UPDATES: One of the two main gates to the apartment complex has seriously been broken for more than a year now... If you have small children, then this place is not great for you and your family. Apparently having fun in the courtyard is not allowed. Their pest control program is very weak or non-existent. We have seen rats, roaches, and water bugs. read more

New management - Just Awesome! Am a resident from past 5 years ...Actually, it's nice Apartment to stay, but just because of previous two managements where not so responsible enough to address the issues, Current management team (Romie, Lydia, Jessica) is friendly and always willing to help. The community is vibrant and welcoming, and I've made some great friends here. The location is also convenient, with easy access to shopping, dining, and public transportation. If you're looking for a place that offers a high-quality living experience with all the amenities you could ask for, I highly recommend Park Victoria. It's worth every penny! read more

Wow what an experience dealing with them, first of all my fiance and i were interested in a townhome that they offered and asked about requirements, i met all requirements except my fiance, we explained to them that she just graduated from college and was in her first month of her new job and her credit score was fairly low, we applied anyways and the representative Arlene looked over are information and advised we should be approved no problem since i have been at my job for a while had good credit and made more than enough especially together combined. 2 days later we get a call from Arlene and she stated and i quote, so both your credit scores were low but we are able to make an exception for you guys but you don't meet the income standard for the townhome, now we can offer you the regular 2 bedroom 2 bath if you'd like. I denied it due too us loving the townhome and Arlene said ok ill have your deposit and paperwork you submitted ready for you to pick up, deposit was to hold the apartment. Once i arrived Arlene told me i have to have you sign a document stating iam no longer interested in apartment and that will be all, i signed and she gave me a envelope with our documents, once i looked inside i seen a paper showing reason for denial and showing low credit score checked marked. I asked her that was the reason for denial ? And she stated no it was for low income, i asked where do you get credit information from she stated EQUIFAX, i replied with, thats weird all my ficos and my vantage point score are all above 650 and that it must be an error and she stated well call Equifax and see, i can show you right now and she just shrugged her shoulders and walked away. 2 weeks later i was going over my income and called their office and asked them to look over again why i was denied because i make more than enough and my credit scores meet requirements, Arlene gives me a call the next morning and states reason for denial is credit score. Now i speak in a professional calm manner so i began to discuss with her and advised her thats not what i was told, she stated that i signed a document showing reason for denial, i told her no i signed a document for release of hold for apartment not a denial letter and that i only noticed the denial letter after i opened the envelope and that she stated i was denied due to low income. She basically was calling me a liar kept talking over me and basically telling me i was becoming too hostile and she had calls to make and i kept telling her i just wanted to know the reason for denial and to check again and now you're completely lying about what was said before and she just hung up on me. Please please avoid this place they are very very rude and i feel they are racist as well, they advertise specials for move in, why? Because sooo many are moving out just stay away completely. read more

It becomes worse with the new management. We went to the flat to voice our complaints about the bugs and rats. The apartment manager and her assistant were not prepared to hear anything at all. They merely state that we will find a new tenant for a greater rent if you vacate the flat. You are free to go, and we won't be responding to the complaints in any way. Instead of taking care of these problems, we try to make money for the owners. We are unsure if this is a true incident or just a cheap joke. read more

We love our cozy home. We live in a 2 bedroom 1 1/2 bathroom townhouse and it's a perfect size for our family of 4. We have been here since October 2017 and have had nothing but a great experience. The ladies that work in the Property Manager office are always so nice and inviting. We have 2 parking spots on the premises which is perfect since we only have 2 cars. The pools are all great and usually clean. The laundry room near us is spacious. The property is nice and quite for the most part. I could only think of a few things that are considered "cons". Cons: 1. Parking for our guests isn't great. Since there are so many apartments around, a lot of people park on the street. Usually our guests park up the hill on Lincoln. 2. Our neighbors are chain smokers. Anytime they smoke in their porch it drifts into our doors. We have to close them but the smell still comes in. Also, when we turn on the ac or heater, we get the smell of weed. It is not a pleasant smell and it's very annoying. Tips: Pay your rent on time and follow rules. Duh! read more

Don't bother with this complex. They are stuck in the 80's still only receiving checks for rent payment. They also take 3 weeks until they finally deposit your check so you never know when they are going to finally deposit your money. Making budgeting difficult. After asking why, they explained that they wait apparently 3 weeks for all of the checks to come in and then deposit them all at the same time because they are too lazy to make multiple trips to the bank even if you do send your check in on time or earlier so it's always a crap shoot. If they updated to the 21st century they could be doing all of this electronically so they wouldn't have to go to the bank at all. Also the laundry machines are always broken or the machine you have to use to put money on your card is always broken. The machine also only takes $5 bills so if you have a bunch of $1s you're out of luck. The apartments are roach infested and even our ceiling caved in during a storm with water literally pouring into our bedroom. Spend your time and money somewhere else. read more

Don't bother with this place, seriously. I would give zero starts if I could. There's a reason why there's only 2 stars for this apartment complex. So I purposely opened up this yelp account just to comment and save people the regret. I don't even know where to begin. It use to be a very nice and lovely place but not so much now. So the previous manager in charge (Candace) was amazing, friendly and understanding. This new manager that took over isn't so nice, has a strong personality that isn't customer friendly, and rude. Anyway, here is goes: one of the entrance gates on Howard Ave. has been out for years, the pavement in the carport areas is crumbling, they fill up gaps with foam, they aren't nice and won't let you park in an unoccupied tenants space until new tenants move it because they will tow it, the washer's are cheap and only hold half a load and barely turn, you cant use bbq pits or devices of any kind, the pools are only open certain times of the year, there are opossums roaming around, my toilet leaked twice, roaches are an on-and-off issue, they still want physical checks for rent, kids cannot bike or skateboard or use scooters or playing inside the complex, rent goes up a lot every year at least $75-$90 dollars every year (what happened to $25-$45) so extremely greedy, there's a water heater in your closet, fixtures all around the complex are outdated or need a little tlc, trash days are so so loud, they use to have a nice man-made water creek that traveled down the complex and that's nonexistent anymore, and your friends and family need to park on the street where parking is extremely scarce. The only good thing I can say about this place is that when you need maintenance, they do come quickly like within hours of you calling. Other than that, look somewhere else if you can. I will continue to post updates on this complex good or bad. I can't wait to get the hell out of here. read more

My first apartment. Its actually been good to us. Maybe things we're bad before we arrived. Staff is good with handling things when they need to be done. Its a pretty big apartment complex with 3 pools and 3 laundry rooms. I have not had a major issue since moving in. The community is diverse. A lot of kids out everyday and sometimes loud. But what can you do. The maintenance staff cleans up Monday through Friday. Pros: pools, ac, play room, water and electric bill in one, balcony, staff is friendly Cons: Only 1 parking space (I hate parking outside and sometimes no parking anywhere down and up Lincoln), some people don't throw the trash in the open trash cans, sometimes the pools are closed with no reasoning, no gym, people honking when someone else parks in their spot (call the towing company people) Recommendations: Cameras at both gate entrances and small gym ;) read more

Wish this site allowed to award Zero stars on all points as this complex is less than bad on all counts. First off....We lived in a 2 bedroom 1 bath unit with carpet (one of their older units) management is extremely bad and seems to only be there to take your money and do nothing else. They charge 50 dollars per day as a late fee which is technically illegal. I Lived there for nearly 2 years with my girlfriend and it was a terrible experience. The security drive thru gates malfunction or are broken at least 4 days a week. The walk in pedestrian gates are often jammed with paper so they don't latch, or wedged with rocks. Cars are constantly being broken into. Our carport storage that was bolted by 2 latches and 2 locks was broken into and she lost alot of adored items, which we found the empty boxes sitting next to the trash cans a month or so later indicating that it was a fellow tenant that did it. There was an old honda hatchback with flat tires and an inch layer of dirt on it sitting for nearly a year and a half. The neighboring carport to ours was a really old classic car that the owner kept covered but it leaked gasoline from the gas tank very badly. We came home one night at 2am in the morning and there were a couple young guys sitting in our carport, playing music really loud and visibly drinking beer. I confronted them, which resulted in one of them taking a swing at me and starting a fight. Later i found out they were fellow tenants. Parking is absolutely terrible, my girlfriend lived there a year before i moved in. When i moved in, she tried to get a carport for my car, but since i wasn't on the original lease they refused to give us another carport forcing me to park on the street which is always jam packed with people with big SUV's that park their car in between 2 spaces so nobody else can park there. On the inside of the complex, there are usually about half of all their parking spaces are empty and unassigned obviously for the fact that you see all of the empty spaces day in and day out. Also with parking, the setup of the buildings and location of the carports and parking spaces is a tremendous distance, at least 50 to 100 yards from the apartments on the average. If your lucky enough to get a carport beneath your apartment, you have to climb a wicked narrow and steep set of stairs that are about 30 stair steps. The next issue on my list is how dangerous the grounds are. The walkways are steep and curved because of the complex being on a hill, and they don't take care of their very large and aged trees on the property, so the walkways are all contorted and don't match up at the seams. The management has made an attempt to fix it by slapping a rough asphalt patch to attempt to smooth it out, but done very poorly. Near our apt there were 2 dead trees that the management did nothing about. The first tree finally fell over and hit the opposing building, which took them about a week to clean up, which was only about 20 feet from another tree of the same type that was dead, so rather than taking precautions and removing the other dead tree, they also just let that one fall down....thankfully nobody was injured with either of the trees falling down. Another very dangerous situation that management is turning a blind eye to, is its painfully obvious that there is a massive water leak or drainage issue behind one of the walls of an entire section of carport below an entire building because most of the time there is a massive amount of water pouring out through holes in the back wall of the carport, you can also see the cinder blocks are completely waterlogged as well. One of these days the entire section will collapse and the apartment building above will cave into the carport below. Another failure of management is when we made friends with a neighbor who turned out to be fairly unstable. For whatever reason, this individual somehow changed the dead bolt in our door and swapped it out for their own dead bolt to supposedly to protect us....we had to go yell at them to get the key because we couldn't even get into the apartment....when we reported it management told this individual that she wasn't allowed to speak with us anymore rather than kicking her out for breaking and entering. Another issue that we've had is pests both inside and outside of the apartment. While living there, Ive seen a skunk, a racoon and a possum in the complex. All of which ran and hid underneath the first floor balconies, so they obviously live there, as well as constantly chasing down and killing incredibly large cockroaches inside the apartment. The management actually came out and sprayed, but it was only a couple weeks before we started seeing the cockroaches again. Another dangerous situation is the fact that the water heaters are actually in the closet of one of the bedrooms in every unit, and when you have been out all day and come home and go through the door, there is a musty mildew smell. read more

Apartments are a bit expensive. The girls that work in the office are friendly and can be helpful. Maintenance is a pain sometimes to get ahold of when things need to get done. The laundry room facilities are kept clean for the most part. I do like the game room but it does need to be cleaned up and updated a bit more. It is usualy a quiet apartment complex. That guy who wrote a bad review about this place should have a reward. Because I checked it out myself and it was terrible. It was exactly what he said. I saw great reviews and pictures of the place. Don't move there. Look for a different place even if it's a different city. I got so sick living there. They have only 2 full time maintenance guys working for over 200 units. People enter the facility w out a key when in fact it is supposed to be a gated community of apts. The cameras don't work except for the gate on Lincoln. Someone jumped that gate and scratched my car (I saw this on camera) and they also stole my neighbors things and mine from our carport garage cubbies. Management did nothing. All they say is get renters insurance. People continuously knock at your door trying to sell you something from LA times - I think it's all to see who lives where. Mold mold in between walls and all they do is paint over it. My son even got asthma when we lived there - along w my neighbors small kids. This place is not good for your health! This is one hell of a place. What an apartment i'm living in, don't know where to start. Renting apartments for over a decade now but this one is the worst nightmare. Staff is extremely rude. Maintenance team is poor skilled, totally unprofessional. During stay of 3 years I've had 2 car burglary (including broken window). Have had roaches problem despite fumigation 2 times. It's depressing living here. Don't have much to say but Only "thanks" to the management for motivating me to become 1st time home buyer, Finally !!! read more
