As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well.

Instead of addressing my concerns directly, Stephanie requested that I communicated by email, which made it more difficult to resolve the issue. It seemed that issues were addressed when they directly affected her. I hope there is more responsive and concerns for residence needs in the future.

Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

Before my lease even started, a repair was identified as necessary for the washing machine due to mold in the door boot/seal. Nearly two months later, I have still never had use of the washer. During that time, I have accommodated FOUR separate repair appointments, rearranging my schedule and making myself available for each service window. None resulted in a completed repair. At the fourth appointment on August 21, I was finally told that maintenance cannot perform this type of repair and that a qualified appliance technician is required. After nearly two months and four unsuccessful appointments, it was incredibly frustrating to learn that the repair apparently had not been directed to the appropriate type of technician in the first place. Unfortunately, I am now dealing with a second major appliance issue. My refrigerator has not been functioning properly for six days. I reported it promptly and made myself available for another repair appointment on August 21. That appointment also ended without a repair. I am now heading into the weekend without a functioning refrigerator, without the ability to safely store refrigerated food, and without a confirmed repair date or plan. Losing refrigeration is significantly more than a minor inconvenience. What has been most frustrating is not simply that appliances have needed repair--things break. It is the repeated unsuccessful appointments, prolonged delays, lack of effective coordination, and absence of concrete plans for resolution. I have consistently reported problems promptly, communicated with management, provided access, and accommodated every requested service appointment. I have tried to be patient and reasonable, but after nearly two months without ever having use of the provided washing machine, four unsuccessful washer appointments, and now six days without refrigeration following another unsuccessful service visit, I no longer feel that these issues are being handled within a reasonable timeframe. Based on my experience, I also would not recommend Good Life Property Management to a property owner looking for a management company. My concerns extend beyond the inconvenience to me as a tenant. A repair identified before my tenancy began has remained unresolved for nearly two months despite four service visits, and a refrigerator problem has now gone six days without resolution. From an owner's perspective, I would expect a property management company to respond promptly to maintenance needs, coordinate the appropriate professionals, and ensure that necessary repairs to the property are actually completed. I hope Good Life Property Management improves its maintenance coordination and responsiveness. Tenants should not have to repeatedly rearrange their schedules for appointments that do not result in repairs, and property owners should be able to expect that reported maintenance needs are handled efficiently and brought to resolution.

Specifically, Randy has served as the Principal interface between us, the owners and our renters, external service providers and local City Officials with precision, attention to detail, and most importantly courtesy and respect when dealing for our clients/renters. This has been an ongoing problem for multiple years now and one of your employees, John has basically told us to go "screw ourselves" and to stop contacting him. These tenant have been an extreme problem since day one. Selling drugs, prostitution not to mention damage to the community property. We have been trying to work with both your organization and the owner of the unit and have basically been told to piss off. The member of our community don't feel safe and your organization has done nothing to help. Now your tenants have again vandalized the community property just last night, destroying security cameras. They continue to prop open security doors and further create an unsafe situation for all the other residence. I know it does not directly effect you or your employees and company but those of us that live there are being held hostage in a very unsafe environment, one that should have been taken more seriously from the beginning. Now it has reached critical level and you are finally paying attention. Aaron, if you want to make this right, please hire a security guard to stay on property to protect those of us that have been terrorized by your tenants. Thank you. Tranquility manages a rental unit in our 8-unit condo complex, and they have done nothing to address serious, ongoing problems with the tenants they placed there. These tenants are in constant violation of our HOA rules, and police are now responding to the unit weekly for domestic disturbances. Our HOA has repeatedly reached out to Tranquility to resolve the situation, and each time we've been dismissed and told, essentially, that it's not their problem. Meanwhile, the rest of us in the community feel unsafe in our own homes because of a situation Tranquility refuses to take seriously. If you're considering this company to manage your property, know that they will not step up when real problems arise. .
