    Park Merced is... fine. The location is probably the biggest plus -- close to public transit, the beach, and not too far from other parts of the city. The grounds are actually pretty nice and green, which you don't get everywhere in SF. That said, it's not perfect. The apartments feel a bit dated for the price, and maintenance can be hit or miss depending on how busy they are. One ongoing issue has been the elevators -- in our building, one of them has been out of service for months, which gets frustrating fast, especially during busy hours. Management is okay overall, but communication isn't always clear, especially around renewals or policy changes. It's a decent place if location matters more to you than amenities or luxury. Not terrible, not amazing -- pretty average for San Francisco.

    We've been living here for about a year now with only one working elevator this entire time. [[HIGHLIGHT]]People in my building have been compensated for this inconvenience and when I try reaching out, this was their response.[[ENDHIGHLIGHT]] Apparently they don't even know that the remaining working elevator breaks down time and time again, causing a lot of us to take the stairs. Awful place. Please don't live here.

    there is a raccoon entering and exiting our closet through an uncovered vent. management said they'd fix it but it's been 2 weeks and nobody has come by to cover the vent or remove the animal. every night the raccoon is active from 8pm-6am, runs around, scratches at the door, and tears up the insulation. this is a safety hazard and management has not provided a rent credit or offered temporary housing.

    Constant overflowing garbage bins. This is a problem for both the townhouses and the towers.

    "Prostitution, break-ins, and squalor: Life inside SF's largest housing complex- Residents describe a community plagued by dangerous conditions -- and ignored by management brought in to turn things around." is the latest news story from November 25,2025 in the San Francisco Standard about living in Park Merced since Brick+Timber has become property manager. It's all true. Three tenants associations have formed within my nearest proximity because Brick+Timber's neglect of important issues have impacted so many of us. My experience: Communications regarding repairs are difficult and I've needed to involve the building department to get security lights turned on. There is also a person here disturbing everyone on my block at minimum, and Brick+Timber has yet to take action to enforce the lease and remove the disruptive person who is here every day. Our delivery people have objects thrown at them. Families and their kids have had objects thrown at them. Gardens have been destroyed. Furniture has disappeared. The majority of pest control modules were destroyed and tossed into the street. A beautiful 9ft tall flowering tree that has been here for at least 15-20 years was ripped to the ground. Many of the nearest households are complaining (at least seven I know of on this block). We send videos of damage in action, photos, constant reports. I'm not the only one with 10 police CAD numbers in hand for one individual. All Brick+Timber does is give us the runaround. They don't help. They lie a lot, state they are going to do something, and never follow through. We have sent months and months of videos, and photos, and statements and say they will remove the tenant and then come back stating they need evidence, which we have all provided in excess. When we moved here, we all signed a lease that describes disturbance and destruction as a violation. They do nothing to uphold that and are incredibly irresponsible as property managers. - I have many family members who manage property and none of them approve with how Brick+Timber is addressing issues in Park Merced. It would be better if a more responsible management team would step in to take over the property and return the neighborhood to the vibrancy it once had. The current conditions are substandard, depressing, and oppressive. Sincerely. Read that article.

    1.8.26 Still do not have working heating. Attended a hearing with the department of building inspections where the individual from brick and Timber directly lied to the people there indicating that heating was working full-time 24 hours a day. In addition to this, the storage unit we have downstairs was broken into. Someone cut the wiring that protects each of the storage units and broke in. Stole items from some of the surrounding storage units. We also continually deal with consistent smoking on our floor. As mentioned before, Brick and Timber as in an organization cannot handle the issues that are present in the property this size. They have outsourced their Frontline communications to where we are getting messages at 2:00 or 3:00 in the morning from individuals, which tells us that they are likely in a different time zone. Whatever you do, look for other places to live. 12.10.25 update My wife and one of two small dogs we have were attacked by a dog as they were exiting an elevator. The dog was a pitbull and was not leashed. The owner was able to pull the dog off. Unfortunately, we were told that this is not the first time this dog has done something like this but this is just an indicator of the type of place Park Merced has become. We have filed a police report and with animal control. Brick and Timber is only interested in trying to fix things from a surface level so that they can finish with the project they were assigned related to the sale of Park Merced. They are not interested in actually fixing things here. We have had numerous issues related to heating, trash, buildup in various places, people sleeping in the garages and other areas where you can tell they do not live here as well as issues with the parking garage being used by individuals using drugs and cars that do not pay to utilize the garage spaces even though we have to. Unfortunately we pay quite a bit for all of this. Even if you have to pay more to live somewhere else, I would suggest doing so. Just for peace of mind. Brick and Timber is not a reputable organization in my mind. Their communications team has been outsourced outside of the country, so many of our issues never really get responded to appropriately. I don't understand why this organization was selected to help with project management for this location as they are truly overwhelmed.

    First elevator out of service for 1 day.

    Management People that cares about residents. I been living in 405 Serrano for a couple months and there is always an issue that cant be resolve. Since November one of the elevators hasn't been working at all. I did put complaint over that because I been in disability since august and they really don't care about residents here. Keep on mind that people would live here trying to save money and trying to scape from expensive prices in downtown sfo. However they really treat you like if your not pay rent at all. When you try to contact management people or anyone that works for park Merced nobody is available or when they are available nobody is the one responsible to solve your problem. New year starts with both elevators out of service. Of course no one seems interested in solving problems, but to charge your rent they never late.

    Parkmerced always keep their building inside and outside looking good, I Can't give the answer for main structures and appliances replacing, The windows had been replaced, the floors and walls are clean like new. Course, the buildings are old. More…

    They do nothing. When anything goes down PM says call the police and they wash their hands of it. Their "protecting" their residents is a joke

    In theory, no. In practice, yes.

    What time is the heat supposed to go on and off in the towers?

    Whenever they want! We did not have heat in the towers for an entire week a few Christmas' ago. Legally the heat always has to be availible, alas it is not usually.

    You do not want your cousin to live at Parkmerced. It's a DUMP! The apartments are run down, it's super loud and maintenance is terrible. There's a lot of crime there. They say they have community patrol but you never see them and if you call them…

But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us.     FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. Now that I'm moving away from SF, I'll absolutely miss everything Rincon Green has to offer, and it's a bittersweet goodbye to the amazing people that work here.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

    I have been living here for over 8 years and I can't say enough about the location and staff here…read more The location is conveniently located- 3 grocery stores, target, shopping mall, movie theater, and 2 colleges. Tons of natural beauty right outside your door with the lake, walking distance to the beach, fort funston, and very close to SF zoo. Front facing apartments have beautiful views of the lake and the city and others have a view of the Olympic golf course. The staff here is very accommodating and ultimately want your residency here to be pleasant & enjoyable. Sometimes there are conflicting tenant requests but the team always aims to be fair to all parties. The amenities are great and include a swimming pool, tennis court, half basketball court, clubhouse, small park, fitness room with sauna & steam room. Definitely no apartments in the area provide these. Also, prior to COVID they provided tennis lessons and a circuit class weekly. On top of all this, the apartments have rent control so if you stay over a year your rent is not going to raise significantly. So many upsides to leasing here! It's been great!!

Trash is also frequently left in the parking garage. The hallway floors are white and are usually visibly dirty. The trash chute door is broken more often than not. When it is broken, the area around the elevators smells like garbage, and the open chute creates an avenue for insects and rodents to travel through the building. The laundry facilities are another ongoing problem. Washing machines are often broken, and many of the dryers do not heat properly. We end up wasting both time and money trying to find machines that actually work. Management is currently having asbestos-removal work performed in the building. Since that work began, I have noticed a strange smell in the elevators and hallways. I have also experienced an uncomfortable sensation on my skin similar to what I have felt after being around insulation. I cannot say what is causing either of these things, but the timing is concerning. Living here has become frustrating. These problems keep happening, and too often it feels like residents are simply expected to put up with them.

Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. It's the best of both worlds--urban convenience with a calm, neighborhood feel.
