When we needed to get in contact with someone for a shower clog, they were decently fast at communicating (within 2 days I believe). We worked with Julia to help with our move out. Never wrote a bad review before, but I just got off the most unprofessional call from a worker at Stern Property Management. Before this call, I had texted many time about how and where my security deposit will go, and I come to find out that the entirety of it was sent to my roommate who had blocked me on all forms of communication. During this call, I was greeted with annoyance and a tone that didnt seem like he cared about helping a tenant at all. When i asked legitimate question he just repeated the same thing over and over and got louder everytime. Like dude, do your job? On top of this, my lousy landlord Julia has done minimal efforts to make this year of vacancy enjoyable. Missed calls, texts, and emails time and time again, yet the bare minimum is for the employee/landlord/ customer service worker to do their job. I am disgusted that Stern lets their employees run around doing less than the bare minimum while paying them. While im still resolving this issue with no help, I hope Stern does something about this lack of a good team. read more

A big shout out to Yuri Toscano!! I recently reached out for help with a delay in a trash pick up at my building. I mentioned that a tenant's parked car in the garage had likely blocked Athens Services from picking up the recycling bins. She did an email blast to the tenants reminding them that parked cars prevent a regular recycling pick up..Yuri reached out to Athens Services to schedule a pick up for the following day. Athens Services completed the pick up of the recycling bins. Kudos to Yuri for her promptness in resolving an issue. She handled the situation with a great deal of professionalism. I was impressed by her timeliness in handling the situation. Kindly acknowledge Yuri for the professional & pleasant Stern employee that she is. It was a pleasure dealing with her. read more

If you can, do not move into any building managed by Stern Property. They are by far the worst management company, and they might actually challenge your mental health. I have been a tenant of theirs for over 10 years, and over the years, maybe 5-6 of my family members and friends have lived in my building as well. There is not a single positive thing any of them would say. The only reason I've stayed is because of rent control and the location. They DO NOT CARE about YOU or the BUILDINGS they manage. The only thing they care about is collecting the rent and moving on with their lives. Things to Know: -They will ghost you; they will forget about you. -They will not take care of your maintenance requests. -You will have to call, text, and submit online requests for months (in my case, years) before they lift a finger -- or you'll be forced to go to the city. -They only use the cheapest vendors, which will make you wish you never put in the maintenance request, as it will likely end up worse than before. -They will make you beg for the smallest fixes. -You will have mold, you will have roaches, and termites. -They will not give you 24-hour notices. -They will not care about your safety, health, or comfort. -They will make you give up on maintenance needs because otherwise, you'll have to spend every day trying to follow up. - You will have to pay out of pocket to fix certain things because they will leave things unfinished. Just an Example: I had a horrible leak from the upstairs unit for months. My walls and floor swelled and developed visible mold. I reported it, called, and texted... nothing. One day, without notice, someone showed up to check and said they needed to fix it from the upstairs neighbor's unit and left. A month later, they sent a painter to paint my room without fixing the actual leak from upstairs. Then they simply forgot about it. With the active leak still ongoing, I called maybe 30 times and texted more than 20 times for an entire year just to follow up. Sent videos, sent photos. I felt like I was having a monologue. A year later, with an unusable room due to mold, I had to call the city in tears. An inspector came and gave them 7 weeks to fix 6 different issues in my apartment. They literally didn't call me for 7 weeks. Two days before the reinspection (after the deadline to fix passed) they showed up and tried to rush through everything. After the vendor left, they said, "I THINK it's fixed." They didn't treat the mold; they just painted over it -- and dropped paint all over my personal items. I had to clean and scrape paint from floors and windows for 3 days. When the whole building had a city inspection in 2021 almost every unit received a citation, but they couldn't inspect our apartment because we had COVID. The day before the city reinspection, Mike and Salvador, showed up at my apartment without any notice. They were worried the city might go into my unit during the reinspection next day. They tried to fix everything they saw in one afternoon. When I showed them more issues, like water damage, they said, "Oh, they won't see that, so no need to fix it." Then they added, "Oh, please don't show that to the city, but I promise we'll fix it." Of course, none of it was fixed later. These issues had already been reported to them prior to the inspections. It's my fault for not showing them to the city. Current Situation: Currently, I have 7 maintenance requests waiting. My neighbor has 8. My other neighbor has 4. There are serious leaks in the main areas of the building. Things are visibly broken, rotten, and unsafe around the building. The laundry doesn't work properly. These are just the issues I personally know of. All my neighbors have given up because it's so challenging to follow up every day to get things fixed. DO NOT IGNORE THE BAD REVIEWS! I wish I had not :( I have been trying to get Stern for 4 months to fix the HVAC noise and vibration that wakes me up throughout the night. 10806 Blix St building is EXTREMELY POORLY CONSTRUCTED! A SUPER CHEAP BUILD - DO NOT LIVE HERE! The ongoing HVAC noise and vibration is severely impacting my physical health, mental health, focus at work and ability to live in my unit. I wake up absolutely exhausted every day because the humming and structural vibration repeatedly wakes me up throughout the night. I have tried sound machines, ear plugs, and sleep medication, but none of these address the physical vibration coming through the walls and ceiling. The attached videos show interior sound levels rising to about 29-30 dB when the HVAC is running and dropping to ~22 dB when it's off. I sent these videos to Stern and NO RESPONSE. It's absolutely unacceptable that I pay a premium for a top-floor unit to avoid overhead noise, yet I'm dealing with physical vibration and humming that is significantly worse than footsteps would ever be. It's incredibly frustrating and stressful to be paying $100 extra per month while living in such horrible conditions. I had to resort to filing a complaint to LA Building and Safety because Stern PM dragged its feet and did not fix the problem. A citation was issued and I'm waiting for any type of response or remediation. The HVAC noise violates LAMC §112.02 (noise disturbance), LAMC §91.1207 (mechanical equipment must be installed to prevent vibration/noise transmission), and California Civil Code §1941.1 requiring habitable premises free from nuisance conditions. Also the neighbors below me constantly complain about me walking around my unit and I'm less than 120lbs. read more

I think Stern is a good property management company overall, and Julia in the office is great. However, they don't take care of their buildings properly. In the past, it would take forever to get a response, and I had to submit multiple requests before anything was fixed. With the new maintenance team, things are handled more quickly now, which is definitely a plus. Still, here are some of the issues I've dealt with while living in one of their buildings over the past three years: Problems & Responses 1. Ceiling Leak by Balcony Door * Issue: My ceiling leaked during the rainy season, caused by water coming from above my neighbor's balcony door. * Initial Response: I was told by my apartment manager that it was from my neighbor watering his plants. Nothing was done for two years. * Resolution: I had to call the city. They eventually caulked around my neighbor's balcony door (the actual source of the leak) and repaired my ceiling. That finally resolved it. 2. Leaking Dishwasher * Issue: My dishwasher leaked on and off for two years. * Initial Response: Management and maintenance kept saying I was imagining it. They would touch under the dishwasher or put paper towels down to "prove" there was no water. * Resolution: A few months ago they finally replaced the dishwasher, but they never even checked the seal, which could have been the real issue the whole time. And I was cursed out by my apartment manager because I kept complaining about the issue. 3. Bug Feces on Window Sill * Issue: Bug droppings sat on my window sill for over two years, even after multiple requests. * Initial Response: I was told by my apartment manager that there was nothing they could do. * Resolution: After I threatened to call the city, it was taken care of this year when the new maintenance team came in. It turned out to be termite droppings, and once they sealed the cracks, the problem stopped. 4. Sewage Backup in Bathtub * Issue: Raw sewage backed up into my bathtub. It smelled terrible and was a health hazard. * Initial Response: I was told my apartment manager would snake the drain. * Resolution: I had to call the health department myself. Only then did they finally send a real plumber. 5. Rattling Pipe in Bathroom Wall * Issue: A pipe rattles constantly inside my bathroom wall. * Response: I was told it can't be fixed unless they open the wall, so nothing has been done. 6. Cockroaches and Water Bugs * Issue: Even though I'm very clean and don't leave food out, I've had roaches and water bugs come in through the walls, likely from a neighboring unit. In three years of living here, I had never seen a roach in my apartment until recently, though I had seen some around the property. * Response: They sent pest control quickly, but spraying doesn't fix the root cause since it comes from another unit. 7. Sink Drainage Issues * Issue: My sink stopped draining, and my neighbor had the same issue. * Initial Response: I was told my apartment manager would snake the drain. * Resolution: After I pushed back, they sent a plumber who discovered larger plumbing issues affecting the building. Since then, our water gets shut off almost every week because of ongoing plumbing problems. 8. Package Theft * Issue: Four of my packages were stolen over a span of two days. * Initial Response: I notified my apartment manager, and he told me he didn't know what to tell me. * Resolution: The security cameras were never even reviewed, despite me saying there were photos showing the packages were delivered. Overall Experience: The pattern here is clear: problems are ignored until I escalate to outside authorities, responses are dismissive, and basic building maintenance is neglected. Plumbing, pests, leaks, and security are not minor issues -- they affect health, safety, and quality of life. The building is dirty because no one cleans the walkways. I recently submitted a maintenance request regarding a walkway because it smelled and there were tons of flies. A tenant shouldn't have to submit a request because a hallway is dirty and has flies. The apartment manager and maintenance should handle this and this should be included in regular upkeep. What makes this worse is the unprofessional conduct of my apartment manager, who has cursed at me and even told me to move instead of addressing the problems. That kind of treatment of tenants is unacceptable. I've lived here for three years and I've repeatedly had to fight just to get basic repairs and health hazards addressed. Living here is horrific and horrible it's like something out of a horror movie. Flying cockroaches, stolen packages, broken amenities, and absolutely no accountability from management. Every concern gets brushed off with no urgency, no respect, and no sense of responsibility. Safety is nonexistent, the buildings are constantly falling apart, and there's zero sense of community. Our cabinets completely collapsed in our kitchen, destroying about $1000 of our stuff, because they were poorly installed, and they refused to pay for them because they claimed it was an incident where no one was at fault. Despite the fact that THEIR maintenance guy said the reason they collapsed was that they were not installed in the wall properly. It's been a year and they are still refusing to compensate us. We have gotten to the point where we are making an official complaint to the city of LA. Additionally, they almost never answer emails. It is extremely rare that you hear ANYTHING back from them when you have an issue, and on the rare occasion they do something it takes forever. We had a leak in our bathroom ceiling and spent weeks begging them to come have someone take a look at it, as it was getting bigger and bigger. It wasn't until we woke up to find a MUSHROOM literally growing out of our ceiling and sent a picture to them that they finally sent someone over to have it removed. Absolutely disgusting. As other reviews explain in detail, if you can, do not move in to one of their properties. Maintenance requests take weeks to be completed and when the maintenance people come in, the job is not well done. You'd have to send the request, text, email, and call for them to send someone to fix the issue. I lived in one of their properties for 5 years because of rent control and the affordable monthly rent. It was ok in the beginning but within the last year the place got disgusting. Rats from the trash area to the laundry, which is falling apart, lots and lots of roaches in the units and giant roaches in the parking lot (they'll charge you a pest control spray when you move out even thou it's not your fault that the whole building is infested by roaches), cleaning of the building only happens once a week, homeless walking around the building and entering the property through the parking lot and jumping over the walls. It got dangerous and felt unsafe sometimes. Overall, not a very good experience. Find a better management company! read more

just a forewarning, they are not at all willing to work with you if your credit is less than favorable, not saying it's required, but it's how they advertise. They want at least a 700 credit score and not willing to compromise if you have a co-signer. college, etc., whatever you're going through, they don't give af lol. idk if that's a landlord that you'd want, maybe it's good that I'm not getting the next apartment (even though I live under stern management right now... I waited on a maintenance request for 8 months until the housing department came to inspect our units. This is for 1338 N Gardner St. The housing department left a citation for Stern at almost every unit in my complex, including mine. They called me a few days after their inspection and suggested I file a case with the city, which I am still in the process of. When I informed Ronnie-who is our maintenance guy, he suddenly started responding. He was stunningly rude, I couldn't really wrap my head around his behavior. Anyway, after 8 months, a strange text message fight with Ronnie, A case with the housing department-they did address the maintenance request which was to have the ducts cleaned, which were so filthy you couldn't turn the fans on without dirt flying everywhere. After my encounter with Ronnie I sent screenshots of the convo to Julia and Ofeer and they responded with one sentence "We spoke to Ronnie and communication with him should improve" However: I have another maintenance request since May about tiny little black bugs climbing out of the bathroom pipes and the plumbing in my bathroom is clogged, I am being actively ignored again. It's September now. I have continued my case with the housing department but it's slow going since its a mountain of paperwork that I wish I wasn't filling out. read more

They use cheap laminate flooring, so when I moved, 6 boards were loosened. They charged me $600 to replace the entire living room floor. Get this, they charged me $640 to replace the whole fridge, after me being there only 2 years. They charged me $250 to clean a 1br apartment and I actually cleaned before I left. Long story short, they basically kept my entire deposit, and their move out notes were not detailed at all, giving me no specificity. Julia is rude and condescending, as she treats you like you are beneath her. Maintenance requests are handled speedy. The unit where I lived, the garage area would flood out every time it rained, and finally, the hot water was being shut off at least monthly for half a day, due to a faulty, old water heater that the owner would not replace, but kept putting band-aids on. I can't speak to their management of all of their properties but if you're considering their Grace Ave property in Hollywood, this was my experience. I lived in Stern's Grave Ave property from 2022 to 2023 and I would not recommend it to anyone. Over the course of 10 months I submitted three maintenance requests for termite activity. The worst was in September of 2022 when I had a few hundred swarmers fly out of my living room and bedroom floors over the course of a week. I learned that when a termite colony is large enough it produces swarmers whose job is to leave the colony and start new ones. That's how bad the termite activity is in that building. It needs to be tented and fumigated, but all they do is spot treat. A few months later, in February 2023, I stepped on a floor board in my bedroom and it cracked inward. Unsurprisingly, when they finally got someone out to fix the floor board (almost 3 months later), the contractor removed the board and found a bunch of termites. Outside of my on going termite drama, their customer service is horrible. There's a gap in their process. You submit a work order, and within a few business days they'll send someone in-house to examine the issue. They confirm they need a vendor to resolve it, then nothing. On average I would have to make at least 3-4 follow up calls, yell and get upset, before anything was addressed. It would take about 3 months to get simple things fixed. It was awful. Lastly, the building itself is just not worth the money at all. The parking situation is terrible. The driveway is sooo tight, and if you have neighbors that don't care, they or their guests block in your car without consideration. It's super frustrating if you're leaving early/getting home late and you can't park/get out. I witnessed two of my neighbors get into a screaming match at 2am over the issue. It may not seem like a big deal reading a review, but it is a real and ongoing problem that impacts your quality of life over time. Also, the walls are so thin, you hear EVERYTHING. I had nice neighbors that lived next to me. My bedroom was next to their living room. They were often up late when I was going to bed. I could hear their entire conversation, word for word, even though they were speaking at an indoor voice level. It had nothing to do with them, but speaks to the quality of the building. If you are a light sleeper or work from home, the Grace Ave property won't be for you. I just saw they posted the listing for my old apartment and they're charging $995 more than what I paid. they skimp on everything. my window got blown open by the wind and shattered because most of the windows at my apartment have faulty cranks and locks. rain and wind was coming into the apartment, and all management, specifically mike, did was put a plastic sheet up. this is in 40 degree weather and on the day it snowed in LA. i have rusty pipes and have had rusty water for over a year. i keep putting in maintenance requests, and they mark the requests completed even though they did absolutely nothing about it. they left the one building washing machine broken for two months even though they knew about it. it was a violation of the lease. they use really cheap materials and will only do the least for upkeep. read more

I think Stern is a good property management company as a whole and they do usually take care of things, but the maintenance people suck. It takes forever to get a response and I usually have to submit multiple requests to get something resolved. For example, my ceiling was leaking next to my balcony door and underneath my neighbors balcony door and my apartment manager told me it was from him watering his plants. I had to call the city to get them to fix the leak. I also had a leak from my dishwasher and my apartment manager came to look before the maintenance team. He told me I probably didn't close the door properly. Another example, there were bug feces on my window sill for over a year, I submitted multiple requests and my apartment manager said there was nothing he could do. They are finally sending out a pest person this week after I complained to call the city but my first request was submitted about a year ago. Previous tenant for 3 years. I lived in a RSO (Rent Stabilized Ordinance) building and come to find out a few months AFTER moving out that because it is a RSO building, property management should pay out interest on the security deposit or crediting rent every month. Of course I had to ask for this county mandated interest on security deposit. *Will update if I do not receive the check. They could have done better, I wasn't the first to move or cite my reason for moving because of an unruly, childish tenant but really this one man opened a can of worms. Doing research with the Los Angeles Housing + Community Investment Department (HCIDLA) it also seems that every unit in the complex has/had infractions with unpermitted remodeling, improper ventilation, etc etc. These records are available to the public if requested. Be weary and attentive for your health and safety. The prices are sometimes just a little too good to be true and once you start doing your research you realize why. I am aware that scraping by with doing the bare minimum required by city, state, federal laws/mandates means greater profit, but running a reputable humane business should be above profits. Wow! What a horrible experience with Stern Property Management. Do NOT rent with them, they are such thieves. This past September 2020, my brother suffered a bad accident leaving him with a spinal cord injury, because of COVID we were not able to visit and get the full information. We were shy of a 30 day notice and they still went through on charging 30% of the rent for October when we returned the keys and left the apartment immaculate by 9/30/20. After receiving a letter for rent abatement from our lawyer and even though their "move out procedures" clearly state any rent due will not be taken out of the security deposit, they went ahead on charging the prorated rent plus an inflated AUM for 2 months my brother was never in his apartment. We have pleaded with Julia from Stern management, sending her the doctor's note that shows my brother has been in the hospital this whole time! Given the COVID situation and the life changing accident, only being shy some days from the 30 day notice - the company and their staff are heartless, thieves and not worth your rent! My partner and I applied for an apartment, we both paid $50 dollars in order to process the application ($100 total). We applied on a Thursday, had initial conversation back and forth and then Julia asked more questions in an email late Friday evening. Out of respect for the Easter Holiday weekend we waited to reply on Monday morning. After replying Monday, I get a reply saying that someone else got the property over the weekend and that it is no longer on the market. I ask questions to verify why we hadn't been approved first and her reply was, "it's gone." I then asked her if she ran our credit and if the application funds can be applied to another property. Her reply, "it's gone, please see the website for other listings." None of my questions were answered. Most of my friends said it seemed like a scam with how things were handled. When we did research, we saw that they had an F on the Better Business Bureau along with not being accredited. And Yelp has them at a 2.6. Lived at 3685 Mentone Ave. Horrible management company that does the absolute bare minimum for the residents. This apartment complex is so outdated and I was paying $1995 a month for a literal shack of an apartment. You will not have real modern windows either, you will have these glass slabs that you can pop in and out very easily. Also they refuse to do anything about the cupboards in front of your parking space. They are not used by residents and Multiple times I complained that homeless people are climbing on our cars going into them and if they can just lock them, but no reply. I never felt safe in this apartment. It also has a horrible termite infestation and the walls have so many layers of paint. They paint over mold and it looks horrible. Also the water bill is pooled between the residents so if your neighbor has a leak, YOU are paying for it. The walls are also paper thin and you can hear everything and some people are extremely loud! read more

Stern property This is probably the best apartment management company I've rented from in Los Angeles. I stayed in a beautiful 1920s building that was renovated and well maintained. The halls and the stairway of the building were cleaned once a week. I was in between jobs and my credit score was mehh but they were kind enough to honor a co-signer for my lease. I had no issues with my unit. The apartment was immaculate upon move in. Julia is an angel. She was very helpful with the leasing process and promptly responded to any of my concerns, even on a Sunday via text. I needed an exterminator and she sent one out within a few days. I lost my key and was able to pick up a copy the next morning. After 6 months of my stay they sent over maintenance to inspect the apartments for any possible issues. A cabinet door in the bathroom was coming undone and they fixed it right away, and came for a follow up to make sure it was secure. Overall Stern management was professional, pleasant, and valued me as a renter. I give them an A. Thank you Julia once again for a great renting experience. read more

Stern Management is the absolute worst property management I've ever used. PLEASE DO NOT WASTE YOUR MONEY WITH THEM. THEY STOLE $2301 from us. Julia Piasecki was the so-called manager for our unit On Sweetzer avenue and Melrose and is the most incompetent, disrespectful and unhelpful "professional" we have ever had to deal with. Julia Piasecki is extremly lazy and truly a nightmare. NOTHING would get fixed upon requests, we would go weeks without a the ONE and ONLY washing machine in our building (for 10) working, the trash wouldnt be evacuated for a couple of weeks at time and we were charged $200 a month for trash????? ON TOP of our rent of over 3K. We had roaches in our apartment from the day we moved in and tried everything to no avail because they wouldnt clean up trash in the building. They'd update the code to the garage without telling anyone and would be unreachable for days. Julia would never answer emails or phone calls and when she did, she would minimize issues and flat out refuse to help you. Upon moving out, we painted the whole partment back to white and had a cleaning person come clean, the place was spotless yet Julia and he rteam stole over $2300 of our $3100 deposit for absolutely no reason. do not rent with them read more

If i could give stern management 0 stars i would. Many tenants at our westwood property have been complaining of leaking windows for YEARS. they send somebody every time to "fix" the problem, but nothing ever comes of it. Every time it rains, our rooms flood and theres nothing we can do about it. Stern management verbatim said "theres nothing we can do, put towels and buckets" and this is what we've had to do the the past couple days of the storm. Completely ridiculous, do better read more

BEWARE OF SCAMMERS!!! CALL STERN PROPERTY MANAGEMENT DIRECTLY AT (323) 525-1501 FOR ANY VIEWINGS. DO NOT GIVE ANY MONEY/MONEY ORDERS OR CASHIERS CHECKS. I am writing this review because I was a victim of a scam a few weeks ago. The scammer used all the legit watermarked photos from the Stern Management website for a Craiglist posting. I called the phone number on the Craigslist Ad and the scammer ("Kar/Karl") gave me access codes to the lockboxes to view the listing. Right after viewing the listing, the scammer had emailed me a PDF file of the Stern Management application form sent by "Julia"--the name of an actual employee of Stern Property (spmbrokers@gmail.com). Everything looked legit: there was Stern Property Management placards all over the building, the forms had the Stern Management Property watermark, I googled Julia and she was indeed an employee of Stern Property Management. From there I filled out the application and gave my SSN and driver's license thinking that they would run a credit report. After one day, the scammer called me back to let me know I got approved for the apartment listed. The thing that set off a red flag was on the leasing contract it read: "Please be advised that we only accept MONEY ORDERS & DO NOT accept CASH & CHEQUES as a form of payment for initially moving in . Now to avoid any delays, it is recommended to obtain the MONEY ORDERS from the POST OFFICE or MONEYGRAM. Due to the fact that many banks can take up to 14 days to process a payment, which means that the apartment is not guaranteed to be still available after then". The day before I was to meet the scammer and give the blank money orders to him, I called the scammer and asked why Money Orders were needed and not a cashiers check addressed to someone/property group instead. "Kar/Karl" insisted because of COVID-19 it is faster for them to process deposit for the listing. This didn't sit right with me so I went online and read several reviews about the scamming happening. I called the police right away for fraud, but since I hadn't given any money yet to "Kar/"Karl", they wouldn't be able to arrest the scammer when I was scheduled to meet him. The next morning I was able to finally connect with Stern Property Management during office hours and spoke to the real Julia directly. I told her what had happened and she told me that these scammers had been using their listings and scamming people all throughout LA. Luckily, I never met with these scammers and gave them any money. They did obtain my SSN and drivers license in which I had to purchase identity protection afterwards. This was a very emotional and traumatic experience for me and I want to warn anyone reading this to make sure to contact Stern Management Property directly. Julia let me know that Stern Property Management does not email any applications and everything is done through the website; including applying and making payments. The reason why I am giving Stern Property Management a high rating is after the scam incident they have since reached out to me to answer any questions and concerns I had. Getting scammed feels like being violated as your identity and trust has been exploited. Stern Property Management let me know they have hired detectives and gotten the FBI involved in prosecuting these scammers.
