When first moving here to Park Merced my family and I were a little nervous. Being a born and raised San Franciscan from the Mission and Bayview the perception of this demographic area for folks like us was that we probably would feel out of place and un-welcomed. With 3 months of experience so far residing here, the perception is nothing as we thought. Park Merced is a beautiful and vibrant place. I feel that it is convenient to our needs. I am caring for my elderly parents, a cancer surviving sibling yet disabled, a teen age son and myself. With this in mind Park Merced has been such a supportive entity that helps ease our load of trying to live with a better quality of life despite our challenges. Most of our neighbors are great. Every one so far lives as a true community. In our building there is unopened food, books, clothes, and various things left in the lobby for those that may be in need. Most of the time these things are gone within the hour. I wanted to take the time to highlight a few things that made me compelled enough to write this review. Since we have been here the Park Merced Plaza has been so welcoming. They have almost everything we would need! The other shops or businesses have been great as well. I will be honest that there is a lot of negative activities such as intoxication, fights, robberies, and car break ins just to name a few. As I mentioned earlier, I am a San Francisco Native and where I come from unfortunately this is the norm. WELCOME to OUR CITY and COUNTY of SAN FRANCISCO! Not condoning any negativity what so ever yet it comes with the territory. The difference here is that there are outstanding staff here at Park Merced! When there is negativity and issues I have come to witness a small group of employees of Park Merced that come to the rescue EVERY TIME. I have seen a few incidents that could have definitely turn fatal but with fast response from these few individuals things were handled in a way that no one got hurt and everyone got to go home. In one incident of a fight brewing near the bar of listers and the market I witnessed a young lady who I met later as Passion (I hope I am spelling her name correctly) and a male colleague of which I have yet to catch his name mediate the situation verbally. This female employee was being spit at and cursed at yet she held her composure and professionally de-escalated the situation. I was concerned for their safety due to COVID yet I appreciated them for taking precautions by having their masks on and keeping 6 to 8 ft away. I witnessed this same employee consistently be the one with three male colleagues continuing to answer the needs of us residents from assisting an elderly who got his chair stuck in the grass, to defusing domestic violence fights, to making sure that everything is running smooth and quiet throughout the huge property. I seen ungrateful, privileged, instigating residents disrespect them and yet they maintain patience, control, and peace. My family and I have also realized that this individual is well known for her amazing work etiquette and caring demeanor. She has been a great assistance to my family and I with navigating processes, resources, and services with Park Merced. She has excellent and refreshing mannerisms the "Yes ma'am No ma'am/sir" type. They were non judge mental and fair when mediating. She and entire staff so far has made us feel welcomed and feel at home away from home. These workers definitely make you feel like you are valuable and that they care. I also wanted to acknowledge the Maximus Corporation. As a REAL San Franciscan I have to stand and give credit where credit is deserved. I don't feel that Maximus has received the rightful recognition that it should and for what it's worth I will give it to them and express my humble gratitude for all the years of service you have provided within our communities. Thank you for being one of the ONLY companies with property ownership to take in our communities during so called redevelopments and tragedies such as people losing their homes to fires. To my knowledge and experience you have been doing this wholeheartedly for the last 25 plus years. Other companies refuse to assist our communities because they don't want a bad rep or for heartless reasons. I feel a thank you is not enough for what you have done for many years that no one even knows, but I know and I thank you! I am a strong advocate always about the true and real communities in disparities! And I am not always too fond of developers because trust we have been done wrong by many, I will say that you are different. In this city politics is dirty, but us real folks are no fools to what is real and what is fake. Action speaks louder than words, you have served our communities by providing many of our folks with housing, that action alone speaks volumes with integrity. If I can put zero stars I would. This place is a dump and disgusting. First, management does not hear your plea or concern especially the employee named Tammy Gallagher she does not know anything about disabled people's rights. She will shoot you an email putting violations on you even if it's not your fault. She needs to learn about disabled people's rights before even issuing violations. Or find someone else that knows the law. Second, the apartment buildings are disgusting. We've seen cockroaches crawling in the hallways, inside my apartment and other peoples units and ants coming from somewhere. Residents have been complaining about their apartments not being fixed. Cracks and water marks on the ceiling and still is not fixed after two years of telling the office. Other residents are complaining about molds in the townhomes and noise. A lot of junkies and drug addicts and too many registered sex offenders living in this community. People are getting robbed in front of the buildings or just simply walking. If you have citizens app you'll know. There's a hispanic lady that do sublease and two bedroom apartments are filled with families and the thing is the water bill is split up per apartment unit so if you live by yourself your water bill should be cheap NOPE you are paying too much because some units also have washing machines and dryers in their units. Also, they're painting the outside of the townhomes but not fix what is wrong on the inside which is molds and you can hear people from next door. Third, This company had switched 3 different security companies and they still can't do their jobs right. Even security is complaining that they get too many calls and complaints people are constantly partying or yelling in the middle of night. People smoking weed and cigarettes in the stairwells and the balcony and even inside their apartments. Alarms constantly going off because people does not know how to open their windows and turn on the fan in their kitchen instead they open their front door and that makes the alarm go off. Now if the alarm goes off twice in your apartment they will start charging you $500 which is fine because it sucks to keep waking up especially night. Also, the stairwells stinks with piss, cigarettes smells, and weed smell and there's even a throw up that wasn't cleaned for almost 7 months and still I see it every time I take the stairs. Fourth, there's prostitution going on the townhomes and in the apartment buildings. Homeless people trying to come in and stay at the empty apartments. People selling hard drugs they just arrested someone in February on a drug sting right on Cambon in front of the plaza. Some of the old neighbors from 3 yrs ago had left the prior year because they cannot stand management doing nothing but being biased. Also, being robbed or your car getting vandalized nothing has been done. They only have security cameras working outside the building, outside the stairways and the lobby and mail room and not on the garage and car ports. Also, maintenance employees love to park on your parking space and if you confront them you get a violation but they want your parking payment every first of the month but not tell their employees not to park on peoples parking spots and then you get a violation on top of that even though that's your parking space smfh. Also, they don't tow cars who parks on your parking spots so that's another hassle and inconvenience for everyone especially if you're disabled but the lady named Tammy doesn't care about that and she retaliated instead of reprimanding the employee not to park on the residents parking spots. All I can say is it is better for you to find somewhere else to house yourself and your families because these buildings are outdated, management doesn't care about you, a lot of sex offenders around, barely any parking, you'll get robbed, being woken up for someone in the building screaming especially that girl in 1L on 125 Cambon constantly screaming at someone in their house late at night and constantly smoking weed and cigarettes on the stairwell with her homeless boyfriend. The Cambon residents even created their own home association because for so many months both elevators kept breaking down and it took them so long to fix it. Also, your packages will get stolen like so many other residents and my packages got stolen. Residents at 125 Cambon even created their own home association because of all these negative things going on and have their own lawyer to defend them. Some residents that had left and filed lawsuits because maintenance comes in their apartments without permission and unauthorized. Make sure you have a camera in your apartment to be sure. Also, building inspectors came yesterday and the buildings failed that says a lot. Rent at your own risk. read more

Traumatizing! My time at 125 Cambon Dr. has been nothing short of traumatic, and I feel compelled to share my harrowing experience with this apartment complex. From the moment I signed my lease, it was evident that their commitment to resident services ends abruptly. Upon my arrival in July, I was met with an array of issues that made me question my decision. During my initial tour, the place appeared pleasant, and the neighborhood didn't raise any red flags. However, despite numerous emails and requests for a move-in appointment confirmation, I arrived to find no such appointment finalized. The lack of communication wasted my time and resulted in additional costs for my movers due to the unnecessary delay caused by the apartment management. As I entered the building, I was greeted by a disheartening sight - homeless individuals and drug addicts loitering in the lobby waiting for their resident dealer! The overall atmosphere was unsettling, and the residents themselves exuded an air of suspicion and discomfort. The contrast with the safe and pleasant East Cut neighborhood I had moved from was stark, leaving me in shock. Distressed by this turn of events, I visited the leasing office and inquired about relocating. The leasing manager, Jeff, acknowledged the issue but shockingly excused the negligence of his leasing agent by labeling her as "naive." To add to my frustration, Jeff seemed oblivious to the fact that other buildings in their complex had security cameras, which were conspicuously absent in mine. Instead of taking full responsibility, he offered me a unit in a different building with higher rent and declined my request for relocation assistance. Additionally, I received only a partial refund of my security deposit for a place I barely stayed in until my relocation. Despite confirming with the agent that I would retain my mailbox key for an essential letter, they altered the lock without notice, cutting off my access. The communication breakdown became a recurring theme, making it impossible to ascertain critical information about my move. On the morning of my relocation, I faced more chaos. Since I knew there will be no moving instructions, I initiated multiple calls myself one day prior to moving to get information on the money order need prior to moving, but the vague and conflicting responses from the staff regarding payment methods led to a last-minute scramble for the money order. When I finally secured the money order, I received the wrong key from, Antony, a seemingly inept moving agent. This mishap resulted in further delays and added stress to an already agonizing experience, all while my movers were billing by the minute. My ordeal did not end there. The apartment complex made empty promises of a $100 Uber credit and advertised Amazon locker boxes or LuxerOne services that were nowhere to be found. A thorough inspection upon moving in was lacking, with a smoke detector missing batteries. The lack of security within the neighborhood left me fearing for my belongings, with packages vanishing in the blink of an eye. The hallways perpetually emitted unpleasant odors, often tainted by the stench of urine. The presence of thieves and criminals in the vicinity rendered the area unsafe, particularly during nighttime hours. I cannot emphasize enough the importance of staying away from this deceitful and unprofessional apartment complex, despite being promised cash rewards for referrals! My initial quest for tranquility in escaping downtown chaos transformed into a relentless nightmare, complete with a sense of deep regret for giving up my safe and pleasant apartment. I am now in the process of seeking legal recourse to break my lease, as the multiple illegal acts and distress inflicted by Parkmerced have made it untenable for me to stay. read more

I see all these fresh & new victims to the community, leaving all these amazing reviews! They use catchy incentives like lowering their rent with rent specials that are unheard of in San Francisco and their $1,000 deposits to lure people into their deceitful web of lies! Everyone is nice when you first get here in Residence service. Stay here for 8 months and find out that your unit is one of the units that is infested with black mold and mold and you have lost thousands of dollars in damages of your personal belongings, & running 2-3 dehumidifiers in your unit, & 3 air purifiers just so you can breathe! Especially for us disabled low-income tenants who suffer from medical respiratory conditions. The moment you begin to complain and question what they're doing is the moment you will find out they really are. Satan himself! These places are hell holes because they are mold infested, flea infested & the property management are incompetent. They use hostile, threatening harassing tactics to try to scare us tenants with fake/false "3 Days To Quit" & phony "wrongful evictions" when you complain about them not doing their jobs & being incompetent to address the mold remediation and repairs. Do not believe the hype up lies of new reviews! Fake! Park Merced has a historical reputation that some of their workers will steal your stuff if you are not home and you allow them into your home. The moment you begin to stand up for yourself, is the moment they try to silence you and refused to do any repairs and threaten you with "3-day notices to quit" with malicious lies against you of things you have never done. Alex S. is a very evil, racist/bias, discriminatory & unprofessional individual who uses the stroke of her pin to commit criminal acts against tenants like myself, who speak up about their negligence. Alex S. is abusing her power, while she sits in a seat as a communication manager, and exercising her privilege for Brick + Timber! She is a very dangerous individual and these people are will to do whatever it takes, to get you put out of your home and on the streets, if you file any complaints against Parkmerced Brick +Timer. My room mates and I moved here for school last year, and to say the least Park Merced is turning into the Tenderloin area. Upon moving in, the apartment was not clean as they had guaranteed us it would be. We had a crack house as neighbors, and on top of them was a sex offender, drug dealer, and potential shooter of SFSU. They would go after us after throwing our garbage out, and fish through our garbage and take it back with them. They would go at it with each other EVERY week, whether it be yelling at each other at 6 AM, breaking each other's windows, having the police called; the list goes on. We also had neighbors who haven't had paid rent for MONTHS, and were still living there with no consequences. We told one of the representatives that we felt unsafe showering, as the only way to let the steam out the bathroom was with the window open as their was no fan. The crackheads and sexual offender would be outside 24/7, and the representative goes "Well, that's beyond our hands, maybe invest in a safety net on your own" Like, what? Shouldn't you be concerned for three young girls safety, especially when these people have been complained about from so many other neighbors and even non residents at Park Merced? For 3K a month for a one bed and one bathroom, next to a state university; you would think Park Merced would want their complexes as clean and safe as possible. What they show you is completely different than what you actually get. Town houses barely have windows, specifically NO windows with a safety net so that you could open for fresh air. Their team is absolutely unorganized, unprofessional on time management, and overall full of a bunch of liars just wanting you for your money; especially if you are students at SF State. We just wrapped up our lease last month, and still haven't received our security deposit, and now are getting bills from "third parties" according to Park Merced; which were never stated to us in our contract or in person or over the phone. Overall; this place is disgusting, unsafe, and an absolute waste of your money. Save yourself and try to invest into nicer apartments probably 10 minutes out into Daly City. read more

The question begs what are you specifically searching for in an apartment dwelling? Responses can be as varied as districts of S.F. provide. So is it maintenance issues such as plumbing or electrical both internal and external on property? Perhaps parking is an integral issue as S.F. residents obviously have more than their fair share of complaints regarding parking fees and its limitations. There have been more than a few complaints from current residents and more than likely potential renters at Park Merced regarding these and other relevant issues and I'm not in anyway dismissing these concerns. But for a moment let's address the elephant in the room because no one regardless of gender, family dynamics or race or political orientation wants to live in any type of housing that doesn't provide at least the semblance of safety and therefore security issues. As a result of safety concerns, I turned to the new management company at Park Merced, Brick and Timber. I had more than a few instances of safety concerns that were more or less being completely overlooked by Park Merced management such as lease violations that impacted my safety and these violations were ignored until Brick & Timber took over several months ago. As a single female living alone there was no question as to the relevance and importance safety was to me as a long term renter at Park Merced and realistically to anyone living at Park Merced or as a potential renter. I specifically reached out to several individuals at Brick & Timber management, Kit D. and Mosiah and Christopher all Communication Administrators, and can't express my thanks for not only their continual professionalism but their quick response to my concerns and staying in constant contact with me until my issue was completely resolved. I understand the issues I have read regarding other tenants complaints. However realism insists that safety is paramount to any renter and therefore one would hope in seeking a new rental that safety issues shouldn't be a questionable concern. And I can happily contend that due to Brick & Timbers invaluable assistance and their employees listed above that concern has been resolved. read more

I have so many issues with Parkmerced. For one, I have experience many shootings since moving in almost a year ago. One happened directly under my bedroom window in one of the highrises along Font. Two, I have been finding cockroaches in the hallway closet, bathroom, and even the kitchen. EW! I think there the last tenants probably had an infestation, and Parkmerced replaced the carpet to fix the issue. Also, my bathroom ceiling is ready just to collapse, and it leaks every time the unit above us showers. And the vent in my bedroom is always, ever since I moved in, make a banging noise at all hours of the day and night. My biggest issue is with Maintenance. A request was made for them to come by to fix and issue, but they didn't show until three weeks later. That's not why I'm mad though. I was home alone when I started to hear someone bang on my door aggressively, followed by the doorbell being rung continuously a bunch of times, and banging on my door aggressively again. In the past, I've had drug addicts behave the same, so I did not feel comfortable answering my door. Also in the past, maintenance usually announced themselves after knocking or ringing the doorbell. That did not happen this time, so when the guy was trying to get inside using a master key I thought it was an intruder, and was scared for my life. Parkmerced sent out an email about a month ago about some of the maintenance employee uniforms being stolen and to be wary, so I'm not overreacting when I say I thought it was an intruder and was seriously scared for my life. I also think Parkmerced should disclose they are also Section 8 housing. My roommates and I didn't find that out until out first shooting experience where we found that out online. It made so much sense with the amount of crime, and weird, drug addict people living here. For the amount I pay to live here, I would expect better. They claim they are a luxury complex, but they are NOT. If they were, they would be more mindful about who they let live here, and have better upkeep of their units. Okay Parkmerced. I see that my review got deleted to I'll just repost it for you :) Where do I begin. First off, parkmerced claims they are a luxury complex but believe me they are NOT. If they were, they would keep better upkeep of their units, and would be more wary of who they let move in. Many of their residents are section 8 drug addicts. I remember one of them was banging on my front door at 2am one night scaring my roommates and I. And just two weeks ago, a meth addict was screaming outside at some cops. This brings me to my next issue concerning maintenance. I had requested for them to come to fix an issue. They didn't show for three weeks, though that is not why I am mad. I was home alone when I hear someone banging on my door aggressively, followed by ringing the doorbell continuously, and more banging on the door. Usually maintenance announces they are here, but that did not happen this time. I thought it was another drug addict from past experience, and did not feel comfortable answering my door. So, then I hear the person try to get inside, and I thought it was an intruder and was scared for my life. Parkmerced sent out an email a month prior saying some maintenance uniforms were stolen, so I'm not overreacting. I have also experienced three shootings my year of living here, one that happened directly under my bedroom window. I have also have been finding cockroaches in my unit for the past two months in the bathroom, hallway closest, and just in the kitchen last night. EW! We think the last tenants probably had an infestation, and Parkmerced failed to deal with it properly, and just replaced the carpet. The fire alarm is insanely loud, which may cause hearing damage. I think it's ridiculous how loud they have it, and it ALWAYS gives me a headache. Also, if you live in the highrises, expect it to go off at the oddest hours of the night. It's been going off at 2am recently. Overall, this was not a good experience for me. My roommates and I were going to renew our least, but after the shooting that happened directly under our unit, we decided not to stay in this community. read more

I've been living here at Parkmerced for over twenty five years and wanted to share my experience with anyone who is thing about making this community your home. I have lived through many management companies and ownership changes with most of my experiences being negative. I was skeptical when I was informed of yet another property management change. First, I want to say that I can afford to live anywhere in the city I choose. Many times I have considered leaving Parkmerced and I am so happy I didn't. To put things in perspective, the property sits on a sprawling 150 plus acres with over 3,000 apartments. I am close to Stonestown Galeria mall which has a great Nordstrom and a Nordstrom Cafe. Also, there are lots of restaurants in close proximity with public transportation galore. Also, the airport is only 15 minutes away. First I'll start with the positives about living here. There is on-site maintenance as well as Community Partol. The property is pet friendly and has a dog park. Parkmerced sponsors an event called Yappy Hour where you can meet your neighbors and their beloved dogs. The resident events here sponsored by the new management have been spectacular to say the least and I hope they continue. I know that most people think that because we are a stones throw away from San Francisco State University, that the property is filled with college students. This is simply not true. There is a very small population of college students here and honestly I hardly see them. Resident Services is open 7 days a week and the staff is polite, knowledgeable and really care about your experience living here. The new management has recently renovated two of the high rise buildings and all laundry rooms have new washers and dryers. They communicate to us any changes to us by way of newsletters and updates. Some may think that the weather here can be a negative, but I happen to enjoy the foggy summer months. read more

Completely Incompetent Staff -- Do Not Rent Here My experience with Parkmerced was one of the worst customer service experiences I have ever had. Seven days before my scheduled move-in date, I reached out to ask how I should pay my first month's rent. I was told, "It's electronic, don't worry about it." Based on that information, I proceeded with my moving plans. Then, at 10:00 AM on the Friday before my Saturday move-in, I was suddenly informed that I actually needed to provide a cashier's check or I would not receive my keys--all while I was at work with virtually no opportunity to obtain one. This wasn't a minor inconvenience; it was sabotage of my move. By that point, all of my belongings were packed, my movers were scheduled to arrive in less than 24 hours, and I could not simply cancel them. My current lease ended on the 15th, the same day I was supposed to take possession of my new home. When I called for an explanation, I received nothing but scripted responses of, "We're sorry, sir. We understand, sir." Then, at 3:00 PM, I received another email doubling down on the requirement for a cashier's check, despite the fact that your staff had five business days to either process an electronic payment or inform me of this requirement. This is not customer service. It is incompetence. Your team's failure to communicate in a timely manner doubled my moving costs, created unnecessary stress, and demonstrated a complete lack of accountability or professionalism. This entire experience was avoidable. Had your staff done their job and communicated the payment requirements when I asked a week earlier, none of this would have happened. I would strongly caution anyone considering renting here to think twice. If this is how they handle something as basic as move-in instructions, I have serious concerns about how they handle more significant issues. read more

I have lived in Parkmerced since 1991, over 25 years, and I love this place, and I love my apartment! Through the years I have seen many different styles of management, and I must say, this present management is the best ever! I've noticed, be it in the workplace, where you shop, where you go to school, where you live, etc., that whoever is at the top has a tremendous effect and influence that flows down the various levels to reach the employee, the customer, the student, or the tenant. The attitude of the one at the top somehow is infused into the ones who work under him, and is reflected to and received by the ones at the "bottom." The General Manager of Parkmerced is an actual PERSON, who is kind and understanding, who cares, and who is accessible. He's real!! He is not locked up in an unapproachable higher-than-thou office where requests fall into a deep black hole, nowhere to be found. No way! This General Manager has been here, available, from Day One. In keeping with the General Manager's manner, I have found Maintenance and Courtesy Patrol and Resident Services to be reflective of his respectful attitude. They have been helpful, courteous, and often have gone above and beyond. I have had the pleasure of being able to communicate with the General Manager over a few matters that have arisen through the time he has been here, and he has always found a satisfactory solution and done so in a pleasant, respectful manner. I know that if there is ever any problem, I can present it to him, and he will be fair and responsive and courteous, and solve it!!! What a comfort it is to know this about where you live. I cannot speak highly enough of the General Manager and his influence over Parkmerced. I am very grateful to him and to be living in such a wonderful place. read more

This review is for the leasing and overall move in process. Lena showed my family the available units at Parkmerced. She was super friendly, personable, and helped us find the perfect place for us to move into on a short notice (less than one month). Worked with Anthony to finish up the move in process, and for someone who just started, he was helpful and had answers for all of our questions. He had a bright personality and was very enthusiastic. Jeff, Danielle, and a jolly man with an afro (I'm so sorry, I forgot your name) helped us deal with the parking situation; couldn't find a spot close to my place, but they made an exception for us in a garage behind our unit. Also, they had to deal with an unsettling resident, which they did so as professionally as you can when you're being yelled at. In resident services, I met with Alvin and Jeremey, and forreal, shout out to them! I talked with them the most as they helped figure out my car parking situation and schedule the elevator reservation for my move in date. Overall, very pleased with my move in, even with a few hiccups along the way. If you're looking at Parkmerced, you're probably looking for something affordable in SF. Here, I got a 2bed2bath for less than $3.2k, and I'm from a place charging close to $5k/month for a similar unit. Sure, Parkmerced has its fair share of unsavory characters, mail theft and car break-ins, but welcome to SF. I usually do not write yelp reviews but I was hoping this would catch people's attention since this is not okay. My family lives in a high rise tower and the parking out here is ridiculous. You will be lucky if you find a spot. My father parked in the red zone in front of our tower unfortunately since he drove around for an hour with no luck. That is our fault, and understandable. But his car was in the process of getting towed last week at around 3 in the morning. Thankfully we saw them towing it from outside our window and my father rushed down. My father can only speak Spanish but there was a community patrol officer there who spoke Spanish as well. He explained to him that he had to pay a $150 fee to drop the car. Then became sympathetic and lowered it a bit. My father of course forked up the money since it is easier to drop the car than be impounded but as he got in the car, he clearly saw the tow truck driver SPLIT THE MONEY WITH THE COMMUNITY PATROL OFFICER. We were wondering why tows are so prominent now and this is probably why. The community patrol officer who "helped" my father was short, had a beard, and spoke Spanish. It is bad enough residents pay a ridiculous amount in rent but now their officers are profiting even more from us. I really hope everyone avoids everything in their power to avoid illegal parking here even though how hard it is. The workers here are definitely questionable and I would not trust them with anything. read more
