Stephanie, my property manager has proven to be very patient and responsive to my emails. Remember she is managing many other units as well. As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well. read more

Helm management offers zero customer service. Any property that is using this management company I can only hope they do not have to deal with the same issues as Park Lane. There is absolutely no communication verbally, that is even considdered when regarding concerns or complaints, I was told to leave a message and after a month with no response I called for status update and was told my phonecall and message was useless and I needed to write an e-mail. This is not the first e-mail I wrote and I feel like e-mailed issues are acknowledged but then never addressed again. Finally I was also told that Only the one sender of the email is considered to have a problem per email, and even though I have walked around and received support and e-mail addresses from other owners that wish we were managed better their names or concerns will not be taken into account unless they write their own separate e-mail. They hire inexperienced people and throw them on property management positions. The manager at Allure HOA has little knowledge of our CC&Rs and California Corporation Code. 1) Discrimination concerns not properly investigated. 2) Building permits are non-existent 3) The management company distributed ballots, sent out election notices and went through the candidate statements. Incumbents had a clear advantage as in some instances candidate statement deadlines were not adhered. 4) Reserve disbursement checks signed only by management not by the Board 5) Selective enforcements of rules, rules for thee but not for me. 6) As of July 31, 2025 online meeting minutes are not updated since 2023. 7) Member reimbursements requests are approved or denied arbitrarily without reviewing the CC&Rs. We can complain on Yelp and Google till we are red on the face , but change happens with involvement. If you are a member at Allure and would like change please contact me. Old habits die hard and incompetence never goes away. Here's an update for you all, my wall decided it was going to spring a leak after that awful rain storm that hit about 2 1/2 weeks ago. Couldn't quite figure out where the leak was coming from. Apparently, the rain shutters were shifted over for god only knows what reason but the the two gaping holes that were left behind never got patched up. And here we are a week later, gaping holes still there and aggravated as ever. My opinion on this shitty management company hasn't not changed. The complex on beech street, managed poorly. The new manager is not getting things done. Several major issues brought to her attention. Nothing has been done. Security issues. This building needs 24 hr security as well as all security cameras working. Several people whom live here have been threatened by other tenants. Some have already been a victim of assault and threatened with a weapon. You need a manager that cares that is empathetic to tenants living here that are experiencing these threats and assaults. Is management waiting for someone to be killed or severely injured by another human being before action is taken seriously. We have a 12 unit condo complex in North County. Helm was selected several years ago to provide information on financial and facility management. Our service is provided by Jonathon Stout, an experienced and senior officer of the company. He has provided accurate and timely assistance on many issues that have enabled our HOA to correct documentation and records deficiencies, resolve issues with members that have not followed CC&Rs and advice relative to improving the maintenance of our physical "campus". In addition, the accounting service provided has been timely and accurate. Negative reviews appear to include issues with HOA Board management and should not be attributed to Helm. We are pleased to recommend Helm as a qualified management company. read more

No One At The Helm Management Co. There is a reason this company has such low ratings and it is due to their staff and lack of communication. Just scheduling a property viewing is quite a task so I can imagine what it would be like when running in to issues while renting. I called multiple times within a month period. Was told every time that the lead or person responsible for that property (Amena) was out of office and was sent to their voicemail via the receptionist (possibly 3rd party receptionist service). I asked if any one else could show the property as Amena either doesn't return calls or has disappeared for weeks. Was told no, she was the only one that could show this property, which is why I believe they use a 3rd party service for calls as they didn't know any one else there. Never was able to schedule a showing. The property sat vacant almost 2 months. I hope the property owner knows that the company managing their property is this poor at communication which in reality is costing everyone involved $$$. read more

Don't have a comparison to compare this company from another as this is my first ownership and HOA experience. For the most part, everytime I contact them they are responsive in a timely manner. I feel they do manage the property fairly well..Have addressed noise issues, i.e. music, barking dogs, pool abuse. etc. Transients or those who tresspass and scrounge through our trash or dump unlawfully, which costs us $, is still an issue however. Recently saw grafitti on mailboxes..ugh..though we are in a gated community. Vandalism. No accountability for illegal activity, so it seems. ( loss of 1 *). Used to have a newsletter but that seems to have gone by the wayside.. Thankful they haven't raised our dues for about 5 years. Like Annual budget and assessment. . Hands down, the worst management/HOA company I have dealt with. If you are looking to buy a condo, and see that it is owned from Helm, look elsewhere because they are all talk and no action. Majority of the time when I call (before 5pm), no one picks up the phone and it goes to voicemail. Never gets returned. Our associate manager, Jenny, does e-mail back in a timely manner, but all she says is that she will fix the issue but has not followed through. 1) Issues with trespassing, homeless sleeping in the laundry room, and gates tampered with. I filed a police report and they said that I had to address this with HOA. Helm just said that they have security "monitor" the property but I have never seen security walk around the gated property. When asked about the hours, Jenny said it was "random." 2) Issues with trespassing because the side gate's lock was torn open. I send evidence of someone littering their belongings and the gate open with a broken lock. She said someone would come fix the gate. Never came, all they did was "close the door." 3) Two months later, issues with someone peeping into the windows (likely casing) and video evidence to show that they were coming from the broken gate that was never fixed. My neighbor has said there has been a history of break-ins on the same side that the broken gate is on, yet the company does not seem to care to fix or prevent the same issue. 4) Car garage was being left open during odd hours (12am-7am) for about two weeks and not able to close. Called and never received a follow up about whether they fixed it or not. Again, issues with trespassing. When asked about it, all management had to say was "Did you file a police report?" YES, and the police can not fix the gates that people are obviously trespassing through. I showed them photo and video evidence of this happening, just nothing ever gets done. Tell me why again are people paying $300+ dollars for HOA fees when nothing gets fixed? No help, no accountability and all they care about is money. read more

Although my contact with this management company was minimal since my landlord usually dealt with Helm, my experience during the last month of renting one of their apartments was pretty dismal. The unit below me had a massive mold issue that required every one of its walls needing replacement, and unfortunately this required work in my unit as well. I should note that although I was dealing through this ordeal mostly with my landlord, Helm was the one managing the work and repairs being done in the building. They cut a few holes in my bedroom and bathroom and stuck giant heating fans to dry the walls. While I kept being told this would take 2 days from Helm, the fans were in there for an entire week. Considering the two rooms were being blasted with heat 24/7, I had to move everything out of my bed and bathroom to my living room. This left me with barely any space to even sleep on the floor. It gets better though; after the week of heat blasting the two rooms, I came home from work one day to see my toilet completely removed and sitting in my bathtub. At this point the bathroom was essentially useless, all the while I was getting the runaround every time I called or was told everything would be wrapped up in a few days. So after two weeks, the status of my apartment was as follows: - Heating fans were off but still sitting in my apartment for some reason. - Holes still hadn't been patched up. I was also told an entire wall in my bathroom was gonna need to be replaced, which hadn't even started yet. - Toilet sitting in my bathtub. - Everything in my apartment crammed into my living room with barely enough space to sleep on the floor. Wasn't going to risk moving my stuff back in and sleeping in my bedroom until a mold inspection was done as Helm said they would. But of course, that was the very last thing to be done after all the repairs, at which point no one knew how much longer that'd be. After the two weeks, I decided to move out. I understand Helm had to contact multiple companies to service each part of the task, but the communication was quite poor on their end. I felt bad for my landlord that had to call and pressure them basically everyday to get their ass in gear only to get what seemed like half assed responses/lies from Helm. I still got calls months after I had moved out about something going on in that apartment. I thought if I'd ignore the calls they'd figure out that they had the wrong number. I eventually had to call them back and let them know I don't live there anymore. Haven't gotten any more calls since, but I guess that just goes to show how poorly organized they are. read more

In school we call 40% a fail. It seems this company is perfectly fine with failing grades. After 4 months, our condo is still getting flooded. Our home owners insurance bounces our claim back to the HOA, helm management. I called the 5th time to this office to ask what is being done about our living room being flooded every time we have a storm. Their response, "there's no rain in the forecast, so we won't send a contractor until Monday. Well it's Saturday night and my living room is flooded once again. More like property mismanagement....I am the owner of a condo who unfortunately is using Helm( hopefully, not much longer) as the property management. Recently, my neighbor had a long running water leak which I was unaware of, which caused extensive damage(40,000.00 worth of damage) to my unit, had black mold which had been giving my son headaches, ear infections,etc...my HOA and Helm were aware of the extensive damage next door (almost 2 months before I found out) and they did not feel it was important to inform me or the other surrounding units about the extensive water damage...I'm talking extensive...carpet was completely soaked(like a sponge), shorted out the electricity...it was horrifying...and they did not think to let me know, give me a heads up so I could have contacted my insurance or taken some proactive measures to maybe minimize the damage. Then it only got worse from there...almost 6 months of nothing but miscommunication, Lack of professionalism, non responsive to emails or phone calls, non stop insanity. When I sent Ron, who is supposedly the manager/supervisor at Helm an email in regards to the lack of professionalism in regards to a particular mishandled incident from his associate... I got NOTHIN'...crickets. I was completely blown away...I totally expected a response(considering they work for me/us) a return email, a phone call, something to smooth the situation over, anything....but, was blown off ...during this extremely stressful situation. You would assume someone who is running a business would care about customer service, and keeping his Clientele satisfied, right?? At least act like you give a s#*&... Unbelievable. Then once I got the work started I got a parking permit for my contractor so he wouldn't have to have his tools and materials on the street and have to carry it all that way...got the permit from the Helm office....covered all my bases....and then they towed my contractors truck, because of an expired hang tag permit...that THEY issued me...and THEY approved the tow. So, if you're looking for a property mismanagement company, that isn't trying to be bothered with property management...then Helm is the company for you....and they will throw in the disrespectful, rude attitude for free. Helm Mngt inherited a mess when they came to our complex. Just about everything needed attention from poor plumbing repairs to leaking roofs. They rolled up their sleeves and meticulously worked through the issues in order of priority and stabilized the property. They are easy to work with, patient and resourceful and consistently keep the owners/residents best interest in mind always. The suppliers, service people and repair technicians they contract are reputable, professional and know their business. The property is significantly improved and resale values are soaring - most properties sell in days and owner occupied ratio is up. If you're looking for a property management company you will be pleased with Helm's focus on customer service, responsiveness, intuition and knowledge. They are updated on property management laws and will go over an above to manage the property, maintain the property and protect the owner's interest for the long term. read more

Spoke to the receptionist Lauren London and all I can say is she has no respect or integrity. She spoke with me in a tone of superiority and talked down to me as if I was ignorant. I get charged a late fee for my HOA dues they claim was late by a day which I believe is a lie. I ask to show proof that it was late and she says they get the mail each day and that it was late. What the hell do I care what you claim. I send my dues out the same time every month for my 10 properties and I only have issues with the Helm management. Stop lying!!! They really know their stuff and work hard looking after our complex. I enjoy working with them- more like trusted friend than hired staff sort of thing. Vendors provided have all exceeded expectations. These are vendors that one would not wish to lose. And, each one has taken the time to answer questions, educate, explain and aren't trying to 'game' us. They look out for our best interests and understand our needs. Overall, impressive. My condo association signed up with Helm Management around 1999, so we have used them for about 18 years, which is a long time. Our HOA board recently discontinued service with Helm for a different company, which in my opinion was an easy straight forward decision. I own and live this complex for over 20 years and I work in the public service industry which makes me knowledgeable on what defines good and bad service. I will try to be as fair and accurate in my assessment of Helm as I can and it won't be pretty. My observations: 1. Slow response time in fixing items, as stated in other Yelp reviews with one star. We needed emergency staircase and rail repairs needed and project was delayed by 2 months due to inaction and lack of response by Helm. We risked NOV by City building. Project still not completed, planning started last March. 2. Poor very poor selection of adequate vendors. Last month, contractor staff was observed urinating on the landscape in public. Also in 2015 it took 4 months to complete a routine repair job in the laundry room. 3. Unwillingness to take on accountability - our assigned PM means well, but he is way too passive and shows no leadership and initiative. For example, during our HOA meeting last June, a homeowner made a good suggestion to closely supervise our custodian due to certain performance deficiencies. I recommended to PM he come over to the property and spot check the custodian, but he said "I don't have time." This demonstrated that Helm was not interested in helping our association get better. 4. Helm would remind us how much we pay per month which is not relevant. What is relevant is the value and quality of service that HOAs receive. When you see the several one stars on Yelp, you do the math. 5. During a meeting a year ago, when I asked PM how often he visits the property he stated only during our quarterly meetings and during intro for repair projects, so about 8 times per year. How can any PM adequately manage a property when they visit the property 8 times a year? I email violations and observations to the PM, who writes a letter to the violator, but violations continued. Helm did not follow up to inspect to see if violations continued or discontinued. When I asked PM who is responsible for follow up, he stated that it is the community's responsibility - really? It is the PM's responsibility that is why we pay you. 6. Last June, I sent a message on their website field asking if they wanted me feedback on why we were changing companies - no response. I called Rhonda on July 3 2017 to see if Helm received my email, and she sounded rude and in a rush with no interest in assisting me. Since no response, I am writing this review,. 7. Unwillingness to consider innovative ideas, like HOA website, communicating via emails to all homeowners etc. Lack of communication is a major problem we have experienced and Helm did not offer any suggestions or encouragement to address this problem. They may have said something like sending emails is a violation of State law - really? Show me proof. Never saw it. 8. Financial - Over the last 7 years, I attended annual or budget meetings to recommend increasing HOA fees to boost our reserves, as recommended on CPA reports. However from 2010 through 2016, Will would bypass CPA report and state that we are doing fine with current fees. Just last meeting in June, PM stated we need to increase reserves. Sounds contradicting to me, and poor management and planning to change courses after being advised every year. Again, showed lack of initiative. 9. Two years ago, I volunteered to research new bulletin boards for our complex foyer. I asked Helm PM for help in terms of what other complexes use for nice bulletin boards. PM stated you figure it out in so many words. Again, unwillingness to help us. I can probably think of many other incidents but I will start with these 9 for now. Wish I can be more positive. This company should consider hiring a business efficiency consultant or expert to tell then how to excel, or consider discontinuing PM over large condo complexes.
