I lived here for 3 years. The apartments are beautiful & spacious and the grounds are gorgeous. I would not choose to live here again for these reasons: 1. Noisy neighbors. For 3 years I had two noisy residents below me. The second set of residents were the worst. One was a musician. He would yell & play music loudly at all times of the day & night. I would complain, sometimes multiple times a day. For a full year and a half I just had to endure the noise, because all they would do is send warnings, which were ignored. Even worse was when he started getting louder as they learned there were no repercussions. It made for a horrible living situation. 2. Appliances. They were old & didn't work well. The washing machine usually required to be run at least twice to get a load clean. Same thing with the dishwasher. I stopped using the ice maker in the fridge. The water line had growth in it & no matter how many batches you threw away, it persisted. The oven had seen better days as well. 3. Poor business ethics. This was the worst. Entergy did not transfer the utilities back to Palmetto Creek for a month after I moved out. They had no record that I had requested this. I requested reimbursement for the time after I moved out of Palmetto Creek from 1st Lake. The bill showed that the last prior reading was on my move out day so this should have been an easy request. Instead I got someone calling me telling me that they weren't going to pay despite acknowledging that they used the power for the entire period that I was requesting reimbursement. Too bad, so sad was their attitude. This is very poor business ethics & theft of utilities. The person I spoke to was incredibly unprofessional. 4. So no, I will not be giving them good reviews or recommending them to my family, friends, or coworkers as requested. Steer clear of any 1st Lake property. I wanted to add as the response makes it seem that they actually care about their residents. I was told by the man that called me "I guess we won't go out of business", when I told him how unethical he was. If you want to stay where they don't care about their business ethics as long as they make money: stay at a 1st Lake property. read more

I just recently moved away but when I tell you the apartments were everything, so nice and spacious, the granite really added on to how beautiful it was. Tonya and Brandy are truly the best leasing agents around and all the neighbors were so nice and kind! Go check them out. I also felt 100% safe which was a plus. read more

Love the staff here. They always go above and beyond. I had an important package get delivered while I was out running an errand and called the office to ask if they could get it and hold it for me. Ms. Alin was so nice and immediately asked Mark to get it for me. Well not only did Mark get it for me. He even sat it inside my apartment for me so that I would have it immediately when I got home and not have to go to the office in the rain. . Mark and Oscar are the best maintenance men around and always look out for me. And anytime I call the office or need something, Ms. Alin, Tanya, and Brandi are ready to assist. read more

Lived here for 2 years and loved it. Great apartment layouts and 3/4 very helpful staff. Mark is an awesome guy and handyman, very trustworthy and can fix almost any issue you have quickly. Adrienne has always been one of my favorite people there, super helpful and fun to talk to. I would ask to speak with her almost every time I called because she's quick, informative, and a great listener. Tonya is a great manager and all my experiences with her have been 10/10. And there's Aline Bryant, who I see most other people have already commented about. She's sweet and means well, but can come off very rude and condescending at times. If you're reading this Aline, thanks for the help (at times) but please try to work on your listening skills and comments that you say. They don't always come across as you mean them. Staff aside, I didn't deal with the deposit issues and charges that other people have experienced so I can't really speak on that. Tonya was very helpful and understanding during our final walkthrough, but as with any apartment you should fill out every detail on your pre move-in sheet to avoid probs with that. The Palmetto Creeks Apartment was by far the worst move I've ever made. I wish I had taken heed to the yelp reviews prior to moving in. The office staff was horrible. The property manager, Ms. XXXX treated us as if we were lucky to live on her property and blessed to be in her presence. I think she expected us to bow prior to entering her office. On more than one occasion, I entered the office to speak to her and I was told to wait until she got off the phone. With the door to he office wide open, I can hear her talking about what she'd wear to up coming BBQ... what time was available for a rescheduled hair appointment... etc. On two occasions, she was gracious enough to pause her phone conversation to tell me to come back later. The entry/exit gate was out of order as much as it worked properly. One or both gates would not open. The gate would stay broken for days at a time. Parking was extremely limited. Often, I would have to park either on the other side of the complex or outside of the complex in the HomeDepot parking lot. Regularly the stench of sewage would fill the air. Obviously, there's not much the manager can do about the smell. It's just worth mentioning. I seriously regret not reading the fine print in the contract... apparently the contract reads that the manager can require the renter to pay for a carpet replacement at the managers discretion. We were very careful not to stain the carpet during our stay. After moving our furniture we checked the carpet for stains... nothing in sight. Two weeks after moving out, a mysterious red stain appeared on the living room carpet in an area that was covered by our couch. $1,500.00 later, Palmetto Creek management says that we still owe them money. The area is full of beautiful apartment complexes... Don't choose Palmetto Creeks. read more

I was a resident at Palmetto Creek Apartments from 10/19/2017 to 8/8/2020. I was scheduled to move in on the start date of my new job, which was 10/16/2017. However, the complex notified me they were trying to have the carpet cleaned and needed time for it to dry before I moved in. I stayed in a hotel for two nights until they contacted me to say I was able to move in. Once I moved in, I completed a move in check-sheet where I indicated the carpet condition (amongst other areas) were unsatisfactory. There were still visible stains on the carpet even after they told me they cleaned it. In July 2020, I decided to purchase a home, and gave notice I would be moving out. Then, shockingly, on 9/4/2020 I received an email stating I owed a balance for carpet replacement. I reached out to the staff at the complex and they advised I would have to reach out to the collections division. After speaking with them, I requested all documentation regarding the matter. To my surprise, the move in checklist had been altered and where I had marked 'unsatisfactory' for the carpet condition there was a different shade of blue pen used to scratch out my check mark of 'unsatisfactory' and I saw a new check mark under 'satisfactory'. After I made them aware of this, the collections department lowered the cost due to "depreciation" but refused to acknowledge the altered document and remove the erroneous charges. The collections department then gave me a total to satisfy the account and once a payment was made they altered the amount and added an additional $200 to it, so they could keep the security deposit. Even after I had it in writing! It's absolutely sickening how vile this company is. I wish I would have read the other reviews before I moved. Had I done so, I would have never given this company a dime of my money! I feel this company is disreputable and they should hold their leasing office accountable for falsifying documentation and pay the full cost for the carpet replacement fee they would have incurred regardless (due to the length of my lease and the carpet being used by tenants prior to my move-in). I hope the owners of this company see how grossly their staff handled this matter!!! read more

Also, make sure that if they are charging you for something legitimate they take the depreciated value out - they try to illegally charge you for full amounts of things. This will be a long review but it should be worth the read if you're looking to live here. I lived here for almost five years. I will mention that many of the reviews stated here on Yelp seem to stem from some truth, though they may be exaggerated to some extent. The Staff: ALMOST all of the staff are super helpful and nice. One of the maintenance guys is a bit.....quirky.....but otherwise he was nice. HOWEVER, there is ONE person that works in the rental office who is THE MOST PASSIVE AGGRESSIVE HUMAN BEING YOU WILL EVER MEET IN YOUR LIFE!!! I honestly feel bad for the staff that have to work with them. Other reviews have made comments about this person - IT IS NO EXAGGERATION! This person was such a displeasure to interact with, that if I had to call the rental office for any reason, 8 times out of 10 I'd hang up and try again later praying that someone else would answer the phone. For full transparency, I knocked a whole star off of my review because of this person. I don't even have to mention this individual's name. If you ever meet this person, you will know exactly who I am referring to. The Apartment: 1. Pro - Despite being located right in the middle of Elmwood, the management company made it quite picturesque with the pool area, the nice shrubbery, the bubbling fountains, and the gazebos. 2. Pro - The apartment itself was very nice. 3. Pro - Lizards and frogs. Ok, this is a weird thing to mention, but there were a lot of lizards and frogs that lived on the property because of all of the shrubbery. It seriously looks like that opening scene from The Lost World walking out to your car in the morning. The reason I say that is a pro: I never saw a single bug (or frog or lizard) in my apartment. The lizards and frogs naturally help keep that under control. 4. Con - The parking spaces. There are not enough parking spaces for everyone in the complex. Usually thats not that big of an issue. You just park further away. Having said that, two times I've had to park by Hobby Lobby because my flight arrived after midnight. You can imagine my excitement to see that even the median area in front of the fire hydrants were occupied by vehicles. 5. Con - The parking spaces. I believe that the management company decided to make the parking spaces narrower in order to squeeze in more parking spaces. It was the right mangement call. BUT, the parking spaces are noticeably narrow. Part of that is because of how the parking lot is designed. You usually can't turn as wide to pull/back into a parking spot without making it a minimum 3 pt. turn. 6. Con - The parking spaces. Your-vehicle-will-get-dinged-by-your-neighbors. I have the ding marks on my car to prove it. I have a cookie cutter sedan and I often had to squeeze out of my car. I'd say God help you if you had an SUV or truck but.... 7. Con - The parking spaces. So many people double park their vehicles because they cannot be bothered to do the 3pt. turn to be in the lines. There are several people with Raptors and F350s that can park in the lines. No excuse for that, but what can you do? 8. Con - The gates around the pool area. The springs on these gates were either worn out or broken because they will swing back hard and hit you in the face/arm/shoulder. Having said that, the gates were not an issue until you have your hands full carrying food/books/groceries, then they were a massive pain figuratively and literally. I suppose they help reduce liability, etc. for the pool area, so they do serve a purpose. Overall, if the shortest route to your apartment is to go through those gates, have fun and prepare for the bruises. 9. Con - The stacking washer/dryer in the apartment. The washer worked. The dryer "worked". The dryer would get hot, but if you were trying to dry more than a single t-shirt, you would have to restart and run the dryer for an additional three cycles, minimum, before your clothes were dry. 10. Con - The dripping noise. I don't know if this is endemic to all of the apartments, but on rainy days you could hear what sounded like water inconsistently dripping on a tin can. This sound resonated loudly throughout the whole apartment. The sound can be partially muffled by shutting the bathroom door, but it only helps a little bit. If you're a light sleeper, be prepared to go mad (thankfully I sleep like a rock). Conclusion: Despite my seemingly long, negative review, I really did enjoy my stay here. There were just numerous small annoyances I experienced over ~5 years here. I read some reviews regarding the security deposit. That hasn't happened to me (yet?). I've posted a couple of the photos I took of my place right before I handed the keys over, so if the security deposit schenanigans happen to me, I'll be sure to update! Nice place. But they have ROACHES. And I'm not talking about occasional one or two roaches. I mean they have roaches galore! First lake properties in general have a roach issue. I have multiple friends who stayed in first lake apartments and they complained of roaches as well. I dealt with them the entire time I lived there. I had to do a roach bomb and put boric acid around my apartment. They also have too much landscape in my opinion. It leaves trees, pollen, and branches all over your car. If you stay on the back end of the apartment, it is extremely noisy since it is next to an express way. read more

WARNING! SCAM ALERT! I lived in this apartment community for 4 years and had no big issues or complaints besides old outdated apartments that were over priced for what is offered. The office staff was usually friendly. Then comes time to move out. Make sure you note every little thing on the move in checklist. Ever little spot, stain, mark, and issue. Trust me it will come back and bite you in the long run! Not only did they charge me for replacing everything in the apartment, even the vents and fans for being dusty! What a joke and a rip off this placed turned out to be. Rather than clean the unit they would rather charge you for replacing each little thing and not consider that wear and tear happens after 4 years not to mention the little things that normally a person wouldn't even notice when moving. Would not recommend this place to anyone unless you want to take a huge risk of being taken advantage of by the staff and living in a sub-par apartment considering the cost. Now over a month after moving out not only did they take the full deposit but charged me over $3500! I'm talking about a full list of replacements including counter tops, carpet, blinds, fans, and cleaning of the vents! read more

This may be a long review, but it is a necessary read for interested potential lease holders (You will be glad you read this): We signed a 9 month lease because this was the first apartment that both of us would ever live in and we didn't know what to expect... if we were going to be able to afford it every month, if we would like the staff and maintenance, or even like space. Looking back at it, I wouldn't choose this place again. We both love the space so much, that is the one thing we thought we were going to miss- it turns out we actually don't. I have been ignored in the front office, had postal notices withheld from my mailbox (hadn't had the notice on my door, or received a call. By the time they gave me the "final notice," the package had already been sent back to the sender two days prior), had my rent check snatched out of my hand, and the list goes on. The first week that we were there, I was home for a couple weeks by myself before I went back to work. The first thing we noticed was the sink leaking. We made a report on our resident portal and they came out that same day. They used the Lysol from under my sink to wipe up a sticky, orange water stain and told me that "it should be fine" and left. A week later, the cabinet under the sink had another water puddle, but this time I caught it. Again, we set up another appointment through the front office; they came out two days later and changed the disposal. To the day of our lease end, the sink was still leaking. After we were living at Palmetto Creek for two months, I read from another Yelp user that the deposits at Palmetto Creek were misused, the user said they received additional charges after they moved out, and that Palmetto Creek illegally charged full amounts of charges to the lease holder. I wish I had read that review before we signed our lease with Palmetto Creek, and even the apartment complex we are in now (which is also a 1st Lake Property). About 3 months before our lease was up, the washing machine started leaking. I called the front office and they sent someone up the same day. They, again, wiped up the water and left saying that "it should be fine." A few weeks later, it did the same thing while I was in the middle of a regular sized load. About two weeks later, my fiancé noticed in the morning that the clothes that he put into the washing machine the night before were saturated with water and still had soap all over them. We tried to just wash them again. Again, maintenance came up the same day and come to find out, something was wrong. The washing machine wasn't spinning or draining properly and the price of the part was more than the washing machine was worth. They were able to get us a new washing machine, and told me that the morning of he would come out to take out the old washing machine at 9 AM (after asking me what time was best for me). I thought the bad service streak might actually be over at this point. I didn't go into work the morning of because I was waiting for the maintenance man to come in and take out the old machine like he scheduled with me, and he never showed up. At 10:30, I called the front office and they told me that he had an emergency come up and that he would probably just take care of the old machine when the new one arrived. They never once thought to give me a call and inform me about this hold up, since I was asked what time I was best for me. Maybe that is how apartment complexes work, but it doesn't really impress me or my fiancé. Two months after our lease ended we received a bill in the mail claiming that we owed $1,362 additional because the carpet needed to be changed. I knew that the carpet needed to be changed before we even moved in because I was told that they change the carpet whenever there is a pet in an apartment. I was forewarned about that. What I wasn't informed about was that the carpet change was going to cost more than not only the $300 pet deposit, $300 security deposit, and $400 additional security deposit (based upon credit). We were billed an additional $468 to be due 15 days past the date on the notice. Not only were we charged this, but after getting over the shock of this bill I realized that we were charged a $100 fee for forfeiting our deposit. I was very mad about this whole situation because if there was a $300 pet deposit with $100 non-refundable, but the most basic thing that would be replaced after having a pet living in the apartment is $1,362, and then what does the $300 cover? Better yet, what does the $100 cover? Our entire deposit of $1000 was kept and they are asking for almost $500 extra. We were hoping to at least get the $700 security deposit back. We are never going to live in a 1st Lake community ever again. read more

After living there for over 3 years from 2011 to 2014 and 3 years prior from 2007 to 2010 they are the absolute worst I have ever come across they want it to charge me for carpet when the carpet should be changed after 3 years anyway . I've been residing in Palmetto for 3 years now, and it's been an overall pleasant experience. The apartments are VERY spacious. I've shopped around and a lot of other complexes offer apartments HALF the size of mine for the same price. The maintenance is very friendly and they've always responded no later than the day after I've reported a problem. The office staff is really down to earth and helpful. The community is very quiet and feels safe and the Elmwood shopping area is literally walking distance. I've enjoyed my stay so far! (SS) ;) read more

We rented a two bedroom unit there in the later part of 2014 and early 2015. We had a ground floor unit as I was there for a Liver Transplant. Everyone in the office were great, they went out of there way, to make sure the unit was move in ready. I don't remember the ladies name, but she took us to Coit Furniture to pick out furnishings. The maintenance workers were always there when they said they would be. I'm sorry others had problems, but we were treated excellently. read more

I F you move here take PLENTY of pictures while completing your move in checklist. Do your inspection before you bring anything of yours inside the apartment. Notate ANY little blemish, spot, stain, wear, dead bug on a counter no matter how small and silly it may seem. Mark and describe everything, TRUST ME! Keep copies of your pictures and checklist with timestamps on everything. Document, photograph, call history, emails, date, time and who you spoke to for any issues. PICTURES PICTURES PICTURES, PEOPLE! They are trying to charge me over $1,000.00 (does not include depreciation for the 2 years 4 months I lived there plus however long the previous tenant lived there.) for carpet that was pre-existing when I moved in (note this on your checklist at move in.) The also said there are stains on my carpet that couldn't be removed so they must change ALL of it. They sent me pictures over 2 weeks after I moved out showing stained, disgusting looking carpet saying it's how I left the apartment. My pictures and documents prove otherwise, but they will not acknowledge them so far. I have asked them to send me proof that the carpet pictured is mine. The said they took a picture of my door showing the apartment number. I argued that does not prove anything. I was offered the invoice from the previous carpet installation but have yet to receive either. In 2017 the upstairs tenant overflowed his toilet and it flooded my apartment and 2nd bathroom. After calling the emergency maintenance number a maintenance guy came out and had to enter the upstairs apartment to turn off the water. I was told by a female the carpet would be torn up and changed. NEVER happened. Instead they shop vac the carpet and put in fans for drying. I guess they don't care about sanitary conditions for their residents and let us not forget what Hurricane Katrina taught us about MOLD. They were supposed to come in and paint the water stains....nope. I asked about it again about a month later....nope. Upon move out they were still there. Have water damage on a baseboard by a window? Report it so they can come in and paint over it. They'll fix it correctly when you move out. Parking is horrible and the clienteles lately had plummeted. Be very thorough on any matter with this company. My previous landlords can vouch for us. When we move everything out, we clean, scrub, sweep, mop and vacuum the entire place. I lived here for 2 years and moved back to the real United States. No rush to give back a security deposit and staff have no social sense when you speak to them. Constant smell of human feces that permeates the air when the vent from the sanitation department next door opens in the evening. They don't have enough parking spots to accommodate the number of cars either. Typical Louisiana inefficiency and is like living in a 3rd world country. For anyone considering moving to Louisiana stay away especially if you're in the medical field. read more

Palmetto Creek was and is by far the cleanest, most attractive complex in the area. Being a gated complex makes our family feel safe and secure. Another perk is the location. Palmetto Creek is walking distance to a great shopping area and only minutes from downtown New Orleans! We've been here over two years and wouldn't live anywhere else! read more

Ive lived in this apartment community for a few years and I really do like living here. Now keep in mind no place is perfect and anyone who tells you this is in a review is not being honest. With that being said, Palmetto Creek is a "home like community" the office staff knows me by name and so does the maintenance workers. They are very prompt if at anytime I need any repairs. I also have very friendly neighbors which is a bonus and I found this out during the last Hurricane, everyone really tried to look out for one another and you'll never know how awesome a good neighbor is until you need one. read more

Lived at Palmetto for about three years and I'll try to be fair (just received the giant post-departure "damages" bill and get to play the dispute game) Good: -Layout and ceilings of third-story apartments are incredible, and that's what got me in! -Very close to useful things (Home Depot, Best Buy, gas stations) -Plentiful parking -Great maintenance team! -Never any flooding issues, power outages very rare Bad: -In my experience, the staff seemed to give off a very heavy vibe of "Ugh, what is it?" I threw money at their high pet deposits and got a giant post-departure bill for pet damages. OH, and the staff once asked my non-Caucasian girlfriend if she was my "Housekeeper". So there's that. -Got to see a lot of the great maintenance team! About a 40% change my roof would leak every time it rained (not an exaggeration) but was usually fixed quickly the next day. That got annoying fast and the dripping ceiling holes, sudden brown wall streaks, and shorted-out light fixtures weren't the best). -Since I had a cell phone without a (504) area code, I couldn't have any access to let guests into the front gate unless I got something called a "land line". Got pretty annoying with every guest or food delivery getting stuck at the gate. -Apartments located directly next to a water treatment plant. No always bad, but 25% of the time the air outside was unpleasant. -High rent prices did not reflect an apartment complex located directly next to a water treatment plant. -A good number of vehicles had their tires stolen during my time there. SUVs seemed to be targeted specifically, but they added some cameras at the entrance/exits. -Noise can definitely be an issue with very close highway, low airplanes, and whatever noise your neighbors make. read more
