Sawmill Creek is horrible. There has been a leak in my bedroom for 3 years. They have "fixed it" at least 20 times, and I'm not exaggerating. The complex's staff is constantly changing. I even contacted the corporate office, and nothing was done about it. I have to call several times each week. Each time, having to explain the problem that has been going on for 3 years (which apartment #, where's the leak, etc.). I have mold and mildew on the ceiling. They come to clean it, but it comes back the next day. If I had the money to get a lawyer, I absolutely would. When spending a $1000 a month, you shouldn't have to worry every time you leave your apartment that you may come back to a mess if it rains.

I would like to say that I've resided in a couple of apartments in New Orleans and Dallas, TX and this has been the absolute worst one. It all starts with the general manager. She is extremely rude and impersonable. My neighbors and I have had many issues in my apartment since I've been here and not once has she come to check on her tenets or apologized. A single father on the 3rd floor apartment caught on fire due to poor electrical wiring in the main bedroom walls. Also that day the 2nd floor received water damage from this incident. With this incident, the manager treated both of the tenets so badly, that both of them have recently moved out of the apartments. Not once did she offer the tenets an apology or an open apartment to stay in while the damages were being fixed in either of their places. Our swimming pool has been out of order for 2/3 of the summer because it has a lime green film growing in it. It took an act of Congress and many complaints for her to call the corporate office to let them know the skimmers in the pool were broken. I've also had to complain about my window being broken by a rock flying into it when the lawn service was cutting the grass. It took not 1 month... not 2 months.... but 3 months of me complaining until my window was fixed. Also another family that I was very close with left this property and moved to another 1st lake property due to the poor treatment they received. When they moved the manger sent them a bill of $1200 for the carpet that was spotless when they moved....I wouldn't believe it either if I didn't see it with my own eyes. I don't believe all 1st Lake properties are like this. The two other tenets that I mention earlier have moved to other 1st Lake properties. They have nothing but great things to say about their new property and management. That's what makes me think this is an isolated situation. All I'm going to say is look at other reviews and the pictures. All are facts!

I'm updating my review and taking away the one star they actually had! Sawmill apartments and all first lake apartments are such a joke! Please read this review it is serious! Let me start off by saying don't be the fool we were! Read every single line of your lease! I repeat read EVERY SINGLE LINE! They automatically renew you if you don't send your vacate letter to the correct email 30 days before before keyword BEFORE 3pm of the 30th day!!!! So here we go! Signed a lease somewhere else and now boom here we are stuck in 2 leases and we have to buy out and now are gonna lose over 2 grand because we were a couple of days off with the notice which we were provided with wrong information even day of move in told 15 days in advance was fine. Good luck fighting that because well staff is always changing! The manager on site is horrible! I mean the worst! Rudest meanest most cruel cold hearted/blooded person you could ever speak to. Let's start of with Pools have snakes.. not just any snakes but a water moccasin while my nephew was actually in the pool and she and her staff just sat there and watched!!! The units have rats not just any rats I mean big giant vicious things that are not afraid to come at you!! They got my dog in the face!! When we complained there was a mouse they stuck a sticky pad in right by the dogs laying area and my dog end up sitting in it and now is traumatized and refuses to follow the command sit do to this after she had starting training at petsmart! No one did anything about it and we couldn't get the glue off her tail for weeks b cause she was terrified!!!! The grass is filled with poop I mean everyday I stepped in it!!! This is a joke. They need new managment !!! Terrible upkeeping staff again is rude!!!!... Apartment above us flooded my unit and they never fixed the ceiling which had molded and they attempted to paint over it with killz primer and convince me it was a "disinfectant" luckily I knew better. The office is never open and if it is you'll never see the same person twice. Good luck trying to call corporate: they never return your call or take care of the complaints... trust me there were many. All around this place is horrible... rent goes up the longer you extend your lease makes no sense. Never ever again will I stay at another sawmill. Also you pay money for a gate that's always open and if it's ever closed the gate never opens and when it does people drive in right behind you! It never closes in time! Complete waste of time money and effort! Don't rent here!!! I feel like We have a legit lawsuit on my hands... really considering it!

lived here for a year. overall a good experience. i moved to nola during covid and needed a safe…read moreand secure place to live. tbh, if it wasnt for covid i would have tried to live down near the city, but nothing has been going on there for over a year now, so seemed kinda pointless. make no mistake, bella ridge is def not nola living. you are pretty much in a middle of a industrial area living here. for some, getting away from the city is a good thing, but just keep in mind the location. the rent when i moved in was fairly low, about $1200 for a nice one bedroom. it has risen in the last year about $200-300 a month. so you are starting to get up there in price. the units are pretty nice, decent size with updated appliances. the staff is excellent. i had zero complaints, esp with the maintenance team. they respond almost instantly to maintenance requests. the community is okay. def a mix of diff types of people. try to get a 3rd floor unit because alot of noisy and loud people and you can hear everything through the walls. one thing i noticed is a decent amount of sports cars reving engines and speeding throughout the complex. also, an insane amount of pot smoking. sometimes the entire complex smells like a pot dispensary. ample garage/parking space..never really a problem to find parking. security is decent, but there have been several issues while ive stayed here. management called in a security guard for a week or so after one of the incidents and installed cameras on the gates. but overall i would say its a safe place to live. the main issue, and this out of managements hands, is the massive construction project literally right outside the gates. non-stop loud construction, and i believe it will last for years. i got lucky to get a place on the other side of the complex but if you do a visit here make sure you do it during a week day to hear and see the construction (they work on weekends too sometimes). this has basically rendered the gates a mess to get in and out of and also insanely loud at the pools and the one outdoor common area. also a giant poop plant is right outside the property so you will smell warm turds parts of the day when the wind blows right. there is also a beach volleyball place right in back of the complex which gets very packed at evenings and they blow whistles until after 10pm. can get annoying. also a confusing aspect of the property is that even though it appears as one apartment place, it is split into two different complexes (bella ridge north and south). im sure there is a reason for this but its kind of weird and awkward. for example, i actually live closer to the south pool but i cant access it. i can only access the north pool. you can also only control the entry gate for your complex. so many times someone came to the wrong gate and couldnt get in so had to call me and i had to get them to drive to the other gate. this should def be corrected as it is not an amenity, but simply an access point. supposedly the south units are nicer, but i def wouldnt pay more to live there esp since it is bordering the construction zone now. overall i would recommend living here if you wanted an escape from the city and are willing to deal with some of the annoyances. every apartment place in the world has annoying tenants and minor issues. i didnt ever encounter anything so negative i wouldnt recommend bella ridge. its unfortunate about the construction, but you would just have to see if it all balances out for you in the end. i am moving out of state, but if i had stayed, i would have probably tried a spot down near the city now that things are picking up a bit.

Dumpsters are constantly overloaded with garbage spilling out of them. Trash is all over the stairwells. Neighbors are grilling in the parking lot. It took two weeks for my maintenance requests to be completed as they stated they were not staffed. The complex is filthy. They stated that I changed my locks that were in fact never changed. Upon me calling the office Emily was very dismissive and rude.

For 3 years I had two noisy residents below me. The second set of residents were the worst. One was a musician. He would yell & play music loudly at all times of the day & night. I would complain, sometimes multiple times a day. For a full year and a half I just had to endure the noise, because all they would do is send warnings, which were ignored. Even worse was when he started getting louder as they learned there were no repercussions. It made for a horrible living situation. 2. Appliances. They were old & didn't work well. The washing machine usually required to be run at least twice to get a load clean. Same thing with the dishwasher. I stopped using the ice maker in the fridge. The water line had growth in it & no matter how many batches you threw away, it persisted. The oven had seen better days as well. 3. Poor business ethics. This was the worst. Entergy did not transfer the utilities back to Palmetto Creek for a month after I moved out. They had no record that I had requested this. I requested reimbursement for the time after I moved out of Palmetto Creek from 1st Lake. The bill showed that the last prior reading was on my move out day so this should have been an easy request. Instead I got someone calling me telling me that they weren't going to pay despite acknowledging that they used the power for the entire period that I was requesting reimbursement. Too bad, so sad was their attitude. This is very poor business ethics & theft of utilities. The person I spoke to was incredibly unprofessional. 4. So no, I will not be giving them good reviews or recommending them to my family, friends, or coworkers as requested. Steer clear of any 1st Lake property. I wanted to add as the response makes it seem that they actually care about their residents. I was told by the man that called me "I guess we won't go out of business", when I told him how unethical he was. If you want to stay where they don't care about their business ethics as long as they make money: stay at a 1st Lake property.

Proceed with Caution -- Worst Rental Experience I've Ever Had…read more Out of many years of renting across different states and cities, this has truly been the worst nightmare of an experience. I do not recommend Clearcreek Water to anyone considering making this location home. From the beginning, there were constant red flags. The person now acting as "the head" of this property is cruel, dismissive, and unprofessional, often behaving as though she has a personal issue with tenants. Heal that, "ma'am".. Her demeanor made the environment feel hostile and unwelcoming--definitely not a good fit nor look for residential leadership. For context, I've lived at other 1st Lake communities and never had an issue until I came here. Complaints from myself and other tenants about loud music, suspicious visitors, dog feces, and even strangers knocking on doors were routinely ignored. Even more concerning, weed smoke in the buildings was never addressed, despite repeated complaints. Contrary to being told that "weed is in", there are definitely complexes that enforce NO SMOKING or one may face eviction --to add, for someone with asthma, I was forced to use a prescribed (Dec '24) ventilator nightly just to breathe--this alone should have warranted urgent attention, but it never did. At move-out, my family and movers discovered visible mold on the air vents, which I later found had already been reported in previous online reviews. It was disturbing to see that this issue has been repeatedly overlooked. To top it off, I confirmed my final rent payment amount in advance--both in person and via email well ahead of move out --yet I later found out there was a mysterious, unexplained charge added to my account. I was also contacted by clearcreek for a forwarding address which was written on the move out notice, that I HAVE A COPY OF .. you have my phone number but not my file? So, where did you retrieve the # from?! Stop it. This kind of shady, unethical behavior is unacceptable, and when I contacted corporate, they had no record of an issue or even a reason for why my forwarding address had been requested. How is that so? How couldn't corporate (the entity that the "head" stated NEEDED the forwarding address) locate a concern by my name or phone number? This is wild and low, wow. Y'all dropped the ball--anywho, I was advised by corporate to reach out to Cindy Hart, the Regional Vice President. If anyone else needs to do the same, the corporate number is +1 (504) 455-5059. She should be back in office on Monday 6/30! She's also on LinkedIn. Thankfully, I've since relocated to a much better complex, where the leasing agents are professional, kind, and genuinely invested in the upkeep of the property and us, as a community (they recently facilitated a pizza party for us, a pool party, and meet and greet, all in ONE month; next events are slated for next month ) well after the lease is signed. It's a night-and-day difference, and a reminder of how poorly managed Clearcreek Water really is. Please consider THIS your warning: save yourself the stress, health risk, and frustration. This property may carry the 1st Lake name and "appear" to be the one, but it doesn't reflect the standards they use abide by. & remember this, "person in charge", you will never win when you play dirty--shame on you. With that, I recommend none of the properties based on who they hire to serve the community! ***No need to say, "reach out", I did that. Oh, (prospective tenants) when you reference my review and others, there won't be any accountability or honesty, they'll tell you what you WANT to hear so that you can sign! I simply won't stand by knowing I paid my dues throughout my stay and allow them to behave in this despicable disgusting manner. All in all, in my new place, I'm finally at peace and can SLEEP throughout the night... ALSO, here I can accrue points that go towards rent! Definitely more bang for my pretty bucks and aligns with my lifestyle choices! Peace out!

The kitchen is too small to function. The dishwasher touches the opp cabinet and so does the fridge door. My dry foods are competing for space with pots and pans. I have bought 2 additional things to free up cabinet space but it just won't do. That one cabinet in the bathroom is just not enough. That's an issue because even on a 2 bedroom, these features won't change. I can't imagine another persons things. Much less paying more money over $1000 for just an extra room. I considered it. Odd closet setup with no light. My dishwasher leaves more ick on my dishes than when I put them in. The pool is not cleaned enough or correctly, my s/o got a nasty ear infection right after swimming recently (it's august). Maybe the rain throws it off idk but he was not ok and I was about to take him to the ER. The tennis court, that your key fob doesn't open requires one key that you have to go get from front office,is torn up to a point it could cause injury. I have had several issues with my dryer and AC in the summer. With the dryer I had to ask for a laundry card the second time it broke, it wasn't offered at all. I just hate the amount of maintenance that was needed in just 2 yrs and I'm only here half of the time. Maintenance people are nice and polite they always speak. The walls are thin in all directions. I deeply apologize to my elderly neighbors for what you may or may not have heard . I digress. The price and location is great but only for a starter apt. Not for an adult millennial desperately needing a house & upgrades. I would love for this property to keep up amenities so my money isn't going to waste.

I had a friend who worked as a property manager for 1st lake who told me that the less deposits back the bigger the bonus for the property manager at the end of the year so they will do everything in their power to keep it. This is factual information I was told directly from someone who works there. They tried to pull one over on me claiming that there are stains in the carpet and they have to replace it, so they are taking my entire deposit. I will be fighting this in small claims court. They don't know how I am and who I know. I am in grad school for this stuff infact. Another very creepy and unsettling note was, I lived at Magnolia Creeks in Harahan and AT LEAST. 3 times had the maintenance guy "accidentally come into my apartment, once while I was half naked. Literally not just knocked on the door, this guy had keys in my door, coming in.. How do I know it was no coincidence? This is a huge property, if you know anything about the creeks, it's massive. I had a best friend there, and I asked a few neighbors if this had ever happened to them and they said no. This guy is the ultimate creepster. Always saying he made a mistake in coming to my apartment, On the third floor... seemed very weird to me. One time he even goes "oh I'm sorry baby, I came to the wrong place." Yeah, no crap. This is the third time you did this.. I kept reporting it to the management and they would apologize. Stay away from the creeks if you are a young female living alone!!!!!

HOWEVER, after months of contacting them about needing the lease rates for when my lease ran out in April so that I could determine the length I wanted to sign, I finally received an EMAIL not a letter on the door or a phone call on MARCH 24TH. I responded on April 4th that I wanted to do a 5 month lease only to be told that my lease had been auto renewed on the 31st for 12 months and that there was nothing I could do but pay an extra month rent to break the lease. Mind you I was NEVER told that I had to respond by the 31st of March by ANYONE ANY of the MULTIPLE times I contacted the manager. Rachel in the office was rude and laughed at me when I asked why she didn't give me a call after sending the lease rates since we had been communicating. I then tried to get in contact for THREE WEEKS with the regional VP Randy L'Hoste just to be told that it was "in my lease" and that one week was plenty of time to make the decision. Despite the fact I was the one who had been proactive about this the WHOLE time, it's somehow my fault they took forever to give me the info I needed and then didn't tell me it was due in a WEEK. Be very wary of this place. They are scammers and grifters who will try to pull a fast one on loyal, model tenants who have been there for years.

Citrus Creek Apartment West came up among many. I chose this apartment complex because of word of mouth reviews. I work for one of the biggest companies in the world and it turns out many of my colleagues have stayed here at one time or the other and they all gave Citrus Creek West five stars. I went with their recommendation and I have never regretted it. I have renewed my lease four times now because they just keep getting better. Let me list some specific things I love about this amazing place: 1. Proximity to New Orleans - French Quarters, CBD, City Park, Audobon Zoo etc are between 15 - 20 minutes away. Even on bad traffic days, which are rare, it's never taken me more than 30 minutes to get back from the CBD. 2. Walkability. You can survive without a car! There are restaurants, coffee shops, and many other stores within walking distance. The Post Office is within walking distance as well. I've not tried to walk it before but even Walmart isn't too far. It's walkable if you have the time. 3. Fitness. There is a 24-hr fitness center within the complex. Again, you don't have to drive to the gym. You can just walk there and it's open round the clock! The fitness center has the basics. Unless you are an Olympic athlete or an NFL player, the fitness center is OK. There's also a 1.6 mile walking trail that wraps around the apartment complex. I am lazy but seeing people on the walking trail motivates me to do a few laps a couple of times a week. I attribute my being in shape - I'm handsome and athletic - to staying here because the place kinda forces you to be physically active. Oh, the aesthetics of the lawn and general surrounding too has its own salubrious effects. (NOTE: "Fitness" alone should make you try out this place. Your health will receive a boost.) 4. Management. I have talked about the hardware - proximity to work, walkability, fitness center, beautiful lawns and buildings. Let me end my review by talking about the software - the management process that brings all these together. The manager, Tiffany, is great. Tiffany is the best of an impressive cast of managers I have seen come and go in the few years I have spent here. She and her two wonderful office staff are responsive, caring and the best housing professionals I have ever met. I recommend Citrus Creek West apartments without reservation.

Rent was due today, you give them your money & they don't do ANYTHING IN A TIMELY FASHION! WET CARPET soaking wet MULTIPLE TIMES due to a leaking AC... leasing agent (Veronica) act like it's your issue & you're overacting. Dryer has broken MULTIPLE TIMES, no solid solution. The laundromat charges $8 to wash & about another $8 to dry 1 load(multiple cycles to dry--only runs for 17 minutes at at time) WHY WOULD I WANT TO PAY ANOTHER COMPANY TO DRY CLOTHES WHENEVER I PAY FOR A WASHER & DRYER MONTHLY. I recommended this apartment complex to my friend moving into town.. that has been rescinded. OVER IT. DO NOT MOVE HERE. (Mind you I live in a "premier" building) & don't ask me to contact y'all!
