asleep without a bright light shining on one side of your RV. Lucky we have 2 blackout curtains and a long sunshade that we usually use for the front window that we were able to put up on the side of the RV so we could block out most of the light. If you're used to this kind of atmosphere then you'll love it. Pismo is a wonderful place to visit but this RV site is not what we expected. Unfortunately, driving around it seems most of the RV sites in this same area are just jam packed with RVs. A little disappointing. read more

We had our E-bikes stolen on March 12th 2025 from the park. Our bikes were locked up securely. Went to the office to hopefully see security camera footage. We were told there was no security cameras, yet they have signs posted stating they do. Bikes were worth 7,500.00 big hit to us. So disappointing to falsely advertise. Reported to the sheriff's office. March 20, received a text another bike stolen in the park. They could have warned the guests this has been happening to them. Denise Bradley, Merlin OR. There are a few suggestions to help law enforcement with the drug problem at pismo sands rv resort.You could extend perimeter fence to at least 8 feet high. They could also hire a night time security to check who is walking in and cars with the code who are not camping here. They could also put up security cameras to help local police, solve there problem. These sugestions would cost money. Sometimes its better to be cautious then get reviews and responses like this. read more

Pismo Sands was such a treat for our group this past weekend! We enjoyed all the amenities; Library, Heated Pool and Hot Tub, Game Room, Kids play structure, rental bikes/other and the various dog stations. The clean paved roads made for easy biking and scootering. The families that were there were very inviting and made the park feel like a home away from home. The staff was punctual and attentive. We had interactions with the grounds staff and office staff, both of which were chipper and helpful. The bathroom, laundry room, showers, etc, all clean, self explanatory, and safe with lock code. At no point did I feel my family was at risk in this park. Now a days, thats huge! I honestly could only make one remark as to a negative statement, that being that we would love to use the game room later on certain days. Truly a fun place, with plenty to do, and safe!! Five out of Five - and I don't give that easily! read more

One star For all those considering staying here at their cabins and for their lack of customer service. We had reserved their four cabins for a little family reunion.;the weekend from Thursday to Monday. The first thing that all family members noticed was their tv's in all four cabins were not working. We had to call front office to see if we could get someone out there to fix the issue. It took probably half a day, not exaggerating, until we would connect with someone who answered the phone. Once they came out they had to reprogram something on the tvs. No big deal since they came out right away. I wish that was the only issue however it wasn't. Two of the cabins had No Heated water. Not fun having to take cold showers especially when you're paying a good amount of money for the amenities. We had to call them again to rectify the situation. That also took awhile since no one was answering the phones. They said on Friday that they had to call the electrician but no one would be available until the following day, on Saturday. We later found out that the water runs on tank less plumbing and the electrician would need to restart something to fix the issue. Saturday we waited around a bit until the electrician was on his way. Obviously inconvenient to have to wait around and that half of the family wasn't able to go explore Pismo like they wanted. Later that day the electrician came out and finally fixed it. Then I'm not kidding when I say this but later Saturday early evening the toilet wasn't working properly in one of the cabins this time. At this point this was ridiculous! Several of my family members went to complain to have at least a discount of some sorts for the inconveniences. One member of my family asked to speak to a manager and was told that the manager was gone for the weekend and wouldn't be back until Monday. How convenient that apparently they have no one in charge when the manager supposedly wasn't there for the weekend! So no one is in Charge apparently when the manager is not there! My family member was beyond frustrated and I guess didn't bother to ask about whether they had an assistant manager. Another family member of mine contacted them to complain as well. They were told the same thing about no manager was present until Monday. If we had any complaints that we will need to contact the manager by email and leave a voice message, apparently that's how they handle any issues. I have yet to contact my family members that had issues with their cabins to see if they were discounted any nights off their three night stays. What also seemed to be unsure about this RV resort is that the cabin that we stayed in was meant to fit four people. One room with a bed and a couch that has a pullout bed. There was only one reserved parking spot when asked for a permit of some sorts. They said they don't offer parking passes or permits. Well when asked about extra parking we were told there's no extra parking available as they were full. If we had extra cars then they would need to park on the streets. The whole weekend we were there , there were lots of unoccupied RV spots, hence room for extra parking spaces. We were just extremely disappointed with our experience while at Pismo Sands RV Resorts. Maybe if you are thinking about staying here you'll have a possibly better experience with bringing your own RV and not having to stay at their cabins. The pullout couch wasn't even comfortable and for all the above mentioned reasons for our dissatisfaction with our stay is why we are giving this bad review. Not Worth the money to stay at, could've just stayed At a hotel with better accommodations and working amenities. Do they not inspect the cabins before they release them to the next visitor?! Or at least have someone in charge and available to make things right! read more

It was our 1st time here( Absolutely loved it. The check in staff was very nice :) We loved our lot, it had green grass, a beautiful shade tree. There's a beautiful heated pool and jacuzzi, rec room, library Lg open laundry room, bike rentals & free popcorn in the office along with coffee, a microwave & a small store :) There are more kids there, as it's more kid friendly. The beach is not too close, Tho a nice bike ride will get you there- Which is prob a mile or so down the busy 2 lane road. We can't wait to go back! :) read more

Home away from home! My family loves to stay at Pismo Sands as often as we can. We have been visiting the area my whole life and when we found this amazing community it became our second home. The staff is friendly and helpful. This past weekend they were super on it with the parking, which was so appreciated because in years past there has been some major parking issues. There are rules for a reason and their swift enforcement was greatly appreciated. We loved spending time in the pool and hot tub and the kids enjoyed being able to ride their bikes and scooters without fear of being hit by crazy drivers. There are so many special things about this place that I don't have enough room to detail here, so check out this little slice of heaven on the central coast. You'll be glad you did! read more

Very nice quiet park. Seems like mostly older adults is the typical clientele; however, there is a game room and pirate ship playground for the kiddos to use. These plus the heated pool/ spa were loved by all. We had a large group covering 8 sites in the park and were probably the rowdy crowd but we tried to make sure we kept it down after 10pm. Great little spot in an OK neighborhood. It's not really in the city of Pismo Beach but just south of it. We had a late check in and it went well. No really major things that stand out other than the site is clean and are level. Spaces are about average and the path around the site is easy to navigate. read more

Pismo Sands was a great find for my extended stay. Their park is safe and clean. They have a pool and jacuzzi that has limited use in order to keep social distance. There is a library and also laundry facilities. Their showers are clean and well kept. WiFi is fair, best closest to the office. The spaces provide you room to park, a picnic table and some, a fire pit. You're only a mile away from Pismo Dunes and there's a local market one block away. It was the perfect place for me to stay this winter. If I am ever down this way, I will definitely stay here again! read more

Stayed here while working in the area for my company. All the staff members were nothing but the nicest the whole time. The place is kept clean and they had landscapers out every week to mow the grass and such. If I was just rating it in comparison to only the other RV Resorts in the area it would be a 5 star but going across across country I stayed at some really WOW places. The only suggestion I could give if asked is fence off an area for a dog park. They have a big grassy area that could serve this purpose. read more

We have been coming here for the last three years. It is centrally to beaches, dunes, cute towns and the conveniences that come with them. The cost is reasonable ( about $57 per day), the park clean, with essentail amenities for the mature camper. This is not the place to come if you have noisy or active kids or want to party-- one of the reasons we like it. We have found guests to be on the mature and well mannered side. They have a nice pool and spa. Bathrooms and showers are clean and roomy. There is a basketball hoop and horse shows and a small climbing structure / slide for young kids. There is a doggy area. Nearly all campers here have dogs that they walk around the park on leash, so I am not sure why some say they are not pet friendly. We have never had any difficulties with staff and they have been polite and cordial . Their policy is not to let you pick sites and they plan your location based on size of your rv. They are often full so I can understand that. Sites are well sized and level. There is a nice lawn space between you and your neighbor with two picnic tables and one fire pit/grill that you share. The neighbor on your other side is very close to you - so close that slides almost touch. We have never had any problems with hookups being too far away from the rv hoses. Just be sure you enter your slot as directed and there will be no problem being too distant from hookups. We like pismo sands better than pismo village because of the roomier, quiet and cleaner setting and stay here at least twice a year. . read more

We stayed here for a week in August 2022. The staff were rude with a smile on their face. Moved our promised site that we paid an extra $10. to save. Wouldn't let us move to an empty site next to our friends. Wouldn't let us extend our stay. Closed rec room at 5:00pm on weekdays and 9:00pm on Friday and Saturday. Turn sprinklers on at early morning hours and soak everything in your grass area. Overall, nice looking park, but strange staff and rules. We won't go back again. read more

Well it was nice to get a reservation kinda close to the beach 35 min walk well.. it's a clean RV resort but..... It to small for big RV s the spots are to tight and if u got slide outs its kinda tight plus u have no idea where your spot is untill u get your paperwork work from a box we were stuck at spot number 2 at the front gate with my 32 ft feetwood westwind at little hard to navigate but we I got it in there no fire pit but... But spot number three did ok Oh well it is very quite I can give them that I heard a train but I only heard it one time the two nights we were there the power supply was on point and the sewage was good they have cable but I didnt hook it up just to many RV stuck in a small spot I could here my neighbor piss lol pool was closed playground was closed with all that I would have given a 4 or 5 if the spots were further apart read more

I was visiting the park on 08/16/2020. Walked up to office to get information on storing my RV (rates, storage, membership, etc....) The lady in the office came to the window, I ask for some informational literature, I asked if my Daaughter-in-Law could use the facilities........ Her response was I do not know you, you might be "Homeless", I looked down at my clothes and said to her.... do I look homeless ??? I also said to her I drive up in a $52,000.00 dollar truck and this is your evaluation of me. She tried to tell me how the homeless people did not look homeless, I told her how wrong she was to presume I was homeless. Well Pismo Sands RV resort will not be seeing any of my money ever in the future. read more

This RV Park is like a little hidden gem in the Oceano/Pismo area. The staff is very accomodating and they aim to please. Our site is well maintained, level and the amenities are also well maintained and clean. We are definitely planning to extend our stay. read more

This is probably my favorite RV Resort for over 10 years . If you have large 40 + motorhome they can accommodate you. The service is excellent the resort is kept clean you see the guys working all the time to maintaining this beautiful quiet place. The gals in the office are welcoming and friendly all the staff are . This is a family oriented place and pet friendly .
