    If you can, do not move into any building managed by Stern Property. They are by far the worst management company, and they might actually challenge your mental health. I have been a tenant of theirs for over 10 years, and over the years, maybe 5-6 of my family members and friends have lived in my building as well. There is not a single positive thing any of them would say. The only reason I've stayed is because of rent control and the location. They DO NOT CARE about YOU or the BUILDINGS they manage. The only thing they care about is collecting the rent and moving on with their lives. Things to Know: -They will ghost you; they will forget about you. -They will not take care of your maintenance requests. -You will have to call, text, and submit online requests for months (in my case, years) before they lift a finger -- or you'll be forced to go to the city. -They only use the cheapest vendors, which will make you wish you never put in the maintenance request, as it will likely end up worse than before. -They will make you beg for the smallest fixes. -You will have mold, you will have roaches, and termites. -They will not give you 24-hour notices. -They will not care about your safety, health, or comfort. -They will make you give up on maintenance needs because otherwise, you'll have to spend every day trying to follow up. - You will have to pay out of pocket to fix certain things because they will leave things unfinished. Just an Example: I had a horrible leak from the upstairs unit for months. My walls and floor swelled and developed visible mold. I reported it, called, and texted... nothing. One day, without notice, someone showed up to check and said they needed to fix it from the upstairs neighbor's unit and left. A month later, they sent a painter to paint my room without fixing the actual leak from upstairs. Then they simply forgot about it. With the active leak still ongoing, I called maybe 30 times and texted more than 20 times for an entire year just to follow up. Sent videos, sent photos. I felt like I was having a monologue. A year later, with an unusable room due to mold, I had to call the city in tears. An inspector came and gave them 7 weeks to fix 6 different issues in my apartment. They literally didn't call me for 7 weeks. Two days before the reinspection (after the deadline to fix passed) they showed up and tried to rush through everything. After the vendor left, they said, "I THINK it's fixed." They didn't treat the mold; they just painted over it -- and dropped paint all over my personal items. I had to clean and scrape paint from floors and windows for 3 days. When the whole building had a city inspection in 2021 almost every unit received a citation, but they couldn't inspect our apartment because we had COVID. The day before the city reinspection, Mike and Salvador, showed up at my apartment without any notice. They were worried the city might go into my unit during the reinspection next day. They tried to fix everything they saw in one afternoon. When I showed them more issues, like water damage, they said, "Oh, they won't see that, so no need to fix it." Then they added, "Oh, please don't show that to the city, but I promise we'll fix it." Of course, none of it was fixed later. These issues had already been reported to them prior to the inspections. It's my fault for not showing them to the city. Current Situation: Currently, I have 7 maintenance requests waiting. My neighbor has 8. My other neighbor has 4. There are serious leaks in the main areas of the building. Things are visibly broken, rotten, and unsafe around the building. The laundry doesn't work properly. These are just the issues I personally know of. All my neighbors have given up because it's so challenging to follow up every day to get things fixed. I really can't wait for the next city inspection! There are better options. Do not settle for the worst.

    I've been trying to have the drainage in my parking area fixed for months. No one will return my phone calls or follow up on my request.

    The cabinets they installed collapsed and destroyed $1000 worth of our stuff. They have refused to reimburse us for any of it.

    Terrible management company. Our cabinets completely collapsed in our kitchen, destroying about $1000 of our stuff, because they were poorly installed, and they refused to pay for them because they claimed it was an incident where no one was at fault. Despite the fact that THEIR maintenance guy said the reason they collapsed was that they were not installed in the wall properly. It's been a year and they are still refusing to compensate us. We have gotten to the point where we are making an official complaint to the city of LA. Additionally, they almost never answer emails. It is extremely rare that you hear ANYTHING back from them when you have an issue, and on the rare occasion they do something it takes forever. We had a leak in our bathroom ceiling and spent weeks begging them to come have someone take a look at it, as it was getting bigger and bigger. It wasn't until we woke up to find a MUSHROOM literally growing out of our ceiling and sent a picture to them that they finally sent someone over to have it removed. Absolutely disgusting. Avoid any buildings managed by Stern if you can.

    Update that Sten is refusing to give me and other tenants back our rental deposit. They are notorious for doing this!!! Now they are renting out the apartment for more than it's worth!! Don't rent from Stern and do not rent on Muirfield Rd. They are still termites and mold that they tried to cover up with paint. Terrible rental agency and they do not care about tenants

    I can't speak to their management of all of their properties but if you're considering their Grace Ave property in Hollywood, this was my experience. I lived in Stern's Grave Ave property from 2022 to 2023 and I would not recommend it to anyone. Over the course of 10 months I submitted three maintenance requests for termite activity. The worst was in September of 2022 when I had a few hundred swarmers fly out of my living room and bedroom floors over the course of a week. I learned that when a termite colony is large enough it produces swarmers whose job is to leave the colony and start new ones. That's how bad the termite activity is in that building. It needs to be tented and fumigated, but all they do is spot treat. A few months later, in February 2023, I stepped on a floor board in my bedroom and it cracked inward. Unsurprisingly, when they finally got someone out to fix the floor board (almost 3 months later), the contractor removed the board and found a bunch of termites. Outside of my on going termite drama, their customer service is horrible. There's a gap in their process. You submit a work order, and within a few business days they'll send someone in-house to examine the issue. They confirm they need a vendor to resolve it, then nothing. On average I would have to make at least 3-4 follow up calls, yell and get upset, before anything was addressed. It would take about 3 months to get simple things fixed. It was awful. Lastly, the building itself is just not worth the money at all. The parking situation is terrible. The driveway is sooo tight, and if you have neighbors that don't care, they or their guests block in your car without consideration. It's super frustrating if you're leaving early/getting home late and you can't park/get out. I witnessed two of my neighbors get into a screaming match at 2am over the issue. It may not seem like a big deal reading a review, but it is a real and ongoing problem that impacts your quality of life over time. Also, the walls are so thin, you hear EVERYTHING. I had nice neighbors that lived next to me. My bedroom was next to their living room. They were often up late when I was going to bed. I could hear their entire conversation, word for word, even though they were speaking at an indoor voice level. It had nothing to do with them, but speaks to the quality of the building. If you are a light sleeper or work from home, the Grace Ave property won't be for you. I just saw they posted the listing for my old apartment and they're charging $995 more than what I paid. I hope anyone considering that building sees this review before signing a lease. Good luck to you if you ever get in bed with this company. Sorrows, sorrows, prayers.

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.
