    I contacted Gregg Phillipson for a showing of a home for sale. That went well, so I made an offer,…read morewhich was accepted. Then the fun part began: the home inspection. There were several findings and Gregg used his pool of professionals to come up with reasonable dollar amounts to request from the seller as compensation for needed repairs. With this thorough documentation in hand, the seller agreed to every penny. I then retained Gregg's services for the sale of my old home. With an acceptable offer quickly received, I swapped roles as my buyers submitted a dollar amount request for compensation based on the results of their inspection of my home. Skeptic that I am, I half expected Gregg to just say, "Remember how it went down when you bought? Just pay them what they're asking and be done with it." But no. As we talked, he keyed on my comment that I had employed the same roofing company throughout my years of ownership and he suggested that I have that roofer inspect my home and provide a repair estimate that might well be lower than what the buyers' inspector quoted. Sure enough, that turned out to be the case, allowing me to counter the buyers' request with supporting documentation in hand, saving me money when they agreed. I'm always a little leery when I hear boasts such as "#1 agent in East County," which is what Gregg's signs read. But you get something with Gregg that you don't get with the mega-agencies that advertise all over radio. When you call Gregg, you get Gregg. Evenings, weekends, whenever (though I never tried 3 a.m.). He's quick to respond, even if he doesn't have an answer right then & there. It will come soon. Yes, he has a team that works for him and I had interactions with all of them, but if I ever wanted to speak to the big guy, I could. And service continues even after he's been paid. For example, when Kamps Propane was gullibly convinced by the former owners (or their agent) to bill me for the gas remaining in their tanks at the time of the sale (even though our sales contract explicitly stated otherwise), I contacted Gregg. He wrote out and hand-delivered a check to me that same day to cover the charge, saying he'd work it out with the sellers and their agent later. When I had a question about the effects of the recently passed Prop 19 on my new property tax bill that Gregg couldn't answer, he arranged a free phone consultation for me with his CPA, who was able to explain the new law to me.

As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well.

There is absolutely no communication verbally, that is even considdered when regarding concerns or complaints, I was told to leave a message and after a month with no response I called for status update and was told my phonecall and message was useless and I needed to write an e-mail. This is not the first e-mail I wrote and I feel like e-mailed issues are acknowledged but then never addressed again. Finally I was also told that Only the one sender of the email is considered to have a problem per email, and even though I have walked around and received support and e-mail addresses from other owners that wish we were managed better their names or concerns will not be taken into account unless they write their own separate e-mail.
