The sites were clean. The laundromat was not updated. The women's shower didn't have high water pressure. But! It felt safe and clean and maintained. And the dunes were a 30 second walk away and they were glorious. The park is located where no vehicles can drive on the dunes so it's quiet. Sunrise was beautiful and calm. We were there in the off-season so we were the only ones out there. The resort had sleds in the office that we borrowed and the kids had so much fun! We would go back again. read more

Located in the small beach community of Oceano, just south of Pismo Beach, this is a place of spectacular beauty. There are sweeping sand formations as far as the eye can see, a view of the ocean to the west, and the sound of the wind...transcendental. Climbing those sand dunes, I felt like I was in another world. I just couldn't believe this place existed, just minutes west of PCH, such an ethereal experience. So glad my friend shared this special place with me. Then, I heard this sound... It was the sound of ATVs and other vehicles tearing up the dunes in the distance and the shore below. I could not believe it. I felt tremendously sad inside. HOW could the state of California allow for this to happen? Don't people know that such behavior destroys the habitat of creatures living in the area? And don't they know that the oil and asbestos coming from these vehicles contribute to the pollution of the oceans? Pacific Dunes is not part of the California State Parks. That other park where the vehicles are allowed to destroy the terrain, is part of the California State Parks. But why? Because it brings in MONEY. But I digress. The Pacific Dunes RV Resort is an independent facility, and not part of the state parks system. As its title indicates, this is a place for RVs. But you don't have to own an RV or even bring one to enjoy this place (personally, I'm opposed to RVs). The lot for RVs is, thankfully, is at a distance from the dunes itself. It's easy to immerse oneself in the dunes and forget the RV part is there. I was told that this is a popular vacation spot for people from the rural parts of our state. And from what I was able to observe, people had pitched their RVs and pretty much just relaxed. People should not expect this to be Disneyland. It's not meant to be. It is a place of rest and solitude. There are no swimming pools. I mean, why would you need one when there's the ocean? Oh, that's right. I forgot. There are those damn ATVs tearing up the beach. But there are the dunes. They are great for exercise and for being amazed. Do be careful, as we were told that people let their dogs defecate on the dunes (disgusting--beyond ghetto). I didn't see anything. (People, please pick up after your dogs). Oh, that's another problem--dog poop that ends up in the ocean can give swimmers, especially surfers, serious problems. If you know what I mean. I would give this place five stars (excellent work, God!), however, with the presence of the RVs and sounds of the ATVs in the distance, I'm giving it a four. read more

Watch out for the rude staff guy in golf cart. Specifically the older gentleman. Stay was going according to plan until I had accident riding bicycle in Pismo. We had to cut visit short and I was immobilized. After one night had to cut stay short and leave. Along comes scrooge who I would encourage to pursue dental care. After my wife states I had an accident and packing up to leave at 9:45am in the morning Mr Congeniality in the golf cart says " I don't care about that, you can't park there". We were leaving and the lack of concern and empathy this staff member exhibited is just a testament to how nasty some people can be in life. I understand he has a job to do and doesn't want people parked in sites that aren't assigned. I was in my truck at the time talking to him! Seek another profession meatball, if you are going to be that rude to paying customers. The rest of the staff were very pleasant. I describe people like this fine gentleman as "oxygen thieves in life". You have to ask yourself, if check in is 1:00pm and it is 9:45am in the morning, why hassle campers that had a pretty traumatic evening in the ER at Arroyo Grande. Live, love, laugh! read more

The location and the sites were ok. Sand and crushed rock for the pads made it messy, and the amenities are pretty poor or non-existent. All of this would have been a 4 star for me, but the staff and the permanent residents don't care about the rest of the paying customers. One permanent resident was riding his no muffler Harley around the campground at 4 am, two nights in a row. When we complained about it, the staff basically said, we don't care, and told me to get over it. Other permanent residents were living in total wrecks that looked like they should be condemned. Also apparently they have a theft problem as well. DO NOT STAY HERE. There are plenty of other nice places to stay in the area. read more

The park itself, and most spots, are pretty basic and gravel, howEVER, the view from the top spots (192 +) is breathtaking. The ladies who run the place are LOVELY and super helpful - we planned our Memorial Day weekend pretty last minute. Couldn't find a place, and with the help of CHILL RV RENTALS (where we rented from in Chatsworth, CA) we were able to snag a top spot (194) with the view - and nobody next to us! Cocktails at sunset, naturally were AMAZEBALLS. We cooked in the RV and outside on our own camp stove, and they allow you to have a campfire as long as u bring your own fire ring (we got a great, wood burning "solostove" at REI to bring on this trip). ATV-ing on the beach with ARNIE's ATVS was a blast - our boys took to it like second nature - and we had an amazing family weekend thanks to some very friendly and accommodating businesses and their peeps! Already thinking about a girls' trip back out here with my 'playgroup moms' (mind u our kiddos are now in College ). Definitely recommend. read more

The electrical box was so old that our converter broke and we had to spend $320 plus labor to replace it. Also, some of the people running the place made us feel so uncomfortable! If you are staying for a brief vacation, you will probably be able to avoid potential pitfalls and enjoy the views of the hills and staying next to the dunes, but how we were treated during our long-term stay lessened the value of the location for us, plus there are almost no amenities and the electrical and water pressure were not great in our experience. Not all of the staff members made us feel uncomfortable (a few of them were very good to us) but the staff who caused problems for us are residents here, so they are around often and act like they own the place. One of the maintenance women interrogated me on multiple occasions in the bathroom asking for my lot number, insinuating she thought I was a vagrant using the facilities. It would be more understandable if not for the code locks on the 24-hour bathrooms, and the fact that at a campsite, a person is likely to be a camper. After this happened with the same woman more than once, my husband went with me to let her know we've been staying long-term, but she interrupted and even scolded me until we felt angry we weren't heard. To top it off, the next time my husband went to the office to get our mail, the manager scolded him for raising his voice at her and said, "You're lucky I didn't evict you." An employee makes a customer feel that uncomfortable and the customer gets scolded and threatened--now that's backwards customer service! At a normal place, you are allowed to have problems with the employees, but here it's a hierarchy with the staff at the top which is why many of them feel justified acting like they own the place. Again, some of the people who work here are wonderful people, not everyone is this way--but some made the park feel uncomfortable to the point where I stopped wanting to leave my RV. Also, for people renting month to month, the rent keeps rising--from when we first started staying here, monthly rent has risen from around $800 to $930 for an unmetered space. Even though that may be comparable to similar locations in California, it was a lot to pay for feeling so uncomfortable--besides the problems with staff and the electrical problems mentioned above, the water pressure was very low. I had to shower at the park's showers because our shower's water pressure was not enough--even though using their bathrooms put me at risk for the maintenance woman interrogating me yet again :P On the other hand, the part of our stay that we did enjoy was the short walking distance from the dunes and the views of the hills and dunes from our windows. Another plus--they recently switched their wifi from Tengo Internet that doesn't work to WiFi that actually works. However, I do want to mention that the park itself doesn't have much to offer even though they charge a small "resort fee" for shorter stays--since there are very few amenities, my husband asked them why there is a resort fee and they mentioned the horse ranch, even though you have to pay for horseback riding. Overall, the location could be worth it depending on what you're looking for. A lot of the issues we had came from staying for many months, so if you're only staying for a short vacation, and don't have too much interaction with some of the staff members, this can be a fun vacation spot. read more

This place is fine as a 2-3 night stay. The site was nice and long, but a little narrow. It was fairly quiet at night, except for the partiers who had their music on late. Other resorts have security that rolls around and makes people quiet down after 10 or so. If you like dunes, stay here. The dunes are a 10 second to 5 minute walk from every campsite. Nice view at sunset. It's not really adjacent to the ocean, about an hour walk trudging through the dunes. Lots of weeds around. I was disappointed that there was no horseback riding due to the pandemic restrictions, but that is the era we are in. There was what we thought was a BMX track near the basketball court and my kids and I had fun riding on it until some people showed up with their RC cars and basically took it over. Remember what I said about security? None. No one came to kick them out. It was obvious they were not camping there and were there for hours. My kids were scared to go near the track after that. The resort is not within walking distance of anything and about a 10-15 minute drive from Pismo Beach. Beware of a homeless element that you drive through getting to the resort. Not the fault of the resort, but definitely is something to be aware of. As stated earlier, I would stay there again for a few nights, but not longer. read more

Although I feel that it was a very beautiful place. The people in charge need to revisit the campground long-term people with RVs that are run down or trailers need to be moved to one side if that's what they want to do. Front office needs to not stack people like sardines when there was clearly enough spaces to spread people out they need somebody with logistics experience to run the check in. read more

We booked a two-night stay here as one of our last chance getaway opportunities this summer. Super location, right on the doorstep of the Pacific Dunes. We walked the dunes to arrive at the beach - an enjoyable afternoon. If you are adventurous, bring a boogie board, long piece of cardboard, or other item that might allow you to ride the dune hills (we plan to do so on a future visit). You literally step out to the dunes from the corner of the property and then you can spend a little bit of time to a lot of time, exploring and enjoying. This is also a great place for photography. There is horseback riding available from an outfit just before you enter the property. Proximity is close enough to downtown Pismo and some of the fun things to experience there. While there are a good number of sites available at this RV Resort, we were pleased to find it generally extremely quiet. A good mix of vacationers along with full-timers here. Our site was a pull through (we are still RV newbies), full hookups (electric, water, sewer). Sites were a wee bit closer to each other than we would have preferred (e.g., our patio table almost next to the next trailer's sewer hose). Our rig was 30 feet end to end, no slides - fit just fine. Lots of very large rigs here too. There are additional bathrooms on the property - including showers, which we took advantage of versus using the RV shower. Clean and large enough sized. Our trip in the summer was met with great vacation weather (only about 80 degrees here, while it neared 100 in our hometown of Simi Valley). Also, being summer, no wind - so not sure what the experience is like here in fall and winter or anytime the winds pickup given that you are so close to the dunes. We had no issue with sand, but this might be something to keep an eye on depending on when you travel here. Oh, and if you use Waze for your navigation, be aware it will try it divert you on a dirt road maybe 200 feet or so before the actual entrance - don't go down the dirt road. Glad to have found this location. We really enjoyed the nearby areas and plan to return in the future - a probably annual stop for us moving forward. read more

Location is awesome! You are like 10 mins away from the ocean which is good. You are next to the dunes, but don't try to walk there, it's really deceiving lol it is not as close as it looks. The only reason why it gets three stars it's because the internet ITS HORRIBLE! It's not free which makes it worst. You pay $5 a day and it is still awful. It lags a lot and you can't watch a show without it stopping or being blurry. Not worth your money for sure! read more

We stayed at one of the cabins at this resort so this review is mainly centered around that. We opted to stay away from hotels due to all the restrictions and this cabin was perfect for our needs. Small of course (front room, bunks, bathroom, and bedroom) but we really liked it. I stayed with my 10 & 12 year old and we had great memories. One thing that can't be overstated...the dunes are incredible. The kids had a blast and I was amazed at the beauty/peacefulness that the dunes provided. From the cabin to the dunes was about a 2-3 minute walk...super easy. I only gave the resort at 4 star review as the bathroom smelled and the queen bed was quite noisy. Didn't really matter to me too much, but I wanted to make sure I included that in the review to back up my rating. I only went Into the office once and they couldn't have been nicer. She told us where we could park for free and gave us directions to the dunes. This is an RV park but they also have 3 cabins and we now plan to stay when we visit Pismo Beach again. This is an update to previous review. Used the restrooms. Filthy and disgusting. I've been in cleaner outhouses. Human excrement in the sink in men's restroom. Dirt and grime everywhere in women's restroom. Wash the walls and doors and fixtures! Clean out the cobwebs! The bathroom stall partitions were rusted and had peeling paint. Filthy dirty plastic chair in the shower that I wouldn't let a dog near! Shower was gross. Men's and women's restrooms are in serious need of upgrades. Signs were posted regarding bicycle theft and locks on loan from the office. Some of the outdoor night lights were out during entire stay. Fantastic view, nice people, good location, but we're reluctant to return here. read more

We stayed a total of 14 hours. The last 10 minutes were very strange... We pulled in at 7:30pm Friday night. The office was closed without specific instructions, so we drove around speaking to visitors and residents. Everyone agreed we should just park up at a spot and check-in the next morning. This was also mentioned as an option on the office door. There were many open spots. The next morning an angry man told us we had to leave immediately or he would call the police. We tried to explain that we would be happy to pay whatever the nightly rate was for our one-night stay--but he wouldn't even let us finish the sentence! He was extremely rude, started yelling about calling the police, if he ever saw this van again etc. etc. and quite literally chased us out of the park on his golf cart. Why treat us like fugitives? they didn't just lose out on our future business, they lost out on our CURRENT business. What a weirdo! read more

So, let's head up north during the week and hangout somewhere cooler than Los Angeles! Yay! Let's check out the SLO area, Morro Bay, maybe Pismo? After searching through the few remaining "state" campground sites which run $45 a night with zero hookups, we decided on a private campground sitting right on the Pismo Beach dunes for just one dollar more. What could be better? I did notice that there were 19 spots still available - I wonder why? More on that later.... So, we book through reserveamerica like I do most state campgrounds and after-the-fact totally forgot about my 10% Good Sam discount which cannot be applied through this website. Oh well, what's another $5 dollars? ... oh yeah - a gallon of gas! Anyway, we head up to the campground and check-in. They have no reservation for us at all. I mentioned how I reserved the spot and they rolled their eyes knowing exactly the problem. Now, I don't know who's fault it is, but I really don't care, I just want to camp. Anyway, after me showing proof that I did reserve and pay for a campsite here, they quickly sent me off to campsite "7" which was just a hundred feet from the office. We get in the care and couldn't believe where we were about to stay for $50 a night. This had to be close to the crappiest site available. We *did* get out, walked the dogs around, tried to figure out how this was going to work and decided we needed to ask for another site. We walked up to the top of the hill and noticed that the view was fantastic here! There were plenty of open sites available (at least 19) and we came across one that we really liked. We headed back down to the office and asked if we could move to 208 or 204. Reluctantly, they looked at their books and after a bit of hemming and hawing decided it was okay that we did that. It WAS Thursday for God's sake and we were ONLY staying ONE night plus there had to be at least 20 open spots available when we left Friday. WTF people? Wouldn't you want to put a new visitor in the best possible spot you have if it's open? if I didn't push (and I really didn't push hard) they wouldn't have done it. Now, I gotta give them credit, they DID give me the new site and I was happy. Unfortunately, they could nothing about the 10% discount that I should have received (my bad) for this site. I won't hold that against them. So, we try to level out (it's all rocks, dirt and sand at this campground), plug in and settle down for the evening. Power worked fine, water flowed, the sewer was right in reach. The picnic table had little to be desired but it was functional. No fire pits. We located ourselves within 50 feet of the bathroom, where you'll find Men & Women's bathrooms each with a toilet and shower. Nothing fancy, but it was clean and they did have hot water, toilet paper, and paper towels. From our location, we couldn't see the water, but there were some real pretty dunes. Someone there said the ocean was a mile away - hard to believe but possible I guess. There was NO WAY I was going to walk a mile in these steep and loose sand dunes to get to the Pacific Ocean. I already knew what that looked like. This person also directed us to a parking lot nearby that we could drive to and have better access to the beach. We were only staying overnight, so we didn't really have time for that anyway. That all being said, this is an okay place to stay however if you compare it to what you get at our nearby state campgrounds, this place is a dream! All in all, I might stay there again but I wouldn't bet on it either. The dunes are pretty! Cowabunga! read more

I'm writing about the RV Park, not the Dunes, which are spectacular. The "Resort" is in grave need of attention. Everything from the property signage, to the laundry room equipment & restrooms are rusty, old & tired. The laundry rooms & upper area restrooms are filthy, and wreak of sewer. The fencing around the staircase to the dunes is falling over, there's one fire pit, I guess for groups? The interior & exterior group meeting area is outdated with junky old chairs, weeds & delapatepted benches, etc. The windows in the group meeting room were filthy, which our group took notice of because as the sun blared in during our dinner meeting there were no window coverings to cut the light. They charge for WiFi. read more

If we did it over again we would have camped right on the beach at the Oceano SVRA on the other side of the dunes. Overall this place provides us a nice pull through site. No frills but your on the coast on the backside of the pismo dunes and close to a ton of great sights including great eating spots like Jocko's, McClintocks, splash cafe and lots more. Fun park! The direct access to the dunes was THE BEST. We arrived late and didn't have see a map for our spot (yes we booked ahead). We grabbed what we thought may have been our map for a spot and parked for the first night. The next day my husband went to the office and spoke with someone at the front desk. She confirmed we went to the wrong spot, but the other party didn't show so we were able to stay. Even better was that our mistake put us directly next to the dunes! It was a great spot for us with our pup (whom LOVED the sand). There were a few laundry spots in the park, I wasn't expecting much, but the machines worked and that was all I needed. The park is not far from too much shopping and it's tucked away from any noisy main streets. read more

We planned to stay at the state camp ground but it was full when we arrived. So it was late when we finally arrived here (about 8pm). Office was closed but map on window showed the open spots. We picked a pull through spot near the entrance to the dunes. Very easy to get into even in the dark. The dunes were amazing. Kids loved sliding down them and running back up. Staff seemed nice. It was very quiet. The sewer hook ups and electric were great no problems. There are a lot of full timers here. Gravel and pavement everywhere almost no plants or tees. The trees that are there are palm trees so no shade. You can have camp fires but you have to bring your own fire pit (we didn't have a pit so no fire for us). Ended up costing us $120 for the two nights we stayed. Which seemed steep for the amenities they have. Overall good trip. We might stay here again if the state campground is full. But it is expensive and not very pretty. read more

We have stayed here many times in nearly 20 years. Frankly the park seems to have gone downhill in the landscaping department. That or I just remember it differently from before. There are some long term residents here too but the ones near us had their places all fixed up. A nice thing to see because we have stayed at RV parks in the Mother Lode above Modesto and no longer will stay in those RV parks as the full time residents have run down the facilities. I don't believe that is the case here though, just think it's the location and they need to add some desert greenery around here. It would be helpful. Something to take away the "parking lot thats covered with rock" atmosphere. RV pads are rock, and the park does have cable hookups and a small convenience store. Wifi is extra but it always has been. We have Verizon wireless on our phones and get two bars but LTE and not 3G. Just enough to get email. Staff is extremely friendly and helpful too which is a big item for us as we do RV a lot. This is an okay alternative to some of the closer ones to Pismo Beach. We are trying out the competition (RV facility on the way into this location). That location is lush and green but the staff is extremely rude on the phone so I guess you can pick and choose. Rude staff is the worst for us, so in that avenue, you will be happy with the staff here. Again the staff here are extremely helpful and most importantly friendly. If you could give stars for friendless and helpfulness it would be 5 stars for that. read more

RV camping is about the scenery and I'd definitely give this site a 5 star rating for it's hilltop perch (Don't get the lower area, ask for the top) overlooking Pismo and the Dunes. If you are into hiking, this place is great for this intrepid hikers who'd trek the mile through the dunes to beach. For those non-hikers, there's the horse option! It's got full hookups, laundry/restrooms, media center for the kids, little store for miscellaneous items, and friendly enough staff. The place is quiet and secluded from the city. While there we also checked out the surrounding rv sites and none offered the scenery you'd get waking up every morning. Remember, it's about location, location, location. I'd recommend getting to the site, do a quick pull through of the camp ground and note the available slots you want and ask them for it. I'd give them a 4 star since the spacing could be a bit wider. read more

We have been staying at Pacific Dunes for at least 15 years and love the place, but now it is a Encore RV resort the staff doesn't seem to care for singles or small groups ( up to 5 class A RV's. When I called to make reservations I was told to use the reservation 800 number or the computer and if a larger RV group made reservations during the same time as ours we could be bumped. So much for the little guys that kept them afloat in the past! We will go this year IF WE DON'T GET BUMPED but will look at other resorts in the area there after. If this is ENCORE'S POLICY OR THOUSAND TRAILS why would I want to belong to either. Mike E. read more

If your idea of camping, glamping, whatever is to pay a premium price for a run down neglected RV park, well you don't have to go any further.... this is YOUR place. We have been coming here for over 20 years off and on when we can't find a local place (Pismo Coast Village or Pismo Sands RV Resort). It is no longer a good place and I wonder who the 5 star reviewers are comparing this to. The front staff is friendly as can be but you aren't camping at the entrance. This is like camping at an old abandon parking lot. There are weeds everywhere. Picnic tables that are so old you will get splinters in your body if you use them. Stuff is rusty too. Years ago this place was better and they actually cared about it and had someone escort you to your site. Not any more. We came back because their website stated they had done some infrastructure updating and expected completion mid May 3017. The only positive changes we saw was an updated bathroom that had key code locks. Which they needed to add because we would see homeless people come in and use the facilities. There is no security gate at the entrance so anyone came come on in. Too there are plenty of trailers and motorhomes that appear to live here full time and some have have turned their little bit of "heaven" into a junk yard. This RV park needs some serious loving care. It has so much potential with the location and access to dunes. That's the only reason it gets one 1 star. This place is run down and neglected. The spots are on top of your neighbor, gravel with weeds. We paid a pretty penny to stay here with an extra place to park, but that extra space is down the hill by the office- so yeah you can just hike up to your spot. If you have a dog, you get to do that hike every single time to potty-unless your dog likes gravel. Lastly, for the price, a fire/BBQ pit would of been nice. Leave your s'mores at home. read more

It's sad and frustrating that so many good businesses are struggling but doing the right thing. Along comes this business which practically has a monopoly apparently on beach and dune horseback riding. I can only hope that rational pwople read these comments and won't want to support a business that operates like they do. I want to give a big shout out to the staff at Pacific Dunes Ranch RV Resort for helping us out. Because of mechanical issues we could not leave on the day we were supposed to leave and they were kind enough to shuffle campers around in order to keep us here until we could get mobile repairman out to correct the problem. This is a great place to spend time camping. Nice pull through spaces and good decent people next to you. Many other RV parks in this area are ghetto scenes. Not PDRRVP. Clean, well maintained and quiet time starts at 10pm so there are no out of control parties full of young adult losers who can't handle their booze. Crazy Bernie is a fan. read more

We stayed here for 3 weeks in the spring. One star for the employees that were very friendly and helpful. One star for the location right on the dunes. This place has all the potential in the world but doesn't come close to reaching that potential. The "deluxe" sites were so narrow you couldn't put your awning out without hitting the next rv. Most sites were covered with weeds everywhere, not to mention the garbage and junk from the full time residents there. Old random sewer parts, junk vehicles, beer cans stacked up were common. There is zero cell service there which also means no internet, unless you purchase their wifi for $33/wk PER DEVICE! Who does that? It was mostly quiet during the week then during busy weekends we did experience heavy metal music being blasted until 1am. No security to do anything about it. We won't stay there again. Clean it up, have some standards, enforce some rules, and offer free wifi or drop your rates. Spend the same $$ to stay at Pismo Coast Village and get everything PCD doesn't offer for the same price. read more

This is NOT an RV Resort. It is an overpriced gravel parking lot. Upon arrival the desk attendant was extremely rude. There are no amenities that come with staying here except that it is full hook up for the RV's. They charge $5 per day for wifi PER DEVICE!!! Where do I start! We came down from Northern California and made reservations quite some time ago and were very excited. When we arrived on Thursday we were greeted and the 2 ladies in the office were extremely nice and gave excellent customer service. We were with friends and we got to be next to each other and were too far from the beautiful dunes entrance. Now for the disappointment. Almost immediately you notice that there are full time residents everywhere. In my opinion what the full time residents have done is made the place look trashy, some are nice and have contained all of there stuff within their area. Others are just down right trashy. We would have NEVER booked this place knowing it was basically a "trailer park". We have learned in all the years going RVing to not stay at an RV park where it is mostly full time residents. Oh there is more.....the residents are RUDE. At 8:30pm of our 2nd nights stay we were asked to be quiet and we weren't even loud. No radio going, just talking. Mind you, voices carry, but it's an RV park (supposedly), it's the weekend and hello is 8:30! The first night we were there we were told by a resident that it was quiet time at about 10:00 - understandable but irritating. I went to the bathroom the first night we arrived and the bathrooms were ok but were not stocked with toilet paper, four days later they still had no toilet paper and were gross inside. Thank god I didn't HAVE to use them. Oh and the shower..I wouldn't have used it to save my soul! I would suggest this place advertise as trailer park because more than half of the park are full time residents. Book at your own risk! We won't be back. read more

Great location, affordable, secure and accessible to majestic sand dunes. Some sites face the sand dunes. It was close to wine bars and a mile away from a drive in beach with ATV rentals. read more
