first and far most i wanna say the rent is way to high for what you go through ! Since October 2025 I have been through hell literally since the day i move in. Truly the worst place I have ever lived. Appliances are from the 70s or 80s, gate is always broken, dog poop and trash everywhere around the complex. Also is infested with roaches. The complex is extremely loud; you always hear doors slamming or music blasting at all hours. Walls are paper thin and can smell Marijuana coming from neighbors 24/7. The property is not maintained well. My apartment is painted poorly, and the carpet was full of dust when I moved in. They treat their residents horribly, always looking to get an extra buck. Sawmill Creek is horrible. There has been a leak in my bedroom for 3 years. They have "fixed it" at least 20 times, and I'm not exaggerating. The complex's staff is constantly changing. I even contacted the corporate office, and nothing was done about it. I have to call several times each week. Each time, having to explain the problem that has been going on for 3 years (which apartment #, where's the leak, etc.). I have mold and mildew on the ceiling. They come to clean it, but it comes back the next day. If I had the money to get a lawyer, I absolutely would. When spending a $1000 a month, you shouldn't have to worry every time you leave your apartment that you may come back to a mess if it rains. read more

I would like to say that I've resided in a couple of apartments in New Orleans and Dallas, TX and this has been the absolute worst one. It all starts with the general manager. She is extremely rude and impersonable. My neighbors and I have had many issues in my apartment since I've been here and not once has she come to check on her tenets or apologized. A single father on the 3rd floor apartment caught on fire due to poor electrical wiring in the main bedroom walls. Also that day the 2nd floor received water damage from this incident. With this incident, the manager treated both of the tenets so badly, that both of them have recently moved out of the apartments. Not once did she offer the tenets an apology or an open apartment to stay in while the damages were being fixed in either of their places. Our swimming pool has been out of order for 2/3 of the summer because it has a lime green film growing in it. It took an act of Congress and many complaints for her to call the corporate office to let them know the skimmers in the pool were broken. I've also had to complain about my window being broken by a rock flying into it when the lawn service was cutting the grass. It took not 1 month... not 2 months.... but 3 months of me complaining until my window was fixed. Also another family that I was very close with left this property and moved to another 1st lake property due to the poor treatment they received. When they moved the manger sent them a bill of $1200 for the carpet that was spotless when they moved....I wouldn't believe it either if I didn't see it with my own eyes. I don't believe all 1st Lake properties are like this. The two other tenets that I mention earlier have moved to other 1st Lake properties. They have nothing but great things to say about their new property and management. That's what makes me think this is an isolated situation. Little backstory - my mother-in-law's husband passed away in 2015. Had to sell her home to move to a more manageable, less maintenance and cost effective environment. She is in her 70's and has a number of physical / mental challenges to contend with on a daily basis. Fortunately for her, she is not at a point of needing senior assisted living. Issue - after the heavy rain on the weekend of Aug 5th, her apartment took on significant water from the chimney area, seeping into the carpet. It was soaked. There was also water in the ceiling over the area to the kitchen with paint peeling off. As well as mold growing, rather quickly, down the wall near the washer / dryer. My wife contacted the office THAT DAY and left a message to contact her back ( my wife ) about the issues. I had a hunch nothing would come of the message left, and of course, nothing did. The week of the 8th my wife called a couple times, yet again, during this time to find out when someone was going to look at the apt and review the damage to be corrected. She also specified that any info needed to be passed to her and not her mom. A maintenance person was sent, but still, no call back as to a time frame for the work to be completed or just a typical follow-up. Another call was made by my wife earlier this week to check on the status with the manager, the office staff said "Oh, shes with another customer but she will call you right back". Again. Never did. There were subsequent calls by my wife to get some kind of status, but still the same outcome. Nothing. Today, my wife's brother goes to visit his mother and low and behold, he sees what is going on. Walks over to the office, drags the manager to the apt and now something gets done. I get that the storm was a unique situation. Everyone got slammed. However, this is just straight mismanagement and poor triage of tenant issues. Absolutely shameful and ridiculous what has to be done for tenants to be taken seriously at this property. read more

I was going to start this review by covering all of the issues with this apartment, however, something more interesting came up.... They returned the majority of my security deposit, but then they put a stop order on the check! That's right, I actually received a deposit refund. However, after I complained about what they withheld, they sent me angry emails and put a stop order on the check in retaliation! It took multiple threats of contacting law enforcement to get them to send a replacement check. However, if that's not enough to make you run, see below for a list of issues I had with my apartment at Sawmill: 1. Mice. They ate all of the food in my pantry (yes it was all sealed in bags) 4 times while I lived here, pest control wasn't able to do much and maintenance told me it's to be expected 2. Lots of roaches, spiders, various bugs. My morning routine became walking my dog then picking up all of the dead roaches and clearing the mouse traps from the night 3. Bees on the deck. For my first summer maintenance told me there was nothing they could do about the several wasp's nests making my deck unusable 4. The apartment was never spot painted before I moved in as promised, and never over the 15 months I lived there 5. The carpet was dirty and never cleaned before I moved in (at least they didn't bill me for it when I moved out!!) 6. The windows were all so dirty/broken/rusted they didn't even open 7. Water leaked in from above the windows that didn't open when it rained. I notified the landlord of this and they didn't really care, and then mold started to grow from it 8. Half of the entire apartment is slanted, probably by 10 or 15 degrees at the end. There was a noticeable drop in the middle and the rest of the apartment was slanted, sinking downward 9. Because the apartment was sideways, the dishwasher was sideways and leaked water when I run it. I had to leave a large bowl under one corner to stop my kitchen floor from flooding 10. The washer was so old and loud that I got a headache from using it, even if I was upstairs 11. When it rains the parking lot floods with raw sewage. Yup. And then it kind of sits there for a few days after as it slowly dries 12. Dogs poop everywhere and the owners leave it. Get ready to step in poop daily 13. Dogs poop and pee ON THE STAIRS leading to apartments. Nope, management doesn't care enough to even respond to emails about it 14. There is a good bit of crime and police activity at night, you can walk around and watch drug deals at night. I'm fairly certain I even saw some prostitution....... 15. The AC is useless. I was in a two-story, two bedroom, and my AC unit was the same as what they put in one bedroom units that are half the size. I was lucky to get the upstairs below 90 degrees on hot days 16. The agents will lie to you, in writing. First Lake will refuse to stand by what the agent says. Even if it's in writing and you show them the email chain. 17. They attempt to modify the lease, doing things such as introducing new fees, through simple notices left on the door. What First Lake doesn't seem to understand or care about is that modifying a contract (the lease) must be done in writing and agreed upon by both parties, not simply by leaving a notice on the door when they decide they want more money. Their overall attitude seems to be that they do whatever to with no respect for what's morally or legally right. If this wasn't already obvious enough, if you're reading this I suggest you run while you still can. read more

If you call to let office know of major violations going on, you stand a very good chance that office staff will advise the violators who turned situation into office And manager has rose colored glasses on when it comes to her staff! As long as tenants suck up to office staff they get away with whatever they do! Nothing is enforced in this place, signs get placed (like pool area closed) but no one enforces it so people swim and party at will, simply because everyone know no one will stop them! Pool passes were handed out over a year ago and that was never enforced! No fireworks! I moved into a new unit in a new building, after the first one had mold, water leaks and pest control issues. After having to be transferred into a second apartment unit from Sawmill Creek, on 08/10/19, I have had continuous pest control issues in my unit. For the first week, I kept seeing droppings around my unit that prompted me to contact the leasing office. On 8/13/2019, I called and sent email with pictures about the water leaks/damage in my apartment, as directed by Mrs. Nash. In addition, I requested pest control to come. I continued to see roach droppings and water stains. I returned the apartment checklist 08/26/2019, to Rachel, along with emails and pictures again, because nothing was resolved. After continuous requests of the maintenance workers leaving documentation of the work done, I can count on one hand how many have actually been received. There have been continuous "per our conversation" emails, and adamantly requested proactive actions towards the prominent pest problem including, but not limited too: lizards, American roaches, German roaches, beetles, and silverfish. To which, only one of my emails have been responded too. On 08/31/2019, I called and emailed them again about the prominent pest issues in my unit, after finding roaches on the traps placed by the oven. I then had to reach out to them again, being that I didn't get a response. On 09/04/2019, my roommate then went in person to complain to Lucy about the 8 dead roaches we seen after spraying store-bought pesticides. (Let it be noted, pest control were supposedly coming out to spray.) There was only a note left after practically begging for them to leave documentation that Paramount representatives actually came. On 09/05/2019, my roommate and I poured bleach down the pipes and let off a pesticide bomb. We then found a total of 15 dead roaches, ranging from the upstairs and downstairs. Please note, we have had been there a little less than a month at that time. Each morning, depending on who came down first, would find roaches that had crawled out that previous night. As another attempt to rid our pest problem, on 09/10/2019, we purchased Ultrasonic Pest Repellers. Still, we continued to find dead roaches upon waking up and arriving home later in the evenings. On 09/12/2019, I went in to talk to Rachel about a dropping that looked different from what was normally seen by the roaches. I requested to talk to Laura, and was told that she was leaving early as I watched her walk back and forth without even acknowledging me. 09/13/2019, I woke up to the same droppings, this time being fresh, on my comforter that morning. I immediately went down to the rental office, and expressed my concern to Lucy and Rachel, of how much the problem had escalated since moving in, and my frustrations with the unit. I then spoke to Laura, who I was told that she would speak to the Regional manager about our conversations, and come out with the exterminator, Alex from Paramount. (Lucy came instead). Alex then came out to find holes in the unit, (after weeks of hearing the maintenance couldn't find any), Johnny, (maintenance) was able to find only two that day. After pulling the stove back, we found a great deal of roaches, droppings, and utter uncleanliness. Johnny then cleaned/sprayed HVAC. Attempting to find more holes, after pulling up the carpet, Alex, expressed much shock after finding numerous corners saturated with droppings from pests (Lucy has pictures, as well as I). Those areas included, the guest bedroom/closet, guest linen closet, and the master bedroom. In addition, Alex found more holes, around/under the sinks and shower heads. In my bathroom, the Sheetrock is coming up above my shower, along with numerous cracks, that I noted on my checklist sheet w/ pictures on 08/26/2019. (Still hasn't been resolved, as of 09/23/2019). Alex then sprayed certain corners, (not around the whole room), and the maintenance workers filled the holes with HVAC. We were then told our issues should be resolved, and we should not see any after a week. Alex stated he would come back later to check on the issue. I did not hear back from the office, until I reached out a week later on 09/19/2019. I talked to Rachel, updating them on the reoccurring findings of both live and dead roaches and droppings. Supposedly, that same day, the owner of Paramount came out and sprayed other units and found more holes. I was only informed via the maintenance workers that they were supposed to patch up areas found by the owner. Later that day, I called again, spoke to Rachel and requested the additional pictures found by the owner of Paramount. I then requested to know what actually occurred in my unit, besides hearsay to which Rachel told me she was going to call me back. Let me start off by saying don't be the fool we were! Read every single line of your lease! I repeat read EVERY SINGLE LINE! They automatically renew you if you don't send your vacate letter to the correct email 30 days before before keyword BEFORE 3pm of the 30th day!!!! So here we go! Signed a lease somewhere else and now boom here we are stuck in 2 leases and we have to buy out and now are gonna lose over 2 grand because we were a couple of days off with the notice which we were provided with wrong information even day of move in told 15 days in advance was fine. Good luck fighting that because well staff is always changing! The manager on site is horrible! I mean the worst! Rudest meanest most cruel cold hearted/blooded person you could ever speak to. Let's start of with Pools have snakes.. not just any snakes but a water moccasin while my nephew was actually in the pool and she and her staff just sat there and watched!!! The units have rats not just any rats I mean big giant vicious things that are not afraid to come at you!! They got my dog in the face!! When we complained there was a mouse they stuck a sticky pad in right by the dogs laying area and my dog end up sitting in it and now is traumatized and refuses to follow the command sit do to this after she had starting training at petsmart! No one did anything about it and we couldn't get the glue off her tail for weeks b cause she was terrified!!!! The grass is filled with poop I mean everyday I stepped in it!!! This is a joke. They need new managment !!! Terrible upkeeping staff again is rude!!!!... Apartment above us flooded my unit and they never fixed the ceiling which had molded and they attempted to paint over it with killz primer and convince me it was a "disinfectant" luckily I knew better. The office is never open and if it is you'll never see the same person twice. Good luck trying to call corporate: they never return your call or take care of the complaints... trust me there were many. All around this place is horrible... rent goes up the longer you extend your lease makes no sense. Never ever again will I stay at another sawmill. Also you pay money for a gate that's always open and if it's ever closed the gate never opens and when it does people drive in right behind you! It never closes in time! Good luck getting your full deposit back. Lease end was 6/6/21, move-in was 10/6/2015. May 26th I went to office to verify the last lease payment on resident portal was correct. I was assured by Candy that it was. I paid it in full - $1581. At checkout I was told I owed another $313.59. Laura, the mgr, couldn't determine how to calculate so Candy did again. I asked why if I moved in on the 6th and out on the 6th I was being charged extra. Deposit refund was short nearly $40 for their late fee - their error, not mine. This place is a dump, mold everywhere, windows d/not close all the way, critters chew thru the walls, neighbors has mice everywhere & got into my apt thru walls, nothing to keep critters from coming in thru the door, water tank leaked, left mold, ceilings leaked and both covered up with caustic white paint. When I was in the hospital for covid, returned to no electric. Took 3 days in 20 degree temp before Laura would call electrician. Neighbors were stealing my power. I could go on, but the mgmt here is worthless & makes excuses for anything and everything. Stay away from this DUMP & dishonest management! read more

Another year but different Bldg./Apt @ Sawmill Creek & things started off not so good. In June, we moved into a bigger apartment & the dryer in our apt. was not drying our clothes. We had to put in a few complaints to the corp. office in order to finally get our unit replaced w/ a new one. Also the AC was not keeping our place cool especially the master bedroom. We would set our thermostat to 75 during the day & the inside temp. would still rise to 80-85 degrees & AC would not cut off till 8PM that night. I think the AC units for the 2 bedroom apartments are too small & needs to be replaced w/ larger units. We were told by maintenance that all the townhouses & 3rd floor vaulted ceiling apartments have the same issue. Letters were then sent out from the office that we need to keep doors & blinds closed, get a couple fans or a portable AC unit to help keep our apartments cool in the summer time. Parking lot lighting was another issue we had to complain about several times before it was fixed, not to mention, there still is some lights not yet fixed. The entrance gate has it's own issues also but hey it's been that way since I moved here 2 years ago. They did redo the whole entire entrance with a new system & cement work so hopefully they get it working properly. I mean, we pay good money to live in a nice complex but I don't think we should have these kinds of issues that is not getting resolved in a timely manner. Other than these couple issues, we love living here. The location of complex is great & close to lots of things. Neighborhood is safe & quite. The maintenance crew are pretty cool dudes & the groundkeepers are doing a hell of a job keeping this complex clean from trash & looking fresh. HAPPY HOLIDAYS ONCE AGAIN!! read more

My husband and I have lived in Sawmill Creek for over 2 years and we love it. We love the fact that if there's a problem, we make a call and someone is there within 2 hours or less. I like the community events for the residence to get involved and enjoy. I like the monthly news letters to keep me inform on whats going on. For almost 1200 a month you would think the apartment you are renting would be better than a this. I've lived here for almost 3 years and have had more maintenance issues than when I lived in a run down piece of shit shotgun house in mid city. I've collected a few pictures over the course of my time here to share and just want to warn anybody thinking of moving here. Don't do it!!! Yes the neighborhood is safe and yes it's in a good area but the quality of apartments you get for what you pay for is horrible. I had more pictures/videos than this but accidentally deleted them from my phone. Unfortunately they were the most important...just to give you a mental image they consisted of videos showing it rain in my apartment living room, rats running around in my kitchen, and swarms of roaches. I now know why they pay their tenants 500 for a referral. Probably because they don't fix shit and hire the cheapest labor possible to deal with the issues. I have had my upstairs neighbor's toilet leaking into my fridge 4 times and it is vile and the staff does not care at all so many groceries thrown away do to brown toilet water leaking everywhere ruining all my food. Lived here now for 3 years and it is a very lovely place to be. Staff, office and maintenance, are courteous, helpful, considerate. Problems are taken care of immediately - a.c. and refrigerator. I've been living at Sawmill Creek for the past year and I have truly loved it. I orchestrated my entire move from Washington D.C., via telephone, email, and fax. Colleen, the leasing manager was very flexible and accommodating and truly a pleasure to work with. She made a seemingly very challenging process very seamless and easy. The entire staff is excellent, and friendly, whenever there is an issue they promptly resolve it, and then follow up with a call to ensure I am satisfied. I live in a townhouse apt and it is extremely spacious and feels more like a home than an apartment. The bedrooms are very spacious, my roommate and I each have our own hall closet, and my bedroom which is the guest has 2 closets. We also each have our own bathroom upstairs, and one for guests downstairs. The apartment grounds are always clean, the greenery is always lush and inviting, and there are always various activities going on throughout the year for the residents hosted by the management staff. Overall the neighborhood is very quiet and tucked away, but also close to many restaurants, shopping centers, and the post office. I'm sad to be moving away for school, because it truly has been a great neighborhood, but if I ever plan to return to this area of New Orleans I will definitely come back to sawmill creek, and I highly recommend it to all!! read more

GROUNDS & NEIGHBORHOOD: My girlfriend and I just moved in during mid-April, but so far so good. The apartment grounds are very pretty and our neighbors are very quiet. They allow pets, which was a plus, since we have a cat ($15/month). There are many little local places around the corner that are very convenient--our recent favorites are China Palace, Daiquiri Stop, and Puccino's, but there are many other places to check out. Not to mention, the movie theatre is a very short drive away, along with the entire Elmwood shopping complex. APARTMENT: The apartment is spacious and clean. The bedrooms were big enough to fit our king bedroom set in one (with one walk-in closet for me and another smaller closet for him) and an office w/ daybed for guests in the other (this room also has a pretty big walk-in closet). There are two full bathrooms upstairs (average size), and another (half) bathroom downstairs. Ours included a fireplace and washer/dryer unit closet (one of the smaller apartments we'd first seen had the washer/dryer in the kitchen, which we didn't like, but the one we took did not have that issue [2B/2.5BA]). There is a lot of closet space that came with the apartment, much to our delight (2 upstairs, 2 downstairs, 1 outside storage closet), and there are more outlets in the apartment than I've seen anywhere else. We had a few issues upon moving in (see last section), but maintenance was very quick and polite--far better maintenance service than I expected. Overall, we are very glad we chose Sawmill Creek. It had a little extra spark to it, while all the other apartments we'd gone to look at all kind of blended together. STAFF: Ashlee was very kind and helpful when we came to see the apartments. A lot of the people at the other apartments we saw had an artificial cheerfulness to them and tried too hard to get us to buy, but Ashlee was very natural and genuine and down-to-earth. We felt at ease during the tour of the apartments, instead of pressured and uncomfortable. The maintenance crew was very polite and willing to help and did not mind all of our extra little concerns/requests. They always came as soon as they could to help. THINGS TO NOTE: 1) Many, many residents have dogs at Sawmill and walk them at all hours of the day. If anyone in your household is allergic or uncomfortable with that, it's something to think about. 2) Townhome apartments start on the 2nd floor only. If you have any elderly in your household, that is also something to think about. 3) It is a gated community but they do keep the gates open during open office hours (8:30am-6:00) for guests to come tour the apartment. We don't mind, but it might make some of you uneasy. 4) Be thorough in your post-move-in evaluation of the apartment. Inspect every little bit. If there is anything you're unsatisfied with, the staff will do all that they can to fix those issues for you promptly. ISSUES WE HAD: upon moving in, you will have around 2-3 days to inspect the apartment and write down all seen issues, to which they will fix right away for you. These are the issues we had: 1) A lot of the doorknobs were scratched up and/or made doors around the apartment difficult to open and close. One of the closets upstairs wouldn't even open because of this. (They replaced a few of them with the ones they had on hand the very next day and ordered the rest, which came in the following week). 2) One of the stove burners did not work. (Fixed the following day). 3) For some reason, our refrigerator did not have a bottom shelf or an icebox. We informed the staff of the missing pieces and they had brand new pieces delivered within the week. 4) Our washer/dryer closet was not attached to the grooves properly. (Fixed the following day). 5) We discovered later that trying to take a bath in one of the upstairs bathrooms would result in a small leak in the kitchen. This issue is very recent and in the process of being fixed. read more

Do Not Live Here! When I first moved into these apartments in 2014 everything was fine for a few months. Next thing I know, office managers and maintenance workers start changing every month and things in my apartment stop working. The complex has one location for trash cans which is ridiculous for a complex that size. They don't do anything to enforce the rules about people letting their dogs poop everywhere. Their only concern is their "Beautification Award." They changed the terms of my lease without giving me notice, so I was stuck paying $800 when it was time for me to leave. During my move out process, my mother tried to call back one of the office managers and was told the office manager didn't work there when she had just called a couple hours before. When my mom told the person on the phone she had been left a voicemail then the person changed their story and let my mom talk to her. If you enjoy drama like that, then this is the place for you. read more

Wow is all I have to say. Keep track of everything pertinent to your lease because this company is very unprofessional and usually treat you poorly as a resident. Management changes frequently as do bookkeepers so if you sign a longer lease get ready. If you have an issue with anything to do with money you've paid and what it was allocated to you might as well give up sooner rather than later because no one truly cares about clarifying such a basic concept of business. Air conditioner is constantly broken. Had an electrical fire and the staff didn't care. I had to figure it out for myself. Turns out when the smoke cleared I learned from maintenance that the wrong fuse was used which caused the electricity to over charge which caused the microwave to catch fire. Manager throws a break and hides her hand. Manager knocked on the door and stated" she thought I moved out like the tenant(Black) had did downstairs in Bldg3 apt107 without paying rent". I have been at Sawmill Creek for almost a year now and it has been a wonderful experience. The office staff is amazing, everyone at the office are very helpful. I am very sad to see Nisha the manager leaving, and she will be missed. Although I am sad to see her leave I am grateful for the office staff she has trained so well and left behind. Sawmill Creek is the place to be, and I would highly recommend this place to anyone who's looking for a permanent place to stay. read more
