This review may be updated because I haven't moved in yet-but I need to comment on how great the service was by Michael. He showed us around and was so very helpful. He was extremely friendly, funny and informative about pricing and living information as well as told us all the best food places to eat in SF. Thanks Michael!!! The girl working the front desk yesterday was so nice and welcoming as well :) I wish I wrote down her name! The apartments and town homes are so cute, clean, family/dog friendly and safe. Walking distance from SFSU which is awesome. Too bad their upcoming mixer to meet possible roommates wasn't the same day as SFSU's sneak preview day yesterday. That would have been helpful since I'm not from the area and will not be able to attend the mixer now. I really hope everything works out because I would love to live at Park Merced!! read more

Update: they've since come to clean. But didn't clean the mold in the closet where it grew on our clothes and shoes. The room reeks of bleach and paint. And none of our items are being compensated for that we have to throw away. read more

Normally, I do not go out of my way in writing a review. I lived here for 2 years living in a place that is supposedly safe, a place for me to live in comfort for bit until I finish school. Walls were repainted, the carpet were stapled to the floor which peels off easily and I bled from stepping on them by accident, walls are paper thin I can hear everything my neighbors are putting up, I get frequent emails saying some shaddy person is walking around with a weapon or someone was held at gunpoint at like early afternoon...the list goes on. Parking was already atrocious, if I am paying 3.3k for a 1 bedroom per month I would like to ask for free parking at least. You don't, you either have to sign with the DMV your new address to get a parking sticker where you can only specifically park in that area or you pay $120 a month for private parking space just for you. Even though I paid $120 one of my neighbors tried to fit her big truck into a tiny parking space and said my car was in the way and SOMEHOW got Parkmerced to tow my car away. I rented a one bedroom on the 1st floor with a backdoor. I have no idea but either the backdoor or the building I just rented was not completely sealed. As I got a lot of pillbugs and big 8-legged creatures infestation. My top floor neighbor had a roach infestation and somehow spread it to the other neighbors including myself, which I had the exterminator to come like 2 times every 6 months. The only GOOD thing Covid-19 did for me was to have an excuse to finish off my school at home where I don't have to deal with the hefty price or the crazy shenanigans the area gives of living in Parkmerced. I would rather have just driven or taken the Bart to school everyday. read more

I don't understand why park Merced charges it's tenants in one bedroom garden homes for roughly 3100 a month when Zillow records it at minimum 2850 when 3 times out of 10 there are vacant units. On top of that, the move in brochure informs you of all the services they provide just to neglect you! When we first moved in, we had a leakage and in order for maintenance to fix it they needed approval from us to enter our home and fix it but they never did so each day it rains our closet gets wet. Also, gardening. We've called resident services and maintenance multiple times to get our overgrown grass cut because it is covering our doorways for a year and a half now and each time they say they can't do nothing about it that we have to go to the gardeners working the block but they say we have to make an appointment with the office. We have been trying to get into contact with resident services through email and multiple voicemails to notify them of our 30 day move out notice, but they continue to ignore our calls and emails. There is just no communication, representatives at the office are rude, terrible quality of paint jobs and other finishings around the house and just overall do not care for your well-being. To sum this up, it's best if you save your money and not sign with park Merced. read more

Hello thanks for responding to my previous review. I have went and paid at the residents office and they said the only way to pay is through cashiers check or money order. The resident portal online is not working and does not show the payments I've made (the deposit and the Dec and the January rent), you also cannot pay through the portal. It does not even reflect the rent to be paid. ‍ I went to the office a few time to ask if I can pay online and they said the only way is to drop your checks in the deposit box on the side of the resident office. So no receipt from the front desk or even just them receiving your pay and for how much. Just an acknowledgement, I do want to make sure there is proof it's been received. It's been a hassle and they can't give me receipts of my payments. Sorry I have to write this through Yelp. Nobody answers the phone and no return calls after u leave a message. read more

I've lived in Parkmerced for about a year and everything was fine for the most part. Unfortunately, the last couple months of our stay was dissatisfying due to moisture intrusion and mold growth throughout our unit. It was pretty frustrating because we had to throw out personal items after mold grew on them. Maintenance came to our place to inspect and clean the mold but there was still some afterwards. Both Sarah and Jessica from the resident office reached out to us to help our situation. Sarah and Jessica are both fair and helpful people that care about Parkmerced's residents so I recommend reaching out to them directly. read more

Sarah is attentive, extremely helpful, personable, and took the time to listen to me and work with me to come to a solution that worked for both parties. I have a few things to say about Park Merced (PM) I never write yelp reviews, but this one was needed. I lived in the towers, so I can't speak on townhouse experiences. -Let's start with the elevators: 2 elevators, for 13 floors. On days with adverse weather conditions, one elevator was bound to break down and forced the entire building to work with one elevator. -Next...packages: it's not an exaggeration, packages get stolen here all the time. And if you call to ask PM to check the cameras, they will tell you they need a police report first. There are homemade signs everywhere asking people to return their stolen packages. Use their amazon lockers for any amazon purchases. -Up next...safety: weirdos are constantly walking around the community. I have been followed into my building twice, someone tried to break into my car while I was still in it, and I've been followed walking from my building to the detached garage (at least a 4 min walk). Also, Two huge brawls have happened in the middle of the night just outside the complex that included tenants (they were walking in and out of the building). -up next....the garage. There is only one complaint about the garage and it doesn't have to do with safety or any of that. You have to pay for garage parking, and I was happy to pay for it to ensure the safety of my car and a guaranteed spot to come home too. Nope! Corporate once parked in my spot, and when Community Outreach was notified, they said they could not tow the car because it was the vehicle of someone from corporate. Hey corporate, screw you. -NOISE: two words: thin walls. You hear everything!! One example: My neighbor above me would keep their TV blasting all night (no literally, until 5:30 am when they got up to shower. Ya, I learned their routine). it would be so loud it would shake my walls. I called community outreach for noise complaints multiple times, and nothing really happened. The last week before I moved out, I was woken up at 1 am and 5:00 am by their loud ass TV- I had enough. I called Community outreach and when they came to investigate, they said, "this is normal for the towers. I live in the towers and I'm used to it." I would constantly hear my neighbors across the hall from me clear as day also. Thin walls was not an exaggeration. -inside of apartment: chipped paint by the door from day 1, doors didn't close properly, heater would turn on by it self (had maintenance come and fix it, still happened), front door handle was installed incorrectly and door opened by turning the handle upwards. - bugs: I didn't have a bug problem the way other yelpers did. So that's a plus. Overall, i will not stay at PM again. It wasn't always bad, but for what they were asking for in rent, NONE of the things listed above should have happened. read more

I have complained to Park Merced about this and people continually to have dogs off leash, often big dangerous breeds coming after my dog on a leash when I am walking. People do not respect the signs that Park Merced has put up about the dogs on leash policy. Park Merced needs to start having patrols out at peak dog hours like around 5-6pm and 7am and start giving fines/penalties for people who don't know how to control their crazy dogs. read more

The public housing families being "temporarily" warehoused at Parkmerced are paying their same low rents through a federal government subsidy, while Parkmerced charges a corporate rate and collects the difference from the federal government. Current tenants under rent control and with limited incomes have no choice but to live in an environment of gun shots, car break-ins, stolen packages, noise, dirty interiors and exteriors, loud fire alarms, and insecurity from strangers wandering in the building and into apartment units. Parkmerced's benevolence toward public housing families ignores the safety and welfare of other tenants. There is undoubtedly a profit motive behind this "temporary" relocation of so many public housing families into Parkmerced. read more

Terrible maintenance of the townhouses especially, they do not treat the mold caused by humidity, the paint on the walls is falling and there is mold down and maintenance only covers the mold with paint and when you leave the place they charge you for everything that is damaged although It's not your fault, for the high prices they charge for rent, they should use better quality products, for example the blinds are of low quality and they charge you if damage occurs even if it has been used for more than a year. read more

Townhome Review Below! Most of the terrible reviews posted here are for the towers. I lived in front of the towers in a second story townhome for a full year - and you know what, the tower is as terrible as it sounds. All the loud noises, yelling, and drama (constant fire alarms) happen in the towers. When I first found Parkmerced, I set it aside based on this review because I didn't realize there were two parts to this complex. In all honesty, the townhomes felt like home. When we look out, we see trees and grass (yes, grass). Most townhomes are quiet. The closer you are to the towers, the louder it gets. The homes are old, so expect old appliances and cabinets - but they work and they are clean. I only had one package stolen from my front door - but that was because it was mailed a few days before my move so that's my own mistake. We can usually find parking on our street - unless we get home at like 9p. When we call the courtesy officers with noise complaints, they come within 30 minutes to fix things. The shared laundry area is a hit and miss - but I don't think that's the fault of PM. I have seen people put in powder detergent - after the signs tell us NOT to. I have opened a washer to find a butt ton of pet hair all over - so that is just a gross person. They break down now and then but, again, I think that's the user's fault. All in all, an okay experience - given that it's also rent controlled. The only issue I had with PM is, ironically enough, the move out. They give you paperwork saying that you can call or email the move out department to schedule your pre-inspection so they can let you know what needs to be fixed in order to get your refund back. Both the number and email on the form are defunct. They also give you the option to have the pre-inspection without being present - that was originally "highly discouraged" and later turned into "we can't do it". Then during the final inspection, they forgot that they did not tell us things needed to be fixed so they took it upon themselves to keep a third of our deposit. In the end, they realized their mistake and gave us what we were owed. If you want your full deposit back, leave the townhome in the same condition as you left it. We repainted patches; we washed the carpet; we cleaned out the appliances. Do the work, do the pre-inspection after you are moved out so they don't miss anything extra, and have the pre-inspection report in writing before your actual final inspection. You'll get the largest chunk of your refund back this way. read more

The first time I attempted to use my oven it caught on fire, the firefighters informed me that it was the apartments fault. It was an old oven and they didn't bother to check it.... my walls were completely black and I had to call the office and beg them to repaint my walls. They sent a guy out on a random day of their choosing three weeks later and didn't inform me about it until I was leaving for class that morning... Next the first night I went out to some bars and came home my door was handing off the hinges.. luckily no one decided to help themselves to the items in my apartment. The door was old and falling apart. The free car living program is trash and you have to fight with the manager to give you the code and I personally feel like most people eventually give up after calling countless times a month... there's chunky panoramic everywhere peeling from the walls... and to top it all off.. I found mold growing all over my closet.. I've lived here for 3 months... this is ridiculous... But if you want a larger living space.. this is the place read more

Even during a damn pandemic they are giving out late fee's. My move out date/lease ends this month on the 13th and they charged us for the ENTIRE month of June because we didn't fill out a "30 day notice" that they did not tell us about! Very bad experience with them. I have signed the lease with them and the move-in date was 1/10/2020. When the agent showed me the town home，he didn't show me the laundry unit which is outside of the townhome. Then I realized how inconvenient it could be after I got the keys and visited the laundry. I have not moved in so that I contacted them try to solve the problems. They said that I had to pay the remainder of my rent based on the lease. I haven't moved anything in. So I asked if they can take the unit back and list it online again. I said that I would like to pay any fee for relisting. The answer was NO. They insisted that I have to follow the lease terms. That means I have to pay over $50000 for the remainder of the lease. They said that I have to pay until someone moves in. I don't want to ruin my credit. So I pay the "rent" for Feb and March. I kept checking if they list the unit online. Of course they have never listed it online until weeks later. Why hurry if Someone is paying for it？So they listed the unit finally in March after they rented other vaccant units. I have paid for two months. The unit was rented out very soon and someone moved in on 3/13. All those things were found out by myself. There was ZERO updates about the time of listing and moving in. Then I called many times to get my prorated refund （3/13-3/31）back. There was no action as of today. So I paid the period of 1/10-3/31，total over $13000 for nothing but bad service and experience. We've been living in Parkmerced for 2 years now and we love it. We've watched it go from a bit of a distressed property to management really listening to tenants concerns and bringing it back to a family friendly, safe neighborhood in San Francisco. Are there still problems to be addressed? Yes of course. What we've found is getting to know neighbors and forming a real community with them is what makes us the most happy. New amenities like the volleyball courts and new playgrounds and barbecues are going to help solidify the neighborhood and bring neighbors together for social occasions. Its been roughly four years so I figured its only fair that I update my review and provide further insight into the atrocious living conditions of Parkmerced. In my previous review from 2016, I addressed multiple issues which have only grown abysmal UNDER THE NEW MANAGEMENT. I emphasize this because these pricks love to throw that phrase around, blaming issues this apartment complex faces on previous management rather than determining and implementing solutions. They're too busy with their heads up their rear ends congratulating themselves for scamming new residents. If you value your sanity do not live here. Mail Theft Although USPS is good, don't expect to receive your packages from any other mail couriers. Not only are the grounds open and unsecured but Parkmerced has become a target of an obscene amount mail theft due to lack of security preventing thieves or unscrupulous individuals from loitering. This has been ongoing for years and Parkmerced has taken no action in addressing these issues other than posting paper flyers asking couriers to not leave packages unattended. Ask yourself, do you really want to be at home, waiting all day, checking the window and your phone to make sure you get one package? What about doing this for every package? Because I live in an apartment complex, if I dont retrieve my packages from the unsecured lobby room within 10 minutes, It wont be there. I have lost many packages to thieves over the years which have been a nuisance. Having to file police reports, call the courier company, call the company I made the purchase from, etc. Keep in mind, this is all for ONE package. Ask yourself if you're willing to do this on a monthly basis. Crime There is a low income housing complex over near the Bayview that went into construction a year or so ago. Because of that guess where they've moved all those residents? Thats correct, into Parkmerced! its lovely ain't it? That you get to pay $3000 for a 1BR but these low lives are living on subsidized housing costs? If at that? Since their arrival, theres been an uptick of crime (muggings, theft, vandalism). Just check the citizen, next door, or the local SFSU's police report page. Also keep in mind, those sources are just the reported incidents, not accounting for the older generation that are frequently targeted but are aware that there is no recourse in Parkmerced. Once, they stole an angled floor mat my neighbor uses to push her husband in a wheelchair into their apartment. I should also note that we had a drifter sleeping in our basement for a few months. One of Parkmerced's employees told me that he would defecate on the floors of the basement and urinate on various walls. Noise Oh this one is my favorite. Parkmerced has absolutely no standard of the individuals they lease to. If you live in an apartment complex like I do, be mindful of your neighbors. Unfortunately for me there is a family of 8 crammed into a 2 bedroom above me with children running, slamming doors, rattling the closet doors, screaming, moving furniture everyday, pounding on the walls, essentially individuals without a modicum of respect for any other resident. Its so loud that my neighbors below me thought I was the one making the noise. I've called Parkmerced on numerous occasions and no action has been done. Keep in mind that this is a common and growing occurrence amongst the towers as students attempt to find the cheapest housing available given the high and ridiculous costs. You will have 2 - 3 people confined to a room as well as individuals living in the living room. Ask yourself if you want to hear upwards of 9 people walking around on hardwood floor everyday? Cockroaches and Rats The cockroach thing for us is new. Previous management understood the requirements of managing a property ie hiring contractors to spray the ground intermittently to prohibit the infestations of roaches and other pests. UNDER THE NEW MANAGEMENT, they've decided not to and now as residents we are experiencing the consequences of their actions. A cockroach infestation has grown in our apartment complex which is affecting multiple units. We believe its because trash is piled up in the basement and only taken out only in weekly intervals. In an apartment complex of hundred of individuals, weekly is not enough. On top of that, rats scour the basement due to the rubbish constantly laid about. If you do decide to do a viewing, ask to see the basement and note the abundance of rat traps strewn all over. Its because our NEW MANAGEMENT would rather mitigate the problem until its someone else's rather than addressing the problem as a whole. But they can afford new Teslas, right? I'll reiterate that Parkmerced is not and will never be worth living in. If you value your sanity, look elsewhere. read more

We moved out of Park Merced in August 2017 and we are just now (January 2018) receiving our security deposit check for the proper amount. It took them almost six months to give us our security deposit check, approve our disputes, send the check out and then when we FINALLY get the check for the proper amount, we take it to the bank and the check doesn't go through because there is a problem with Park Merced's bank. Whatever you do, do not spend your money here. read more

Hubby and I were looking for a new apartment since our lease was up. We searched high and low for apartments that was accessible to public transportation to get to downtown SF but far enough that it doesn't feel like we are living in the middle of concrete jungle. We made an appointment to look at townhomes here at parkmerced last week. Our appt was with Andy. At first we were unsure since he did have a RBF looking face then after seeing a few homes he kinda warmed up. He seemed to not like to answer my questions, but loved answering my husbands. he pulled us into the office and asked us what we are looking for or wanted in a townhome. First thing we said was we wanted wood floors, and something on the first floor. He said he had some available. I had asked what the security deposit was for the townhouse. He said just 1k. Hubby and I were like ok, cool. Off to looking at about 7-8 townhomes took about an hour they have cars that they will drive you to each place to check out. The first 5-6 places were ALL CARPET. obviously not what we asked for. So again, I asked any of the townhomes hard wood ? he said well some will say hard wood and some don't so we are going to check out everything in your budget. First town home we pull up too was nice. however i see a common theme with this place. they look a little outdated. We walk in to this place and my first thought was NEXT! the townhouse smelled like wet dog like they had cleaned the carpet and forgot to open a window to air out. Space was ok a nice 723 Sq ft. the kitchen was closed off. it was carpet from the front door, dining and living room, carpeted bedroom as well. Taking a look at everything there is 2 entrances to the home front door and backdoor that leads into a shared backyard. this door was all glass. The last home we saw was the ground level home, it was nice same layout as the others but this one was close to a amazon locker and a short distance from the laundry room. Another question popped in my head, How come these townhomes do no have a washer and dryer in unit? they were big enough to have one. after seeing the homes we told Andy that we had a few more places to check out and would get back to him on monday, but before we left we made sure about all the fees and deposits were correct before we decided to do anything. Again he said, 43.50 each adult for application, deposit was 1k, and nothing is included so you pay water sewer and garage ( split between all the people who live in the building divided by how many rooms in the townhouse). We were like greaWe went on our way, now circling back we decided to check out the last 2 homes we saw. Sunday morning, We texted and email Andy to see if he had any time to see the places again. no response. i didn't get a response until 445pm with him calling asking how far we were to check out cause they closed at 5pm. Lucky him we lived like 10 mins away so we went out with my bro in law this time to check it out. after seeing the apartment, we told Andy that we would be submitting an application for the very last townhome we saw so he could process the paper work the next biz day. This time my bro in law asked about security deposit, And Andy replied its just 1k. We get home, Hubby and I processed our application, submitted our documents which was our pay stubs, and then the waiting game begins. the next day, we heard NOTHING. not a call, email, text nothing. UNTIL I EMAILED IN ASKING IF HE HAD RECEIVED OUR APPLICATION!! We get an email in regards to our lease. This is where everything went down the hill. the lease stated security deposit was 2800 + prorated rent of 1300 total move in was 4100 - 1k for holding = total amount that needed to be paid was 3100 at the the time of move in. I emailed asking how come security was more than what he quoted. HE NEVER RESPONDED TO MY EMAIL, but responded to my husband stated due to credit. EXCUSE ME ? due to credit? we have established credit both over 10 years have paid 100% on time never late. we told him to cancel this WE WERE NOT GOING TO GIIVE PARKMERCED 4100 TO TIME TRAVEL BACK TO THE 50s. FUNNY THING IS THEY ONLY RAN HUBBYS CREDIT BUT NOT MINES. we have life lock and they notify us when there is an inquiry on our report. He got one but i didn't. it really shows how shade this place is. I paid 43.50 for nothing. and his score lowered for no reason. DONT LIVE HERE GO SOMEWHERE ELSE. If I could give negative stars I would. They are the some of the biggest scammers I have encountered. Even though a large majority of their tenants are students, they do pretty much everything they can to screw you over. They charge a ridiculous amount of money for shitty outdated apartments with a long long list of problems. I've just had it with them. During these tough times they still manage to screw over their tenants who are already struggling as it is. They put on their website that they are here for the community and are doing everything they can to help which is a flat out lie. Do not live here. Parmerced is notorious for scamming residents. During my time leasing from them, I had property damage, a home invasion, and have now had a rental dispute with them for over a year. I have documentation of every instance in which they lied about lease terms or agreements, and the times I paid everything that was due. The gardenlike grounds are lovely. There is lots of space to explore. The management provides some nice entertainment but is not considerate of residents suggestions or criticisms about improvements. This is evident by their ignoring numerous complaints by dog owners who feel that their pets have become sick by the extensive use of herbicides on the property. Parkmerced regularly sprays vast green areas such the park in them middle of the complex. They do post no pets allowed signs but the green spaces are unusable for residents dogs for days at a time after they are sprayed. The mangement charges pet rent in spire of the questionable health and environmental effects of these herbicides . read more

Reading these reviews has been interesting. Lots of complaints and I guess I understand the validity but at the same time there is a reality to the property. Parkmerced was built 80 years ago. Yes, there are leaks. You should expect leaks in an 80 year old building. If you bought an 80 year old house (and at these rents let's just say you did) repairs would be something to expect. While management has changed over the years the service has been relatively the same since I moved in almost 30 years ago; not the greatest but definitely no slumlords. This isn't to shade the management but let's face it, the place is over 3,000 units. Management was so so even when Leona Helmsley owned the place. Things have always been fixed when asked, the landscaping is a solid B+ but that's only because everyone has a dog here now (wish they did when I was kid). Landscaping used to be pristine. Parkmerced is pre-millineal standards. Parkmerced is a time capsule to old San Francisco. It's classic design and garden community is something to really envy. Rooms are pretty spacious. Old fixtures in the units give these places a definite nostalgic touch. It's not 2020 remodeled. It's 1940s/WWII architecture. It's comfortable and has always been a cool place to raise kids. Some things have always been. Car break ins has been a thing since I first got my license in 1996. It's hard to patrol such a large property but more should be done. Reduce your liability by keeping car empty of anything valuable. Parking has always sucked around here at night. It's close to SF State and the school has expanded exponentially over the years. My only unexplainable negative and the reason for the 4 out 5 stars I have is that there has been an inaction on tenants who disturb the peace as of late. Tenants fighting at 1am in the morning with police called out and nothing seems to change. It's unfortunate because this is home and listening to obvious physical domestic abuse in the late night hours really sucks. Hopefully management would enforce the right to peaceful enjoyment verbiage in everyone's lease. Other than these recent disturbances the place is super chill and convenient. read more

PARKMERCED IS THE WORST TERRIBLE PLACE IN SAN FRANCISCO!!! If I had a chance to give 0 I would. When we moved here, they were nice until we signed a lease. But when we needed help,THEY JUST IGNORED US. I am pregnant and on 11th floor we live. The elevator does not work, the parking is so far which is they lied us when we signed a lease, I can't walk everyday this long way for to arrive parking, I asked from the management help they didn't care. IF I WILL LOOSE MY BABY WHO WILL RESPONSIBLY FOR THIS ??? About parking they promised one place then lied that they are builds a building which is not true. The staff are so rude and lies a lot. When I call to talk someone's they hang up the phone to my face. Every time the building is dirty, smelling.. LAUNDRY IS ABOUT VIRUSES BACTERIA MESS UP TERRIBLE ! Every other day or night for some how fire signal turns on. To much noises.. I do have a lot of picture and videos of elevator issue, dirty and the video of noise at night which is we cannot sleep. She is one of the best agents we've dealt with over the 11 years my sister and I have lived in Parkmerced. Pashun goes above and beyond to make sure things are ok. She always has a smile, even when residents are not happy. That goes a long way in diffusing a tough situation. I know when Pashun is handling a problem a solution is soon to follow. read more

Gus Gonzalez talked us through the process and even came all the way from his office to our apartment and helped us directly connect everything and make sure everything worked properly. I love Parkmerced for convenient location huge , bright apartment and fast maintenance responses .

This place looks really nice to someone that does not live on the property. To someone who lives on the property has dealt with holes in the roof, cheap sheet wall, old heaters and a very unprofessional way of accommodating tenants with continuous issues within the property. This place has insects, and rodents in some of the apartments due to holes in the roof, as well as old heaters. I would not suggest a new tenant move onto the property. read more
