Absolute slumlords and amateurs with used-car dealership tactics -- my opinion based on our experience. As a retired and disabled veteran, I have moved all around the world, experienced many rental homes, and have even been a landlord myself. Based on my firsthand experience, I can tell you: stay away from Parker Properties. We have only been at this rental property for 9 months, and those months have been filled with frustration and endless repair coordination. These aren't simply cosmetic repairs. We have documented 80+ deferred-maintenance, safety, security, and habitability-related issues at the property, requiring an extraordinary amount of communication and repeated follow-up. Just a quick sample: * Front door couldn't be properly secured for approximately 2 months after turnover (the house was wide open at turnover, no one home). * Trash, tires, and rat poison throughout the property at turnover. * The property had a prior water-damage insurance claim before we moved in. When we attempted to obtain renters insurance, some insurers declined coverage, while the available coverage we found was substantially more expensive. * Dirty laundry left in the washing machine (at turn over). * Dirty dishes left in the dishwasher (at turn over). * Plumbing issues requiring shower-cartridge (My son was burned by unexpectedly hot shower water) and kitchen-faucet replacements. * Kitchen sink backed up with dirt, sand, and sewer material after initial use. * Mold issues. * Existing and ongoing rodent problems. * Vendors arriving with very little notice and, on two occasions, unannounced. * One pool-safety repair appointment was cancelled at the last minute for a Padres game. (Forgivable) * Parker Properties cancelled multiple safety-related work orders, only for the issues to later be addressed after I escalated them. * Parker Properties scheduled an all-day HVAC repair appointment where I waited, only to be informed late that afternoon that they apparently never received confirmation from Sears. * Burned electrical wiring. * Seven problematic/miswired outlets. One vendor worked for three days on a single outlet and eventually yelled out in joy when he figured out that he had simply "crisscrossed the wires." This interaction was captured on our security camera. * A vendor installed a NEMA 14-50 240V EV outlet without obtaining the required permit. Parker Properties subsequently attempted to charge me again the installation. The City became involved regarding the permitting issue. * Missing GFCI protection at sink backsplash areas. * Five missing and/or defective smoke detectors. * Blocked electrical panel, city cited. * A back door providing direct access to the house could be opened from outside using a coin or by sliding a card. It appeared to have an interior privacy-style lock rather than appropriate exterior-door security hardware. * Pool-safety deficiencies were documented during multiple inspections, including issues concerning SB 442 requirements, continuing for more than 6 months. Through July, our records estimated that approximately 196+ hours of our time had been consumed by communications, coordinating repairs, providing vendor access, supervising or verifying work, dealing with recurring pool-service issues, and preserving evidence and documentation. That's 657+ emails, texts, and phone calls, including communications with their attorney, during what should have been our peaceful enjoyment of the property. This isn't based solely on our opinion. Deficiencies were documented during a City Enforcement courtesy safety inspection, as well as during two independent home inspections. Deficiencies remained during a third follow-up/revisit inspection. I'll repeat that: our experience with this rental reached the point where multiple inspections were necessary simply to identify, document, and follow up on deficiencies. There is now a pending Small Claims matter, and we are verifying information contained in the already-served Notice to Vacate against City records. FUTURE TENANTS Stay away unless you want to become the lead coordinator for ongoing repairs and maintenance while paying premium rent and coordinating access for their fleet of handymen and vendors. LANDLORDS In my experience, Parker Properties has been sloppy and amateurish and has not lived up to its own published SOPs and marketing promises to prospective landlords. Compare their published promises and my attached callouts. Luckily for Parker, this landlord also has no integrity, perfect pair. POTENTIAL TENANT BEWARE: Misleading of the intent of a holding deposit. I recently applied for a home to rent through Parker properties. I was approved and was asked to put a holding deposit down until they could draw up the lease. The Holding Deposit (because my move in date was so soon- 1st Months rent and Security Deposit) totaling $7,390. I dropped off the cashiers check and was told to sign the Holding deposit Receipt. I was NOT provided any explanation or details. I signed it without reading because I was in a hurry and on my lunch hour and understood Holding Deposits to be a charge for the days the property was removed and held off the market by the potential tenant. I received the lease 3 days later and couldn't comply because there were many restrictions listed that were not normal and it was not a California Association of Realtors lease. I declined the rental. Sadly after, I was told I would be charged $120 a day until the home was re-rented up to 30 days not for just the 3 days the property was taken off the market. They held my entire deposit. I called and spoke with the owner and Broker Teri Parker to discuss it and she didn't budge nor care. She even warned me not to sue (without me mentioning it) because she's been sued in the past on this and won every time. Yet she hasn't changed this policy and still doesn't disclose the restrictions or rules nor explain their Holding Deposits receipt. After 30 days of holding my money, I was charged $2,640 for 22 days at $120 per day despite the property being marketed online for 19 of those days and many people viewing the home. It should not be the applicants responsibility to pay for a property they never agreed to lease. This is bad business and I'm not aware of any other property mgmt company doing this! The point of this post is to warn any future renter about this company's intent to make a potential applicant financially responsible for a rental property under the guise of a holding deposit! It was called a Holding Deposit Receipt and should absolutely be ONLY for the days the property was taken off the market and held by the applicant. Don't make my mistake and trust the title of the document and not fully read it. You are agreeing to pay a per diem equivalent to the rent of the property until it is re rented not for holding it. That should have been explained especially if she's been sued for it already in the past. Please beware and insist on seeing the lease first. Don't sign that receipt until you have. This is not what the law intended a holding deposit to be and it is not standard for a management company to use it in this way. read more

I've contacted this company 4 times, including today, to view a rental listing and have not heard back from them as of yet. Do they even get the messages for viewing requests? When I talked with the answering service, I'm assured my requests have been submitted...... I received the call from the company today apologizing for not being contacted about this property due to two persons with the same name. Unfortunately, the property was shown yesterday and now has three applicants. I understand the mistake, but maybe a better screening process for messages would be better for future business. I really liked the outside look of the home as well as the interior and wonder if I had gotten a return contact sooner, I may have been one of those applicants. It's hard to find homes that we really like in this neighborhood and I hate missing out on this one. read more

I've had my rental house with Parker Properties for almost 15 years, and they have always brought me excellent tenants, very quickly. They have always attended to all those fix-it details quickly, and provided a choice of contractors at reasonable prices, and were still open to me using my regular contractors as needed. Teri and Taylor have their pulse on the market and are very knowledgeable in real estate matters-- I am a real estate Broker myself, and there are only a handful of agents out there that I would write a glowing review for. You will feel very relieved to have Parker Properties on your team, especially during this time when tenant/landlord laws keep tightening up, it takes a property management company who really knows their stuff. Nothing against Parker Properties. However, please beware of a realtor named Melissa associated with this firm. I was in a sell and buy at the same time situation - a contingency! She listed my property for sale too high and I had to eat $15k. She did not properly negotiate the offering bid on the buy side and I again ate another $10k! She still got her full commission. Not so much as an offer to reduce. HOME INSPECTION: She hand selects (I'll take care of everything she said) the home inspector (American Dream Home Inspection Services) and sides with him in lying about issues brought out during inspection. LIES! Don't pay 6% commission to be fed lies! Items that were to be repaired before close of escrow were not done. She claims to be San Diego's horse property realtor yet failed to point out to her client (me, overwhelmed with the whole sell/buy nightmare) that the horse shelter was rotting and even stated that it was safe to use chain link fencing for a horse enclosure. I regret being too polite and not pointing it out. Yeah, right, was she going to pay for the vet bill associated with that mistake? Anything for a sale. I quickly learned that realtors and lawyers no matter the outcome always get paid. During the home inspection she was negatively discussing the rather lovely pool right in front of me! Not cool or professional when one is under your employ. She had also stated that real estate was just a side business, her family didn't really need the money, its just extra...so why then did she let her client struggle during the escrow process. Greed. Anything for a sale. As a person she is polite and has good communication skills, but as a realtor, not so much. Take away: pick your OWN home inspector, one the realtor does not know. read more

When putting in my 30 days notice, I exercised my right to a pre-inspection on the house that I was about to vacate after living there for almost 4 never-late-on-rent years. I had my inspection on Oct 21 2011. Tricia told me everything looked good, and that I had to pay approx. $200.00 to get the house cleaned and possibly a little more for the windows (Verbal agreement...oops). I was ok with that. She also told me that the termite infested patio beam that was rotting away wouldn't be my responsibility. She also stated that legally they have 3 weeks to pay back my deposit of $1595.00. I thought that was kind of long, but didn't sweat it. I wait two weeks and call Tricia on Tuesday Nov 8th and she told me I might get my entire deposit back because the owner was thinking about selling the place, but she would have my check out to me right away. 3 days latter I receive my check for $850.00 with $745.00 taken out of my deposit. $200.00 for cleaning the carpet when there is less than 700 sqft of carpet in the house as the entire lower level is hard wood. $300.00 for general cleaning, $100.00 for a damaged door that wasn't broken by me, or mentioned in the inspection, yet came up long after I turned the keys over and $45.00 for the above mentioned termite infested patio beam Tricia claimed the owner needed to take care of. $100.00 for trash removal? The owner left a bunch of wood at the house when he re-did the drive way almost 2 years ago and never cleaned up his mess after repeated phone calls. Somehow I am responsible for that now? I was never given another inspection report of things to fix, and in fact up until the day the check was written was told everything was fine. This is a horrible way to run business. It took countless emails before I finally dealt with Terri about the situation. 4 weeks after my initial inspection (Well past the legal deadline) I was given a second refund. The excuse I was given: "We were waiting for the owner to decide if he was going to sell the house or not". Talk to any real estate attorney and they will tell you that is not an extenuating circumstance for withholding a deposit, as the law clearly states. I'm still not satisfied with my refund, but at this point its cheaper than going to court. You need to document everything when you move in, don't think that they noted it for you. Always get everything in writing. Apparently with this company you cant rely on a persons verbal word as it means nothing. If you don't document, be prepared to fight to get your deposit back. Don't turn your keys over until you receive everything in writing. read more

Same thing happened to me when I called and talked to "Trish". She seemed annoyed when inquiring on an apartment as if I was bothering her. I asked a couple of questions and she got annoyed and said that she is in the middle of something and will have to call me back. It's so far 36 hours later and I haven't received a call back. I saw another Craig's List update on this apartment so obviously it's not rented yet and I was VERY interested. I was just very turned off, I can't imagine calling if I had any issues after moving in. So I decided to move on to another option. I hope she owns this property and some poor property owner isn't paying her or Parker Properties to poorly manage their investment. This company is completely unprofessional and uses bully tactics to enter your home. I was a renter of a home in Alpine to which the owners did not hold to their end of my lease to give me an option to renew the lease due them not being able to afford the home any longer and needing to sell. Although we had already secured a new beautiful home on Mount Helix, I still had a month left on my lease on the Alpine home. Teri Parker sent me a text that she intended to come to the home with less than a 24 hour notice to view the property to prepare it for sale while I still had possession of the home for another month. I told her I was not able to make this appointment until the up coming week. She then told me they had no intention of waiting that long. I again had to tell her I was out of town until Sunday and would not be able to open the house sooner. She then text me she will be there Monday morning at 9 am and had posted a notice on my door of her intent to enter on that date at that time an hour earlier. I told her what ever she posted had no validity under my lease and the law and that I will be there at noon on Monday when it worked for my time line and not before that and if she steps on my property before then I will consider it trespassing!!!!!! She changed her tune and agreed to meet me at noon I have the text to prove all of this. I don't know who these people think they are, but I would never hire them for anything as they believe they are above the law and have no problem using bulling tactics on law abiding citizens to meet their time lines! read more

I'm renting a house from Parker Properties & have lived at our new place for about 3 months now. From the beginning I have always received great service from them. Tricia was wonderful with helping me view the house before we decided to rent it. We had a bee issue and within an hour of calling them a bee service was at my house removing the hive. I was super pleased with how quickly they responded to the problem. I also had a plumbing issue that began at night and the office was closed, so I made a maintenance request through the website and received a response shortly after from Teri letting me know she got it and the next morning a plumber was here to fix it. Trisha in the rental department of this company is downright incompetent and lazy! The very first time I called to inquire about viewing a rental, she said she was on an important call and would have to call me back. Well excuse me. Another time I wanted to drop off the deposit check so I called to say that I was on my way at 10.20am. She said she'd 'wait for me'. Like I was totally putting her out. Another time I wanted to drop something off at their office at 11am and she said that wouldn't work because she was going to lunch and I'd need to come back at 1.30. Yes, that would be a 2 1/2 hour lunch break. Oh, and I asked her to ask the owners if we could do something to our home EIGHT times and she each time she said she was going to ask them, but she didn't. She's so lazy that when we wanted to view the property she sent us to the house so that the current tenant could show us around. Oh and when I wanted to pick up keys on the day of the move in she said she couldn't make it before 10am because traffic might be bad for her to come any earlier. Seriously lady?? In this economy surely someone else would take your job and do it ten times more efficiently. read more

I usually reserve Yelp reviews for an absolute top notch experience and Parker Properties definitely hit the mark. I've actually seen them in action from both sides of the market as my parents used them to manage a rental home in the past and had nothing but a positive experience and then I just so happened to rent a place they were the managing in Alpine. Stayed there for 2+ years. When comparing my experience with Parker Properties to my time with other rental management companies, Parker definitely has their act together in terms of response and communication. Teri has put together a staff that is actually capable of managing the in's and out's of rental properties while other companies are hard to reach and/or you're looking at a 48 hour turn around time to get a response from an inquiry. We only had to reach out once or twice in our 2 years there and every time it was lightning fast response/act to get the issue resolved. They also kept us in the loop/updated. You really can't beat that these days, especially when compared to other companies who are a bit understaffed and less experienced. They have a 24 hour emergency response system, online payment option etc. Whether you're an owner reviewing potential rental management for your property or a tenant who sees a Parker Properties managed listing...I HIGHLY encourage you to give them a call.
