We took out two (non-structural) walls, removed layers of old flooring, added a large window while sealing off another, and did HVAC work with Tim - all in addition to what you'd expect a kitchen remodel to include. In total I think there was close to two tons of material removed from the house. Tim has a team of subcontractors who provide demolition, tiling, drywalling, electric, plumbing, and countertop installation services. We had positive experiences with most of the subcontractors - the electrician did have to come back several times to fix issues but they were all resolved. Tim was regularly on site to supervise the work of the subcontractors and always available by text/call. There were definitely a few bumps and unexpected surprises along the way (it happens with old houses!), but Tim handled everything with honesty and reassurance. We have worked with other contractors who become quickly defensive when errors are pointed out or last minute changes are made, but Tim was the opposite - he owned any issues that came up and was able to make adjustments along the way without any hassle. Tim is trustworthy, which goes a long way in a total kitchen gut and remodel. Tim was clear about payment deadlines and provided itemized invoices as the project progressed. He was transparent with any overages and was willing to talk though invoice details if needed. We found the prices to be very fair. Our project landed within 10% of the original estimate. The project was also completed on time - precisely to the timeline provided at the beginning of the project, which is an incredible feat. There were people working here every day (even sometimes on the weekend, which we agreed to) making sure the work was moving along. I hired Sound Siding to replace a rotting deck in March 2015 that cost me $15,000. I would never…read morehire them again. Additionally, Sound Siding has done a recent $150,000 re-siding project on a West Seattle condo building where I'm a Board member. Their crew covered-up at least one dryer vent with siding by mistake, their grave oversight only recently discovered by accident when our dryer vents were cleaned. Dozens if not a hundred loads of wet laundry have been dried with the moisture being evaporated either UNDER the new siding or into the crawl space where it can cause damage like black mold!! This is an appalling mistake, to cover up a dryer vent with siding! Although Tony's crew does competent work, my own $15,000 deck project in 2015 should have taken only 2-3 months, but dragged on for 6 months while Tony pursued larger condo projects. Tony also told me the unfortunate story of his daughter, and I am sorry for anyone who loses a loved one, especially a child. He sat at my dining table for 2 hours in 2015 and cried when he shared the story, and we got tears in our eyes as well. At the end of his talk, I wrote him a check for $10,000-12,000 to cover the 80-90% partially completed work. Next, 6 months of broken promises went by before our deck was finished and the scaffolding removed. For 6 months we had no deck railing and a 30 foot drop off our master bedroom deck, with plastic and scaffolding left on 3 stories of our house because the project was 90% complete but Tony wouldn't finish the all-important last 10% to put the railing in. At one point, I began to doubt the stories Tony told me claiming our deck railing was on order, so we actually called the deck railing manufacturer and discovered he'd never phoned in the order for our railing despite repeated assurances he'd done so. There were many days he promised Bruce would work on our deck where Bruce just wouldn't show and we'd be left leaving voicemails and texts for Tony that went unreturned. Sound Siding was the epitome of a nightmare contractor experience. While I feel badly he lost his daughter so many years ago, the fact that the story was shared in what I thought was a heartfelt conversation than was then followed by a 6 month nightmare really rubs me the wrong way, and I still remember it 3.5 years later. I try to give people the benefit of the doubt but we got burned so many days with Sound Siding. I would never do business with Sound Siding again.

He asked if I wanted him to look further and I said "yes" There ended up being a catastrophic amount of damage from an incorrectly installed roof that I got last summer which had resulted in a majority of the master bathroom having extensive water damage. Mike agreed to help me with getting everything fixed, essentially kick-starting his solo efforts as a general contractor and got his appropriate licensing and bonding to work as such in an individual capacity. He performed emergency coverage tasks on the roof during extreme weather to attenuate ongoing damage and ended up needing to gut and replace the entire master bathroom. Mike organized and subcontracted to experts for each specialized task including plumbing (all of the old plumbing in the walls was done incorrectly and would not last longterm) and large-scale tiling (Mike's father is a master tiler and it absolutely shows in the amazing work), always keeping me aware of any changes to the ongoing bill. While the task did end up being more than the initial grout cleaning, the full rebuild of my master bathroom was a significantly better value than other quotes I heard. The quality is masterwork and my wife loves it, and isn't THAT what really matters? It took several months to complete the job, due to always finding something else that the previous builders had done wrong or not at all; but now I have a master bathroom that I will not ever need to worry about. We had a great relationship with Able's new owner, Octavio Ortega. Octavio has an engineering background and was be able to explain and problem solve on structural issues (not unexpected, as our house is nearly 100 years old) and a good mind for tracking all of the details that a kitchen remodel requires. I'll admit, I'm good at tracking details too, but I was often pleasantly surprised whenever I learned that something I was concerned had already been taken care of. Octavio was responsive throughout the project. Any time we had a question or concern, Octavio responded immediately and assured us it would be resolved to our satisfaction. I don't think we ever went more than a day without hearing back from him, which was important to us when we were in the midst of the project. I can imagine the worst feeling would be to think you are being ignored when your house is a construction zone. We never felt ignored by Octavio. The lead contractor and assistant on our site did solid work. We were pleased that most aspects of the job were done right the first time. I often work from home, and would frequently hear the lead contractor explaining to the assistant how to do the work correctly. For example, I remember one conversation about how to cut and place the backsplash tile in the corners of the kitchen so that the cuts would be least noticeable. Honestly, our backsplash install is just beautiful. Whenever we raised concerns (e.g. we needed to have some of the trim work redone), the team addressed our concerns quickly. We also appreciated their attention to little details, like adding extra pieces to the corner floor boards to soften those edges for our pets. They were also just a friendly group of people, easy to have in your house day after day. Additionally, our "punch list" of those little items that have to get fixed before the job is completely done were completed in a timely manner and we were not asked to pay the balance on our account until everything was done. Pricing was fair and Octavio communicated clearly with us whenever we had a "change order" that exceeded our allowance for an item. The balance due at the end of our project was not a surprise at all. Obviously, no project is without its hiccups, and there were days when we were frustrated, but in the end, we have a beautiful kitchen and feel good about the experience and the people we worked with. We have asked Octavio about future projects and will absolutely work with him again if given the opportunity. We highly recommend Able Remodeling to others.

Despite the calls to come finish it has been ignored for YEARS.. luckly no one has died due to a fire. Shame on you!

There were however, problems with returning my exterior fixtures back to the locations that they were before the project began (flag mount hose mounts, solar lights, circuit breaker box ground wire covers) I think my feedback for them for their future work, would be to take video or pictures pre and post and compare to make sure everything is cleaned up and returned as expected (so The customer doesn't have to bring it up to them). ​

They stepped on and broke my bushes which are permanently damaged. They broke my kitchen garden window and said it "it looked like it was broken on the inside" inferring that I had broken it. They had garbage thrown all over my yard the entire time and my front covered porch looked like a homeless camp with food left there and thrown on the door leaving grease stains . They also left a microwave there for months to heat their food. Not an experience I would want to relive. Ugh.
