I dealt with a significant plumbing issue involving a wastewater line that required extensive repairs. While management has stated that all work and testing have been completed, the unit still has a noticeable odor that worsens when the windows and doors are closed. At this point, the unit is only tolerable with constant ventilation, which is not a reasonable or acceptable living condition. Despite raising this concern multiple times: Management continues to maintain that the unit is "habitable" There has been no clear or urgent plan to resolve the odor Concerns are being deferred to a later inspection rather than addressed promptly I was also told for over a month that paperwork related to the repairs would be sent to me. After repeated follow-ups, I was ultimately informed that the owners do not want to share the documentation. This lack of transparency is concerning and leaves me questioning whether the issue has truly been resolved--especially since the odor in my unit persists. I was displaced for nearly two months, and although some rent credits were issued, I am now being expected to resume full rent even though the issue has not been fully resolved. Overall, this experience has been disappointing due to the lack of urgency, transparency, and accountability. While things may appear resolved on paper, the actual living conditions suggest otherwise. For anyone considering renting with this company, I would strongly recommend paying close attention to how concerns are handled and whether issues are fully resolved--not just documented as such.

Our apartment was originally not ready for a renter so was not reviewed or refreshed properly and we had an initial list of 20 items including a non working master shower head and master faucet and a leak under the kitchen sink plus lights out or not working everywhere. Our initial manager, Jesus, was actually organized, professional and courteous. Although not everything was done quickly and communication was spotty Jesus always apologized when things did not go as planned. And Raul their handyman was excellent. The Iconic switch to a new manager near the end of our lease was awful as she was unorganized and unprofessional. She ignored requests to talk or meet so she could get to know me and the property better. After 2 mos of back and forth, multiple vendors, vendors who were supposedly contacted but said they werent, and poor communications we could not get a microwave repaired or replaced. She finally said that microwaves are not standard in leases. I asked if she could explain more as our microwave was built into the cabinets and fully integrated into our oven so not fixing this would basically create a hole there. She ignored this completely. Before rating Iconic here I reached out to the supervisor to try to give feedback. She agreed to talk and rather then setup a time said to just call her. I left two messages and never heard back so i guess it's just how this company operates.

While every experience is different, this was a consistent issue during my time there and worth knowing ahead of time, especially if communication is something you really value in a management company.

When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible!

Their response time in general was crazy fast, they would always respond quickly same day if I emailed them within business hours and no later than the next business day if I contacted them after hours or close to end of business. There were some minor things I needed help or clarification on upon move in and they had someone over to inspect my apartment almost immediately and fix stuff if needed. All their instructions are straight forward, easy to understand and transparent with their policies, charges, etc. Kat, Damien, and Beata have all been great people during every interaction I've had with them and felt like they were always being fair and ethical with me. They address concerns, send out community reminders as needed and were all just really nice people.

She knows about property management AND construction; she has helped coordinate improvements. She is friendly, direct, straightforward, and a solid communicator. She knows when to show her formal side, and when to reveal her sense of humor. Later, we discovered that they have an outstanding handyperson, Dirk. He must have a magic wand in his tool box. He is versatile, resourceful, and adaptable. He does quality work, with an eye to longevity. Example: We wanted to replace a back door at a vacant rental. At a yard sale, we found a gently-used "Hollywood" door. It's the kind that has little windows that you can slide up and down. Although it was too tall and too wide, he trimmed it to fit. It opens and shuts SMOOTHLY. He also notices things that need attention that we have overlooked. For instance, after the appliance company had replaced a gas stove with an electric one, he decided to cap off the gas line so that it could not be opened by accident. Dirk and some others did a fine job fixing up our vacant house. And Melissa and her team found us a pleasant new tenant. All within 27 days of when the former tenants had moved out! And they have been prompt about sending out a variety of people when repairs have been needed. We were nervous, but we didn't need to be. We are relieved.

I had a really bad plumbing issue and they were there to fix it within hours!! I have a dog and most places say to keep your dog away but they said we are great with dogs and now my dog loves them more than me when they come over. They are very attentive and give you their personal numbers to call or text when needed at any hour. Ive even seen Michael McNally out at a restaurant and he was so nice to come over and say hello and even bought my date and I a drink!! Find me a better person. I would for sure say look for a landlord like these people or even get into one of this many places. Tiny one bedroom but it did the trick. Unfortunately at the end of my residency, things went down hill. They said they had to redo the balconies to bring everything up to code. That would be fine if it was managed better. Instead they demanded access to my unit at least 5 separate times just to have people look at the balcony for quotes. Then when construction and demolition time came, they gave no detail on timeline and I was paying full price to listen to demolition and renovation for hours on end for weeks while having repeated interruptions to my daily life with them asking for access to my garage and for me to move my car in the middle of my workday. Their "contractors" were cheap and useless and used my parking spot behind my garage as a place for their garbage, with their garbage falling onto my car in the spot I pay for. Never once did they offer even a small incentive or reduction in rent for the inconvenience.

I remember I used to see every single negative review get a snarky, passive aggressive response from the goblin-looking founder Danyel Brooks. I never had the displeasure of speaking to this epitome of a spray-tan Karen, but based on the conduct of the rest of her employees and her unwavering attempts to push all issues and liability off of her, I'm glad I never had to. It seems now that these snarky responses have turned into non-apologies copy pasted directly from ChatGPT directing issues to their email, which they will certainly never bother looking into. Ever. I recall once putting in a work order to simply fix the water pressure of the sink in our bathroom. There was a missing part that was not there upon move-in. A quick and easy fix that all but required a $3 aerator from a parts store. The plumber that came to fulfill the order ASSURED us this would not be at our own expense. Instead, we found an extra $129 bill tacked onto our rent at month's end. I made sure to ask that EXACT question of any expenses incurred going through the management company beforehand, because I knew the aerator was missing BEFORE we ever moved in. A few months later, they made us wait 3 WEEKS to come to fix a leaky kitchen sink. In the same visit, they then proceeded to DEMOLISH our ENTIRE kitchen flooring. They left that floor untouched for the ENTIRE WINTER. We had to walk around on the sticky underfloor for TWO ENTIRE MONTHS!! They also forced us to leave a bunch of loud construction fans running 24/7, and threatened to stop coming if they were turned off. When we called asking WHY this was done and for a speedy resolution, we were met with EXTREMELY rude and unprofessional behavior from a nasty person named Sandra Johnson. They offered us a couple months rent refund as restitution, but conveniently "forgot" to apply it until we had to specifically DEMAND it back. Towards the end of the lease, I had a question to ask the senior manager Ana Alarcon-Morris the difference between ending the lease and continuing the lease after removing and adding new tenants. We had wanted to avoid paying an extra $700 as it made no sense that we put in all the work in finding new replacements only to also have to pay an extra fee just to remove and add tenants. Not only did I not EVER get this actual question answered after an ungodly amount of attempts at making contact - the single response I got from Ana ignored that. Instead, she retroactively added even MORE expenses to our monthly rent citing a "system glitch" that failed to update. Never did it cross my mind this person would take my question of reducing our fees and turn right around to force ANOTHER thousand dollars out of our pocket. The amount that was stated on the portal was still at $3100. Overnight, it jumped to upwards of $4100. The fact that Beyond's "automated system" failed to apply a new change in terms should NOT have been our problem. It's quite simply INFURIATING, even 3 YEARS LATER the ABSOLUTE AUDACITY of those dirty money-grubbing scammers and how Beyond both ignored our issues and found every single way to scam us out of our rent money any way they could. Because of this and many other renters' terrible experiences with Beyond Property Management, I make sure to avoid any other rental management companies when looking for housing. After every attempt to contest these attempts to swindle and fleece us out of our rent money, we had no choice but to pay these slumlords. NEVER AGAIN. You have been warned.
