My experience living here was extremely disappointing and honestly traumatizing for both myself and my children. I chose this place due to its location and convenience. I hated the thought of moving out, I was comfortable with the location, but I didn't have a choice. From the day I moved in, the apartment was not properly cleaned, the stove was filthy and clearly hadn't been moved or cleaned in a long time, with trash underneath it. I refused to use it and ended up buying my own stove. The kitchen cabinet door fell off as soon as I opened it, maintenance was quick to respond but the work they did was questionable, they clearly "mickey mouse" repairs. The laundry room was consistently an issue, washing machines were often broken and some of the dryers barely dried clothes. What pushed me to move out was the ongoing roach problem we had for months that was never fully resolved despite multiple treatments. As someone with a severe phobia, this situation caused stress and anxiety, and it made it very difficult for my family to feel safe and comfortable in our own home. I had to pack all of my belongings to allow treatment inside my home multiple times. Per management (Wendy), if this wasn't done, treatment wouldn't be successful. Towards the end, I had given up. I was so exhausted, so I kept my things packed away in containers. I was hardly home and stopped using my kitchen or eating there. According to Wendy, 20+ roaches hiding under the baseboards, behind my fridge and outlets isn't an infestation. I hired my own pest control and they confirmed there was an infestation in the BUILDING which caused these insects to crawl in from the walls and drains. I only lived here for a year, yet, this was one of the most distressing living experiences I've ever had, and I would not recommend this place to anyone, especially families. Wendy, you lack experience, professionalism and empathy. I really tried working with you but you're a very stubborn and unreliable person. You're never in the office, either on vacation or taking care of a "private" family matter. I stopped fighting you because of the panic attacks I was having due to my living situation, but you need to understand that what you did to me was morally wrong. You tried blaming me for an infestation that has been ongoing for years. You claimed no one else complained of roaches, but you lied. I resided at this property for approximately two years. On November 4, 2024, I notified the on-site property manager, Wendy Carrillo, of my intent to move out early. During that conversation, Ms. Carrillo explicitly informed me that I would not be held financially responsible for breaking the lease, provided I paid the following month's rent prior to moving out. She further stated that, in accordance with California Civil Code §1951.2, if a tenant vacates the property and another tenant immediately takes occupancy, the original tenant is not liable for the remainder of the lease term, due to the landlord's legal obligation to mitigate damages. Ms. Carrillo also assured me that she had new tenants ready to move in upon my departure. Relying on her representations, I paid the following month's rent in full and vacated the unit in a clean and orderly condition. I even hired a professional cleaning service to ensure the unit was returned in excellent condition. At no point did I receive written notice or follow-up communication from management indicating that I remained liable for any additional rent or fees. Nearly ten months later, I was shocked to receive contact from a debt collection agency claiming that I owe $13,000. A claim that contradicts the information provided to me and violates the legal obligations under California law. !!!!!!!!!!!!!!!!!!!!!!!!!!!According to California Civil Code §1951.2, a landlord may recover unpaid rent from a tenant who breaks a lease only to the extent that the landlord makes reasonable efforts to re-rent the property. If the unit is re-rented, the landlord must credit any rent received from the new tenant against the amount claimed from the former tenant.!!!!!!!!!!!!!!! I have made multiple attempts to contact Ms. Wendy Carillo, the on-site property manager, to obtain clarification regarding this matter. However, consistent with my past experience during my tenancy, she remains persistently unavailable. This lack of accessibility has been a recurring issue -- despite her position requiring availability to residents, she is rarely present or responsive when needed. Out of concern, I escalated the issue by attempting to contact her supervisor, Gregory K., but I have not received any response from him either. The continued lack of communication from both individuals is deeply troubling and unprofessional. It is both disappointing and unacceptable that, after complying in good faith with the terms discussed at the time of my move-out, I am now facing an unsubstantiated demand for $13,000. This situation has caused me significant stress and appears to be the result of negligence, misrepresentation, or a failure by management to properly document and process the lease termination in accordance with California law. I feel deeply taken advantage of by the management's conduct. Their failure to follow through on clear verbal assurances combined with their current silence reflects a troubling pattern of behavior that, in my view, preys upon tenants who trust the integrity of property representatives. No tenant should be left in the dark, misled, or blindsided by a debt collection nearly a year after vacating a property; especially when the tenant acted in full compliance with instructions given at the time. I am now forced to defend myself against an unjustified financial claim due to this management team's failure to act with transparency and professionalism. I will continue to pursue all necessary actions to dispute this debt, clear my name, and, if required, report this matter to the appropriate legal and regulatory authorities, including tenant advocacy groups and consumer protection agencies. Yes it's quiet peaceful but the way management is sucks. They never get things done. You have to wait a long time in order for them to get things done even with the old and new management still the same thing they always close the pool area without even telling anybody it was closed this weekend for Labor Day and they did not notify anybody so I bought a lot of meat and wasn't able to bbq because it was closed and they didn't say nothing so we pay all this money for rent and we can't even enjoy the apartments, can't even go swimming.! it has a lot to do with other people bringing a lot of family/ friends.! We had cockroach's , mold in our restroom, brown dirty water every day my toddler had two UTI's while living their and was admitted both times due to UTI. I recently moved out they charged me carpet replacement on normal wear carpet and paint fee , when regardless property needs to paint and clean carpet for next tenant. Don't waste your money on these ghetto dirty apartments. Management is just trying to see where they can screw you over to not return most of your deposit back. I lived here for 18 months and never had any issues. All of my maintenance requests were taken care of within 1 business day. It was always quiet and I never had any issues with my close neighbors. I was always able to get a hold of the office both in person and via phone/email. They were nice about everything after I gave my notice to move and I got my refund check within 15 days of moving out. There were average fees but I got back the majority of my deposit. read more

Decent rental property for the price. Relatively quiet neighborhood. Thin walls so you could talk to your neighbors through your walls.

Just wanted to share with you, that this is a wonderful/great place to live. The amenities are fenaminal. Built in BBQers in pool area, fitness room & laundry facility. Your parking comes with two storage boxes. The place is kept up very clean, maintenance associates are cleaning daily. In addition, the staff is overall is wonderful, thank you Romie for reaching out to me that a downstairs apt became available, and for Amie & Romie for your wonderful customer service. I couldn't pick a better place to live! Oh & the best of it all, is that they are 100% pet friendly. This is about the only place in Montebello, CA. Living in this apartment complex was a huge disappointment and I lived there with roaches for too long. I couldn't live there anymore.There wasn't adequate maintenance to follow through with concerns. Extremely disheartened about how the management explained their moving out cost's or LACK thereof. Well I'll start off saying that place is itself is outrageous when it comes down to the prices to live here and that's not even including everything else that required to get the place. Maintenance is a joke and there's this small woman who cleans around the property is always snooping around and calls the manager about you. It is really loud neighborhood because the sirens are always going in the background 24/7 and laundromat is always getting broken into. I wouldn't recommend this place cause I lived there and when they raised the prices for the rent after my lease was over to outrageous raise. Don't get let the appearance of this apartment fool you cause it's just a headache to go through and the point to move in to a new place carefree. DONT MOVE HERE It's been a month since I moved out and I still have not received my Security Deposit from them. Under state law if you have not received your security deposit within 21 days they must return the whole deposit to you. I called numerous times and never received an answer back. They claim they tried to contact me, not true! They claim I never gave them my new address and since I didnt forward my mail I didn't receive it, also not true! I gave them my new address days after I moved out. Daliah the Manager was so rude and unprofessional on the phone. All she can say was "I don't care not my problem". When I moved out a visitor stopped me and asked why were so many people moving out that her sister had just moved in and she was concerned and I said nothing out of courtesy. The truth is this apartment building isn't safe my storage was broken into a month after I moved in and they couldn't do nothing. If you live on the top floor it gets really hot in the summer no central air. The trash is always overflowing. People in the laundry room are very ghetto and rude. When you have a problem you have to keep reminding management they forget. At least half the people here have moved out due to the rent increases that is not even worth what they offer. A gym? equipment always broken. A pool? neighborhood kids break into because the doors arent locked or gates are left open so who knows how clean it is I never dared to go inside. BBQ grills? there always dirty and most dont work. Ask around before you move here they look nice but that's it! Look elsewhere trust me read more

In addition I wanted to add to this review if you ever do live here and move out, MAKE SURE THEY DO A WALK THROUGH WITH YOU PRESENT PRIOR TO YOU MOVING OUT. Reason is because you will not get your full deposit back. I lived in 1 apartment for 6 months, am a clean person + own a shampooer, they claimed after 6 months they needed to shampoo the carpets & paint because some of the walls needed paint. I told them the carpets had just been shampooed they said well do you have a receipt to prove it, if not you will be charged for carpet cleaning... So the best advice I can give is to take pics with a newspaper so the judge can see the date, in the event you need to go to small claims to get your deposit back. This apartment complex now accepts pets. Good for responsible pet owners, bad for the lazy ones who let their dogs take a dump and just leave it there. They have a high turn over rate, a lot of the neighbors are loud and leave stuff outside of their door even though the rules say it's not allowed. The grounds are cleaned daily, but what good does it do if the slobs that live here keep on trashing it, smoking pot in the carports, and fighting, blasting music at all hours of the day and night. read more

I wouldnt deal with this place. I lived here for a year and recently moved out. They let go of the manager i dealt with and I've been in contact with Romy every since. She's definitely not my favorite person. She talks over you instead of letting you say what you have to say. Very unprofessional and I got 3 different stories in terms of what the move out procedure is. Im currently in talks with management about trying to get my deposit back and I'm getting the run around again. My email gets passed aroundover and over and the only explanation i get is, "im sorry it wasn't explained to you correctly" or, "I'm sure it was in your lease". I don't really have many complaints. One day I came home to find a rat in my closet, and after that we should rat feces for about 3 days, but management was very responsive. I have found cars parked in my ASSIGNED parking spot and management never does anything about it. I have to find a way to find the person and ask them to move. Im in the bottom floor and I can hear every time the people upstairs flush the toilet and when they have the shower on. It's very loud. I wish I would've known that before moving in. The walls are very thin too. When there's people outside it sounds like they're in my apartment. Even my mom, whom i was video chatting with, could hear them. Other than that, I haven't had other bad experiences there. read more

If your looking for a good place to start a family or just to live in a decent place with your family or alone , DO NOT MOVE TO TIERRA DEL SOL. The staff is horrible. The ladies there are very rude , mean, & just not pleasant at all. They have no sense of mind . They seems to really hate their job so they take it out on the tenants. You can't ask or complain about anything , they will only bark at you. You can never seem to get a hold of anyone over the phone , they turn off the ringer so they never have to answer . I'm so glad I moved out . I never been so much in peace . I felt that these apartments were a drain . Some neighbors were very sweet and thoughtful but since there is section 8 housing and gang members it was a little scary for my kids to be out at a certain time . The workers that helped around the apartments were very nice . Always helpful . The price is very high for awful housing . Especially when drug deals were made and to top it off mostly everyone knows about this stuff that's goes on . Look around montebello for nicer ,cheaper,& bigger apartments . These apartments had a pool and also BBQ . Which didn't seem like it . So many random people would just go and take over . It was ridiculous . There is two sides . The side were the managers office is and the other side where gym was . Gym : only fits about 5 at the most for 100s and 100s of tenants Gym side which I lived in was horrible . Gang members , drug deals, and drinking in public . I understand people are on section 8 and gangs members that's their business but they make it known and very proud to do these crazy things in public . I didn't know about about all this till I moved in . I had no clue. This place is picture perfect . I wish I would have known what I know now but I thank god Im out of this place and I wouldn't wish this place on my worse enemy !! Take your time looking for apartments. The apartments suck. There is roaches running around the grounds, the people are rude, they dont fix anything, they are never at the office, they raise your rent constantly while not providing anything new. The gym equipment breaks all the time. They don't care if your water is coming out a wierd color or if its undrinkable. You have to bug them forever to get anything done and they will raise your rent and overcharge you whenever they feel like it. The people in the office will literally shit talk about you to other residents. Thankfully other residents are tired of their bullshit too and were kind enough to tell me. The apartment security system is great but the apartment itself is not great. The wall paint comes off all the time. I have to clean my floors constantly, the wood comes off the floor, and the worst part is neighbors stealing your packages in the hallway left by your door. read more

This is the worst place I have ever lived in. The management is the worse , they never return calls. It's always some bull corporate response when we need something fixed . They never fix things. Always have problems with my drains clogging up . The apartment is really loud , plus the walls are very thin you can hear everything. I also had a cockroach problem here. It's a very depressing place to live in . Do not recommend this place to anyone. So happy to be out of here . Plus they will rip you off with your deposit. Out of $800 , they returned only like $176!!!! Allegedly they replaced the carpet, I never had a new carpet when I moved in . I am so thrilled to have found such an upscale Place to Live that I can truly call "Home" because the *Standards and maintenance of all *the property and grounds here as well as the interior needs of my residence are so well maintained, that- ( After searching in my area for over 6 months) I chose This Property, which for *All of my "Conditions for Satisfaction" rated far higher than anything else I could find or visited within a 13 mile radius. I admit I am very particular and compulsive but even so this property has been a joy ! I read some of the other "questionable reviews and honestly cannot understand them as I have many longtime good friends here an we have all been very happy here as Management is truly "Top Rate" and has addressed every tiny issue that could possibly present as would occur in any domicile ! I Love the beautifully maintained grounds and trees, and gardens, the clean and pleasant pool and lounge areas, the response factor and genuine rarest goodwill and sincere intentions of Management! Perhaps I should have bought 2 homes by now and could have, yet I feel so very safe and secure here with my property needs, and standards so remarkably tended to that I feel duty bound to express my gratitude! a) The roach problem is awful and management does not seem to care. b) It is INCREDIBLY difficult to ever get a hold of someone from the office. They like to take three hour lunch breaks and were almost never in during their posted hours. c) The laundry room opens at 8am but was almost never opened on time when I lived there. I would always have to wait until around 8:30 and call the main office multiple times before someone would come to unlock it. d) Maintenance requests are not taken care of. I couldn't use my oven for a month. The heat in our apartment didn't work properly. Part of our ceiling was cracking. e) Our apartment was over the parking lot. For whatever reason, our neighbors loved to fight in the parking lot. We regularly heard fighting and shouting. I once had to call the police because a guy was physically assaulting his mother/grandmother at 3 in the morning. f) The pool was disgusting. It was always dirty and we regularly saw lumps of hair in it. g) The gym is a joke. Half of the equipment is broken. h) We were so happy to finally move out of here. It was an awful experience. We considered breaking our lease just so we could leave but I didn't want to have to lose our deposit. This place is trash. read more

Seeing that I came from an apartment building that was ran by idiots. Tierra Del Sol is an upgrade. The management was extremely helpful and answered all my questions. It's not the best looking place but seeing that I have great taste I know I can make my apartment look amazing. Really close to everything. It has a nice pool and BBQ area that I am going to take full advantage of. The people are quite for the most part. But like any large apartment places their are a few dick heads to look out for. I lived in this place for a long time. It is now under new management and they are doing a very good job. Everytime I have a problem they would address it right away. Last week we had a Luau party and enjoyed it. I heard there was a problem with the food delivery but the team did very good on the damage control. Roaches all over the property but they try to blame you for their problem that is documented to be preexisting. Maintenance leaves holes under the AC unit to allow roaches to come into your apartment. The front door does not seal and you can fit your fingers under. They also don't replace carpet, they have a half ass cleaner come and suck some of the dog piss out. read more

Everything is broken from main gate that randomly stops working the gym the BBQ pits and the laundry room blew up randomly and cause a fire. Dumpsters are overflowed all the time.
