We have worked with her diligently in renting a few different properties from her over the last few years. She has always been so kind and helpful to whatever it is that we needed. Do not use this company! They do not answer their phones. I left a message a week ago and am still waiting on a call back regarding a rat and mouse infestation in my house in Manhattan Beach. I have sent numerous emails with no response. I have made her aware that I contracted an infectious disease from vermin that hospitalized me for 13 days and almost killed me due to the rats and no response to my recent complaints. This company sucks! Rhoda seems to be oblivious to putting my family's life and safety at risk because she can't seem to return phone calls, respond to emails, or do the responsible thing and resolve the source of the entry point of the infestation. I asked her to send an inspector who could locate the entry points for the rats and mice and she denied that and instead sent a handyman who just set more traps. If anyone in my family gets sick, there will be a major lawsuit. Rhoda is incompetent and hasn't done anything to deal with the rodent infestation in my house. I have had to resort to calling LA Department of Health and Manhattan Beach Police Department just to get some response. Every time I call, I hear she is out, "showing properties." So she has been showing properties since I called her 7 days ago? In the meantime I have rats and mice running through my house and ruining my furniture? Shame on you Rhoda! read more

I wish I could give zero stars, despite the horrible review I really loved the place, so I applied at the Charlie apartments on the 26th. Since then dealing with this unprofessional and incompetent company has been a nightmare. I sent over my id and once I sent that over the service went downhill, I honestly believe they are in violation of fair housing which I am currently filing a complaint as well. First they stated my proof of income wasn't in pdf when it's clearly in pdf form, then they said it wasn't the full pages of the tax returns it was 2 pages per year. Everyone who does real estate knows a 1040 is 2 pages, to further add insult to injury I was verbally harassed by Thiago the regional manager as he laughed at the lack of service I received on the phone, and implied that I was fraudulent. Why would you say that to a prospective tenant? Do they treat everyone like this or just me? I currently pay over 3k in rent at my current building and have for the past 3 years - nothing fraud about me. Don't lease or do business with them. If i could give them -5 stars, I would. Their building was infested with bedbugs and roaches, and I had to threaten them to do anything about nearly every service issue. They're incredibly negligent to their tenants. I had to take them to court to get my security deposit back. If you're having an issue with them taking your money, don't be afraid to take them to court. Renter beware - They are the worst property management company in the LA, La Mirada Manhattan Beach area - horrible SAFTEY issue, our "gated" garage has been broken for over a year, cars broken into repeatedly. They tow renters cars rather than reach out to them. Even though they have the license plate on recorded. Someone's guest parked in our spot by accident and the management towed our vehicle and damaged brakes/transmission. They are the LEAST helpful team - no one returns calls. As a mortgage broker I deal with HOA management companies all the time and have always had issues regarding condo Certs or any other paperwork needed to complete a refinance or a home purchase loan. My initial call to FirstLight was to get a simple letter stating no litigation which ended up as a message for the manager to call me back and I thought to myself, a call back from an HOA office is as rare a thing in this business as you will ever see. But I did get a call back From Michele Hamblin and she was awesome in sending me the letter within minutes and even made multiple corrections to meet the lender's requirements. This truly helped my borrower in getting a much needed refinance done. Dealing with Michele was an amazing experience. She's dedicated and very understanding. read more

(If she can be bothered to handle them at all). When First Light failed to pay our HOA termite coverage on time and our HOA lost years of continual coverage, the owner of First Light Properties took no responsibility and is driving us to go to court to recoup the costs they caused. My property has been managed by First Light Property Management for almost 2 years. Rhoda Hu is the Manager assigned to me. I have an outstanding business relationship with her. She is reliable, fast, knowledgeable, caring, and has a great personality. Her work ethics are phenomenal. If she doesn't answer her phone, leave a message and she will call back in a timely manner. Rhoda's knowledge of design and interior/exterior decor are great assets to have, especially when you are prepping a unit for new renters. I'm very pleased with Rhoda's work. Regardless of how busy she is, she'll always make time to talk. I've always had good experiences working with Rhoda. READ LEASE BEFORE SIGNING!! In my 20 years of being a renter in the South Bay, this was THE WORST experience I have ever had trying to rent a property. Lease is 30 pages long, and legally questionable. They want you to sign your life away, and try to make tenant responsible for everything (mold, plumbing, pest control, etc). Don't sign! They add clauses about 30 day notice to remove your pet, even after you pay a $600 pet deposit! There were literally detailed instructions about wiping down the bathroom walls after every shower, and what cleanser to use (Pinesol, original pine scent, in case you're wondering)!! I'm not kidding. They kept pressuring me to sign BEFORE the walk through, in violation of their own lease. I requested a walk-through three times and they refused to schedule it, and my move in date was less than three days away! I was passed around to at least three different people, who apparently don't communicate with each other at all. When I requested documentation showing me when the place was last treated for mold and pests (since they wanted me to be legally liable), the attitude changed. They became rude, and told me lease was "industry standard." No, it was not! Half the stuff didn't even apply to my rental! They just pulled a bunch of docs off the internet, threw them together and called it a lease. After threatening them with a clause in their own lease that states they need to delivery the apartment on agreed move-in date or return my deposit, they offered to return my deposit and part ways, which I did. Thank God I did not move in, but needless to say this caused me many problems as I had already given notice to my landlord. I loved the place, but dealing with these people is not worth it! Shady business practices. I should have never given them a deposit before having a lease in hand and walk-through. Lesson learned. Owners, please don't use this company, and renters, protect your rights! read more

When I first started with them, they were touch and go as I had numerous issues with the person originally assigned as my property manager. Luckily, that person is no longer at First Light. Since then, Rhoda has been my property manager and has done a great job managing my property. Currently in the midst of a tenant turnover and she has been on top of everything with the vendors, repairs, and soon I expect with getting the property rented. I saw an ad on Craigslist regarding a cute little property that I was interested in! I go see the property and meet up with a property manager named Mark. I loved the apt, nice size and location. He told me that it's a property from First Light Property Management. He gave me the website and told me that it is a $45 application fee. I tried applying for the apt, but I did not see the property that I was shown listed. I texted him (because he said he didn't want any phone calls smh), he never responded...ever! Fast forward a few months to today. I decided to stop looking for apts until recently. I find another cute apt, I go to view it, IRONICALLY the property manager was named Mark again, he was acting really short and seemed a little sketchy. He didn't give off a good vibe. I asked about the application and he said it is a FIRST LIGHT PROPERTY MANAGEMENT property. This ended up being the SAME GUY! So again, he tells me (& 6 other people) the app fee is $45 and to apply online. This time I go to the website in front of his face and he damn near ran away from me! He was so short and dry with conversation. Still interested in the apt (like an idiot), I try to give him another chance. I text him two days later and ask if it is still available, because I knew a lot of people were interested and I didn't want to waste $45 if someone else was already approved. NO RESPONSE!! I find a 888 number on their website. It's just a recording. No one to talk to. Their voicemail said to go to their website to see available rentals. They gave an email. I try emailing them, 2 days later I receive an email saying that my email could not be directed and failed. SOMETHING SMELLS FISHY! I text Mark one more time, still no response. Hmmm this "Company" should be shut down. THEY ARE SCAMMERS, robbing people of application fees and Security deposits. DON'T TRUST THEM!!! read more

WORST PROPERTY MANAGEMENT COMPANY First Light manages the building in which I own a condo. I've dealt with several management companies over the years (e.g., Horizon, Vitco), but First Light is the worst I've encountered. Currently, I'm grappling with numerous issues created by the designated manager, Michele Hamblin. She has no "standards of excellence." She is unconcerned about being wrong as to facts or law; she has no intellectual honesty or curiosity about whether she might be wrong. She assumes she can railroad everyone with a might-makes-right approach. She makes statements and engages in conduct that puts her HOA client into legal jeopardy. Examples: 1. She basically ignores my repeated advisories that she maintains erroneous records re ownership of my unit. You'd think that, upon being told of her error, she'd say, "Uh oh. Let me check into that." But, no. --- She said, "Give me evidence you added someone to the deed." --- I said, "No one was ADDED. We've had three co-owners from the outset. I'm shocked you had records stating otherwise. But, here's an escrow document from the original sale." --- She promised to fix the error, but she failed to do so. She admits this, about 19 months later. So much for "promises." --- And, we have the same conversation all over again. She wants me to prove she's wrong ... again. 2. She repeatedly ignores my requests for reasonable accommodations under the ADA. She discriminates against us and harasses us because of our disabilities. Finally, I had to file a complaint with DFEH. 3. She ignored my request for mandatory dispute resolution per the Civil Code. 4. She has an incorrect interpretation of Civil Code section 51.3. I've told her so and explained it in great detail. But she just ignores me. Yeah ... I'm only a Deputy Attorney General who's been litigating government disputes for 34 years ... why should she have even a modicum of curiosity about my opinion? 5. She makes statements indicating the HOA board has already made up its mind on an issue, prior to a hearing. I guess she's unaware of case law that disqualifies a biased board from making decisions. DO NOT hire this management company. We interviewed with a particular manager, then got switched to Michele Hamblin. The first year was ok, like any other management company, but now, our HOA board has left on awful terms. Michele Hamblin has proven to be unethical, nonresponsive, and completely unreliable. We stopped receiving responses for emails and requests to meet. As a board, we got so many mixed messages and due to the lack of communication and wrong information, our entire community has fallen apart. She didn't respond for at least three weeks and when someone finally responded to "cover" for her, they explained that we needed to be patient as she was doing two jobs, meanwhile we were still paying our monthly rate. Go to a different management company--spare yourself the stress, frustration, and misinformation. As an HOA board, we wished we had fired this company and Michele way earlier. This company DOES NOT work 24 hours. We were told they only handle EMERGENCIES and if it isn't one, then they could take their time to respond. Lastly, Michele's different conversations with homeowners and board members caused strife and divide within our community. read more

612 S. Catalina Ave Redondo Beach, CA 90277... We received a 60-day lease termination notice on the 1st of July because the apartment is due for an upgrade. We've lived in the building for over 13 years. We've been really great tenants. Always paid our rent on time. Been through 3 different floods in our unit due to plumbing issues from other units in the building and endured all the inconvenience the flooding caused with minimal complaint to property management. You'd think that property management would at least give you an option or opportunity to apply for a lease on one of the units that's undergoing an upgrade to keep a good tenant but there were no options or opportunity offered, just a 60-day lease termination letter. I have lived at the location on Ohio Street for almost 8 months now and have to say that the property manager at the time, Julie, went above and beyond to make sure everything was perfect before I moved in. First of all, I was in a time crunch; I had just been promoted to San Diego and had one weekend to find an apartment. Julie showed us three different locations and made sure to make me feel welcome. I knew no one in this city but felt immediately comfortable. Second, there were a few minor issues when I moved in, but all were fixed within the first weeks of living in my new place. Anyone that I have ever dealt with has been polite and prompt. Lonnie, the new manager, is just about the nicest guy you could meet. The people who live int he units are all professionals and I think i have honestly been the loudest one in the building. One of the best benefits fro someone like myself who is often times forgetful is the fact that you can set up automatic payments of rent on their website.Overall, I must say that I will be looking to see if first light has any properties if and when i move back to Los Angeles next year. read more

They basically spat in my face when I informed them of the cockroach infestation in the "completely renovated" apartment complex I moved into. I was stuck in a roach infested apartment for an entire year, and no one did ANYTHING about it. Yes, the fumigator was called and yes, the apartment was being sprayed. But the ***problem never even came close to being solved.*** Fumigation was coming at least once a week to spray the entire apartment, and it wasn't. working. I was told *BY A BUILDING EMPLOYEE*, that he was aware of what unit started the infestation, and instead of evicting the tenants or treating their apartment, they just continued to let them infest all units above, below, and around them. Putting the rest of us through hell. It didn't matter how clean we kept every surface, or how well we sealed food closed. They just kept coming. This complex was also very deceiving. Cheaply "remodeled" inside, built over old bones that are barely holding this place together. Looked FLAWLESS in pictures, and then my roommate leaned up against the wall and his hand went straight through it. Not to mention I was "accidentally" charged a late fee for rent even though I was making my payments ON TIME on the first of every month, I had to get ahold of someone to remove the extra charge *every. single. month.* They will not treat you with respect, they will not solve your problems, and they will let you suffer in poor living conditions with no remorse. All these people care about is collecting their checks, and it's so very sad for tenants that are stuck in a contract with them. I tried applying for a rental property 1600 S. Pacific Coast Highway through this property management company and got absolutely nowhere. Austin Tyler, the one who manages this property, was eager to get us in the system by applying through their online portal and paying the $30.00 per person application fee. I quickly gathered all of our information and submitted it, paid the application fees, and waited for a response. I got absolutely nothing. A week later, I called the office again and was told that our applications were not ever processed because they were deemed "incomplete." I kept looking online to see if this property was still available and sure enough, it was. After texting Austin multiple times, I finally get a text from him basically saying we should give up on that property and that "he has no idea what's going on." Frustrated, we ended up going with another property because this company chose ignore our emails and phone calls. The actions of the people who represent this company show that they don't want to take any responsibility for anything they are doing. It has now been three weeks and I have continued to try and get in touch with Rhoda Yu, who has continually ignored my calls and emails. I have requested a refund for our application fees because they were never processed and nothing was done with them. I basically paid $30.00 for nothing. I have called their office several times, only to come to their receptionist asking if I would like to leave a message. I have left several messages as to why no one has gotten back to me. I still have not heard anything. If I were a landlord or a consumer, I would NEVER put my property in the hands of these people, nor rent from a place who uses this property management company. Ever since I submitted my application, they've been nothing but rude and show no concern that I was trying to find a place to live. Word of advice for this company; maybe if you actually did something with the applications you received and didn't choose to ignore people's concerns, I probably would have given this company a better review. I am more than happy to say that I am now living in a place where I do not deal with such people. My opinion of FLPM is stellar. I lived at Catalina Cove Apartments in Redondo Beach. From the first viewing of the unit until move-out, property managers Sue and Al Savarese were very responsive and professional. Sue and Al were quick to address issues if tenants needed to be reminded of rules and were always upbeat and friendly and genuinely seemed happy to be in their jobs. Al and Sue were very communicative if maintenance was to be performed and plenty of notice was always given if this involved water or elevator shut off. Al and Sue were particularly watchful over an elderly occupant and they remained in close contact with her family in case there were medical issues. You can't go wrong here...just a great place to live. read more

First I'm so lucky to have found a location that allows dogs. Since West Hollywood has become really strict about having dogs.
