Key issues: * No permits pulled for electrical work, bathroom remodels, or major door installation (sliding/nana-style door) * Bathrooms were not properly waterproofed, resulting in a significant leak from the upstairs sink and shower into the kitchen below * Level 5 wall finish was explicitly contracted and not delivered * Paint applied over fixtures and fire sprinklers, impairing function and creating safety concerns * Poor finish work throughout: uneven surfaces, peeling paint, exposed gaps, unsecured fixtures, and visible installation shortcuts Because required permits were not obtained, I am now exposed to liability, disclosure requirements when selling, potential fines, and reduced home value. This is not a cosmetic complaint--it is a material and legal issue that the contractor failed to address. Premium materials do not excuse substandard labor, lack of oversight, and permit avoidance. I would not recommend this contractor to any homeowner expecting professional-grade work or code-compliant execution. Extra update not added on original review: I do not recommend Nima at all. This experience caused serious safety issues, stress, and legal problems as a homeowner. Water from the upstairs shower/sink leaked into the kitchen ceiling and through a recessed light fixture while electricity was on, causing the light to flicker. I have video evidence showing water actively coming through the ceiling and around the light. Seeing water pour through an electrical fixture inside your home is terrifying and created a real fear of electrical shock or fire. This occurred during a six-figure renovation, yet plumbing and bathroom work were done without proper permits and without correct waterproofing. The leak originated from upstairs plumbing and was not treated as an emergency. What made this situation far worse is that Nima completely abandoned the project. He stopped responding to calls and messages and refused to address the dangerous conditions he caused. As a homeowner, this left me dealing with unsafe living conditions, hidden water and electrical damage, and serious legal and resale risks due to unpermitted work. Because of his lack of accountability and abandonment of the job, I was forced to take legal action, including pursuing recovery through his contractor's bond. No homeowner should be put in this position. This was not cosmetic work gone wrong. This was a dangerous failure that directly impacted my safety, my home, and my peace of mind. I strongly urge anyone considering this contractor to verify permits independently and proceed with extreme caution.

From the start of the design project, they used high quality sub contractors for design, engineering, and all the trades in the house. Fernando, our project manager was incredible. He approached the project with a keen eye for details and took total ownership over the sub contractors. He would stop by almost every night to ensure that the subs were performing their work and not leaving or damaging any other contractors' work. Sarmad is a problem solver. He sees an issue and thinks through how to solve it, then presents clear options to choose from. Throughout the process, we were not surprised by unanticipated expenses - all changes were clearly explained and we had the option to make changes via clear change orders. EDR uses Buildertrend for all program management and billing, which made payments, change approvals, and scheduling tracking seamless. While this sounds like a basic requirement in 2026, not all contractors use these services which just adds friction to the process. We couldn't recommend EDR more for the quality of work on our house, the schedule execution, care for detail, and just taking care of our project. Along the way, we never felt nickel & dimed, and the value of their services definitely exceeded our expectations.

Originally, the remodel was going to affect less than half of the house, but as the remodel progressed, we were very happy with the work and this encouraged us to expand the scope and budget of our remodel to include the entire house, and even the exterior. Roberto is friendly, honest, hardworking, diligent, and holds himself and his team to high-quality standards. We are proud to show our remodeled house to our friends. Everyone, including multiple friends who work in the construction and remodeling industry, remarks that the attention to detail by Roberto and his subcontractors is excellent. SCOPE This section of this review is to comment on the scope of work that REF Builders took on for our remodel. It was not a small job. REF Builders worked with our architect's design to relocate our kitchen to an entirely different space. This required moving electrical, plumbing, HVAC ducting, and gas lines. One previous double door in the new kitchen area was converted to a window, and another double door was filled in and the exterior wall re-stucco'd to match. Roberto's team installed highly-unique custom kitchen cabinets, all-new appliances, a new island, and countertops with precision. The remodel also included conversion of the former kitchen space into a new family room, and remodeling of 4 bathrooms, 4 bedrooms (out of 5), and conversion of a living room to an office space. His plumber installed a new tankless water heater with recirculation system. His electrician re-routed multiple electrical circuits to a Tesla PowerWall battery circuit-breaker. His team installed 14 doors with all-new door trim (including front and back doors), 2 sliding barn-doors, 2 windows, and cut new window screens for all windows. They also built a new staircase from the 1st to 2nd floor. REF Builders also installed new flooring throughout both floors of the house (including installation of new subflooring to fix termite-damaged wood and use of self-leveling concrete to flatten the floors to resolve uneven settling), new floor trim and crown moulding, new drywall throughout half of the house, painted the entire interior of the house (all rooms), and applied new stucco, painted the entire exterior, repaired face-up boards below the gutters, and installed new window trim on the entire exterior of the house and built a new concrete landing/stairs for the back door. They also installed all-new insulation throughout the walls and ceiling areas, and replaced the ceiling on the first floor and upstairs hallway and installed all-new recessed lighting, ceiling fan, and exhaust fans. They built an enclosed laundry which involved installation of new lighting, exhaust fan, and moving electrical. The toughest part of the project was resolution of major ceiling cracks due to settling of the house. Instead of just patching the cracks, a structural engineer was consulted and the sides of the house shored up to address the root-cause of the settling/cracking, then major structural work to reinforce the upper middle parts of the house, and finally the cosmetic patching by replacing the entire affected ceiling. Roberto handled all necessary permits, and inspections with the City. QUALITY OF WORK The quality of work was excellent throughout all of the diverse areas and disciplines of construction. Roberto personally inspected work as it progressed and in some cases, made his subcontractors "re-do" work that was not to his satisfaction. He would have them tear apart work that he considered inadequate and not only have them re-do the work, but in some cases he paid for the materials that were necessary to re-do the work (such as replacement tiles). When we presented him with a "punch list" after each phase of the remodel, he was very conscientious about taking care of each item to our satisfaction. His employees are hardworking, detail-oriented, and very meticulous about the quality of their work. They never rushed anything they did - it was evident that they had the discipline to always do their work correctly and precisely, rather than quickly but sloppy. They often stayed late, sometimes into the late hours of the evening. His subcontractors for electrical, plumbing, and especially painting delivered top-notch quality. We would often ask questions or for special modifications and they were always eager to accommodate our requests. PRICING AND BUSINESS PRACTICES Quotes (estimates) were always clear, and invoiced amounts always matched exactly. There were never any surprises. If we requested changes, Roberto would provide us with pricing for the "change order" and the eventual invoicing reflected that same amount. Roberto never exhibited a "nickel and dime" mentality. Sometimes the remodel pushed the boundaries of expected work/effort, but he never complained or tried to charge us extra. He likely built-in some

We remodelled everything - it very was close to a complete tear down. I would highly recommend REF based on our experience. Their quote came in reasonably priced. Roberto, his crew and sub-contractors were honest, transparent, flexible, hard working, and perfectionists. They went above and beyond to work around our need to accommodate our need to stay in the house, while delivering quality work on time. Roberto himself is a perfectionist, noticing imperfections we didn't even see, and fixing them himself. He treats his work as a craft and takes pride in it. His sub-contractors are the same, with his painter especially, as well as his electrical and plumbing guys all being exceptional. Frequently surfacing suggestions to improve upon original lighting and plumbing plans when they saw the architects plan wouldn't work as well. They really want to get it right for the customer. When unforseen work came up (e.g. moving the sewer line) he did his best to make sure he priced the additional work, accounting for our budget, frequently offering to cover labor if we wanted to cover material for small improvements he saw he could make. A great example: We weren't planning to replace existing siding and just have new siding match. However after demo, there was only a small section of old-siding left. He offered to replace that last chunk, without charging labor, if we covered the material, so we were set for the next many years. The best example of his customer-centric attitude: The architect we used messed up the positioning (off by many feet) of a 700lb 60ft vaulted ceiling beam in their plans. We noticed this after Roberto and his crew had already installed it, and started to build roofing on top of it. The architect suggested we would have to pay for their mistake to re-do the plan. Roberto stepped in feeling this wasn't fair to us, took on the cost of tearing it down again, and moving it to a new position to meet structural needs, while making it aesthetically pleasing (some of the photos here, are of that beam). This customer-focused attitude shows up in all aspects of the project. Roberto delivered the project on time, it looks fantastic, and he also helped us work around PG&E delays. I'd highly recommend considering Roberto and REF for your construction needs - whether complex or simple. They're customer-centric perfectionists.
