    Wow I can't even begin to warn owners and renter alike. Had I known what a nightmare this management company would had been, I would had never rented a house through them. We sold our house to be more competitive in the CA market and needed a transition home. One year turned into two because of the housing market during covid. We couldn't wait to get out of there! When we moved in i was very detailed about the move in check list because i knew we should not be charged for any damages, knowing the type of people we are. Please see pictures. Our corgi never chewed a thing in her life, and we are super clean and already had a cleaning lady that would keep our rental as well. Well, I was wrong. In the pics, notice it says multiple times that the blinds were damaged upon move in. There are multiple sections that this was written in. Also, when moving in there was dog poop all over the garage and splashed on the walls. The house was extremely dirty upon move in. I called Park One and their response was that it was cleaned...I should had known then... During our stay almost everything seemed to break, or wasn't working at move in. The dishwasher, the microwave the garage door, the sprinklers, the bathroom knob, the outlets were all busted and not working the AC multiple times, the smelly shower that smelled like sulfur, especially on hot days, and the entire wall in the kitchen was rotting from gutters overfilled with leaves. Then the worst of all the Rat problem. I reported a rat problem the middle of December 2020, and this was not fixed until the last day of August 2021. Every night there were rat races above our head and scratching in the closet as they were trying to enter the access panel. It was disgusting. We called Park One 4 times at least about this issue, and it was just ignored. We actually found one in the dryer vent because this problem was never remedied. The final kicker was when we were moving out our $2000 Macys couch that was stored under plastic in a 3- car garage was destroyed! and we found hundreds of acorn shells behind our Christmas bins. disgusting! Park one couldn't care less. I would like to mention while we were staying there, we fixed multiple things around the property, installed a new sod backyard, as we had a toddler and didn't want her playing in a mud pile. We fixed the front lawn, the water system in the backyard, had all the windows professionally cleaned and a cleaning lady in every month. While moving out we had a $500 move out clean done. We took exceptional care of this property and left it BETTER than we found it and spent thousands of our own money making this a home for our family. Guess what they still took $575 of our deposit! I can't believe it. They are stealing from a middle-class family with a baby and one on the way. a teacher and a military family that devotes our lives to our community. I am disgusted. A security deposit isnt free money for you to do what you like with it! You are period, plain and simple....STEALING! You will see in the last picture that they charged us for 7 leaves that were swept into a tiny 5 inch pile in the garage and broken blinds, let's not forget about all the poop in the garage when we moved in! That deposit should be returned in FULL, and when I wrote them multiple emails about it, guess what folks not one reply, not one.... Much like how they conducted business the last two years. LIKE PULLING NAILS! This is a terrible company, beware. My last interaction with them was them claiming they sent our deposit check in the mail with our deductions invoice, which they did not. Got the paperwork, but no check, im shocked, but not really. Pretty sure after 21 days that's illegal. Leave your property management needs to another company. It will cost you a lawsuit, I'm sure. I'm still trying to decide if I want to go to small claims 7 months pregnant....

    Garbage left for days  by maintenance in walkways when remodeling a unit. Tenants cleaned it up eventually.

Our experience has been deeply disappointing and frustrating…read more Before signing the lease, JODY represented that the landlord planned to remain overseas for approximately six years while their 2 kids attended local universities. Based on this information, we believed this would be a stable, long-term rental and made the decision to move in. An unexpected move during this period was never anticipated. We knew relocation is an extremely time-consuming, costly, and disruptive process, involving months of planning, coordination, and unexpected expenses that we never anticipated or budgeted for. Another major issue involved rent payment processing. After JODY updated their payment system, our rent payment was rejected despite us never having paid late in years. I even hand-delivered a check to the property management office over the weekend to ensure payment was made promptly, yet we were still charged a $300 late fee. Tenants should not be penalized for issues caused by a system transition or administrative problem. We also experienced pressure regarding move-out cleaning. A preferred cleaner was strongly recommended by Stowers's staff, leaving us with the impression that not using that cleaner could affect the return of our deposit. This created unnecessary concern during an already difficult move-out process. I also raised questions regarding how our security deposit was handled. We requested clarification regarding the trust account and deposit records. While we were told the deposit was maintained in a Broker Trust account, we were not provided transaction-specific accounting showing when the deposit was received or placed into the account. Better transparency and communication would have been appreciated. The financial impact of this unexpected move was significant: approximately $3,000 in moving costs, $1,500 in overlapping rent, and nearly $1,700 spent to leave the home exceptionally clean and well-maintained. including carpet cleaning, wall and door touch-ups, and deep house cleaning beyond normal move-out expectations. Altogether, this cost us well over $6,000, not including the substantial time and disruption involved. We felt sorry for the landlord, who saw firsthand how carefully we maintained the property. We would have gladly continued renting until their return, but after our experience with the management process, our confidence in working with the company, including for future real estate services, was significantly reduced. Overall, we left this experience feeling disappointed by the lack of communication, transparency, and fairness shown to responsible tenants who paid rent on time and cared for the property for years.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

We called and followed up several times but never received a return call. After getting nowhere, we finally gave up and hired another property management company. That turned out to be the best decision we could have made. The new company immediately got involved, coordinated the remodel, and ultimately rented the house for nearly twice what Stokley had told us they could rent it for. Ironically, after we had already hired someone else and were well into the remodel, Stokley finally sent a contractor out to look at the property--but by then it was far too late. When you're dealing with an elderly parent's home, you need a company that communicates, follows through, and does what they say they're going to do. Unfortunately, that was not our experience with Stokley Properties. I would not recommend them based on our experience.
