I am sure some assembly crews may have said "can't do", but Emerson sized up the challenge and made it happen through creative thinking. The gazebo was installed properly and can barely see where the necessary modifications were made to make it work! I was impressed! Additionally, when the assembly was done, he cleaned everything up and replaced all things on the deck to exactly as they were prior to his involvement. We hired them for a large renovation project involving our master bathroom, closet system, and additional work totaling well over $45,000. While some of the labor crews, especially Paulo and his team, did quality work, the overall management, transparency, communication, and billing practices were deeply concerning. The biggest issue centers around a custom walk-in shower with a rear bench. Common sense says a walk-in shower like this requires a glass door. Someone from their company physically came out and measured for the glass door, yet later we were told the door was somehow "not included" unless we paid thousands more. If it was never part of the scope, why was it measured in the first place? It gets worse. We recently discovered one of the vendor quotes they attempted to pass through to us was heavily marked up. The actual vendor price was approximately $1,900, while AYS attempted to charge us roughly $2,500 for the exact same item despite not measuring, manufacturing, or installing it themselves. That is a markup of over 30% simply for acting as a middleman. Had this been clearly disclosed upfront, maybe we could have had a conversation about it. Instead, everything felt buried inside confusing change orders and poorly written documentation full of inconsistent fonts, colors, and vague wording that looked more copied from templates than professionally reviewed contracts. The estimating process itself was also problematic. Critical items repeatedly seemed to be "left out" initially, only to reappear later as added costs through change orders. At some point it stops feeling accidental and starts feeling strategic. Communication became exhausting. Rather than simply resolving issues reasonably, we were met with deflection, rewritten timelines of events, and responses that often contradicted what actually occurred during the project. We even discovered questions surrounding whether proper ownership authorization was fully verified before contracts were executed. What disappoints me most is this could have been solved easily. There is still a substantial balance left on this project, and instead of resolving a dispute over a shower door professionally, they appear willing to damage their reputation over what should have been a straightforward customer service resolution. Atlanta has far too many quality contractors and restoration companies to settle for this level of confusion, pressure, and lack of transparency. Proceed carefully and document absolutely everything if you choose to work with them.

I was very pleased with the work both times. This review is going to focus on the most recent work. 1) they responded immediately to my call and came onsite for quote within 48 hours 2) their estimates were communicated by email and were detailed and clear. I did have questions about the estimates and we resolved them before proceeding 3) they show up when they say they will. This is huge!! 4) they were straightforward with what they didn't do. The example is I was considering an epoxy floor which is a speciality. They said up front they didn't do it versus trying to wing it. (BTW They helped me come up with a great alternative). I could not be more happy with their services and highly recommend them.

The house had water damage as a result of bad HVAC job (by Bardi heating, cool. Another horror story that I want to share soon..). The damage caused mold issues. Concerned for my tenant, I contacted contractors I have worked with before but they were all busy so I had to find someone else. I went on Yelp and reached out to Kyle based on the 2 good reviews. The initial convo went well and he sounded like he runs a good honest business; I went ahead and scheduled for an estimate. He gave me a quote including bathroom ceiling "repair" and closet mold removal. I agreed and paid the deposit and he came to start the job the following week. During the job, he let me know he needed to cut out the drywall in closet because the damage can't be remedied. And also the ceiling in bathroom doesn't need to be cut and can just be painted over with mold-treating-resistant paint. I agreed and asked for quote. Also now that ceiling doesn't need to be cut and repaired, I asked to adjust the first quote. He was reluctant for reasons I didn't really understand (something about because I already paid half). So I asked him to adjust the new quote and he did. So he cut open whatever he thought needed to be cut open and left a fan there for few days to dry out the remaining moisture and painted over the ceiling. At this point, the tenant needed to be out of town over a weekend after he picked up the fan. I thought this is OK so we can observe there's truly no more moisture from HVAC. And we agreed we'll schedule for him to come back and complete after tenant is back. Then he basically ghosted us. The tenant was not able to reach him at all. I was able to reach him once and he told me he has been really busy. I told him I understand but I'd like for us to get on his schedule and he said sure. I asked the tenant to try him again in case he forgets. And she was ghosted. I called and texted him just to be sure. And now I'm ghosted. A week had gone by.. My last text to him is "we will reach out to someone else" and he did not respond. I think it's safe to say at this point he doesn't want to complete the job. I don't want to say I was duped and paid more than what he actually did. I don't know if he even did a good job with mold remediation and painted ceiling. I don't know if he caused more damage than necessary. I'm not a professional and I'm not even there to assess it properly. But I'll assume he did a fair job and I paid a fair price for it. It is the fact that he ghosted on us and leaving us a mess to deal with that had me give this rating. Now we're left with a closet wall cut open, ceilings unfinished, and water stains still not addressed. I cannot recommend him. UPDATE: Given the response from Kyle's family, I changed the rating. As I said, I did want Kyle to work out to have a good reliable contractor to reach out to as a landlord managing remotely. Unfortunately it did not due to the reason stated in the response. Given an opportunity, I am sure Kyle "can" make a better impression on other customer but I can only rate on my own experience. I do wish Kyle a speedy and full recovery and his family well.
