    Do Not Lease with Peak Residential Inc. Rent: $1950 for a two-bedroom house in South Sacramento. My Experience: Move-In Condition: The carpet had stains, the toilets were dirty, and the front yard was full of dry weeds which they wanted me to maintain. Air Conditioning Issues: The AC broke after a few months. Despite reporting it for five weeks, no action was taken because the owner couldn't be reached for approval. The office mentioned a $100 rent reimbursement, which was insufficient for dealing with the 110-degree heat. The AC broke again, leading me to move out. Communication: They rarely answer their phones or emails, often taking several weeks to respond, if they respond at all. When checking the portal for my move-in inspection photos, I found images from another tenant's inspection dated October 24, 2021, showing previous damages. They assured me it wasn't an issue, even though I moved in on October 21, 2023. Move-Out Experience: I requested to be present for the move-out inspection but never received a response. I paid for professional cleaning and carpet steaming, leaving the place in better condition than when I moved in. However, they charged me $500 for carpet cleaning, $475 for general house cleaning, and $68 for what, only returning $752 of my $1,795 deposit. This is the worst property management company I have ever rented from.

    Applied for a home with Peak Residential along with my fiance. Between the 2 of us, we qualify for the home by combining our income and credit. My credit is rough as I had to make some hard choices about which bills to pay, and had to forego certain credit card payments in order to get by, but my rent was ALWAYS paid on time and in full. Peak will qualify you and your co-applicant separately, and will take your full credit into consideration, even if your rental history is spotless. They will decline both you and your co-applicant if even one of you has late payments for ANYTHING, or your Experian lower than a certain number. Feels incredibly discriminatory as a practice. The only nice thing I can say is putting the actual application in for Peak sucked less than the other places I've looked at, and they were quickly responsive in telling me to suck an egg and that they won't rent to me.

    Scammers, there is not even carpet on this apartment only the stairs and look how much $$.  property was not even cleaned when we moved in

However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Better communication from your part would have been incredibly helpful throughout this experience. Not leaving someone to wonder if "applications have been received" or if they are "under review", or the only response you receive is "owner decided to go a different rout", only after you get their attention by submitting a bad review. Furthermore, I would like to emphasize that simply editing a comment or response does not fix the underlying issues or make the situation right.     After all of this had happened. I felt like it was some kind of unconditioned with sibling such as…read moremetaphorical kind of way. After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of.
